Central Florida Property Management - Police report for theft

I will not be able to recommend this management company to anyone in the future…read more I engaged Peggy for tenant placement services based on a referral from my agent, who assisted me in purchasing my first investment property in Orlando, as I reside out of state. My unit remained vacant for three months without a tenant or any discernible progress. My calls went unanswered, and I had to repeatedly contact her via text messages, to which she would typically respond two days later. When I brought my concerns to upper management, she attempted to rectify the situation, but unfortunately, it was beyond repair. Ultimately, I had to terminate the agreement. I then engaged a management company that proved to be exceptionally proactive and communicative. They successfully identified a new tenant within a week, and the tenant moved in the following week. It is truly regrettable to operate and work in such circumstances when one cannot conduct business professionally. I have unfortunately expended my time and resources by placing my trust in a central Florida management company that proved to be untrustworthy.

This association is terrible. The president of our chapter is notorious for snooping around back…read moreyards and doing personal favors. The dues and budget are outrageous and I suspect that these personal favors extend outside the community as recently I noted a $10,000 payment for the install of 2 small security cameras that record the post office boxes. There is a high foreclosure rate in my neighborhood and much of it is rumored to be delinquent HOA fees. This does not stop the establishment of section 8 housing in the neighborhood and there have been trap houses run by teenagers that pop up here and there that pedal heroin. Additionally businesses have no problem storing their vehicles in the visitor parking areas. The association has done little about this in the last five years. At a time when most other communities are relaxing their monthly fees due to deflation this management group seems to demand more from its residents as its frivolous spending has no end in sight. At a collection rate of $265,000 a year and $108,000 reserve the group spends %100 of its funds on such things as 2 Security Cameras ($10,000) Landscaping ($80,000) Mulch ($15,000) 1 pressure washing treatment ($15,000) and over $30,000 in management fees. The one thing that they seem to have no tolerance for is the individual's use of their own land, deed restrictions allow you to do more than watch the grass grow and be cut again rendering your ability to increase your land value useless. This is one of the most overbearing and poorly managed communities I have lived in. It's no wonder that nobody can sell a house here.

Jason answered all of my questions about The Realty Medics and their services and we decided to work with them. Once we signed the agreement I dealt with Emi and she was extremely friendly and helpful with getting our property setup in their systems. Once the property was listed they quickly found a qualified tenant and I was assigned my account manager, Eva. Eva is fantastic at communicating with me the few times there were issues with the property. She also conducted a market analysis when it was time for the tenants to renew their lease. My experience with The Realty Medics has really given me comfort knowing my investment property is taken care of well and that my husband and I do not need to worry about this aspect of our retirement plan. I would recommend The Realty Medics to anyone who is searching for a professional property management company to take care of their investment. Debbie Kofler Kaufman, TX

Both are headed up by Steve Simpson, but I will focus my discussion on my realtor, Peggy, whom was fantastic throughout the process of selling my rental property. Offering a wealth of knowledge and skill, she did a fantastic job of diligently working with me to explain every step of the way, without being overbearing or pressuring me. She advised me on the best time to sell my property, kept me apprised of the costs throughout the process (effectively my biggest concern), discarded offers that were unreasonably low and not worth my time, and persistent for a good 3 months before we finally found a buyer at a price point that hit about 90% of my criteria. Thanks to 407 and Peggy's hard work, we were able to be alleviated of the credit burden an unwanted investment property brings and we left the sale with enough money to put towards a home that's just for us! I would strongly recommend them if you are either in the market for a highly competent property manager or a seller's agent.

Olde Town Brokers "Sleazy" Steve lives up to his name…read more Anyone that has worked with Steve will tell you that he will say anything to get you to rent/have him manage your property. For a luxury realty business they operate like slumlords squeezing every penny from tenants & owners. Here are a few specific examples: Moved into home day one and had roaches. Steve called them "Palmetto bugs" and insisted I would have to pay for pest control, I literally hadn't moved in yet. House was missing window screens and in Florida its nice to open the windows sometimes. When I asked Steve for help he asked me if screens are "necessary" and implied it was a tenant responsibly, this finally got resolved after 6 weeks. Dishwasher stopped working and I had to reach out and remind Steve of the problem multiple times. After a month of washing my dishes by hand they replaced it with the absolute cheapest model available. Finally asking for a rent reduction because of COVID-19, Steve said he could only do $1550 because I was a good paying tenant, never late or short ever. When I asked for 1500 he said no and I found someone else to live. He then lists the same property for 1500 because no one would pay the $1600 I was paying before, what a way to kick someone while they are down Steve. If you want a luxury experience go somewhere this place is a slum lord operation. If you list your property to rent from them you'll find out soon enough.
