We had 3 moms and 6 kids ( 3 of which were 2 and under ). Our condo was a 3 bedroom. 1 king, 1 king, 2 fulls and a twin. So definitely accommodates 3 small families. The property manager was the rudest person I've ever encountered while staying at a condo. She was very very aggressive and non professional. One of the moms had to leave and go get a hotel for the duration of our stay because we had 9 ( 1 of the 3 under 2 was 9 months ). She stated that they " had the same rules as an airplane" which that analogy is irrelevant seeing how my 9 month old and the 2 year olds are allowed to sit in laps on a plane. She also would not even allow them to hang out on the beach with us. Told us that they needed to get off her property now and if she caught them out on the beach she would have them removed. This was the biggest inconvenience seeing how we paid for a place on the beach so we didn't have to load up and drive our kids to the public beach. She walked around the entire stay on a power trip basically bullying everyone. I'm all about following the rules but the property manager needs to learn how to be nice and respectful for people that are paying to stay at her place. This place and all owners need to state in their rental agreement, 8 people max, meaning 8 heartbeats. Doesn't matter if they're 2 weeks old, this place will still make them count in that number. We were just 3 nurses who didn't have surgery because of Memorial Day weekend and decided to take our kids down to the beach and this lady ruined our entire trip. So if you plan on staying here with more than 8 people including infants, you won't be allowed too! My husband who was not there was also not very happy seeing how we were 3 women down there with small babies and she basically kicked some of us out. All around worst experience at a condo. Now our condo we stayed in was beautiful and I would have loved to have been a returning quest seeing how we frequent down here very often but I will NEVER return here after this experience. I hate this is affecting the owners of the condo because I have read several reviews dating back years of people that have had the same issue.

Although, my husband is not, he is above the age restriction, prior to me sending them our Identification, they emailed me and said we need to come and show our Identification to the office to prove I have someone above the age restriction, the office closes at 5. So I emailed them the time I was arriving to the condo and that was at 4:27, and also asked if it was necessary for us to come into the office and show Identication since I emailed them and also said it wasn't a problem to do that was just wondering if it was necessary. Therefore I told them I will be there in enough time to show my Identification and my husbands, we receive a email around 4:10 that our reservation was cancelled and that we would get our refund back, then said that it wasn't them who cancelled and that it was airbnb who cancelled because of age restrictions. I called airbnb, they told me that this host MANAGEMENT requested for them to cancel and return my money and that they do not want to host me and my husband. Not because of our age restrictions. When the host already told me it wasn't fine and changed the reservation to my husbands name. I messaged this "management" that airbnb said they requested for our cancellation and said they did not want to host me and my husband. They proceeded to reply with this was Airbnb giving them a bad rep, when it was them who did it. And then when I asked for my reservation to be put back since me and my husband were almost there. The host management said pease contact airbnb there is nothing else we can do.

The patio door does not close or lock. 5. The screen on the patio door is ripped and is not pretty to look at. 6. The patio furniture is not good. One chair has no arm and should be tossed in the trash. The table is unusable. 7. Other of the furniture are unusable. 8. Two of the units of the four-slice toaster do not work. 9. There should be covers on the kitchen chairs as they screech when moved over the floor. 10. The laundry toilet leaks. 11. At least one electrical outlet did not work---there may have been more. 12. There were rips and tears in the wallpaper which looked awful. I would have expected that the place is looked at by some knowledgeable person in between bookings to make sure it is in good shape. Obviously, it is not. In summation, it appears this unit requires extensive renovation in order to meet expectations of its guests. Maintenance should be regular, consistent and attended to on a schedule. This unit has been very remiss in maintaining its property. It is obvious the owner is averse to spending money on this unit. Because this owner has no interest in maintenance nor the interests of the people /guests whom they expect to pay for their lack of consideration, it is my recommendation this unit be taken off available condo offerings until it is properly maintained and upgraded so that guests may experience good times while using it. It's right on the beach and has (mostly) covered parking, an indoor swimming pool and hot tub, an outdoor swimming pool, a small workout area, a tennis court (that may also be their pickleball court) on the parking deck roof, spacious patios on the ocean side, and outdoor grills. It's a family friendly condo complex and doesn't have the late-night parties that are often prevalent in beachside condos. It is centrally located to shopping, restaurants, and the Flora-Bama. The security man, "Dickie," was always friendly and helpful and because we consistently displayed the parking placard in our vehicles, we never had any issues with our cars getting "booted." Currently White Caps is undergoing new landscaping and other renovations! I'm looking forward to staying at White Caps in May 2025!

The water is prettier, less crowded, less expensive, and only 15 minutes away from the upscale, expensive dining options of Orange Beach. Our family agreed, this was like to going to 30-A 30 years ago, before it got too trendy and too crowded. if you are not familiar with Perdido Key and Beach Colony, check em out. we are glad we did.

There is a beautiful long and wide beach in front of the condos. There are two pools, a hot tub, grills, and an exercise/weight room. We've stayed at SK for the past years and highly recommend SK for the quiet stay, but with immediate access to restaurants and attractions.

It's a condo building managed by Brett‑Robinson, and the unit we stayed in was nowhere near the standard of any resort, hotel, Airbnb, or VRBO we've ever booked. The unit was dirty from the moment we walked in. We found a woman's dirty underwear under the table, food crumbs under furniture, sticky and dirty area rugs, and a Tootsie Roll wrapper that wasn't ours. We also discovered a stained sheet at the foot of the bed, positioned so the stain was hidden unless you pulled back the top sheet and blanket, meaning the bedding hadn't been changed between guests. It was obvious the unit had not been cleaned properly at all. We called about the hot water issue on day one, and again on day two when nothing had been fixed. When maintenance finally arrived, he found the shower valves were installed backwards, so hot water ran cold and cold water ran hot. If something that basic is installed incorrectly, imagine how poorly everything else is managed. I reported the cleanliness issues during the second‑day call. They said they would "report it," but I never heard anything back. Only after emailing photos did management call me. They said they would send cleaners that same day, but no one ever showed up. The amenities were also extremely disappointing. They provide only enough shampoo for about two days, even for week‑long stays. There was no coffee or tea, and no beach towels; something every resort, hotel, Airbnb, and VRBO we've stayed at on a beach has provided. Considering people pay thousands of dollars to stay here, this level of cost‑cutting is unbelievable. I wasn't asking for much, just a clean unit and basic communication. They couldn't even meet that. I would not recommend Phoenix VII or booking through Brett‑Robinson.

Pools had grills and gazebos for cooking outdoors. The deck going to the ocean was well maintained, lit well at night, and even has a mat going almost all the way down to the beach. Condo was nice, again a little dated, but served us well and was actually clean as you could ever want. AC was cold, bed was 3/5, but the doorways were oddly narrow. I saw some folks on the property that would have some trouble, LOL. Patio was cool. I'd come back, it was really cheap for the stay. It's also right in the heart of Orange Beach situated right in between all of the cool shit the area has to offer. Pro Tip. SWEET CONE ALABAMA is just down the road. '24 - 36/100
