We've lived here for 3 years and are so sad to leave! - AFFORDABILITY: You will not find more affordable rent for this much square footage in a doorman building anywhere in the nearby area. For instance, we pay $2600 for a ~900 square foot 1-bedroom apartment on one of the highest floors in the building with an unbelievable view. The building also has a gym, monthly social events, and an outdoor pool. - LOCATION: 3 minute walk to the Grove Street Path and the main area of Jersey City (aka Newark Avenue-- they close this area off so cars cannot drive there and it's filled with tons of shops/restaurants). 225 Grand is also a 5 minute walk from the water, so you can walk to the pier and take in the beautiful views of the Statute of Liberty or the NYC skyline. - QUIET: thank goodness there is no nearby construction, so it's quiet here! Which is saying a lot for Jersey City! - AMENITIES: you pay a ~$600/year amenities fee for monthly building events (i.e.: summer bbq party, holiday party, etc.) and access to the pool and gym (all equipment is state of the art with televisions, and they host yoga/pilates classes). The doormen are also incredibly friendly, and I've never had an issue picking up a package. If you'd like, the building also has its own parking garage attached to the building that you can pay for. Lastly, you can rent out the lounge for free so long as you post a notice about it on the 225 Grand building app. - MAINTENANCE: all of our maintenance requests were dealt with promptly and efficiently. The building is also kept in great shape (admittedly, the hallways of the building are incredibly strange-looking). Word of advice: when looking for a unit in this building, I would highly recommend an interior unit (aka one that faces the pool area) on a higher floor. Not only is it quieter, but you get AMAZING sunset views. The units that face the other directions (either Manhattan or 18 Park) are noisy. For instance, the side that faces Manhattan is right next to a school, so you can hear football games and crowds cheering in the late afternoon/weekends. On the 18 Park side, you will hear loud garbage trucks between 1-2 AM. All in all, if I did not have to relocate for work, I would stay here for another 3 years! read more

My experience renting with 225 Grand has been nothing short of fantastic. I want to especially thank Angelica and Tiarra, the property managers, for always going above and beyond to assist in any way they possibly can. The level of care and attention that they give each and every tenant is phenomenal. I unfortunately have to break my lease to relocate for work, and Angelica has made what normally would be a daunting process smooth and easy. The doormen and maintenance workers are also great - I've interacted closely with all of them and have nothing but positive things to say. The location is another added plus - you're in a quiet, residential area but less than 5 min to the PATH and the shops, bars, and restaurants of Downtown JC. You also have access to the path along the waterfront with amazing NYC views about 3 min away, which has been amazing! read more

We have lived in this building for almost a year now and feel able to leave an accurate review on the building and its management. Do not move to this building if you expect to have competent management and resolution to your issues and complaints. We pay well over $2k a month for our apartment but have faced the following issues: -Neighbor's dogs barking at all sorts of hours of the day and night. This is a very pet friendly building and as such they will are not very responsive to complaints of pets within the building. Even when you complain to management. It's fine to have pets but not at the inconvenience of your neighbors who also pay the same amount of rent to live in a peaceful space. It would be similar if I left my child at home to scream and wail at all hours without concern for those around me. -Dog poop being left in the hallway of our 15th floor corridor. We had to call multiple times to have it cleaned up. What luxury building finds this acceptable? -Treadmills in the gym are often broken..do not ever expect the TV/controls to be operational either. What is the point of paying extra rent for a gym that doesn't even fit your basic needs?! You complain to management to address or fix the treadmills - their way of resolving them is to leave a note on the treadmill stating the tv does not work. Thanks for stating the obvious. -Front desk staff is variable at best - only 2 of the front desk people seem to care about their job and want to provide real customer service. The others look so unhappy or are too busy watching tv / texting on their cell phones to notice their tenants. Way to make your tenants feel safe and secure. I could go on but you get the idea. This is not a luxury building and you definitely do not get what you pay for here. We cannot wait to move out. . read more

Always responsive to maintenance issues. Lived here for about 6 months now, and had a few minor issues (nothing major at all). Amenities are great, but I don't use them much (though I should hit the gym more!) Doormen are all fantastic, not a bad one in the bunch. The only drawback that I can see (not enough to drop a star, maybe it's like 4.9 because of this) is that they don't allow food deliveries to come up to the apartment. If you are looking for a home away from home, this is the building you want to live in. Residents are respectful to each other. The management regularly sends out social events invites, discounts from neighboring restaurants, and fitness classes etc. The building holds monthly social events for adults and for kids, including wine tasting, cooking classes, flower arrangement, kids story time and art workshop......and it's all free. Whenever there is an issue with Jersey City water or power shortage situation affecting the suburb as a whole, our management always keeps us in the loop, giving us timely updates and sending out reminders for extreme weather conditions. The front desk staff take pride in their work and uphold the highest standard. We have lived here for more than 5 years, and have nothing but positive interaction with the cleaning, maintenance, management, and the front desk. A story to share: Once my toddler had gone into the elevator by himself and accidentally pressed the door close button before I could get into the elevator with him. I was really worried that my son would just walk out of the building onto the street on his own. As soon as one of the front desk staff - Denisio saw from the surveillance monitor that my boy got into the elevator without being accompanied by an adult, Denisio immediately noted something was not right. He approached my son when he came out from the elevator in the lobby, seated him down, and kindly comforted him in a calm manner before I got down to the lobby. Every staff I have met here at 225 Grand is courteous, reliable, and responsible. We had to leave because of our job situation, but I will surely miss this place. read more

This review is long overdue. I moved out two yrs ago. The other reviews are spot on. Although I wouldn't say the place is a dump, your patience will invariably be tested for what you pay. So brace yourself. It's basically a place where management doesn't do anything other than take your money. They also take forever to fix stuff and their attitude is horrible. Yes, I'm talking about Amber and particularly Jean. Jean is the worst. Way too much ego and way to much bravado. Tone that crap down bro! It's completely unnecessary. Hurricane Sandy was the worst. Managment did nothing for their tenants. But that's when the light bulb went off as the wife and I went looking at other apartments and discovered other property mangers brought in food, generators, water, etc. They basically tried to make a crappy situation better. Anyway, my lease was up and 225 Grand wanted to crank up my rent. My wife was smart enough to say enough is enough. Well, she had a lot more to say than that. But you get the picture. So we bounced and moved. At least I got my full deposit back. That was a pleasant upside. So to say the least, think twice about renting from this place. If you can deal with BS, pay your rent on time, you'll survive. That's why I gave it only two stars. But if you want management to manage particularly when your rent pays their salaries, then don't hold your breath. They are inept. read more

We have been living at 225 Grand for about nine months now and I have to say I truly enjoy it here. We are coming from Manhattan and the rent is very reasonable in comparison. The area is fun and lively, yet peaceful when you need a break from the New York chaos. We live in a one bedroom that is spacious for the two of us and the amenities are more than what we can ask for from a rental. The building is only a few years old so everything is fairly new. We truly did our due diligence when shopping for a home in the Hudson county area and 225 was a perfect fit for us. We reviewed the lease carefully and it was no different than any other. Our electric bill has also been reasonable depending on the season. Having a background in design, I truly appreciate what the architects have done with the layout. The lobby is gorgeous, very welcoming, and the staff greets us everyday. The front desk takes care of all deliveries, which is a huge help in itself. In the unit we have a washer/dryer, walk in closet, GE appliances, and Koehler fixtures. The building also offers a gym, pool, and a community space which can be reserved for hosting private events. There is also an attached parking garage, which extremely convenient for us. The building is overall very clean. I see the cleaning crew everyday when I leave for work and they truly take care of the building. It's unfortunately to read the issues that some of the other tenants have experienced, but we (fortunately) have not had any troubles. Our neighbors are generally quiet and courteous. I do have to mention there is a firehouse and hospital very close to the building. There are sirens that sound from time to time and I could see that being an inconvenience for families with small children. There are schools near by as well. The Paulous Hook area, where the building is located, is beautiful. It's quiet and just a few blocks over are many dining and shopping options, as well as the Path subway station. The convenience of traveling to New York has always been important to us. It's a pleasure to come home everyday. read more

Had lived in this building for over a year, however the courtesy shown by the concierge is at best pathetic. One of my friends had to wait for me being late with his daughter and the concierge didn't even allowed them to use the restroom. Also the other problems with the building is if things are broken it takes a long time to get fixed and repeated emails don't get answered. read more

Had a really bad experience at the leasing office of this building. The leasing officer was not at all patient to me. I've visited most leasing office in JC these years. This is the worst experience... We made a appointment few days ago for grove pointe, also managed by this leasing office, and was confirmed by a lady from their office. But when I visit today the leasing officer only showed me apts in this building. But refused to show me the other building and was told I need to make a new appointment! Also he did not show me any amenity in the building. After see the apartment he gave me some document and just let me out. This building looks new from outside but not new from inside. Maybe they will do some cleaning before rent it. To me this is a total waste of time to visit. read more

Where should I begin. First off they should rename this building to 225 Grand HOTEL. The building rents out furnished apartments to random people for short term rentals, could be a day, a week, a month. And these people are granted access to the amenities. So that secure doorman building you thought you paid a premium to live in is basically a hotel where people come and go as they please. And since these people are most times on vacation, expect them to take up the majority of the chairs at the pool, everyday, all day. Secondly, some of the tenants (not all) see no problem with letting their dog bark for hours on end or letting their children play in the hallways. Children running up and down the halls playing for hours at a time. I complained to the management office 3 times about the dog barking and NOTHING was done. I asked the mother to stop letting her children play in the hallways right in front of my door and I was basically told that she paid more than me for her apartment and therefore she can do whatever she wants. Lovely. Thirdly, expect your apartment/clothes/furniture to smell like whatever your neighbors are cooking. Last but certainly not least. The management office is an absolute JOKE. I've never dealt with such rude individuals in my entire life (mainly speaking about the KRE group employees). You'd never know you actually paid $ to them to live there because they treat you like garbage. The regular doormen/women are very pleasant and know you by name. The "rotating/floater" doormen are lucky to even glance up when you come in. Really makes you believe all those random renters I mentioned above are being ID'ed every time they enter the building. Now for the basics. The amenities are decent. Except for the pool that has about 12 lounge chairs and only half the deck actually gets sun and is surrounded by a cement wall. No view whatsoever. Apartment size is decent. Very cookie cutter but that's to be expected. Thin walls but again that's what you're going to get in these apt buildings in JC that they throw up in no time. I lived in an applied management building prior to this and never once had an issue. Never heard (or smelled) my neighbors. Never heard a dog constantly barking. NEVER had an issue of this hoteling that's going on here. Just do yourself a favor, and don't rent from these clowns. read more

I have had the pleasure of residing at 225 Grand for 4 years and I have had a wonderful, safe and peaceful stay here. It definitely is one of the more budget amenity buildings in the locality, at least by our experience. The building is a KRE facility and hence rent payment, lease application and maintenance requests all can be done online. The building management is very accommodating and cooperating. They really work to make your life easy. The apartments are well planned and we did not have any complaints. Highly recommended! read more

225 Grand has been a GREAT building to live in -- kept in good condition -- quick response when anything needs attention -- big shout out and 5 stars for Fran in the management office; all the guys at the Concierge Desk and all Maintenance people -- all quick to help. Monthly gatherings hosted by the building give the opportunity to meet other tenants. To make it an even more inviting building, I would only suggest adding a Golf Simulator. read more

My wife and I lived in this building for 18 months and we would tell anyone to stay far far away. First, before you sign the lease, read it very very carefully. There are many provisions in the lease that only favor the buildings owners. One example we recenly discovered was if you choose to not let the leasing company show your apartment, they can hold you liable for the rent past the lease date. Also, god forbid you should need to leave your lease early, be prepared to open your wallet - wide. They will hit you with at least 2 to 3 months of rent, even if you provide a replacement tenant. Also, one thing they don't tell you when they advertise the rents is there will be an "extra" mandatory fee to use the facilities. This basically amounted to an extra $500 to our lease. How this isn't a form of bait and switch, I'm still not sure. Next, the building is so poorly insulated that should you choose a lower floor apartment, like 310, be prepared to pay over $400 a month in heating bills. We could litterly feel frigid air come in through the walls and floor. During the winter all our heat escaped in to the hall - which they routinely left unheated. On the same topic, this "brand new" building chose electric wall heaters and ac units, which couldn't be any less efficient. We regularly had to run multiple units to keep our apartment warm or cool and even needed a space heater in the winter too. One of the biggest jokes in the building is the pool. The architects decided to lay out the building in such a way that the pool only gets a few hours of direct sunlight. Also, the building has so many rules about the pool, it almost makes it unfun. Don't forget your pool passes and sign in when you get there. Now here is a gripe specific to our apartment, which they "forgot" to mention to us - our apartment (310) was right over the garage and generator. Every Monday for almost an hour, our entire apartment would vibrate. I work from home and would actually have to schedule meetings around the vibrating generator because it was so loud. Combine that with the inscesnt noise of the garage door opening and closing, it got old fast. If I could give the building and management no stars, I would have. We are so happy to finally be out of that building. P.s. Did I mention the pet tax? Should you want a pet there, there isn't an extra deposit, they straight up add $50 a month for your pet. As I said at the top, read your lease very carefully before you sign it. I don't know what kind of deals they are offering these days, but there are better buildings in Jersey City. If we had to do it again, we would definitely not have lived there. read more

Cheap, run-down Kushner Real Estate housing. Property manager is unhelpful and borderline hostile. Front desk crew gets mixed reviews, but overall they're good dudes. Though one of my packages mysteriously disappeared. Lots of aggressive panhandling outside due to the nearby light rail. There is no sun on the dirty pool, and the gym is so tiny that you can't use the full range of motion of all of the machines. Heating/cooling units are LOUD. It's dirty. The lighting in the hallways is way, way too bright. It's actually kind of funny. We rented here because we were desperate. Upsides are location I guess and it looks nice at first glance. read more

This building USED to be great; however, in the past 12 months it's gone significantly down hill. The individual floors are not well maintained and tenants are allowed to continue to violate stated rules; leaving things in the hallway, clogging the trash, allowing their children to run the halls. Now let's talk about the smell.....the doors are not made to size and not well sealed, the AC/heating unit pull odors in from other units so you are OFTEN subjected to the cooking and personal smells of your neighbors. I've complained many times about the horrible and offensive smells on my floor and intruding into my apartment, nothing has been done. My apartment often stinks because of my neighbors, to the point where I've had guests mention it. Recently I've noticed a large number of people with huge suitcases picking up tickets at the front desk. I came to find out that they are renting open apartments as long term stay "hotels". Unacceptable!!! I moved into a residential building not a hotel!! The front desk staff is hit or miss; some are wonderful, helpful and friendly while others wouldn't look up from their phones if the building was on fire. For what they charge to live here, plus an additional ridiculous fee to park a car you can go anywhere in JC. There's nothing at all special about this building anymore and it's not even close to being worth the exorbitant cost. read more

I moved into 225 in September. Overall I'm very pleased with the building. It's clean and the staff is friendly & helpful (especially the concierge). The building is very quiet - I hardly ever see anyone in the halls. I feel safe living here and walking around the neighborhood. My apartment looks over Grand St, which can be a little loud with the windows open. The gym is in the building is decent and there is a common room with TV and wifi that is comfortable. read more

I moved in here 6 months back. 1. Professional Leasing Officers - The leasing officers at 225 grand are really nice to talk to. They patiently showed us various apartments and were considerate about our budget. I would say they were good at their job and hence, impressed us to sign a two year lease with good deals. 2. No hole in pocket: After moving in here, another benefit came in terms of electricity bill. Previously ( before moving to grand), we used to pay around $100 dollars for utilities, which included gas, electricity, water. Our overall utility fee at grand is only for the electricity and that too never crossed $50 mark. 3. Nice hardwood floor. While looking for apartments, we visited many of them. 225 Grand had one of the best hardwood floor 4. Hassle-free shifting. 5. Quick response of maintenance calls. I still keep it for 4 stars because of the following points: - The carpet was not in good state when we moved in. Though after raising request, it was replaced with a new one. - Yes, as other reviewers have mentioned... pool heating is an issue they should look into. read more

I've been living at 225 Grand for nearly 5 years (Manhattan transplant) and I've never encountered any of the issues a lot of these reviewers are complaining about. My experiences with the building and staff are completely different. The few maintenance issues I've had have been dealt with promptly and efficiently. The front desk staff have never been anything but friendly and helpful. I looked at other buildings in the area before choosing 225 and I found the staff and general atmosphere at the other places inferior to my 225 experience. My apartment is very quiet even though I live on the Grand St. side and traffic there can be heavy and I very rarely hear my neighbors. The quiet is so refreshing coming from the Manhattan chaos, noise, 24-7 honking cars, loud neighbors, etc. I find that maintenance keeps the building in very good shape. The halls are clean and the lobby is quite nice. It's unfortunate to read the issues that some of the other tenants have experienced but I've never had any troubles. The landscaping on the north and west side of the building looks great but 2 dead trees that had to be removed should be replaced at some point. When Superstorm Sandy hit management was quite helpful in finding another unit and helping to move me to another unit while repairs were being done (the first floor flooded). Others have complained about this but with a storm of this nature and size they had a lot to handle and I think it was done admirably. I've lived here for about a month now and I must say things are going really well. After relocating from SF, I had to find housing quickly. I was attracted to the Paulus Hook area, mainly because of it's proximity to Liberty State Park and the Path train. Vantage was too expensive and I didn't like the fixtures in 18 Park. I then looked at the Liberty Housing units but their leasing agents were ridiculous to say the least. Out of a last ditch effort, I came across 225 Grand and it checked all the boxes. A true 1 bed at a somewhat affordable price, with parking and a decent gym. I kicked off the application process and a week later, was moved in. I really appreciate the expediency in Leasing AND the awesome work that Fran does in Management to make you feel settled. Also, I've had about 3 maintenance requests now and everything gets fixed by the next business day. I'm happy about my decision to settle here. read more

Most amazing building in the area. My wife and I lived here for 3 years and have always looked forward to coming home. The house staff is exceptional. Often easy to forget it's a large building because of how friendly everyone is. Concierge service is 5 Star. Only issue I've ever had was microwave malfunctioned and was literally replaced in one hour. Location couldn't be better, near every transportation and every type of restaurant. I have many friends who live in similar luxury buildings in the area and we've never experienced the problems they've had, such as broken appliances taking weeks for replacement, frequent lost packages, etc. The staff here has been the same people since we first moved and that's probably a big reason why it's so smoothly run. We moved in to 225 Grand about 2 months ago and have had a great experience so far. The building is always clean and the front desk staff are always helpful. Our apartment is spacious with great views of lower Manhattan from both the living room and bedroom. We love Jersey City and our proximity to both the Paulus Hook and Grove St. neighborhoods. In addition, the building's close proximity to the marina and waterfront allow for some great weekend walks. With a washer-dryer and dishwasher included as well as low utility bills we couldn't ask for much more. read more

abosltuely horrendous building! management couldn't care less about the tenants- once they get you in the treat you like garbage. i leased an apartment that wasn't ready and wasnt looked over before i moved in. it was unlivable, but not only did they not care about it, when i complained, they did next to nothing. it never got better from there. i would NEVER suggest this building to anybody, and would highly suggest looking elsewhere and never leasing a building that is managed by the KRE Group. read more
