    My opinion is that not everything will be perfect when moving into a newly constructed home but it's how the property manager handles your concerns that really matters. Robina Roberson is amazing. She always kept an open line of communication and was always honest about the issues at hand. Robina is a tough but humble person. Thank you Robina for all of your help. Wishing you all the best. As for the value of our property it was a newly built property in the downtown area so it was priced appropriately.

    It is the worst company I have ever had in rent. I sincerely do not recommend them to avoid headaches. We were renting Altamonte Spring Buena Vista Apartment. We paid 75 dollars a month for a filter and other things that they said they would do the service and they don't. When we moved in and did the walk-through of the apartment, they gave me a broken one of the refrigerator compartments, something they wanted to charge us for even though they gave me a broken one. One of the curtains in one of the rooms was yellow and they never changed it. They have poor communication between the person who rents and them. We were in the process of buying a house in July and my husband called Atrium to ask if we could leave earlier, like September. It turns out that we never bought the house and we never received the contract renewal in the following months. I called and it just so happens that it was never going to arrive. Cristian told me how my husband called and he said that we were going to leave at the end September because of the purchase. We never got around to closing the deal on the house and Cristian responded that we had until September and that the renewal would never come. I told him that we were leaving in November, which was the end of our contract. I spoke to my husband and he told me that it was just a question he asked, he never said that we were going. In conclusion, we did not renew the contract, thank God. In fact, I pregnant and the stress look company cleaning in the holidays the Thanksgiving , I looked for a cleaning company, we paid about $311 for professional cleaning and we left everything fine. We received a letter from them for our deposit that they were only going to give us $636 because they were not done with touch paint, since the apartment when we rented it already had a lot of little holes and it did not have touch paint. How do I know why we used the same holes, some, not all, to hang things. My husband covered a lot that we found very small, which, to be honest, cannot be seen with the naked eye. On the other hand, in Buena Vista Apartments we have had many audits in just a few months because the infrastructure is very unstable. Neighbors in our building have some cracked walls and humidity. We notified the person who is doing the audit that there seems to be humidity in our apartment and they told us that unfortunately it is something under the walls. They have cut severe times off our water because of the audits they are doing. And the reason is happen because the owners have paid to see what condition it is in. I have called Atrium several times and the same old lady at the front desk already knows me because I called to talk to someone and never anybody called me back. Now that we have moved, thank God it really is the best decision we made and I am even more pregnant we dont need deal fancy Atrium Management shit. Then they send a letter saying that they are only going to return $636 and they keep more than $1000!!! Seriously, Atrium is stupid. We have always paid the rent on time and much earlier, which they can't say anything about. Plus, we hired a cleaning company, not the one they wanted but a different one, to tell me that they haven't cleaned well, even though I went and walked around the entire apartment and they tell me that they left it dirty. Please!! Atrium management shit. Here I leave all the videos, clean, of the curtain that was always yellow. Seriously, don't rent with them, I already know this from two years of experience. I just investigated the company and they have had a ton of complaints, even if I had investigated well I would have saved myself this unpleasantness.

My unit remained vacant for three months without a tenant or any discernible progress. My calls went unanswered, and I had to repeatedly contact her via text messages, to which she would typically respond two days later. When I brought my concerns to upper management, she attempted to rectify the situation, but unfortunately, it was beyond repair. Ultimately, I had to terminate the agreement. I then engaged a management company that proved to be exceptionally proactive and communicative. They successfully identified a new tenant within a week, and the tenant moved in the following week. It is truly regrettable to operate and work in such circumstances when one cannot conduct business professionally. I have unfortunately expended my time and resources by placing my trust in a central Florida management company that proved to be untrustworthy.

Both are headed up by Steve Simpson, but I will focus my discussion on my realtor, Peggy, whom was fantastic throughout the process of selling my rental property. Offering a wealth of knowledge and skill, she did a fantastic job of diligently working with me to explain every step of the way, without being overbearing or pressuring me. She advised me on the best time to sell my property, kept me apprised of the costs throughout the process (effectively my biggest concern), discarded offers that were unreasonably low and not worth my time, and persistent for a good 3 months before we finally found a buyer at a price point that hit about 90% of my criteria. Thanks to 407 and Peggy's hard work, we were able to be alleviated of the credit burden an unwanted investment property brings and we left the sale with enough money to put towards a home that's just for us! I would strongly recommend them if you are either in the market for a highly competent property manager or a seller's agent.

Once applied , the person dodged our calls and emails after taking our application fees for weeks and then finally said "oh someone else applied and it's pending". No one else applied before we did , the manager dragged their feet for weeks after 27 phone calls and 8 emails. I look forward to their response on this one with some altered fabrication of Reality.

Valerie puts on a good show of acting like she cares when in reality she is lazy, incompetent and unprofessional. She came to our condo, took horrible cell phone pictures. Never guided us on the correct pricing. Not once did she offer an open house and when we had an amazing offer she let it slip through the cracks because of language barriers and her own personal issues. There was zero communication and when we did communicate it was her telling me about her grandson or an appointment she was at or her sick father. I knew more about her personal life than I did about my condo sale. Once we decided we no longer trusted her as our realtor we kept things professional with her, however, Miss Valerie took to using vulgar language while on the phone and refused to release our listing. It took Valerie 2 days and a threat to report her to get her to finally remove our listing so our new realtor could list our home. With our new realtor, Simi, we sold our condo in 30 days. She presented us with numerous offers, good offers, something Valerie never did. Valerie Kennedy is a hack and so is her lazy daughter. Do yourself a favor and hire someone else.
