Eboni is a pro at making the building feel like a true community and goes above and beyond to accommodate. The doorstaff are consistently friendly. I feel like I won the lottery getting the chance to live here!

In addition - everyone on the staff here make our lives so easy. Monica - the building Manager and John are across everything and nothing is a problem. Phil our Head of Maintenance has the absolute best team of people and oh my goodness, you put in a request and it is dealt with ASAP. Their attention to maintenance of building codes is second to none. Then Tom - our Head of Security - he makes our lives safer and easier. We have fantastic activities arranged at no charge by the amazing Jill ( I'm sad that most times work timezones prevents me attending ) We have fabulous amenities a full length lap pool and an amazing gym with classes. Finally we have a team of people - too many to name, from our front desk lead by Dritan, our doormen who even in the coldest days have a smile - Dino / Francois / Richie / Mario - Then the team of porters who are the nicest people -willing to do anything for you to make your life easier. If you are considering moving here - go speak to Richard Fite in leasing ! His honesty and assistance in finding an apartment in the building that suited me was spot on. I have no affiliation with Silverstein Properties but I know how hard it is to find a lovely apartment and did I mention there is a daily back and forth shuttle at peak times along 42nd St? Water pipes had cockroaches crawling into our apartment through the dishwasher and sinks - this was not handled for MONTHS. The air vents were covered with mold and dust the entire duration we lived there and we constantly had various allergic reactions to these unclean conditions. Dish washer was constantly broken and air conditioning would break every 2-3 months. Common area Washer/Dryers always break and/or leave holes in your clothes. The patio area is unkept and the images on this website do not depict how disgusting it is. Elevators were also broken for 1/3 of our duration living in this building (we live on the 13th floor lol). The ONE good aspect of this building is a single doorman by the name of Omar. He is wonderful and deserves to work in a better environment. Management is rude, slow to respond, and only does things to benefit their bottom line. We were told if we cleaned up after moving out, the cleaning fee would be waived. We spent hours cleaning the apartment yet still charged us a $350 cleaning fee and another $500 for "damaged floors". We've kept the apartment pristine and this is just their final way of squeezing extra dollars out of their tenants. I can go on and on but I'll save you a year of misery; don't live here. Literally would be better off living at penn station. Fuck you Equity Residential and good riddance.

People in and out daily to assess...nothing fixed. Finally a month into it I ask for a portable AC unit. Shouldn't they have offered this to begin with????? I had to beg for it. Regardless of 95 degree temperatures. Broken drawers, stove doesn't light, repeatedly asking them to fix the same things. Clearly, owner and management don't care about us, they care only about their dollars. People are not wearing masks who live here and no one is making this mandatory. The super of the building who helps owners is awesome but he cannot help us renters. Wish he could because he cares!! (Skander). A shame that Dvora manages renters in such a piss poor way. My intercom has never come to our apt because the "wires seem switched". They laugh and no one fixes. I don't get calls I need and get calls that don't pertain to us. Months now waiting for AC to be fixed. No less rent to be paid ($7,000) or any help. It's totally a scam. The owner doesn't give a hoot either, as I have requested w Kim Duda for them to call us for weeks now. No call. They just keep taking out On-time, excessive rent each month. Piss poor management. Period. Waaaaaay too much money to pay for BS like this. Last place I lived (Soho Lofts) the maintenance people were proactive. They replaced light bulbs, cleaned dryer vents, AC filters etc. Here---it's as if I'm in a project managed by HUD. Sorry Kim, but someone should be making sure tenants are delighted. Not suffering. And..... we texted the guy who rented it to us, Dennis, for months....no reply. None. What the heck people?????

While the building staff and management are professional and responsive, the sheer number of issues we've faced is unacceptable - especially in an apartment marketed as 'luxury' at $8K-$9K/month. In just 4 months, we've dealt with: 1. A non-functional freezer at move-in, requiring 6+ maintenance visits over two months to resolve. 2. A window latch failure the first time we opened it, leaving the bedroom window stuck open for 24 hours during one of February's coldest days (I slept on the living room sofa, while my husband had to stay with a friend) 3. A broken heating unit in our baby's room, which was removed but only replaced with a loud temporary unit. We were told a proper replacement would arrive within ~2 months (which we're still waiting on) 4. A broken heating/AC unit in our living room (this broke for the third time yesterday, three days after maintenance came in to fix it) 5. Other issues including leaking bathtub faucet, rattling heating unit in the living area & the unit not cooling, a closet rod missing 2/3 screws, a flickering light fixture, and a washing machine that didn't drain properly. Most of these issues were eventually resolved, and the ones that haven't, we've just learned to live with. Per management, these are "unforeseen and part of the responsibilities we have as your management company". We feel that most of them should have been addressed before move-in, while others point to aging appliances and clear corner-cutting on quality. This is far from the standard one should expect at this price point. To be clear, the building staff - especially maintenance - have been helpful and courteous throughout (they're in our unit so often, I wonder how they manage the rest of the building). Staff at the front desk are friendly and management makes an effort to promote a sense of community with frequent events. Our interactions with residents have all been extremely positive as well. The location is undeniably convenient, but comes with significant noise - situated at one of uptown's busiest intersections, plus ongoing condo construction across the street. The windows do little to mitigate the sound. Bottom line: For the price, we expected a well-maintained, high-quality apartment. Instead, we've spent much of our time here managing problems, which has made our stay miserable.

The level of care and attention that they give each and every tenant is phenomenal. I unfortunately have to break my lease to relocate for work, and Angelica has made what normally would be a daunting process smooth and easy. The doormen and maintenance workers are also great - I've interacted closely with all of them and have nothing but positive things to say. The location is another added plus - you're in a quiet, residential area but less than 5 min to the PATH and the shops, bars, and restaurants of Downtown JC. You also have access to the path along the waterfront with amazing NYC views about 3 min away, which has been amazing!

For instance, we pay $2600 for a ~900 square foot 1-bedroom apartment on one of the highest floors in the building with an unbelievable view. The building also has a gym, monthly social events, and an outdoor pool. - LOCATION: 3 minute walk to the Grove Street Path and the main area of Jersey City (aka Newark Avenue-- they close this area off so cars cannot drive there and it's filled with tons of shops/restaurants). 225 Grand is also a 5 minute walk from the water, so you can walk to the pier and take in the beautiful views of the Statute of Liberty or the NYC skyline. - QUIET: thank goodness there is no nearby construction, so it's quiet here! Which is saying a lot for Jersey City! - AMENITIES: you pay a ~$600/year amenities fee for monthly building events (i.e.: summer bbq party, holiday party, etc.) and access to the pool and gym (all equipment is state of the art with televisions, and they host yoga/pilates classes). The doormen are also incredibly friendly, and I've never had an issue picking up a package. If you'd like, the building also has its own parking garage attached to the building that you can pay for. Lastly, you can rent out the lounge for free so long as you post a notice about it on the 225 Grand building app. - MAINTENANCE: all of our maintenance requests were dealt with promptly and efficiently. The building is also kept in great shape (admittedly, the hallways of the building are incredibly strange-looking). Word of advice: when looking for a unit in this building, I would highly recommend an interior unit (aka one that faces the pool area) on a higher floor. Not only is it quieter, but you get AMAZING sunset views. The units that face the other directions (either Manhattan or 18 Park) are noisy. For instance, the side that faces Manhattan is right next to a school, so you can hear football games and crowds cheering in the late afternoon/weekends. On the 18 Park side, you will hear loud garbage trucks between 1-2 AM. All in all, if I did not have to relocate for work, I would stay here for another 3 years!
