The staff at Hollywood Park Residence was a true pleasure to work with on my journey to find a new home in Los Angeles.

The laundry facilities have been improved this past year, all units have been or will be renovated this year. Anytime you have a work request for an issue it is handled almost immediately without causing your own schedule to be disrupted. Dog and cat friendly!! All my neighbors dogs are super nice to ours. Joyce is the best building manager we have had as renters, having lived in 3 states over 8 years and 8 moves, I am thankful to stay here. The area is very walkable, especially now with the Runway at Playa Vista just down the street! The traffic is not a big deal, we live in LA people!

You can hear everything, conversations, the upstairs neighbors walking, music, and other things. I'm lucky enough to have kind neighbors. I wish the landlords would invest a little more on properly sound proofing the walls, especially because it's close to a very busy street. The laundry room is super small. Only has 4 washers and 3 dryers. Also the app for the laundry is constantly charging people twice and getting a refund is hard. My bathtub was clogged with so much hair. I took delivery of pulling the hair out myself since I needed to fix the issue quickly. Also a lot of paint specks on the floor from what seems to be a quick paint job. The owners of this apartments did nothing to make sure the place was in top shape before someone moved in. This has been so disappointing because again I looked at other reviews and thought this was a good find. If you plan to rent here, try being on the second floor and please buy rugs for at least the bedroom out of courtesy for the down stairs neighbors since I don't think the landlords plan to invest in better insulation for the ceilings. The only thing redeeming this place are the neighbors who are so kind and the maintenance people are so efficient, helpful, and sweet. Hope this review has been helpful.

The modern design puts other outdated places to shame, as it had only opened in 2019 for rentals. The location is conveniently located near 2 grocery stores and a handful of restaurants. Plus they are building a new Target across the street! Pre-COVID the common room with a billiard table, gym, and rooftop lounge were great additions. Management would host a party with free food and drinks once a month. During COVID, they amped up their cleaning and I would hear them literally everyday vacuuming outside my door. There are amazon lockers on the first floor garage that make it easy for you to grab your packages without being worried that a neighbor may take it. Electric car? Not a problem, they started installing charging stations underground so if you have an EV, this place can accommodate. Management is super friendly and replies quickly to emails. When we moved out, they refunded our entire deposit plus pet as we cleaned it so well which is unheard of!

In addition to this, the management team is fantastic. The team is led by Quasandra (who does so much with so few people). She is hard working and responds to every concern in a timely manner. Quasandra is professional yet friendly, accessible yet efficient. She makes me feel comfortable living here because I know any situation that may arise she will handle it. It is clear that Quasandra really cares and takes pride in providing Roy tenants with whatever help they need. I plan on Renewing my lease. Janelle W.

The apartment and amenities were nice, but the management experience overshadowed everything else. Gabriella was friendly and helpful. However, any question about our lease or payments was redirected to Joel, and getting a response from him was extremely difficult. He rarely answered emails or texts, and his explanation was that he manages many other properties. That shouldn't come at the expense of tenants. The worst of it was our security deposit. We moved out on August 14. California law requires the deposit, along with an itemized statement of any deductions, to be returned within 21 days. I had to reach out repeatedly just to get a reply. We were charged $250 for cleaning, and when I asked for an itemized breakdown, I was told only that $250 "isn't unreasonable." We never received an itemized statement of the exact breakdown of the cleaning. Once I cited the California rental code, Joel said the check had been mailed on August 21. The check my mother received, which had the same check number as the screenshot he sent, was dated September 9, past the 21-day deadline. Dealing with this was especially hard because my father had passed away, and my mother was left to handle it. Maintenance was also a problem. We submitted multiple requests about a leaking AC unit in our bathroom. We were told it was fixed, but it kept leaking brown water for our entire stay. The walls and floors are also very thin. Our downstairs neighbor would bang on the ceiling just because we were walking around normally. If you're considering The Roy, be aware that the building looks great, but communication and accountability from management were severely lacking in our experience.

I lived in the sister apartments Kittyhawk…read more I am a travel rn who needed an affordable place to stay..STAT. I called Dean like a week before I moved. I was able to do my application online and come 3000 miles to meet him on a SUNDAY and get my keys and sign the lease. He was nice...the neighbors were nice (one being his brother and family), the maintenance man was nice (gave me his cell # to contact him quickly) The reason it doesnt have 5 stars? 1. NO A/C...coming from georgia my first week was great. Nice sea breeze...windows open..no fear someone would crawl in. Then a heat wave came...I was miserable. I had to buy fans to keep from dying. 2. Ants..they OWNED the place...none of my pesticides worked...they came back. I must say..I would rather have them than roaches..but they were annoying!!!! Dean told me I should have told him so they could spray...hell I just figured they would respond to my spray and powders that usually works. Oh well. 3. Parking....it was sometimes like a battle for parking. Esp if you came into the neighborhood after 7pm or before 9am on weekends and holidays. There was a couple times I had to park a couple blocks away!! The neighborhood is safe...but still. There were these big trucks always there...motorcycles that parked horizontally from the curb instead of vertically. There are no painted lines so there would be a potential spot..yet the car in front or behind didnt park right. This was my biggest complaint. Dont get me started on the cars that NEVER moved... (one had spider webs from its tires to the street) At the end of the day a good place to stay. Very gated...you need a key for everything. Nice management. Nice area. Even though a few blocks from the airport..rarely heard a plane. 15 mins from the nearest beach. I would recommend this place :)

The laundry is in the unit, wood floors, quiet neighborhood, clean yards, big spaces, and the best is the manager Dean! He actually tries to listen to all your requests pretty fast.
