    Rat problem throughout entire mall!!! Not just Mrs Fields. Every wall and corner should checked especially those crusty old bathrooms.

    I recently visited this shopping mall for the first time with my girlfriend, and overall, it was a pleasant experience. The interior is stunning and the photos are what interested us in coming here! Renaissance-style stairs and even chandeliers give it an upscale feel. However, I unfortunately did notice one area with several empty or closed stores, which made it feel a bit lifeless compared to the rest of the mall. The outdoor area is a nice touch, featuring 2 levels also with a water fountain, outdoor patio seating, and even a movie theater with a convenient drop-off roundabout. The highlight of our visit was seeing the weekly farmer's market that occurs here in the east parking lot, where local farms offered fresh produce and even gave out orange samples. I learned of different oranges that day and got to taste fresh crop!! After finding it, it was a lovely addition to the day. My favorite part was when I enjoyed purchasing from the PopMart vending machine!! Overall, it was a great visit, and hopefully more things can occur at this mall to grow it more!!

    One of my favorite malls after The Collection in Oxnard . The collection is an outdoor mall this one is mostly indoor with some outdoor options . There are a lot of empty shop spaces though :/ Sad to see . I have found that there is something for everyone here ! A movie theater and tons of restaurants!

    I recently visited The Oaks for the first time to purchase a gift. The mall's architecture was beautiful, and I was able to take a short walk around. Parking was manageable, although the first floor was full; I plan to try the restaurants on my next visit.

    Massive shopping emporium of frills & fun... The Oaks is vast mostly open-air mall shopping center combo extravaganza. Home to AMC -Dine-In - Thousand Oaks 14 where I seen my fair share of flicks... enjoyed a meal at Lazy Dog (comfort food meets sport bar bliss), thought about waiting for a table at a quite busy Cheesecake Factory... but have yet to try T.O.'s take on it... and more stores of all kinds than you can image... Some you might miss on your first trip. It's large and lavish... Parking is more than abundant, but quite pedestrian savage... Like the walk paths are not convenient for your destinations... If I'm going to the movies... Or my new favorite more lavish Urban Plates location... the only paths to cross safely are in front of Lazy Dog or at the very end of the corner... BEHIND the location... Faulty design once you park to embark on your Oaks experience... But there not too much else you won't want to miss. They have the signatures like Starbucks, Sbarro, Chipotle, Mrs. Fields, Wetzel's Pretzels, See's Candies, Lolli & Pop... not to forget... Hot Dog On A Stick. Department stores to adore... such as Dick's, JCP, Macy's and Nordstroms Beauty & self-care must (we trust)... Sephora, Bath & Bodyworks and Lush to name a few. Shopper niche favs... Journeys, Hot Topic, Anthropologie, American Eagle, PacSun... Michael Kors + more FYE, the Apple store and so many tech + nerdy must to explore... HELLO Miniso, Mind Games (board games), and Tokyo Japanese Lifestyle!! The website and directories are extremely useful. You can find great deals, decor and delish on a dish eats if you wish... And wonderful service in almost every inch of this massive mall of more. A place I do implore you to endure.... Hark the Oaks evermore!

    While shopping at the outlets, I decided to go to the mall and look for some Xmas gifts. It was around 620 pm when I arrived, unfortunately, the mall was closing at 7 pm. So we rushed through the mall looking at items as quickly as we could before they closed. Great shopping. They have stores located outside too. Overall, this mall has all the basic stores you need for shopping. The service is good all around the stores and the prices are very economical depending on what you are purchasing. The mall is nice and quiet and their major department stores are Macy's, Nordstrom, and JCPenney. Located on the surrounding outskirts and inside the mall are some nice restaurants to eat for lunch or dinner.

    Do they allow dogs the mall? Not a service dog.

    The only types of animals allowed are service animals. There is a pet adoption shop in the mall, but it is not a veterinarian clinic, so you cannot just bring pets in there either. Lazy Dog restaurant by the movie theater may have its own policy…

You come for amazing attractions like Reign of Terror, Jingle Bell Jump, Photos with Santa, outdoor concerts and Sky Zone! Parking is free... In structured lot with easy stair access... Though not so much elevator... If you park above level one... As sometimes it's working and sometimes it's not. There is some none covered parking near certain ends of this outdoor marketplace/center. Cold Stones, Pieology, Panera Bread, Lucky's Dog and Buca Di Beppo... are some eats to enjoy... As well as my spot Sharky's... Best one in SoCal! Tons of areas to hangout, relax or just stroll around... The restrooms aren't the best, but overall they do keep things up... Tons of empty spaces for rent... However The Mighty Axe (axe throwing bar), Regal (cinemas) and Dave & Busters are where the parties are! Not the greatest in terms of mall-like spaces, but not to far off from 2nd runner up. You can definitely find something to enjoy at Janss.

I'm assuming the rent must just be too high here as they can't keep businesses open for long. I feel for the businesses that are still here, there are pros and cons. I guess for the businesses that are still standing there is less competition for them which maybe is a plus but the bigger negative is that without cute shops and 50% or so of the businesses empty, you really are losing foot traffic. I really hope they can find a way to bring the lakes back to its former glory. As a positive I appreciate that they have kept the lakes and grounds nice. It's definitely a nice little path to walk after dinner and transports you into a more tranquil, beautiful place. I do like the restaurants that are here and just wish that there was more variety though and even some cute little stores to shop. I do hope Erewhon coming to this shopping center might give it a little boost. I understand not everyone wants these kind of stores creeping from LA into Ventura County but if it's going to bring business and some new eyes on this side of town, then I'm all for it. The lakes used to be a place I frequented when I first moved to Ventura County but much less over the years as businesses have come and gone. This area is very promising and I do hope we will see some growth in the next few years.
