We have lived in Park and Garden for several years. We have had a very positive experience until recently. In December, our lease renewal was issued. First, the renewal was 15 days late. We never received the renewal notice until a member of the management office "checked in" to see if we had made a decision. For a 12 month lease, we were offered a 45% increase. Eventually, we negotiated to an 18% increase for 15 months. This was about 13% higher than any renewal we had received prior. Since then, our neighbors have received renewal offers of 30% which the city assisted in negotiating down to 15% (2.5 times the CPI most reasonable renewals are compared against). The pool is great, the gym is fine, but nothing is worth the expense of living in a constant state of disappointment. read more

If you're planning to stay for longer than your lease period, you're going to get screwed. During the pandemic all leading prices have been going down in Hoboken, despite this, we where offered the same rate if we signed a new 18 month lease. Even when confronted that there where available apartments bigger and cheaper than ours on their website, we where only offered one month concession. Upon terminating our lease we saw that our apartment was on the website $600 cheaper for a 18 month lease??! read more

I was "in the house" for a Yelp Event but was still provided with the most hospitality the moment I arrived. Off the beaten path, Park+Garden is a hidden gym (there's even a school attached, you can't be any more convenient than that). This sustainable residence boasts sunlight from every corner as well as a backpack of amenities including a pool and community room that can be reserved for private parties. Though many of the residents don't have cars (you don't need one in the Hoboken area due to the reliability of public transportation) Park+Garden has a parking garage. The apartments , 2 & 3, are intimate and inviting. The airiness is apparent in the floor plans. A party of 8 explored comfortably in the model. Ever feel the floors breathing? You will here. The bamboo flooring brings the outdoor environment into your living space for responsible cohabitation! Too rich for my blood, the 2 bedroom starts at $3700 but you get the first month free. With a roommate and the fact that you won't need to pay a car note and your energy costs are low here, you'd do just fine... trust me! read more

Park + Garden - Covered pool - Apartments Near Me - Hoboken, New Jersey

Leasing staff never told us $700 of amenity fee we paid counts as a non-refundable holding fee, and this is in addition to the $100 application fee per person. They refused to return this money when we decided not to go through with leasing there, so we lost $900 to them without leasing there. We asked to talk to the manager about this, and were told they were busy on a call and would make sure to reach out to us by later that day. It's been more than two weeks, and they never reached out. Initially we liked an apartment, and tried making an online application. The online application wouldn't let us get to the submission page. They said there was some technical problem, so they submitted the application for us. Since we could not make the payment for application fees online, they asked us to bring bank certified checks for the following: $1000 security deposit, $700 amenity fee, $200 for the application. Since they asked for all three, I assumed only the $200 would be a loss if there were any issues, and they would have to return the rest. They never in conversation or emails let us know that the amenity fee is non-refundable, though we are not using their amenities. I don't believe they made a huge loss in putting the apartment back on the market, since we let them know promptly after the first one or two days (they took a day to send us the lease after we applied, and we let them know of our concerns the day after we received the lease), and their apartments listed around that time are still on the market weeks later. The reason we did not go through with leasing there is partly because of their lease, and partly because of their attitude towards refunding the amenity fee - I did not want to end up in a place that could make people feel cheated from the start. Their lease was 87 pages in pdf, at least 50 of which are actual clauses and not just informational. There were some addendums there for things I had never seen in other places where I had leased before, including consent for them to use videos or photographs of tenants at their discretion. They explained this is because of public events, and that if I don't attend events I should be fine, but I did not understand why I absolutely had to consent to this in order to lease the apartment. They had other rules limiting the stay of guests to 14 days per year, and even that guests could not be anywhere in the property area without being accompanied by tenants. Unfortunately, the corner units have a logistical issue that makes the water take 25 minutes to get to temperature in the winter (never gets fully hot). We tried addressing this with management last year but they gave up and said there was nothing they could do. A year later and another winter, same story again. read more

Park & Garden is the best place to live in Hoboken. The great amenities (pool, gym, roof deck, and monthly events) give you lots of options for activities! My girlfriend and I just signed a lease and we couldn't be happier to be moving to P&G. We toured every 2 bedroom apartment in northern Hoboken and choosing P&G was easy. We worked with Maddy, and I couldn't have been more impressed or happy with her responsiveness and professionalism. Other buildings and their agents would take days to respond to emails/calls - and when they did respond, they didn't answer half of our questions. Park and Garden is my first apartment after graduating college and moving to the new york/ jersey area. I can honestly say living here has been the best experience and I highly doubt I could find a luxury building that is as professional and as comfortable as P&G. The only problem is the rent, which unfortunately rose to a number I can no longer afford as a single person only one year out of college, and so I regrettably have to leave. (Most apartments here are occupied by families of two or more--I don't believe I have seen any other residents under 30 here besides myself, though I easily made friends because all the neighbors are extremely nice and P&G routinely offers free events for residents like "Raging Cajun food" night with free wine by the pool) But before I go I can't help but to recommend this stellar building to others, and hope that I can return sometime in the future. The apartment always makes my guests gasp in awe at how gorgeous it is, with tall ceilings and enormous windows that cover most of the wall. Everyone loves the spectacular view of the Hudson and NYC, and I will miss it dearly when I leave. The walls are virtually sound proof, and it's insulated extremely well, my electric bill is under $20 per month even in the winter! The appliances are beautiful, and all brand new stainless steel. I've never had a problem with them breaking and the fridge freezer combo with filtered water was a nice plus. The sink is HUGE and the dishwasher does a great job. The washer dryer combo is really convenient and the area is big enough to store my wireless vacuum cleaner and swifter and a couple other things (lack of storage is NOT an issue here at all every corner has another place to put your items). One thing though is that the dryer has an auto-off feature that senses when your close are "dry" and stops drying them so you might have to run it a couple times. Maintenance helped me with this issue so if yours does the same thing that's probably what it is. Again, not a big deal but something to keep in mind. The shower/tub is big and has a powerful stream, the toilets have eco flush, and the toilet paper holders are vertical--strange fact, but one of my favorite things about the building that makes it unique. The floors are amazing bamboo and clean easily, but also scratch easily so be careful moving furniture. The built in lights are gorgeous, not fluorescent and scary like some other bulldings-- I just brought a lamp to light the second half of my bedroom, you don't really need much more than that. I had to call in my own cable and internet people, (I used optimum which works very well) which wasn't too bad. However, for some reason, cellphone calls are dropped almost 80% of the time in this building, and the internet in the front lobby lags when ordering an uber. (Not too big a deal, but you might want to call an uber in your apartment, then make your way downstairs.) They have FREE STARBUCKS in the lobby so that was always a plus while waiting for an uber/the shuttle in the mornings. The staff here is A+, everyone from the manager to the cleaning people are super kind, will always say hello with a smile, and will try their best to answer questions and solve problems. I know all of the front desk staff, and will often stop by to chat with them about my day--when they aren't busy of course! The maintenance people are attentive, kind, and quick to solve problems. Management is extraordinarily attentive, they answer emails and calls and really try their best to help in any situation even when it comes to moving out. Though we have gone through two shuttle drivers in the past year they are both stellar, and I still say hello to the first driver when I see him around Hoboken (the staff is THAT friendly, they'll really feel like family.) The concierge package service is also amazing because it keeps packages locked up safe and emails you whenever you have mail. The pool isn't on the top floor but it's between the two towers so it feels like it's a roof top pool. There is a life guard on duty and it's always clean. The barbequeue area is gorgeous, and they have plenty of places to sit and chill out. They have two insanely large party rooms available to rent with ovens and huge tables and televisions. The bike storage room is accessible with your key fob (that's another thing I like--it's a magnetic fob rather than an insert key) and is huge. The gym is usually not packed, a bit small but it's well maintained and has personal trainers in there a lot. Wi-fi in there isn't that great, but they do have two flat screen TVs. Park and Garden is in one of the best neighborhoods, its super safe (I jog home from the Path in the summer), pet friendly (lots of residents have dogs), and it's within walking distance of several topnotch restaurants and shops. It's a couple feet away from CVS too. I wish I didn't have to leave it due to the raised rent but I highly recommend it for you and your family. read more

I have lived in a bozzuto managed property previously and they excel in every way. Ever since bozzuto took over management, Park and Garden has become an A+ building. They are respectful, responsive, caring and build a sense of community that is lacking in other developments. Highly recommend Park and Garden or any bozzuto property. Park+Garden is well managed with great amenities that we actually use. (Pool, gym, industrial-sized washer/dryer, food truck Wednesday's and other events). The building is in a great location, a few blocks from the river and close to restaurants and other services. The staff provides great service from the leasing office, to the front desk, to maintenance, to the garage. They go out of their way to meet our needs. read more
