C/Ped email sent from the bottom of my heart:
I'd like to take this opportunity to let y'all know how wonderful it has been so far to work with Brittany and your team.
I am a researcher by profession and was meticulous when interviewing agents. My husband and I started with four: one from JBGoodwin, one from RealtyAustin, one from Reilly, and Brittany. It came down to Brittany and a Platinum Top 50 agent from Reilly with 15 years of experience who was offering an incentive of 1% back on both the buy and sell. Brittany's prompt and thorough level of communication stood out, and we are so glad we chose to work with her. She is definitely worth the extra 1%!
Before we even officially told Brittany that we'd like to move forward with her, we drove by a house that we wanted to see right then and there. We were sitting in the front of the house- watching another agent and his client walk through- when I called Brittany. No questions asked, she set things up with Sydney who was available to meet us right away. Upon walking inside, we immediately knew this house was it.
Brittany quickly found out that the seller already had a stack of offers that would make anyone's head spin. He just couldn't accept an offer yet because he needed to take care of a lien on the house. We were underdogs with a humble amount of cash to bring to the table, and I'm sure the big ol' "contingency" strapped to us wasn't appealing either. We tried anyway though, and Brittany walked us through everything we needed to do.
A week or two went by, and the house was temporarily de-listed since the resolution of the lien was taking a while. During this time, Brittany worked diligently to establish a relationship with the listing agent and provided us with whatever updates she could while Joy assisted with setting up appointments to get our own house ready for sale.
When the house finally went back on the market, we listed our current house the next day (as advised by Brittany) to show we were serious buyers. The listing agent shared with Brittany that our offer contained the most beautiful cover letter they had read (again, written as advised by Brittany), but our price could not compete with several others. We had that night to make changes and re-submit before the seller made a decision in the morning. Defeated, we overstretched ourselves thin and re-submitted a final offer. We had already accepted that we wouldn't be able to compete with transplants moving into Texas with inflated all-cash offers, but we had done so much work already that we couldn't dismiss one last opportunity to try.
The next day, we were informed that there were still two stronger, non-contingent offers. However, due to the effort that Brittany put into building trust and rapport, the seller was willing to move forward with us. We went under contract!!
Two days later, we were given an offer on our current house. The option period for the sale of our house ended on Sunday, so we can now breathe a little easier. If everything goes smoothly, we will be closing on our sale on the 27th and closing on our buy on the 28th! I honestly do not think we would have been able to get the house we wanted had it not been for Brittany.
As for interactions with Brittany- I am a very detail oriented person who asks a lottt of questions, and Brittany has been nothing but patient, pleasant, and prompt in all aspects. I can frankly be anxious and a bit high strung, and I may have higher expectations than an average client, but Brittany has continued to impress me throughout this whole process.
Finally, I commend y'all for staffing such a fantastic team overall. Had we chosen to work with any of the other candidates, I don't think we would've been provided with the kind of service that your team has implemented. Joy is absolutely wonderful; I greatly appreciate her lightening fast communication and her check-ins to ask if there's anything we need. While the house we wanted was de-listed, we began losing hope and started looking at other places. We met Rob for one day of showings; his enthusiasm was delightful, and he was able to successfully connect with my more reserved husband! He was incredibly eager to learn about what we were looking for, answered whatever questions he could, and said he would find out the answer (the correct response!) to anything he was unsure of. Sydney has also been a joy to work with; she cheerfully made time in her schedule for last minute requests and repeated visits so that we could take measurements and plan out our move. We have not met Brad, but we are grateful for his handling of our pets and hosting an open house while we were out of town. Both he and Rob are life savers for meeting contractors at our house for repairs when our work and travel schedules would not allow us to do so.
We do not plan on moving anytime soon after this but will definitely be sharing our experience with friends and family! read more
