If you are considering living in a property managed by this company, understand that accountability and operational standards appear to be inconsistent at best. After the last snowstorm, snow removal was not completed for more than 36 hours. Roads remained covered long after the storm ended, and residents were left shoveling sections of the roadway themselves just to safely exit the property. That is a basic service failure. Landscaping practices have also been careless. Crews used leaf blowers directly toward parked vehicles, sending debris and grit into residents' cars. This caused approximately $3,000 in paint damage to my wife's new vehicle. The damage had to be processed through our auto insurance, and we were responsible for the deductible. Rather than taking ownership, the landscaping company and the leasing company pointed the finger at each other. No one accepted responsibility. When the issue was raised, a supervisor responded, "I don't care. I don't work here." That response reflects the level of professionalism residents can expect. Maintenance quality follows the same pattern. A loose step was recently "addressed" with caution tape rather than properly repaired. The result was visibly sloppy and clearly temporary. Leaf removal across the property is consistently poor. I routinely leaf blow portions of the grounds myself just to maintain a basic standard of appearance consistent with a respectable living environment. Billing communication has also been mishandled. A rent payment address change was communicated by email only. As a result, two rent checks were sent to the prior address, never cashed, and effectively lost. Despite this, I was charged a $30 returned check fee. When concerns are raised, the property manager's response has included: "You think this is bad, you should see my other property." That statement speaks to the overall mindset. This is not about one isolated issue. It is a pattern: delayed service, careless execution, poor communication, and no ownership when problems arise. Don't go here! They were very flaky did not know the answers to half our questions. We first saw the model apartment but when we went to see our actual apartment it was not what we expected. Granted they will be cleaning prior but it was in rough shape and very outdated. There was leak stains there was bugs , pealing in kitchen and bathroom and banister was loose. Additionally the application process is a freaking rip off. I understand the 75 application fee but the holding deposit is ridiculous for 200. You only get it back if you take the apartment not if you don't and we were not informed before hand. NOT WORTH IT!!!I have lived here for 2+ years now. In the beginning I had no dishwasher.I waited 4 months to have one installed. On a good day it's about 65% efficient in working. Sadly nothing in my apartment is updated. Brown rug, unpainted walls, outdated fridge etc.. just to name a few. My microwave, stove or fridge do not even match. The counter-top in my kitchen is off balance. Cracks in the ceiling starting from my bedroom, traveling into the bathroom shows significant signs of stressed construction or a previous water leak never fixed properly. I honestly think they took the residual items of an old apartment and just threw them in mine. To add insult to injury on 3/28/2023 I went to the leasing office to request service. While speaking to Alyssa(Leasing Agent), James Minn(Property Manager) decided to intervene in a conversation which he was not part of. Speaking with a mouthful of food he begins to incite rules, regulations and ordinances. When challenging his knowledge or lack there of his calm disposition swiftly became austere and unprofessional. Since he could not answer my question he walks back in his office and starts yelling from there to his leasing agents about a different apartment. The Commons at Upper Saddle River has spacious and well kept apartments. It is located near restaurants and shopping centers, and only a few minutes by car from the Ramsey Route 17 train station to commute to NYC. It felt like a daunting task to not only find a nice place to live, but to also have smart and efficient property managers. Irene, Michelle, and Angel are wonderful, as they made this process simply and explained all things in detail before we signed the lease. They were accommodating and really went above and beyond to meet our needs. We were able to get the exact apartment we wanted. Special thanks to them for their patience as we viewed the apartment more than once and they always answered all of our questions thoroughly every time by phone and in person. Very pleased. Just because it is located in a town full of mansions - doesn't mean the quality of what you get here is reflective of the community around you. Quite honestly with some targeted grounds investment and getting a quality grounds maintenance crew this is easily a 4 STAR PLACE. Toss in some better carpeting or flooring (they are replacing carpets with wood as tenants **move out**), using the right paint for the right living spaces, and a bit of coordination with some local business easily it could be 5 STARS and truly reflective of the community it is in and the price of the rent. SO FOR NOW 2.75 STARS Here is why it is fair factually accurate score. GROUNDS: (MAYBE THEY WILL DO BETTER, if so will give credit where it is due) - Marginally maintained by a 3rd party maintenance company. - Not very aesthetically pleasing and no effort is put into making it so. - Partially dead pine trees at one entrance. - Did plant about $35 worth pansies (3rd week of June) for the whole year. - Mulch? What is Mulch? I don't think they've mulched in 3 to 5 years - Lawn sprinklers haven't worked in years (grass is dead by July) - Bee and wasp laden bushes and shrubs over grow the sidewalks - Lawn crews blast through in one or two days cut everything short - Lawn crews use blowers clear the sidewalks .. right onto the patio or worse the $60K car in the lot like a sandblaster. - Snow crews have used leaf blowers at 2 AM as to blow 1/2" of snow down the sidewalk outside bedroom windows - Snow crews have had late midnight conversations on their "snow removal" break while they smoke their butt outside the bedroom windows - BYOS - "Bring Your Own Shovel" if there is a major storm DO NOT expect ongoing and continuous effort to keep up with the storm; it doesn't happen. - Expect a single plow lane open and 3' high and 3' long snow bank between your car and that lane - til the storm ends - Once snow removal starts expect it to take 2-3 days at a minimum until they get it clear. - Dumpsters are overflowing more than they are not, might be a good idea to increase the number of times a week they are emptied - cigarette butts from the staff and residences all over the grounds - When it is all done DO NOT expect all sidewalks to be cleared 100% a shovel or 2 wide paths at best in most areas. - Typically there is plenty of parking. - The ugly green (rarely hunter green?) doors haven't gotten a fresh coat of paint in years, nor has the exterior of the buildings been power washed (dirty, dirty, dirty) - Sidewalks and patios probably haven't been pressure washed since they opened either - Again, there is typically plenty of parking? -Zero and I mean ZERO recreation space except for one over grown trail around a swamp behind one the apt buildings -No pool, no play area, no picnic area no ... no ... no .... recreational space INDOORS: - The carpets are beige and very low quality (dirt magnets) invest in a carpet shampooer, carpet runner and commit to cleaning them once a week (even with shoes off) maybe every other week. - All walls are beige and painted with flat paint (yes living, spaces, kitchen and bath). As you can imagine, again dirt magnets and you cant get them clean. - Look for your tv cables run up and along walls, zero effort to conceal them or put them in walls properly. - The folks who respond for maintenance are really nice people and want to make things work; not sure the ownership has the same commitment. - Feels like this is a facility where if you want to live here a year or two while transitioning, it can work. Reality is they're not committed to making the place somewhere you "want to live". - Neighbor noise usually is not a problem. GOOD THINGS: - Schools are top notch - Convenient access to the NYC train - Variety of eating out options - Neighbors are very friendly - Facilities issues are usually responded to quickly Again, this is a great place if you are passing through (new job, newly divorced, etc) and need somewhere to sleep while you transition . If you are looking for a higher quality place that justifies the $3K rent.. NOT IT. Heck for $3200 you can get a smaller 2 bedroom, with a gym, beautifully maintained grounds, a lap pool, assigned parking, concierge services, delivery retention services etc - right on the Hudson River. Some small investments: - in mulch, plantings, hedge trimming, i.e. a truly accountable grounds maintenance program - coordinating laundry services with a local business - dropping a small patio and a gas grill or two in some open spaces - clearing some of the dead trees and offering a gardening space (for rent) - package signing services Would make this place fantastic and a forever luxury home for the person who is looking for that life style. We just love it here. Other than the unit being nicely designed with top of the line appliances and fixtures, the staff is what makes this community outstanding. Irene, Angel, Michelle, and Geanne Marie and Anthony go out of their way and provide highest level of customer service. It's clear that the comments below are comments from Garden Homes as they are untrue and I've been a resident here for over 10 months when the comment was posted and no Steven L has anything to do with this location. The apartments look nice initially and then it's clear it's being held together with glue. Literally the cabinets are glued on and will fall off after a months use. Toilets clog daily and should have been replaced months ago, white carpets are used simply so you'll have to pay for new ones bc they are impossible to keep clean. Appliances don't work properly they were clearly new but the cheapest ones purchasable. Staff is pleasant initially but completely disorganized and lacking in people skills or the ability to manage. If you need a repair you'll be told it can be fixed with no notice or it will go weeks broken. They'll throw a mile long list of things you are required to do as a tenant but they will contribute nothing. And if you try calling higher ups at garden homes you are treated like a problem and you'll get thrown around a phone tree for days. This place does look nice from the outside but trust me don't make my mistake for almost $3000 a month you are getting nothing. Keep looking. No one stays here more than a year but there are always more tenants ready to lease so they have to incentive to be decent because they don't need to keep you as a tenant. I had a much better experience living in my 1000 studio in the Bronx where they treated us with respect! The Commons at Upper Saddle River is a beautiful apartment complex in a well located area. We had a 2 bedroom apartment there. The rooms are very clean with new carpet and new appliances in the kitchen. It is a very well maintained apartment complex. The lighting is excellent in all the rooms. It is very much convenient for the family to wash the clothes since there is a washer and dryer in each of the individual apartments. The staff were very caring and helpful. We dealt mainly with the staff Mrs. Irene who is a wonderful person. She helped us to do all the paperwork on time. We were in a need to move to the apartment as early as possible and the staff did a great job by speeding up the process. I thank them for the same. This is a wonderful place to live in and I strongly recommend this place to anyone who is looking for an apartment. read more
