A special thanks to Adryanna, our leasing manager, as well as Aiden and Karen, who were incredibly helpful every step of the way. They were professional, kind, and genuinely caring throughout the entire leasing process, making sure everything was taken care of before and after our move. Their exceptional customer service made us feel welcomed from day one. Living here has exceeded our expectations. Every day feels like we're staying at a luxury resort. The property is always spotless, smells fresh and clean, and the amenities are truly exceptional. Everything is modern, beautifully maintained, and the gym is consistently clean and well-equipped. The entire staff, including the security guards, is warm, welcoming, and friendly. It's clear they truly care about the residents and take pride in creating a wonderful community. We've also been impressed by the maintenance team. I submitted a few maintenance requests, and they responded the very same day. They were efficient, respectful, and resolved everything quickly with a positive attitude. My family and I couldn't have chosen a better place to call home. We love the sense of security, the beautiful environment, and the outstanding level of service we receive every day. We are incredibly grateful to Adryana, Aiden, Karen, and the entire Hollywood Park Residences team for making this such a wonderful place to live. We highly recommend this community to anyone looking for a beautiful home with exceptional management and customer service. With Gratitude, Adele Yoder

You can hear everything, conversations, the upstairs neighbors walking, music, and other things. I'm lucky enough to have kind neighbors. I wish the landlords would invest a little more on properly sound proofing the walls, especially because it's close to a very busy street. The laundry room is super small. Only has 4 washers and 3 dryers. Also the app for the laundry is constantly charging people twice and getting a refund is hard. My bathtub was clogged with so much hair. I took delivery of pulling the hair out myself since I needed to fix the issue quickly. Also a lot of paint specks on the floor from what seems to be a quick paint job. The owners of this apartments did nothing to make sure the place was in top shape before someone moved in. This has been so disappointing because again I looked at other reviews and thought this was a good find. If you plan to rent here, try being on the second floor and please buy rugs for at least the bedroom out of courtesy for the down stairs neighbors since I don't think the landlords plan to invest in better insulation for the ceilings. The only thing redeeming this place are the neighbors who are so kind and the maintenance people are so efficient, helpful, and sweet. Hope this review has been helpful.

You like being talked down to by rude staff in passive aggressive emails sent weekly with updates no one even asked for. 5. You love sleeping to the sound of screams and children through paper thin walls. 6. You love having no guest parking for a "luxury" building. 7. At the time, there was no leasing agent on-site--only Junior, the maintenance tech, and Luke, the complex manager, who was off the clock. Since no one else was available, Junior kindly offered to show us around. We toured three different units: one with a smaller square footage, a medium-sized unit, and a 1 bed 1 bath layout that with 2 of it combined would be identical to a 2-bed, 2-bath with two walk-in closets. The vibes were amazing--the units were beautiful, modern, and spacious. At the end of our tour, we mentioned to Luke that we preferred a unit with two walk-in closets. He assured us he would follow up if one became available. We also discussed potential rent increases. I was particularly concerned about hikes once we became tenants, as they're common with large corporate-managed properties like Eastway. Luke reassured us that rent increases were typically minimal (0-2% based on the benchmark rent, rarely 4% but is possible) and even mentioned that, due to the fires, current pricing on vacant units would remain unchanged. We left feeling excited and reassured, thinking we had found our future home. The next day, Luke emailed us, encouraging us to apply. We responded, asking if we could secure the specific unit we wanted. Silence. A week later, with no response from Luke, I checked the website myself. Not only had one of the units we toured disappeared from availability, but the smallest unit's price had jumped by $400. This was extremely disappointing--especially considering they raised prices during a state emergency. Everything we had been told during our tour turned out to be false, and to this day, we never received a response from the apartment manager.

The apartment and amenities were nice, but the management experience overshadowed everything else. Gabriella was friendly and helpful. However, any question about our lease or payments was redirected to Joel, and getting a response from him was extremely difficult. He rarely answered emails or texts, and his explanation was that he manages many other properties. That shouldn't come at the expense of tenants. The worst of it was our security deposit. We moved out on August 14. California law requires the deposit, along with an itemized statement of any deductions, to be returned within 21 days. I had to reach out repeatedly just to get a reply. We were charged $250 for cleaning, and when I asked for an itemized breakdown, I was told only that $250 "isn't unreasonable." We never received an itemized statement of the exact breakdown of the cleaning. Once I cited the California rental code, Joel said the check had been mailed on August 21. The check my mother received, which had the same check number as the screenshot he sent, was dated September 9, past the 21-day deadline. Dealing with this was especially hard because my father had passed away, and my mother was left to handle it. Maintenance was also a problem. We submitted multiple requests about a leaking AC unit in our bathroom. We were told it was fixed, but it kept leaking brown water for our entire stay. The walls and floors are also very thin. Our downstairs neighbor would bang on the ceiling just because we were walking around normally. If you're considering The Roy, be aware that the building looks great, but communication and accountability from management were severely lacking in our experience.
