Through all of that, one thing has remained consistently exceptional, a core few on the maintenance team. Rob has been a steady, reliable presence for years and has always set the tone with his professionalism and care for residents. More recently, Dakota has really stood out as well. He's responsive, efficient, and brings a great attitude to every interaction. He takes the time to explain things and follows through. What really sets him apart is the trust he builds, our kids are comfortable around him, and our dog gets excited when he shows up. That kind of relationship says a lot. Both Rob and Dakota go beyond just maintenance issues, they build real connections with residents, which makes a meaningful difference day to day. My husband and I moved to this building over 2 years ago with our dog. We had a baby here and moved to a 2/2 from our 1/1 and haven't been happier! We've had the best staff, amenities and they are renovating currently to improve all the spaces. Recently, we had the joy of getting Terri and Mia as concierges...so sweet, so dedicated and always host the best events. Echo has also been wonderful! Rob the head of maintenance is a dream and always has work orders done within a day sometimes within hours. Overall, I've never had a better experience with staff and love they mention us by name when we stop by to say hello and they are constantly helping to make resident experience a priority. Constant staff turnover over. Greystar property management isn't the greatest. First month I lived there, there was a huge flood from pipes bursted during a routine check. Approximately 15 units (?) were effected. I was asked to move out of my unit due to water damage but they were going to "let me out" of my lease without consequences OR pay more for another unit. Unfortunately, due to life circumstances, I chose to stay and pay more for another unit for stability for my family. It was a total bummer that they refused to honor my existing rental agreement for an incident that wasn't even my fault. I lived there for about 1.5 years and 1/2 that time, there were major renovations being done which made the lobby inaccessible. I understand things get renovated from time to time but unfortunately, I just had a poor experience with this apartment building, especially given the high cost of rent. Many business practices from this company appear to be fraudulent or illegal. They attempted to charge two pet deposits (illegal; RCW 59.18.285), with the total exceeding 25% of my rent (illegal; RCW 59.18.285). They charged me upfront for the month-to-month fee prorated during the last month. While I was actively working to have them fix my renewal paperwork weeks before, they charged me a day before they were allowed to legally charge me. They even stated in an email that they "illegally" charged me, acknowledging it was "illegal." However, they didn't refund the money; instead, they adjusted the charges in their ledger so I was credited as if I chose to pay over $1k more than required for rent. They were required to immediately refund the difference, and they did not. Changing the charge after the money was collected could be a violation of the Washington Consumer Protection Act (RCW 19.86). The amenities have been under constant construction for months, approaching a year. I've had packages that property management claims were not delivered, even though tracking shows they were. Then, a month or so later, when picking up a package, they only bring the previously missing package they claimed was not delivered to them. This has happened multiple times, including one instance involving a replacement key for my car. I filed a police report against my property management. It is either theft or interfering with the delivery of mail, both of which are illegal (18 U.S.C. § 1708). I needed to point out MULTIPLE provisions in the lease that are illegal in Washington state and Seattle, along with the specific laws and links to the contents. After renewing my lease this year, they discontinued the 24-hour concierge amenity, now require calling a third-party company for apartment lockouts, and no longer accept packages at the front desk. The gym was closed for almost a year for a renovation but looks similar to its original state afterward. I've submitted maintenance requests because my fridge/freezer was not working, only to have someone come DAYS later after all the food had gone bad. Utilities billed through the property do not have the billing statements and method of calculation available to residents, which is required by law (RCW 59.18.160). The property management uses RealPage, a group that Congress is currently investigating due to the coordination by property management through RealPage's YieldStar product to artificially drive up rent, may violate federal antitrust laws. The corporate property management acted innocent and turned belligerent whenever I addressed the illegal conduct and will not take my calls. It seems like only one elevator out of three works at a time. If someone reserves an elevator for move-in or, more commonly, move-out, the rest of the building suffers from elevators not coming or being packed, requiring waiting and summoning the likely packed elevator again. They illegally gave out keys to my apartment without my consent to contractors working on a different part of the building (RCW 59.18.150). They shut off the water, sometimes completely disabling the elevators? Some dates they have shut off water: 5/23/22, 5/27/22, 6/20/22, 6/27/22, 1/6/23, 3/7/23, 3/14/23, and 4/27/23. Without elevators I need to take 10 flights of stairs so my dog can use the restroom. I've witnessed entitled residents verbally assaulting others for following the lease. Property management just makes excuses. A couple of employees are amazing, but overall, the staffing is terrible and inconsistent. Considering vanishing perks used as part of a sales bait and switch, one would think the employees would not act as if performing the services a resident is paying for was an inconvenience. Bait and switch tactics could violate the Washington Consumer Protection Act (RCW 19.86). P.S. They make you sign a waiver for class-action lawsuits as part of leasing, which could be considered unenforceable under the Federal Arbitration Act and Washington state law. read more

This is where I live. I love my apartment and feel that it is truly my home. Everyone on the staff are lovely and the maintenance is so good. They sometimes come to fix some thing while I am sleeping I don't hear them, and my cat Whisper is very comfortable with the one maintenance person I have known for sometime and we all feel very safe in his hands. We have been having difficult times in the last few months some caused by other residence, but some caused because we don't have adequate people at the front desk. Easily the nicest apartment community I've ever lived in. I've lived here for three years, after living in 3 other apartment buildings in Seattle. Highlights of the Olivian: - Centrally located, walking distance to most major bus lines that run through Seattle. - 10 minute walk to either Capitol Hill or to Pike Place. - Luxury finishes. My apartment has a cooking range with TWO ovens, plenty of cabinet space, and broad granite countertops. - Management organizes tons of cool community events, where people get to know each other. Just this morning, building management invited me to a free breakfast on the clubhouse level. Last week they had chocolate and wine tastings for residents, for free. The level of service here is top-notch. - Feels like home, with "warm" interior finishes using wood and stone. Other brand-new apartment buildings have cold, sterile finishes like exposed concrete and cheap materials - yuck! Why would you want to live in a concrete apartment??? The Olivian is so much nicer. - The windows are remarkably soundproof. I've lived in other apartment buildings where you can hear everything outside, but in the Olivian, it's totally quiet inside, despite being downtown. - The apartments have a chiller in them, which is a MAJOR relief on the hot summer days. No need to open windows, like you need to in other apartment buildings! I could go on and on, but you need to check out the place for yourself. read more

This building is literally falling apart at the seams. Only one elevator runs that they shut down frequently throughout the day for staff, meaning that either you make 15 stops on the way down packed in like sardines, or you wait 10-15 minutes in the lobby for one to come back down again. Industrial fans are set up in the hallway of every floor trying to stave off mold infestation from flooding. The entire upper common space has been under construction for almost a year now, disrupting the building with constant construction noises and limiting use of the top floor, all to improve an amenity that I've never seen anyone use with a project that literally no one asked for. When they do attempt to improve parts of the building that are actually used, they will tell you that there will be balcony resurfacing within a certain week, but NOT say that this means that someone will be entering your apartment again and again literally every day throughout that week. They will say that they are doing hallway recarpeting, and never mention that they will be caution-taping you into your own apartment to prevent you from walking out of your own front door at some unannounced time. What used to be a 24 hour concierge is now replaced with some stopgap security team, so no one is able to access their packages, authorize guests, get any sort of other assistance after 8pm. Instead of walking around the building, the security team currently hired will decide that they would rather relax and pick a floor and set up a chair outside your apartment door to watch videos and have loud phone conversations. The leasing/management staff is incredibly unprofessional, on multiple occasions they have taken the time to rudely email me accusing me of something untrue (e.g. telling me that I need to manage my guests better when it turned out that they were the ones who actually lost my extra key, accusing me of "misconduct" soley based on here-say of another resident telling them a factually incorrect, untrue account of an interaction, etc). You would think this would indicate that they are email-happy, but no---for every other instance where I have reached out with an actual question or issue, I've been met with absolute radio silence non-responsiveness. On another occasion, they did not allow an authorized guest up to my home and left my dog locked inside with no food, no water, and nowhere to go to the bathroom. This would all be fine if the building was good value for money, but they also have no interest in retaining current residents and will raise your rent for some reason that they feel unable to provide beyond "that's just the way it works" while renting your exact floorplan with better amenities for less money. This happened to me last year and I ended up having to pay a new deposit and move all my things into my same floorplan on a higher floor for less money instead of just getting a fair price on the apartment I already had. This year again they are attempting to raise my rent another $300 a month even though literally nothing in this building is functioning as it should and they are providing deprecated services. The saving grace for this building is really the maintenance and concierge staff, who are truly some of the most lovely, delightful humans to chat with in passing or work with should any question or issue arise. read more

We stayed at The Olivian for 7 months while we renovated our home. It was great and the staff was very pleasant and accommodating. The only issue I had was in move out with the parent company Greystar. They charged us for damaged blinds which was not part of the walkthrough! I would say Buyer beware and make sure when you check in you you go over EVERYTHING that is the on the move in list . It's over 200+ items but it's worth it or you may be charged for move out for unconcealed damages! read more

Building is one of the best constructed in the city and the apt sizes are generous. Aside from that, wouldn't recommend to anyone. Building management is AWFUL. They keep eliminating amenities and services while maintaining or increasing rents. They are completely incompetent so they eliminate services they consider a nuisance, like the 24/hr concierge desk they discontinued and the delivery package acceptance that they are no longer willing to do. These were services listed in the original marketing for this bldg and tenants based leasing decisions on them. A few months ago, they got tired of accepting oversize and overflow packages at the front desk. Packages that don't fit in lockers or there are no available lockers to place them in. Their solution was to direct delivery drivers to a 7x9 empty room where packages are dumped onto the floor and tenants have to search for their individual deliveries. It's insanity. Leasing office is zero help and assumes zero responsibility. Had a problem with package delivery and was told they couldn't do anything and suggested calling all the major couriers (FedEx, UPS, etc) myself to resolve what was an error in their system. Have had to make noise complaints in the middle of the night, have been verbally abused & harassed by delivery drivers roaming around the building, storage unit areas are exposed to non-residents, and the pet area on the roof is disgusting. Not a safe place, especially without the 24/hr concierge. Unless your only other option is homelessness, keep looking. These people DO NOT CARE. read more

Perfect! That's how I would describe my 2.5 year experience at The Olivian. The building's location makes Capitol Hill, Downtown Seattle, SLU, I-5 easily accessible. It's convenient to walk to work if you work in any of the Amazon buildings. The Olivian building stands out for its wide, inviting entrance and has a classic homely feel to it. Unlike some of the other new buildings around this area, The Olivian does not come across as a monolithic, impersonal architecture made of stone and glass. The interiors are equally graceful with wide and tall hallways, modern appliances and appropriately crafted living, dining areas inside the apartments. Our friends would always marvel at the classy look of the building and the apartment every time we had them over. The amenities are adequate and well maintained with lockers for receiving packages, business center, recreation room and a gym. Parking space is plenty and they even have spots with EV chargers at no extra cost (over and above the regular parking charges) But above all it was the staff at The Olivian that makes it worth your while to live in the building. Michael, Lani and Russell in the leasing office are ever so helpful. Aleiya on the front desk and Rob in the maintenance are always available. We loved our stay at The Olivian and recommend it to anyone who is looking for a classy, understated luxury apartment building in Seattle! read more

I lived in the Olivian for 2 1/2 years before I moved out of Seattle, and I had a great experience. The location and facilities are very good, but the great experience was due to the amazing staff, especially Lani, Rob and Jasmine. Lani, the building manager, runs an incredibly tight ship. Once, there were four different tenants in the elevator with her, and she knew which floors to press for all of us! I don't think the Olivian would be what it is without her. Rob, who maintains the building, will try to solve your problems as soon as he can and with a big smile. Hard to beat that. Jasmine, a concierge member, always had a smile for everyone. Thanks, guys. What a beautiful facility and fantastic amenities! Even with COVID, the staff did a great job with social distancing and maintaining the mask requirements. Amanda was the leasing agent that provided our tour of the property. Her level of knowledge and professionalism, combined with a genuine warmth made us feel right at home. The city views were phenomenal from every apartment we visited....what a well thought out design! These are luxurious apartments with great attention to detail...you won't be disappointed! The location is unsurpassed for experiencing all that Seattle has to offer. We have been living in this building for 18 months now and we aboslutely LOVE this place. For starters, the building is located in a very safe, double-gated building and has really easy access to I-5 and 90 (both are accesible within 5 minutes drive). Consider everything that is happening in Seattle, we do not feel threatened at all. Also the staff team is AMAZING! Probably the best management team we ever had. Super responsive on all matters and very attending. Highly recommend if you are either new to Seattle and wanna be close to everything or you are local and wanna find a fancy building to experience the city life. We used the theater couple times and it's a great place to hang out and know your neighbors. Overall the apartment is well-maintained and updated, awesome staff, great location with gated garage, updated amenities. This is probably our best rental expereince ever and we lived in 7 cities from coast to coast. read more
