Renter Beware!! This is the biggest scam of our lives. They showed us the 2br model at Hammocks of Newberry in Gainesville, FL. We were assured that all units were in the same condition, we did not see the unit until move in date because it was being prepped on 12/12/2025 she said to bring a cashiers check (no credit card or personal check) to give us the key. Horrific, roach infestation and larvae, windows do not open, holes in the living room closet easy access for rodents (big Holes). The ac full of mold and was installed up to code, the bathroom toilet connection big hole in wall, pipe under bathroom sink had a broken clogged drain, the filth was not acceptable. Never could sleep there due to the amount of roaches. Picked up our stuff and vacated the next day 12/13/2025 at 1pm. We are requesting a full refund, this was all fraud and lies!!! If you are looking for a Management company that will neglect and delay any requests you have while renting through them, the Atrium is the biggest purveyor of these! They take forever to fix anything but want that rent on time! I have dealt with many Management companies in the past and have owned several properties, they by far are the worst! So Caveat Emptor! Save yourself future problems and use someone else! When you exit one of their managed properties, be ready for bogus charges, even if you leave the property better off than when you moved in! This is not the first management company I've tried to rent from, but it's by far the worst experience I hope I will ever come across. This will be a lengthy review, but one worth reading if you have considerations. I have pictures attached of my experience as it was too long to write out on here. In short: Company is disorganized and are depend on clients to initiate communication except for when they want money. Company does not disclose a recent homicide happened in the rental despite me asking the history of the house. Company keeps all the money and wants more money to let me out of the lease. The lack of respect and compassion from the people in this scenario is appalling and traumatizing in addition to the roller coaster of disorganization and lack of communication I experienced. I have learned my lesson and have started asking that question I never thought I would have to ask, "Did anyone die here?" I urge everyone to be careful, do your research, and ask your questions. This company do not protect tenants at all. They let the landlord do whatever they want, is all about getting the money, nothing else. Ex: If the landlord doesn't to fix the AC in time, they will just let you sleep with no AC for several days. Broken disposal, they don't really care. They will just respond back that they have to wait for the landlord. And when you are moving out, they will let the landlord take whatever amount he wants form your deposit, just because, no real reason. I will never recommend this company to anyone. read more

Avoid Lake Tyler Manor!! If I could leave negative stars I would. This company is horrendous - day one we moved into a dirty apartment that had sewage backup issues. Feces came up into the bath tub. I resided in the apartment for a week and a half during the hot Florida summer with no air condition. They are non-responsive to any communication or follow up. We had to fight them a month after they were supposed to return the deposit. They sent the deposit the our old address, the apartment we just moved out of with them. Just to give an idea of the type of service you will receive! The owner lives in the top corner unit facing the lake and is the working maintenance team unless the job is too large. He chooses to save a penny any chance he can rather than provide live-able conditions to the residents. Not to mention they (he and his tribe that reside in multiple units) are very loud residents, always slamming doors and finding some way to be obnoxious. They have 5-6 vehicles taking up spots in the already limited parking lot (including a 1970s travel trailer - blocking the beautiful lake view). All of this to be matched with the worst apartment management company possible and you get a place you should avoid at all costs. There are apartments nearby for much more affordable and less hassle. It is the worst company I have ever had in rent. I sincerely do not recommend them to avoid headaches. We were renting Altamonte Spring Buena Vista Apartment. We paid 75 dollars a month for a filter and other things that they said they would do the service and they don't. When we moved in and did the walk-through of the apartment, they gave me a broken one of the refrigerator compartments, something they wanted to charge us for even though they gave me a broken one. One of the curtains in one of the rooms was yellow and they never changed it. They have poor communication between the person who rents and them. We were in the process of buying a house in July and my husband called Atrium to ask if we could leave earlier, like September. It turns out that we never bought the house and we never received the contract renewal in the following months. I called and it just so happens that it was never going to arrive. Cristian told me how my husband called and he said that we were going to leave at the end September because of the purchase. We never got around to closing the deal on the house and Cristian responded that we had until September and that the renewal would never come. I told him that we were leaving in November, which was the end of our contract. I spoke to my husband and he told me that it was just a question he asked, he never said that we were going. In conclusion, we did not renew the contract, thank God. In fact, I pregnant and the stress look company cleaning in the holidays the Thanksgiving , I looked for a cleaning company, we paid about $311 for professional cleaning and we left everything fine. We received a letter from them for our deposit that they were only going to give us $636 because they were not done with touch paint, since the apartment when we rented it already had a lot of little holes and it did not have touch paint. How do I know why we used the same holes, some, not all, to hang things. My husband covered a lot that we found very small, which, to be honest, cannot be seen with the naked eye. On the other hand, in Buena Vista Apartments we have had many audits in just a few months because the infrastructure is very unstable. Neighbors in our building have some cracked walls and humidity. We notified the person who is doing the audit that there seems to be humidity in our apartment and they told us that unfortunately it is something under the walls. They have cut severe times off our water because of the audits they are doing. And the reason is happen because the owners have paid to see what condition it is in. I have called Atrium several times and the same old lady at the front desk already knows me because I called to talk to someone and never anybody called me back. Now that we have moved, thank God it really is the best decision we made and I am even more pregnant we dont need deal fancy Atrium Management shit. Then they send a letter saying that they are only going to return $636 and they keep more than $1000!!! Seriously, Atrium is stupid. We have always paid the rent on time and much earlier, which they can't say anything about. Plus, we hired a cleaning company, not the one they wanted but a different one, to tell me that they haven't cleaned well, even though I went and walked around the entire apartment and they tell me that they left it dirty. Please!! Atrium management shit. Here I leave all the videos, clean, of the curtain that was always yellow. Seriously, don't rent with them, I already know this from two years of experience. Do NOT rent from Atrium Management CompanyThey are not concerned about tenants and will grossly overcharge you at move out. I was charged $2k in expenses for a home I rented for only 7 months. See photos I took upon move out. They charged me for the repainting of the entire living, kitchen, dining, and hallway on this vaulted ceiling home. They had it professionally cleaned unnecessarily at my expense. When I asked for invoices and photos I was sent photos of mostly dusty vents and scuff marks on the wall. I hope homeowners aren't being charged for any upkeep of their property since it seems tenants bear the entire responsibility of maintaining the homes they manage. Out of the 7 property management companies I have used in my life they were by far the worst. It started when they rented to 10 people in my larger 3 bedroom house - there were 2 to 3 people in every room including offices and family room! When I told them I disapproved these tenants due to the sheer number they said they already signed the lease and I was stuck with them. Things just deteriorated from there. My tenants also hated them and there were numerous issues I won't go into. Finally I got rid of them midyear and they actually kept the pet deposit. We spent almost three thousand dollars cleaning the place, maintaining the place, fixing things that they refused to show up and fix and then making sure it was spotless for move-out. I've been renting for years and this is only the second time I've had to unfortunately leave a bad review for a property management. There were red flags the entire time leading up to me signing my lease and also bad reviews but that was my fault for ignoring. They provided me keys to a "mailbox" but the keys didn't work at any of the mailboxes in the complex. This was after I already had a package delivered. When I called them they said it was my responsibility to figure out my mailbox. I have NEVER rented from a place where I couldn't get my mail received. I lived next to someone who was loud and had dogs that were not even on their lease. But I had to pay extra to get my dog approved?? Also stated there is a shared laundry room but it's just one washer and dryer that rarely work. They make you put a dollar in the dryer and half the time it doesn't work. And now they are keeping my entire down deposit to "re paint" when I never changed the color of the walls and patched all the holes I left. Even had it professionally cleaned. This company is obviously taking advantage and money from people to cover the cost of their own renovations and things that need updating. Constantly people parking in your assigned spot and nowhere to throw away dog poop. The parking lot floods every time it rains. This is not a professional or even close to a quality place to live. There are even homeless people constantly going through the dumpster in the complex and across the street. Sad and disappointing experience but it's not surprising now a days. On the second lease they added a 75 dollar a month water fee. So they raised the rent 175 a month and they never did anything to improve living conditions here. They had been telling us for months they were going to fix the laundry room and finally they did something about after 3 months. I would not recommend living anywhere that is managed by this group. When we moved it the house was not cleaned, carpets dirty, shower door broken, burned out light bulbs, torn screen that was promised to be fixed, dirty lanai, broken fridge shelf and animals in the attic. Clearly they do not know how to manage a property. We spent time cleaning and fixing the property. Also badgered the management company to fix screens and seal the attic. That finally was completed 6 months after we were there. Then when we moved out we were dinged on our deposit as they replaced all the nice led bulbs that we put in with old bulbs and fixed the fridge door. Worst experience ever. I signed my lease in November 2020. Apartment was brand new. 3 months in Apartment was infested with termites. For 4 months had a termite issue. They never came out to inspect. Sent pest control who at first didn't know if it was a termite. Ok boom. December of 2021 new neighbors move in upstairs and for the last 4 weeks nothing but bumping, hammering and furniture sliding. I rented in the east Central Park neighborhood from Atrium in late 2020 through 2021. I've rented all over the states and this company is easily the most predatory I've encountered. We were forced to call the police on our neighbors multiple times and had detectives visit our home regarding on-going criminal activity next door. Atrium provided 0 support for our family and used the opportunity to make a buck off our situation. I asked Atrium to break our lease considering the unsafe situation and got the run around from 3-4 of their employees who eventually stopped responding at all. I had to send certified mail before I could get a reasonable response. I was forced to pay 2 months rent to break lease despite the fact that Atrium and Adam Wonus (owned of Atrium and the duplex I lived in) intended to sell the property after our departure, which we knew because the neighbors in our duplex weren't offered renewal. I followed every stipulation asked during move-out and performed a walk through with an Atrium representative, and they still took $1500 from my security deposit for things I had paid myself to perform. They charged me for professional cleaning even though I paid for a cleaner myself and provided the receipt. They charged me for bulbs even though I went through after the walk through and replaced all burned bulbs. Atrium and Adam Wonus are scummy landlords who are making bank through gentrification and predatory landlord practices. I wouldn't recommend this company to my worst enemy! read more

I was told i had to pay the rent with an official check i had already paid with a personal check or a cashiers check in the past. I dropped off the official check and was told i owed 20 more dollars. The woman who i gave the rent to did not kno why. So i have to go back to the bank again and drive from Casselberry to lake mary again. There is illegal dumping. Gallons of high grade fuel. People don't put their garbage in the dumpster. The trash can at the pool is never emptied. There is litter. There is one on site for fixing problems. There is no office to pay the rent to. It is very quiet and have great neighbors. My apt has a great view and is beautiful. I do not want to move. The rules in the lease are plentiful. It is so sad. This is a quiet friendly community. They seem like a friendly staff, but that's all a show so when they screw you over, so you won't feel so bad. Long story short: I liked an apt they had and before moving in a member (OLIVIA) told us the apt was ready to move in. Floors were disgusting with residue and roaches from when they made the floors and a screen door balcony broken, but since they let us move in 2 days earlier we took the hit and cleaned out the apt ourselves. Thankfully the actual owner came after a couple of months and addressed a pest control issue that was going on (balcony door never repaired). We had an issue towards the end of the agreement because of another staff member (SANDY) told us we had to pay another month, because we were giving a "late notice" when in reality it was all the opposite. It took the owner (KELLY) to call us to explain what was going on because her team couldn't get it straight. Now they have the audacity (after we returned the property in better condition) to charge us for pest control, broken screen door and dirty floors, and by the looks of these reviews, they in business to stick it to the working class people. You're better off dealing with a crappy landlord, than a company like this with double intentions. read more

Please DO NOT rent any house managed by Atrium. We rented from them for a 1 year lease and it was a NIGHTMARE! the day we moved in there were issues with the house at 581 Farmingham CT. We had a shower nob that broke off, light switch that did not work, washer and dryer that did not work (Atrium claims these are connivence items that they are not responsible for). A broken cabinet left by the previous tenant. That was only day 1. They had a very rude vendor "Fixin Stuff" come to fix issues in the beginning and he ended up breaking one of the lights on the ceiling fans. The biggest issue we had was the A/C. We had a back and forth for months and Atrium tried to blame us for it not working because they claim med we did not maintain it. They preferred to use the owners A/C vendor who came out twice and told us to hang a curtain in the window because the sun was hitting the thermostat making the A/C not cool properly. This was absurd. After repeated attempts and going into the Lake Mary office, speaking with Arturo then Kelley Rike, They actually wanted to charge us $250 for the A/C service call for what they claimed to be negligence from us. Our son was 1 1/2 at the time and some nights were so hot there it was brutal. Finally after the months of back and forth Kelley Rike relented and allowed another A/C vendor to come out. Happy to say they did fix the issue and we had no other issues with the A/C after that. The A/C vendor was not allowed to tell us what they fixed or what was wrong with the A/C per Sandy Toro's direction. Finally came the move out. They sent us our checklist to move out. We used Atrium's approved vendors to do the work inside the house (clean and paint touch ups). After we moved out, Kelley Rike and Sandy Toro did the inspection. They claimed the cleaning service (the one Atrium supplied us with) did not do a good enough job) They also claimed we left marks on the doors which were left by the tenant before us. The return of our Security deposit took 30 days and after contacting Kelley Rike she responded that " it was sent out and we should receive it any day. " Then when I followed up a week later she responded it as soon as she sends it out she will give us the tracking. Kelley did not give us the tracking #. We finally got the security deposit back on the 29th day with Atrium deducting $170 for repairs of a blind and touch ups. I've never dealt with a company like Atrium Management or a person like Kelley Rike before. We were model tenants, paid rent on time every month, left the house in better condition then we received it. I'm extremely disappointed in dealing with Atrium Management and Kelley Rike and am very happy to put it all behind me. read more

They lined up many prospective tenants within a short amount of time and were able to quickly secure a tenant when a done deal fell-through after the lease-signing phase. I specifically worked with Judy and would say she is highly competent and was very helpful in clarifying all my queries and concerns. So where to start... I began my lease June 2019. I'll start with the positive and that was my experience with Blake...he showed me the property and told me all that would be needed for me to. Rent the property. Aside from that....... I began reaching out the then in April to figure out my renewal options. After weeks with no response, I reached out again and spoke to, in my opinion, a rude, not helpful, unprofessional and condescending receptionist. She repeated the same story of what she would do which was to relay my message and request to the group that handled my property. I said, I'm sorry but that's what you said a few weeks back and I've heard nothing. Is there any contact info that I could be provided to reach Out myself. She interrupted me and said "sir, I am only the receptionist and if I'm telling you I will relay your message and they will call you back that's what will happen!" So I replied "well because you are only the receptionist I need to speak with someone that is able to get issues resolved and not just answer the phones. (In that case just get an automátic answering service, it would be much cheaper than the wasted dollars with this individual). Needless to say I heard nothing and then 30 days before my lease expired I get this joyous email offering renewal options. I explained my situation which was the following. I'm schedule to close on a house 3 days before the end of my contract - if any delays happen, am I able to stay a fe days more and pay for those.... the response, of course if you pay the entire month! So I simply said then take this as my written notification that I will vacate the property. To my luck a couple of days later (5/4) I heard a noise in the guest bathroom. When I looked, puddle of water and a crack at the bottom of the toilet. Today is 5/21 and nope, toilet has not been repaired. I had someone come look at a week after the request was submitted and I was told that they needed approval for the repairs, then I was told the owner needed to approve the repairs. Oh but of course rent has been paid already and they know I am moving so it seems like they have no desire to Fix it. I paid rent for a property that includes two working toilets, of course there's no offer to compensate me for that. But you pay a day late you bet they are charging late fee plus the 3 day notification fee! I wanted to share details to justify my one star which honestly is not deserved.
