I loved living @ The Social On Hovey, they were very convenient when it came to walking to school @ ISU and to the Uptown Train Station. The Staff was very helpful and easy to talk to and helped me ease my nerves when I was unsure of any issues and asked alot of questions as it was my first time living on my own. The only negative I would give THE SOCIAL on HOVEY would be, how long it took the Maintenance team to attend to our requests and fix our Washing Machine, as at one point we put in a request to fix it and it took more than 3 weeks to fix as they were attending other peoples needs. They kept blaiming my for continually putting in the reqests when it fact it was my roomate who i did not converse with. read more

Amenities are not up to date, they advertise cable during the tour (which they turned off because they couldn't afford it), the units are overpriced and there's something wrong in every room, they rape you with any charge imaginable every possible time they can, maintenance randomly shows up with no notice and invites themselves in, your car will get towed from the guest lot even if you have a guest pass, they constantly call you asking to leave good reviews (they clearly need them based on their 1.5 star rating), they could not care less about their residents, etc. I could go on, but honestly, just thinking about the edge makes me want to violently hang myself. read more

if I could give this place 0 stars I would. If you are looking to rent here PLEASE notice all the 1 star reviews and consider the following ISSUES you'll have. I moved in with a group of 20 people, we all signed elsewhere the next year. Look into Young America properties or even First Site properties!! 1. They will charge you for everything. You are given an electricity "allowance" per month, however you will be charged for overages. We had months in the summer where AC was off, every appliance unplugged and still had overages. You'll ask for their "energy consumption review" and a maintenance man will tell you they're unsure why you apartment is being charged overages. Random inspections - $5 per light bulb that's burned out. 2. The place is a disaster. The hallways are gross. People throw up, urinate and leave their apartments trash bags in hallways and stairwells. 3. Upon move out they will charge you bogus fees for damages that are normal wear and tear on your apartment. I suggest you write every little noticeable scuff, mark, dust on your move in sheet. 4. The office personal are clueless. They try to use legal terms like "the fair housing act" as excuses for everything. like why they can't put security cameras up, why you can't have a different move in day etc. look up the act, not at all close to the meaning of it. This place looks great on paper or on the tour but is absolutely BRUTAL when you live there. Don't do it. There's a reason their rent has dropped hundreds of dollars over the past 3 years. This is my advise to all college aged people looking to live off campus in an apartment nearby. DO NOT LIVE AT THE EDGE on HOVEY! THEY WILL SCAM YOU! The edge seems like they offer a great deal, but trust me they do not. You will not live in the model apartment, no where near it. You will pay $30 extra a month for utility overages. You can keep the heat low and freeze over the winter or keep it high and still freeze because it wont heat up your apartment at all. And you can keep the AC low or high, but then you risk passing out from a heat stroke like I did last summer. The staff do not care about your personal matters at all. Especially in regards to SERIOUS roommate issues. I moved out of the apartment one week before the move out date. I cleaned my room and made it cleaner than what it ever could have been when I moved into it. I am still left with over $100 of cleaning and damage fees that are not even existent. To add to that, am being charged a cleaning fee for something I was not involved with, and they did not even clean before moving new tenets into the apartment. I looked at several reviews before signing a lease here and was skeptical but went for it anyways because it seemed cheap and you hear bad things about all leasing companies in the area. But trust me, the Edge is the worst of them all and I can confirm that as I have lived with other companies in the area as well. The only really nice room is the "show room". 3rd floor west facing apartment never got below 75 degrees during the summer. Overage charges every month. Balcony apartment "on courtyard" is a joke. When we moved our dtr in, they tried to tell us the grease streaked cupboards, multiple nail clippings on floor, and clumps of hair on couch was "world class clean". I had to push to speak to a manager, then push her to be shown different apartments. 2 of the 4 roommates moved out in May, 2 stayed with renewed leases... we got charged for an uncleaned stove???? If I could give this place zero stars I would. Living here was absolutely horrendous. When I first moved in, my entire apartment was filthy, couch cushions ripped, bathroom dusty and grimy, floors and cabinets broken, cracks in the walls and ceiling -- which once I moved out, they charged me almost $250 for those exact damages that I didn't even cause!!! Horrible people. And every month I was charged with electricity overages that when I asked for itemized lists of my overages they said they could not give me that, causing me to continue to collect overage charges. I also had multiple racist micro aggression encounters with their office staff, making me feel unwelcome and unsafe in a place I was living in. Every encounter I had with their office staff was rude, unwelcoming and judge mental. Never listening to my complaints because I was just a young, brown girl, not listening until I called my father to talk to them. Their facilities also were seriously lacking. Their gym never was clean, their printer never worked, along with facilities in the apartment as well. Our dryer never dried our clothes and when we asked for it to be checked or replaced they told us nothing was wrong with it. Their parking garage was falling apart, concrete broken everywhere, with thick sheets of ice everywhere in the winter, including the concrete staircase, causing many residents to slip and fall often, hurting themselves. The garbage was always overflowing into the parking lot, next to my building, causing a rancid smell every time I left my apartment. There are plenty of other things I could say about this place. I would not recommend living here, they simply take advantage of young college students who already have so much on their plates they don't have the energy to constantly fight back. read more

This might be the worst place to live on campus. If you can't find anywhere else to live you would probably be better off just commuting to school. I would highly suggest carefully reading the reviews before making a final decision. The show room they take you to or the pictures you see online are nothing what you should expect. Of course they are gunna make the pictures and the show room look perfect but the actual rooms are not kept up the same way. Upon arriving to my apartment for the first time I found the couch in the living room had a huge rip in it, which the edge thought it would be acceptable to just cover it up with duck tape. Also be aware that the building you are shown for the first time seems nice and is painted with inviting white walls but it may not what you are living in. Instead you may be in a building with dated brown walls that are the opposite of inviting. The appliance and decor in the apartments are of very low quality and when something breaks you will be charged almost double of what the price should be. For one light bulb we were each charged $4. Although I'm sure this is in the contract this is something that is easily overlooked and is something you should really look into. They will find anyway to get money out of you. Safety is another problem. There are no cameras anywhere. Not in the elevators not in the parking garage and not in the hallways. Only the game room and the computer room. I've personally had people come over who have felt unsafe to walk to and through my apartment building. People who live here pay way to much and the apartment building are disgusting. There is almost always trash in the elevators and I can recall a time where there was throw up in the elevator for over several weeks. Residents let there dogs devacate in the stairwells and around the perimeter of the complex but it seems that nothing is being done to prevent it. The outside stairwells are even worse and are still cluttered with garbage and leaves that have been there for multiple seasons. Everyday there is some sort of garbage cluttered outside around the complex and it is honestly embarrassing when I have people come over. Now I know some of these things are not the edge fault but maybe they could stop spending money on social events that barely anybody goes to or cares about and spend the money on security and cleaning companies that can improve the way people view the edge. The edge has continued to drop their rates since October and is actually at an all time low due to the lack of interest... I think that says a lot about the facility. read more

WARNING be prepared to get charged a lot when you move out. Take pictures of everything when you move in and time stamp everything. I was charged with cat claw marks on a couch that was there when I moved in (i don't own a cat)...the bathroom was not cleaned at all when I moved in. Floor was dusty and the tub was not cleaned. There were paint chips everywhere that were there and was charged for when I moved out. My boyfriends car got hit in the guest parking lot and they couldn't find who hit them even though there are cameras there...my car got egged along with 10 other people and no one there called the police and of course no video footage of the incident which makes me suspicious that they even have working cameras. The stairwells in the building smell and looked like it had not been cleaned all year. The only thing good about this place was the maintenance people and the front desk people. read more

Really wish Yelp offered zero stars, because that is what The Edge deserves. Let me start with the tour day, we were told that the date of our tour was the last day to "Sign for a Dollar." What a good deal right?! Until a friend of mine got the same deal TWO WEEKS LATER.. Last day right? Now lets fastforward onto living there and moving out. We continuously got overcharged for utilities and it was the same exact same amount every month, coincidence we were "Over-using" our utilities at the exact same rate each month? I think not. My ceiling ended up leaking and took WEEKS to get fixed by their maintence team. And on top of that, guess who had to pay for the paint damage because of this? You guessed it, me. Finally, they fined my roommates and I over $1,500 cummitively for cleaning our apartment once we moved out! $1500!!!!!! Not only did we clean our apartment, but shit, we couldve gotten a cleaning service for under one hundred dollars! Absoluetly disgusting acts continuously shown from this organization throughout the whole year, and they truly reflected their character once we recieved our final move out fines. The Edge on Hovey deserves zero stars. In my 40 plus years of dealing with renting apartments I have never seen such blatant disregard for their tenants. They do not give a damn about anyone living there - they only want your money. First week my son lived there his car was stolen from their parking deck - no security on staff to manage it - very few cameras, etc. They were no help to us whatsoever. They only tell you that they are not liable for anything in their deck. They know homeless people, etc wander through the deck - yet they do nothing. The apartments are cheaply made, old, disgusting. The hallways are filthy, holes in the walls, elevator has a 8 in hole in one of the walls - been that way for months. You could get high walking into the hallways. But the best part is when you move out. You receive a bill 30 days later with pictures of "violations". The pictures show an apartment number and a whiteboard with a date. These are supposedly from your apartment. I have been charged almost 600 dollars after spending 8 hours cleaning this pathetic apartment. Take my advice - DO NOT RENT FROM THE EDGE! Read the reviews on Yelp! Tenants have been complaining about this place for 5 years - same issues - disgusting place, overcharging tenants. They should not be allowed to stay in business. read more

I lived in The Edge Apartment for 2 years and although it was an amazing home away from home, I grew to have a terrible experience that to this day I will go out of my way to advocate that no one should live at The Edge. The first year everything was perfect and it wasn't until after I signed my lease for the second year (convenient) that things started going poorly. We were promised from the very beginning to have out carpets re-done to get wood floor like every other apartment room in our complex (of which we were paying the exactly same price for an un-renovated apartment), but we soon found out that the person who made this promise was no longer with the company. The amount of management changes throughout the time that I lived there was excessive, but no matter the changes there was never an improvement. We also saw many other problems in both our apartment and others throughout the time we lived there. Due to water problems in our building, we had to live with a giant hole in our kitchen ceiling for months. Our roommate had a waterfall of run-off rain pouring out of her vents (and we were on the 3rd floor, there are 4 floors in total...) when snow began melting on our roofs. (She was then later charged for this mold problem and stains that this caused on her carpet.) Our neighbors above us had their washing machine overflow while they were in class due to a machine malfunction and their entire apartment was flooded and electronics/belongings were ruined. The final/real problem occurred when moving out. The only day available for management to do a run-through of the apartment to dispute damages was on the day of my graduation, which was obviously un-manageable. We cleaned the apartment top to bottom making sure to over-clean in areas that they highlighted as "commonly missed". After moving out, we were severely overcharged for things that were made spotless before leaving (I took pictures) and were even charged for things that were already broken when we moved in. Luckily we'd kept our copies of the Move-In Damages we took note of, because the Management in the office conveniently lost their copies (when it's their job to keep these). The process of disputing these charges was long and required me to follow up via email and phone calls at LEAST 3-5 times within each attempt at communication. By the time I got my chance to actually speak with a member of management, he was rude and cocky and lied about the cleanliness of the apartment. Luckily I was able to get most of my charges disputed, but that's besides the point. When living away at college you're supposed to feel like you're at home and that you are safe and feeling taken care of. Despite the countless attempts to fix management, the problems carried over through each transition. The maintenance staff was wonderful and polite and respectful, but the overall management was terrible. Amenities that were promised were often under-served (for example, we were promised high security in our buildings and there were locks that were not fixed for ENTIRE SEMESTERS). The Edge does not care about their residents whatsoever and if I were to go back and do things differently I would have rather slept in my car than to live in The Edge again. It's not worth the high price (of both rent and shady business dealings) to live there. read more

To give you an example first semester there was one Roomate that didn't stay at home or was somewhere else other than the apartment. One person went over all 4 of our combined electric that is given by the edge that they said we would never go over. We lived in the dark and still was over charged. It's a scam. Customer service is awful and the only person helpful in the office was a college student Bianca. They never admit anything is their fault. At the end of the year I was charged a month after move out $300 for things like painting walls ($100-which every apartment does any way and there were small spots and things that can be rubbed away) carpet spotting($60 for the smallest mark), blind replacement($45- blinds are so cheap that if the dollar store sold blinds they would be sold there), and deodorizing the room($60- the use ozone that's cheap and which friends had told me how good my room smelt and they have no evidence that it smelt bad). Other small charges were given as well. They don't care about their residents and just want to make more money because they can take advantage of college students. Tried to dispute charges and gave nothing at all back. Do not live here! I made the mistake of living here and their amenities aren't great either. The Edge is a classic case of if it's too good to be true it probably is. Please do not be fooled by the Model unit you are shown from the flooring in the bathroom to the lack of a microwave there are plenty of leasing offices that do not try this hard to pull the wool over your eyes. Then comes the headaches of actually living there if you get caught up in the smoke and mirrors like I did. Upon moving in, when we were assessing the damages after waiting approx. 30 days for the rooms to be "cleaned", I find a marijuana bowl in my bathroom closet upon moving in. This is not only unsanitary but also proof that they did not clean before allowing me to move in. Which make the ludacris charges I'm being held responsible for even more ridiculous. From the time I moved in there was constant pounding on the ceiling coming from the unit upstairs so much so it would keep me up at night. At the time I was a student teacher and needed my sleep to be my best for my students and after countless conversations in person and over the phone with management I was never provided this basic courtesy. All that happened was constant empty threats of written "warnings" to stop the noise which never happened. Then come the move out picture scams. There are a bunch of closely zoomed in pictures that provide no proof they are even from your room. You are allowed to "appeal" but even after putting in the work of providing proof they still skim off the bare minimum regardless of the validity of the claim. My person example is, there were two charges in particular that were completely outrageous although all could not be proven to be me at fault. Those were the patio blinds and the tv remote. In my appeal I wrote that me nor any of my roommates ever used the patio so it would be impossible to be responsible for damage to blinds we never opened. My roommate called regarding this and was again met with terribly rude customer service and told the charge would remain. Second, the tv remote for sure was left in the living room of our unit, and was charged $30 because they didn't "have a remote" and even when provided proof the charge once again remains. I'm beyond dissatisfied with not only the condition of the apartment upon move in but certainly the price gouging of charges upon move out. read more

I would recommend living anywhere but The Edge. They are the most unprofessional and sneaky company out there. If you run your heat or air conditioning, you will go over on your utility bill because of the very small allowance built into the already over priced rent. My apartment went over the utility allowance over winter break when no one was living there, everything was unplugged, and the heat was set to the lowest setting of 60 degrees so the pipes wouldn't freeze. When I asked the staff about why we went over, they just replied it was a cold winter. They will find every reason to charge you during their "quarterly inspections". If you ask the staff any questions they are clueless and no help. They may not charge a security deposit but they will charge an overwhelmingly high amount when you move out. The apartments look nice, but are cheaply made in every aspect. Everything breaks and the walls/ceilings are paper thin. The free printing would be nicer if the printer wasn't broken almost every month. The new gym is nice but even though part of the rent is for having the 24/7 gym access, I was charged the same amount for the 2 months that it was completely closed down. The only reason I would give them even one star is because the maintenance staff is nice and gets the job done fast and well. One of the main reasons that they have so many positive reviews is because they give you free stuff if you review them. So if you want to pay a ridiculous amount of money every month that is more than your signed amount of rent, live at The Edge. I would never recommend it to anyone. read more

The management squeezes you for every dollar you have- then after that they squeeze you for every dime that you have. The staff is extremely rude and they have no respect for privacy. Management enters your apparent with no warning and will even rifle through your stuff- including my underwear drawer (I could be being paranoid but it seemed like some of my panties were missing). They never returned my (or any of my roomates' security deposits) even though we did absolutely no damage to the place whatsoever! We even cleaned the place very well before we left. It is way overpriced and they came up with nonsensical fees to make as much money off us as possible. The place has a serious management problem and the building is in horrible shape (the roof leaks and the walls are being paper paper thin are jut some examples of this). I regret living here... They do not repair or clean the units before a new tenant moves in.
