From the beginning, the pressure was on to simply buy the home without questions. I was pressured to let them handle the "4-point inspection" and discouraged from having my own inspector. Thankfully, a friend is a real estate agent, and she was adamant that I hire my own inspector. Because of that, I was able to speak to the sellers, with the inspector, and we worked together to get some things that wouldn't have been the case in a 4-point inspection. You notice that the "we" didn't include the salesman. Talking to the sellers, I found out that they were being charged a 10% commission! The owners had several personal health issues that they were dealing with and their children were not involved in the initial listing of their home. They were shocked, as was I, to hear this, knowing that the average commission in Florida is 6%. When I received the first statement for closing, the charge for the 4-point inspection was included. I contacted Sunbelt and that was removed. A new statement was sent and, again, I was shocked. $799 closing fee, $35 for them to receive a wire from my bank (who also charged me a $30 wire fee to send them the money), and a $20 processing fee. I was told that the state now requires that you cannot pay in cash, or with a cashiers check, but that you have to use a wire transfer. I had taken the wire transfer form to my bank and they "suggested" that I confirm the routing number & account number with the receiving bank because the form was handwritten rather than a more professional looking document. Communication with the sales agent, and the Sunbelt office was very sketchy, throughout this transaction. I do want to give a 5-Star rating to the sellers, and to the park where the home is located. They have been wonderful to work with and I am looking forward to living in this lovely area of Lady Lake.

Their communication was poor, and their attitudes were worse. They were not the lowest commission in the area, but, they promised a better service and experience. I received neither. Communication was not great and the workman worked sporadically and then not very carefully. The worst part is their refusal to provide their Florida License Number and the Insurance Policy Number covering the time they worked in our home. Calls and e-mails elicit no return calls or information. We were assured they were licensed and insured so why will they not provide the information our insurance requires. This information appears no where on any of the paperwork exchanged.
