    Chronic garbage stench in the 1 & 2nd floor hallways (and sometimes inside our apartment) since…read morespring 2024, and still happening today. They clean but they don't replace the broken compactor system. Residents have reported to the dept of health, then Avalon makes promises, but it never seems to be resolved. It was really hell. SO - don't live on floors 1 or 2. Plus... mice. They get extermination in regularly, but I don't think they can stop the mice. We also had a window frame that leaked with every heavy rain. Ruined a table, puddles on the floor, mold on the window blinds. Took a couple years for them to finally fix it. (Huge block of black colored mold was inside the wall when they opened it.) We also had 2 floods, totaling 3.5 months without a home. Lost half of our belongings, and had to clean up ourselves after the walls and ceilings were replaced. Lots of mold. The second flood (and perhaps the first) was a result of pipes not being up to code. They immediately fired the head of maintenance. Also, Avalon is a big corporation that unsurprisingly has no heart. My small business failed, and I had a period unable to pay. When I was able to catch up, Avalon did not want to let us stay. (After all they put us through!!) So we voluntarily left in June 2025. Overall Avalon in the Hingham Shipyard is a nice place to live, the residents are really nice, and the staff is nice. I miss all of that. But absolutely avoid the first two floors, and tour several times to be sure there is no garbage stench in the hallways. And demand everything be fixed immediately. Enjoy the Shipyard, but know what you're dealing with.

    I went into the office today on the property to ask about their handicap accessible policies on the…read moreproperty since they're doing so much landscaping my sister was having a hard time getting around due to the landscaping being done for months now without any information being shared to the tenants about it, so my sister couldn't plan properly to get around all the construction and as soon as I said anything, they told me to leave their lobby because I didn't live there and that I was being loud and they didn't have to speak to me about anything. This was Elizabeth Joseph, the property manager who is the rudest most unprofessional women/child I have ever dealt with and a guy named Chris , who literally got up and walked out of the room, so he didn't have to continue having a conversation with me. Neither one of these people have one ounce of professionalism or customer service in their bones and have no business working in the public!!!!! Both didn't have a business card to give me or any information at all other than I could leave. I am absolutely shocked with how I was treated by a so-called property manager and her assistant when I only was asking a question on the schedule of this never-ending construction around the property and how it's affecting handicap individuals that live there . Now I believe what my sister and her friends in the complex are saying about how they're being treated by these two joke employees and now I'm going to the VERY TOP!!! Disgusting!!!

To copy what another…read moreperson stated, when you move in the office is responsive to your questions, but then it starts to go downhill. I was there for 2+ years and spent a lot of time 'following up' on any questions or concerns I had. There is a lot of turnover in the office and maintenance which is an obvious concern. You are told one thing verbally and then something else ultimately happens. Rent went up 6% after one year, after I was told it would be 2-3%. When it was time for a lease renewal after year one, it took them well over a month to draft it because the new girl didn't know how to do it and her manager was not helping her. When my lease was coming up again, there was no way I was going to wait for it to go up another 6%, so I moved out. However, the move out process was not smooth at all. The amount of emails I have is unacceptable. I didn't get my security deposit back in the required amount of time (receipt within 30 days). I contacted them on day 32 and got the runaround. The manager could not tell me 'when it was mailed', 'where it was mailed', or 'how much it was for'. There was no damage, etc, so it should be the full amount plus interest. They finally mailed it to me and the note in the envelope from the other person in the office said ' i don't know why it took so long to get this to you'. So it was obviously NEVER mailed to me to begin with. It also did not include interest and the manager said that the interest was given to me annually in my rent. However, when I go back to my records, that never happened. The office is not capable of running the property and tending to the concerns of the residents. We are paying a lot of money for rent and there should be someone in charge that knows what they are doing. Finally, I am sharing all of this because this is the info that is passed along to others.....the other residents talk about these same issues amongst themselves. People worry about complaining because they wonder if their rent will go up. One of my neighbors literally had water pouring from her ceiling from a clogged dryer vent upstairs. It took them 2 weeks to fix. Their temporary fix was a large trash bag hanging from the ceiling into a bucket! WHAT? It is bandaid after bandaid. There is no preventative maintenance, all reactive. Again, when I moved in, I was told that they do this and that throughout the year, walk the property every 6 months to make sure that things are neat, stuff isn't on balconies that shouldn't be there, etc. That happened once. I have seen clothes lines, Trump flags, you name it. I write this long review because the office literally just decided to not give me a final answer to my email. So because of the unprofessional approach, I have decided to share my opinion. Had they handled things appropriately, I would have kept it to myself and considered myself lucky that I moved. Hopefully they change their ways and things improve for those living there....because the residents themselves are lovely, but there are A LOT of them that are not happy at all!

When moving in, she pressured me to put in an application immediately saying the apartment was going to rent. It didn't, so I ended up getting it. Even though she talked with a squeaky babydoll voice, it was like talking to a brick wall. The fact that random maintenance people entered my apartment without authorization or even a real purpose and to not get even an acknowledgement was awful and illegal. Then there was the time when a cleaning person tried to kick me out of an elevator I was using so they could clean. The cleaners could generally be found hanging out doing nothing on the 5th floor giving dirty looks to the residents. Then when renewal time came they tried to raise my rent by $600/mo. Ridiculous. So when I put in my notice, I opted to have them clean the place for a small fee, like all Avalon properties, but they charged me for it 2 months before moving and again when I moved. I raised this with them, where Nadia tried to gaslight me saying it was standard (it wasn't) and I had to threaten them with the real estate board if the second fee wasn't refunded. Although the Shipyard is nice and the building is new, the way it is run is more than enough to run away from. I rented 2 places in other Avalons and had good experiences. I stopped renting from them because of this property.

Never were we told that they wouldn't clean the carpet nor were we told they would replace it-at our expense. We never got the opportunity to clean the small spots. Our dispute was a joke. It wasn't worth our effort since we knew the outcome would be "tough luck". Of course, we're not surprised at the low star rating after reading some other comments. Stay away from Avalon properties. Just not worth the high cost of rent coupled with their inaccurate information.
