We can't recommend SEED, specifically Leslie Breeland, enough! Leslie helped us purchase our first home back in 2016 - and she was able to help us sell that home, and purchase a new one this past Fall. Leslie was ALWAYS available via call or text, was always prompt, and provided us all of the guidance needed. Since the purchase of our new home, she has stayed in contact regarding other homes similar to ours on the market - and reminds us of the amazing investment we made! She is cheerful, knowledgable, and a great negotiator. Would recommend her and SEED in a heartbeat. read more

The first thing that sticks out about SEED, and specifically Amy and Tammy, is that they have incredible taste. You know that when you walk into a SEED house you're going to get quality and advice and care that is above and beyond. That's why we went with them and you can save a lot of time in your home search by picking up the phone and calling them. RIGHT NOW! You don't even need to read further. But to tell you more about our process, we moved to Austin before the pandemic and started looking for homes. We were incredibly picky in what we wanted and SEED understood that and curated our search. When we were ready to put in an offer in this incredibly competitive market, SEED was there every step of the way to take us through it. They were incredibly knowledgable and well-educated about every step of the process and we broke down every home into its components and helped us hone in on what was important to us (our idea of what we wanted vs. what we needed changed as we saw more and more properties!) SEED found us a house that we love and now, looking at it from 35,000 feet, I can say that our home falls into that great taste category. While we didn't totally see it at first, they did -- It's a fixer-upper but they were able to see the forest through the trees and we couldn't be happier. Amy got it done when it mattered, and we're now proud, proud homeowners! I can't recommend SEED, Tammy, and Amy enough. They made the process fun and enjoyable and their bespoke attention to us and to detail would have us coming back time and time again if they didn't already find us our forever home! THANK YOU, SEED, and to those that read on, CALL THEM RIGHT NOW!!! read more

Annette is the only agent I'd ever consider using. She's helped me buy and sell two homes, and I couldn't be happier with how the process unfolded each time. Finding the right house in Austin can be so stressful but Annette had all the bases covered. She was calm, confident and super knowledge about the market and the specifics of the neighborhoods. As an added bonus, she has an excellent eye and was great about helping prepare my house for sale as well as brainstorming cool improvements for the potential new homes we looked at. I can't recommend her more highly, she was 100 percent terrific! read more

My husband and I just closed on our first home Tuesday and we could not have been happier with our entire experience. We worked with Monica and she was honestly the perfect realtor. We searched high and low for a realtor that we connected with and that we felt understood what we were looking for - we were super unimpressed until we reached out to SEED. I inquired via the online form fairly late one night and received an email and a phone call from Monica promptly the following day. After talking with Monica on the phone and emailing back and forth a bit we were so impressed by her professionalism and personality - she really listened to our needs and wants. Monica has so much knowledge of Austin not only from a realty perspective but also as a long time resident and she was able to educate us as new Austin residents on neighborhoods and vibes while helping us stay on budget. We flew in for just a few days to look at properties so it was a tight timeline but Monica was ready to conquer the day and look at ALL the properties we selected online. We had a pretty specific vision for what we wanted to find in Austin and Monica understood that right away and made sure that we found it. She was SUPER quick when we were ready to put in our offer and helped us lock in not one, but two homes before we missed our chance in this quick market. As first time buyers there were so many little things to consider - easements, floodplains, foundation issues, cast iron plumbing - things we knew nothing about. Monica made sure we understood EVERYTHING, the potential expenses and the reality of what we could get for our budget. Being out of state there was a lot of texting, emailing, and phone calls over the month that we worked with Monica but she was always available when we needed her and didn't seem bothered by all of my many, many questions/thoughts/rambles. When we were under contract for our home Monica was available to let me into the property on two occasions to get estimates from contractors and because of this we were able to get the work on our home started the day after we closed - seriously the dream. I could probably write a novel about how incredibly intelligent, helpful, and kind Monica is. At this point we're just sad we are already done working with her because it was such a pleasant experience. We will recommend Monica and SEED to anyone and everyone. read more

I wish that there was a 5+++ rating available for me to give to Karol Maki and all of the crew at Seed Property group. Karol made my first Austin home buying experience a breeze. She was ALWAYS available to answer my myriad of questions (which she assured me where NOT at all silly, many, many times), and she ultimately helped me to find exactly what I wanted in exactly the 'hood that I wanted. Best of all, I really felt that Karol CARED that I found exactly what I was looking for. Karol and the Seed team are consummate professionals with the local knowledge and professional experience to help everyone fulfill their Realestate dreams. I look forward to working with them again and will recommend their services to all of my friends and family. read more

I highly recommend Heather Witbeck of SEED Property Group. She was extremely professional, organized, thorough, and responsive. She answered every question I had throughout the process very promptly, including taking my calls while on vacation. Heather has extensive knowledge of the Austin market and a great deal of contacts that aided in the process, including contractors that inspected the house during the option period. She expertly negotiated a great deal for us in Travis Country and has continued to assist us in finding landscapers and handyman services. I knew I was in good hands with Heather. If you're looking to buy or sell your house, retain Heather today. read more

AMY Mintz with Seed Property Group is a rock star! My mother is moving to Austin from Illinois and is going through several major unexpected life changes. Amy talked to me at length to understand what was important us regarding my mom's new home. Location, price, and a variety of local amenities were key for her. The next day, Amy had a list of possible locations for us to tour and by the 2nd day, we had our best choices narrowed down. On the 3rd day, my mother made her decision and Amy helped her with the online paperwork. We seriously did not expect to have anything for my mom BEFORE she even got to Austin. This is phenomenal! Amy is passionate about being COVID-19 safe and is very respectful of my comfort levels. She also demonstrates passion for her clients happiness on all fronts during the home selection process. I highly recommend! read more

Best Real Estate Agency and best Agent Annette Patterson in ATX! We loved working with everyone at SEED from beginning to end. We honestly couldn't have asked for a more competent and knowledgeable agent and team!! read more

Over the years, I've purchased three properties with SEED property group, one with Tammy Young and two with Annette Patterson. Both have been great to work with: responsive, knowledgeable, on top of things and most importantly, nice people who I can trust to have my best interests at heart. I was working with Annette on a property, had made an offer and was well into the option period when I got cold feet. Although it would have meant a loss of commission for her, Annette helped talked me through the process, and I ultimately decided to withdraw my offer. I felt terrible about it, but Annette said "I want to make sure you're happy - that's what is important." The third property was for my parents and Annette was incredibly patient with the specific and mercurial demands from my parents, and landing them in a place after looking at dozens of properties over a yearlong timeframe. The home buying process can be daunting, but I can trust that the folks at SEED will get me through it and help me make the best decisions for me. read more

Leslie from SEED helped me buy my first home and I couldn't be more grateful! She helped me snag an amazing deal in a great neighborhood by finding the house before it landed on the market. Through a very lengthy process with a difficult builder Leslie was by my side, even when it took much, much longer than we expected. She handled all of the communications with the builder and answered my millions of questions along the way, about everything from lenders to interior design to contracts. She was so warm, friendly, understanding, and patient through a very trying (but ultimately rewarding!) homebuying process. read more

My friend wanted to buy a house in Hyde Park. We both knew that due to the popularity of Hyde Park, this would be difficult if not impossible. I thought of Tammy Young as I had met with her and knew she was client-focused, worked with the sellers' agents to secure the homes the buyers' wanted, and was gently tenacious in these relationships. Sure enough, Tammy found the home my friend wanted to buy. Of course, there were other offers. Then Tammy came up with a strategy to convince the seller that the home should be sold to my friend and it was! We both know that the home would not be hers now if we hadn't had Tammy working on this. Since then, Tammy has created Seed Property Group. Just visit their offices and talk to anyone there. You will have the feeling and then the knowledge to know they can help you find and secure the home you want for yours. read more

We made the right decision to hire Annette Patterson from Seed to both sell our house and to purchase our new house. The agents at Seed are not only experts in central Austin real estate, but they are also thoughtful and responsive people who look out for your best interests in negotiating and house hunting. They also offer a well-balanced dose of honesty in decision making in regards to selling a property. Annette knows Hyde Park and was honest about how much to sell our house as well as how much we should offer for the house we bought. In the end, it takes both the agent and the client to make it work. We relied on our own research and Annette's advice to make the best choices. Did I mention how patient Annette was with us? (we looked at TONS of houses!) read more

Tammy helped me buy my first house in Austin, and she made it such an easy process. I had no idea what was involved because I had never bought real estate, and truth be told, I was scared to pieces. Tammy met with me to discuss what I was looking for, and then took the time to explain the best options with my budget and wish list. I casually looked for a few months (ie, stalled) and Tammy suggested we meet again to discuss my changing parameters. During this meeting, she picked one particular house and suggested we go look at it right now. We did. I put in an offer two days later. And here I am, in my first home. It is perfect. I have a yard, a grill, a washer & dryer and a garage to pull right into. I really do not think anyone but Tammy could have done this for me. I kept telling myself, "It's only my first house. It's just my first house" to reassure myself I could do it. That will be true, because I won't do real estate with anyone else. She: -narrowed down the best area in town for me based on work/commute/budget -searched through probably thousands and found this exact house because she knew my preferences so well -suggested an offer because I had no idea what number to throw out there -helped me with the counteroffer since they had another offer but clearly I got it! -made sure I did all the paperwork/financing right -recommended contractors/handymen who have done a great job with projects my house needed -keeps in touch with me still, to make sure I'm happy with the house As a sidenote, my best friend here recently bought a house with SEED Property and was thrilled with her home buying process too. Tammy and her agents are top notch, and you will be so happy to have worked with them. read more

Amy Mintz is Fantastic!! She was so helpful on my "scouting" Austin trip. As a long time Austinite, she was a wealth of knowledge and insight. So grateful for how hard she worked to give me an insider's look. Thanks again!!! read more

I am so happy I worked with Leslie Breeland in buying my first home. Buying in a sellers' market is complex and intimidating, and Leslie's knowledge and experience were invaluable. She made the whole process as simple as possible, I trusted her entirely, and I'm so happy with the results. She wasn't phased by my changing my mind about what I wanted multiple times and she was great at matching my (changing) inclinations with properties that would fit my criteria. Plus, she was really fun to hang out with. She'll be my first call if I ever need to sell or move again. read more

Tammy Young is absolutely exceptional. From the minute she walked into our house, we knew we were in good hands. She has impeccable style, she knows the market inside and out, and she works with great people. Our house was beautifully staged and her marketing strategy yielded multiple offers that all exceeded our expectations. When it came time to make a decision and discuss terms with buyers, she was very comfortable playing ball to make sure we got the best offer that met all of our needs. Tammy is a great communicator, which is very important to us. We were in the loop at every step in the process and she made sure we always understood the choices before us. Above all, she's fair, honest, sincere. We consider her a genuine friend and we would work with her again in a heartbeat. Don't hesitate to give Tammy a call, you will be glad you did! read more

We can't thank Tammy enough for how wonderful she was helping us get into our dream home. We love our house and neighborhood!

I cannot say enough great things about my experience with Annette Patterson! As a first time home buyer, I had a ton of questions and needed a lot of handholding, and Annette was there for me every step of the process. When I first started the home search process on my own, I was all over the place and overwhelmed. Annette took the time to help me narrow my search to homes that fit both my budget and lifestyle. And because Annette took the time to get to know me, she was able to help me assess whether each potential property truly met my needs or not. As a buyer, it was easy for me to get distracted by a really good looking property and look past shortfalls in terms of meeting my needs and priorities. I was thankful to have Annette there to keep me on track and prevent an impulsive decision I'd regret later. Not to mention, Annette has great vision and style and was able to help me picture what I could do in the spaces. I'm happy to report that Annette helped me find and purchase the perfect first home and I'm so grateful for her help. And she doesn't disappear after closing. She continues to be an amazing resource for me as I navigate new homeownership. Annette is simply fabulous and I highly recommend her to anyone looking to purchase a home in Austin. read more

Annette Patterson at SEED did a stellar job as my seller's agent AND my buyer's agent. I couldn't recommend her more highly! Annette made the selling process mercifully simple and painless. I left town Friday, she arranged for photos to be taken Saturday, listed it Sunday and it was under contract by the time I got home on Monday. And she helped me get the price I wanted. She gave very helpful advice through all our negotiations on both houses, and was always super professional, upbeat and on top of EVERYTHING. I hope I never move again, but if I do at least I know exactly who I'll call to help me through the process! read more

We had a great experience with seed property group. We were new to Austin and first time homebuyers, and Tammy and Kam were both super helpful throughout every stage of the process. After renting for the last 10 years, I decided it was time to become a homeowner once more. Karol Maki understood my desire to move a little out of town, but still remain convenient to family and friends. She was absolutely amazing, sending listings and driving all over Manor, Taylor, Elgin and other areas to show me houses. Karol went above and beyond any other realtor I've ever worked with in negotiations and details of the contract all the way to closing. To Karol, Tammy and Chelsea at SEED Property Group, thank you for keeping me informed and standing by me during a couple of unique factors that arose during the process. Thanks to you, I have gone from a rented townhouse to my own lovely house in Elgin with plenty of room to call home. read more

I was very nervous to go into the home buying process especially since I was doing this on my own and this was my first home. Kam McCoy was exactly the realtor I was hoping to find. I was paired with Kam after filling out the buyer form on SEED Property Group's website. She was responsive, diligent and supportive through the entire process. I never felt pushed or difficult even though I was extremely picky on what I was looking for. I was looking for a fixer upper that would be a good investment but also could be a great long term home for me and I believe that is exactly what I found. She understood value and that was the type of realtor I needed. I highly recommend SEED for buyers and seller alike that do not just want a realtor but a partner in this stressful and important process. read more

Leslie Breeland is a fantastic realtor; my husband and I are thankful she helped us sell our Austin home as we moved to Fort Worth. She answered every question, ensured our home's pictures and marketing gave us traffic, and reassured us not to worry when the first buyers pulled out. Leslie was also great about communicating and was available to talk through concerns when we had them. I highly recommend choosing Leslie as your realtor. read more

When my wife and I had a short time window to find our new home, a close friend recommended we reach out to Seed Property group for help. Throughout the entire home buying process, we couldn't have asked for a better experience! Leslie Breeland is a rockstar. As first-time homebuyers, we were educated early and often on the steps she was going to take on her end to help us out. After completing the inspection, we had a pretty decent list of items that needed to be fixed prior to closing the deal. Leslie was able to effectively organize & communicate our concerns to the seller and every item was covered. We appreciated her courteous yet direct personality to make sure she had our best interest at heart. Tammy Young from SEED Property Group was referred to me by a friend who was super happy with her home buying process. I could not be happier with the services provided. Tammy is very professional, extremely knowledgeable (she KNOWS Austin neighborhoods inside-out), very personable and AMAZING to work with. My husband and I were first-time home buyers and were relatively new to Austin (2 years). We had no idea as to what we were looking for except that we wanted to be as close to Downtown as possible, needed a property that would also be a good investment and had a max budget in mind. And that is exactly what we told Tammy. Tammy started off by giving us a realistic idea of the neighborhoods we could look at and the kind of space we could expect. She would bucket neighborhoods into up & coming (so potentially great investment), great to live right now, and a mix of both. She would spend dedicated hours talking to us and even helped us in figure out a timeline to start searching for houses based on our budget constraints. She was never pushy, never rushed us and was unbelievably patient as we fussed over little details and our own indecisiveness when it came to the 'perfect' house. Thanks to her experience and because she is so in sync with latest openings, Tammy is able to find houses even before it goes on the market. It was incredible how after the first 3-4 houses we visited, she understood our likes and started filtering out options she knew we would not like. That was so great because we never wasted time visiting houses we would not even consider. All houses we saw were modern looking, new construction houses that had a color neutral, minimalist, airy look - which was exactly what we wanted. What was even more amazing is how Tammy knew about the quality of construction materials used, and the brands of appliances and hardware that came with the house (we had absolutely no idea about these things). If it weren't for Tammy, we wouldn't know to ask about sprinkler systems, spray foam insulation, and gutters... basically what was included in the price of the house and what would cost us extra money. After a while, we had developed a level of trust with her, where we just stopped, suspended all judgment and trusted her to guide us through to the end and make the right call for us (trust me, we were very nervous home buyers) - and she did such a remarkable job! When we decided to go ahead with our house (which, I think is the perfect dream house :) ), Tammy helped us with lenders and negotiated with the builder to get the price reduced. She would come with us for walk-throughs and explain everything in detail to us. I'm sitting on my patio right now looking at the gorgeous sunset in my backyard, with a side of Downtown views. I never thought I'd find such a beautiful house that was just perfect for my husband and I. It's all thanks to Tammy and SEED. She even sent us a very thoughtful and beautiful gift for our new house - she has a client for life. I'd recommend SEED in a heartbeat. read more

I had a wonderful experience working with SEED Property Group. I worked most closely with Tammy. She is a seasoned realtor who knows the Austin area very well, is extremely responsive and thorough, and truly has a gift for the profession. She asked all of the right questions to craft my wishlist, and balanced that with what was realistic for my budget and the market. She kept my best interests top of mind throughout the process, and went above and beyond to get answers to my questions from the seller. Additionally,Tammy made sure I was informed and felt confident and comfortable with my real estate purchase. She kept all parties involved on track and expertly facilitated the negotiating and closing process. I'd highly recommend SEED Property Group to anyone looking to purchase real estate in the Austin area! read more

Tammy was referred to us by a friend and we are so glad we found her! Her experience as a realtor and broker was evident from the get go. We were first time homebuyers and Tammy was the most incredible realtor. She educated us throughout the whole process and answered our many questions. She was extremely patient with us and truly listened to what it was we were looking for. In a tough market, the process of buying a home was more of a rollercoaster than we could have ever imagined, but she stayed positive, encouraged us that our home was waiting out there, and she would help us find it. After moving into our home, we couldn't be happier. Her expertise became especially evident when we put in an offer on a home with 20 (!!) other competing offers. Tammy made sure our offer stood out amongst the crowd. We could not have done it without her! Now, we're in the perfect starter home for us to raise our little family. Tammy still keeps in touch and remains more a friend than just a realtor. We would recommend Tammy or SEED Property Group to anyone looking for a realtor. read more

I cannot say enough great things about working with Karol Maki! She is incredibly knowledgeable, thorough, trustworthy, kind, professional, and truly cared about our best interest rather than just making a sale. Karol repeatedly went above and beyond in making sure we understood and were comfortable with every step of the buying & selling process ... And we ended up with FIVE offers on our house the FIRST DAY on the market and we sold for above asking price!!! Without her attention to detail and recommendations on how to stage & do minor fix-ups on our house, that never would have happened. Karol is an amazing person and realtor and I would recommend her highly to anyone who wants to buy or sell a home. read more

I'm a big fan...when looking for a house on the East side in 2010, luck led me to Tammy Young. It was my first investment property and Tammy did an amazing job finding a great house in a great neighborhood. She was able to very quickly understand what i was looking for and made it her mission to find something that would work for me. Unlike other realtors I'd dealt with in the past who seemed to be pushing their own agenda, Tammy was very supportive and I felt like as a buyer she was always on my side. Once we found the place and the offer was accepted, it also became clear that Tammy is deeply knowledgeable about all the steps needed to get from offer to getting the keys to the house. And as calm and kind as Tammy is, it was also clear in dealings with the seller's agent, the lender and title agency, that she's also a skilled negotiator and not afraid to fight for the best price and the best terms. That experience was so good that I asked Tammy to sell our then residence (which she did in just a week!) and then helped us buy our dream house, which we're still in to this day. You can tell when you meet Tammy that she loves what she does, she loves helping people and she has an supernatural ability to find that diamond in the rough. I'm a big fan... read more

Tammy was a pleasure to work with. She is quite the perfectionist so her attention to detail, timeliness, and advice are INCREDIBLE. If she ever got exasperated with us as clients, I never knew it! Tammy was my daughter and son-in-law's realtor and came with a high recommendation. We were disappointed when we learned she had started her own firm and no longer did the day to day working directly with a client. However, she introduced us to Annette who turned out to be a clone of Tammy! Annette saved us over $10,000 by negotiating the price of our new home back to when we first viewed it the month previous. The Seed Property Group are a full service realtor. They provided the names and contact information of all the utilities we needed to contact before we closed. And they continue to remind us of warranty deadlines and tax filings we need to do in a timely fashion. I consider them as friends and would not hesitate to contact either of them if I thought they could help with some unforseen problem. Annette was underpaid for the services she rendered. read more

We worked with SEED Property Group on a very last minute decision to buy a new house. Tammy was patient with our questions, understanding of our nervousness, welcoming of our children when we couldn't find a last minute sitter and passionate about finding the right house that fit our needs. I was especially appreciative of feeling like her only client at the time - she seemed to put herself in our shoes and gave recommendations based on our what she saw as our needs and she was right every time. Everyone at SEED Property group was easy to work with with fast response rates, giving advice when appropriate but also time for us to sit on our decision when we needed it. Annette Patterson at Seed property group is a life saver, we can't speak highly enough about our experience with her. We looked at houses for over a year to find our forever home. The Austin market, in the central locations we were looking in, were very competitive and we were being VERY picky. Annette was our rock though it all. She got us listings early and worked tirelessly to make sure we were in a position to get the houses that we were even mildly interested in (so we had time to decide if we wanted them or not). She helped us expand our search to neighborhoods that we hadn't initially considered but ultimately loved. She also steered us toward new construction and even brought in consultants to help walk us through the process. We ultimately bought a home that was still under construction. She negotiated to get us a great price AND the ability to fully customize to our requirements and taste. The result was an absolutely perfect home for our family. She also sold our house in 2 weeks for well over what we considered possible which was an extra bonus. We are so thankful for everything Seed Property Group and Annette Patterson did for our family, we recommend highly. read more
