Residents were sent a notice offering rent concessions and gift card incentives in exchange for Google reviews, while also being told to include a specific "code word" so the reviews could be identified. This kind of thing happens often around here. That completely undermines the credibility of the ratings here and makes it difficult to trust whether the positive reviews actually reflect genuine resident experiences. Anyone considering living here should also take a look at the BBB profile for parent company TAM Residential before signing a lease. The company currently holds an F rating with numerous complaints and failures to respond to complaints. People looking for housing deserve honest and transparent feedback, not reputation management tactics disguised as community events.

The apartment was vacant for 6 days, from move out to the completion of our lease. I canceled the renters insurance and they decided to charge me a "renters insurance premium" when I've had renters insurance the entire time i was residing there. When I moved in to the Oaks of Denton, my initial impressions were that it looked and felt…read moreextremely dated. It is quite obvious this complex was built in the 1970's or 1980's and never updated, at least in regards to my unit. The oven and fridge were super tiny and the ceiling in the bathroom was very low. In addition, the walls were paper thin so any noise from any other unit was very prevalent. In fact, when one of my neighbors continuously made noise and blasted music, I was told by management that they used to work for the complex so it could not be her, showing obvious favoritism. There was also a major bug problem, from roaches, to pill bugs, to ants, almost all year. I also had mice come into my unit almost every night for two weeks and management did nothing about it once informed. Finally, once when maintenance came into my unit to fix the tile in my bathroom that was falling off, they brought their son with them and he stole property in my unit that I caught on camera. However, I will add that when informing management of this, they did resolve the situation very quickly which was nice. In this same incident, maintenance left a huge mess of dirt and plaster on my floors and counters which they neglected to clean up. In summary, I would never recommend living here unless it's your last resort. I lived here for 2 years which was 2 years too long. I wish I had spent the extra money on somewhere that was nicer and more modern. Pros: Amazon Locker on site, very close to UNT's campus Cons: old/ugly units, cheap floors, small/outdated appliances, neglectful staff, bug/rodent infestations, paper thin walls, overpriced, poorly maintained units, not enough parking, constant weed smell

I have NEVER been treated the way these guys have treated me and my wife. We have lived here for newly 4 years and when it came time for us to move, the leasing office made it a DISASTER! On top of that we moved out TWO MONTHS AGO and have yet to receive our deposit back. The two leasing agents refuse to pass us to Lindsay or Roger when we call. They are completely acting in bad faith and are constantly dodging us. Now we're having to take them to court over something that should've been a smooth process. This has been undoubtedly the worst experience someone can have in regard to customer service and overall respect for their residents. If you are living there you know what I'm talking about and I'm sure your are on your way out too, if you're looking for a new place, TURN AND RUN FROM DISCOVERY PARK DENTON! I promise you this new management team is the worst.

This place was, and still is even after moving out, a complete nightmare. I was so excited to move…read moreinto what was advertised as a "quiet and peaceful" community with great amenities, but I truly wish I had never put my time and effort into moving here. From the moment I received my keys, problems started. The front door looked like it had been previously broken into and patched with wooden pieces. There was dirt throughout the apartment, dirty cabinets, and major water damage. I found a large stain on the wall and carpet that later caused even more issues for almost half of my stay. Overall, the unit was in very poor condition at move-in. A few months after moving in, most of the amenities were taken away -- no more pet wash station, no coffee bar (one of the main reasons we chose this place), and barely any community events. What we expected to be a peaceful place turned into a daily nightmare. The building construction is extremely poor. The water damage came from the third floor and caused serious mold issues inside my unit. It took months for management to even look into it. During this time, my children and I became very sick from living in these conditions. There was no option to transfer units, no hotel offered during repairs, no rent discount -- absolutely nothing. Just stressful calls and unprofessional communication. There is also no privacy. You can hear full conversations from neighboring apartments and hallway noise constantly. Outside noise is just as bad. Daily activities from neighbors were loud and extremely frustrating. On top of all this, the common areas were poorly maintained. There was dog poop everywhere, which made walking around the property disgusting and unsafe, especially for kids. The front gate was constantly broken, creating both safety and access issues. Landscaping was never properly maintained -- the grass was always extremely high and looked neglected. I reached out to management multiple times, and nothing was ever done. I went through all of this while pregnant, caring for a toddler and two children who were at health risk. There was zero peace of mind. I paid a full month's rent as a deposit, and now I'm being told I'll receive less than half due to "repairs" and cleaning fees. On top of that, it has been three months since move-out and I still haven't received my deposit check. This has been one of the most stressful living experiences of my life. I strongly do not recommend this place to anyone, especially families. (My review is for Livano/Sereno at canyon falls and it is not a mistake, resident name is different than yelp account and I am not disclosing that here)

I am used to elevators, not a fan of the stairs, especially since my dog is elderly. The walls are thin, you can hear everything. I recv'd a complaint that my neighbor hears me closing my cabinets, putting away my dishes and my dog playing with his toys late at night...LOL...My dog is blind and has no toys first of all, second, if you have an issue with me closing my cabinet doors and me putting away my dishes then the problem is you, but the walls are thin. They have new management every couple of months it seems. I have never went down to the office and found the same staff from manager to leasing guys, never. They barely return calls or emails now, they used to with last mgmt and staff. The are not customer service friendly nor welcoming and don't care. I stayed at my last to apartments over 4yrs because they had such great staffs and community friendly and genuinely cared about their tenants. I will definitely be moving out when my lease is up here soon...it can't come any faster. My packages get stolen weekly because they delivery people leave out packages out for anyone to take and the mailroom door is NOT locked. The gates work when they want to, so open a lot of times for anyone to come in and out. Fobs work when they want to. Maintenance are great and prompt! They have so many hidden fees that you need to watch out! Make sure if you move here you read the lease page by page there is a hidden monthly fee in there that I wasn't aware of because they have you sign everything online and not in the office. This way they hold you responsible for them not being forth-coming and transparent. Luckily, I found it 2mos, after reading my lease to find out about transferring. I immediately called the company they had been charging me. I am positive no one probably knows about this charge. They also charge you for cable/internet ($75 or 80/mo). I still haven't used my cable and I have been here over a year. I asked if I have to use the service and they said yes. The don't provide for light bulbs, I think they will provide one free one - LOL. Hence, I have not called about the one out since like 4mos ago. I don't know about parking issues because I work from home and when I go out my friends pick me up. Again maintenance are some of the best! I would not recommend IF you are wanting a leasing staff that cares and wants you to stay. People move out all the time and they too say they couldn't wait. They lock you in a lengthy lease, which is why I am STILL here. :(... If the staff wasn't so ...I would think a bit longer and might've renewed, but I will NOT give my money to anyone that doesn't lookout for my best.
