They have been charging certain residents late fees, and when asked about these fees I was told that it was the water bill that the company was behind on. I called the water company concerning this matter, I was told that any late fee had nothing to do with the water company or them being behind on billing. i do believe that the property manager is pocketing some of the money that residents are paying. This is the sister company of Station18 apartments in Buford Ga. Layla is also the property manager for these apartments. Residents who live at Station 18 apartments are also complaining about late fees being added to their rent for no explained reason and security deposits not being returned to them when moving out. On a couple of occasions, management sent out an email letting residents know that Layla would be entering apartments looking for leaks inside. I noticed that she only came to my apartment looking around and not any others in that building. if I had not been there that day, who knows what she could have been up to. She is very racist from what I have experienced personally. one day I had went into the office because Layla had charged me a full month's rent at the end of my lease which I should have only been charged for 3 weeks. There was an asian couple also sitting and waiting in the office for quite awhile to view one of the apartments. When Layla showed up to the office I told her that the couple was here before me and had been waiting awhile. She ignored them and replied that they were just here to view an appointment . I found here behavior and respond to be rude, vicious, unprofessional, uncaring and racist. i moved out of Claret Village at Braselton weeks before the end of my lease, although I had paid rent for the entire month. Living in these apartments with Layla the property manager and maintenance taking a back seat when things needed fixing: was the worst experience I had living anywhere. The management here is a rip off and dishonest. There are far too many nice apartments to rent throughout Atlanta that's worth the money and will be honest and professional. The apartments are cheap, the breezeways are filthy and disgusting, loud neighbors, dogs outside without leashes and poop in the grass and parking lots. I wish that I had never set foot on the grounds of this property, it was a terrible, horrible experience living at Claret Village at Braselton!

We clearly stated that we wanted Berber carpet to replace our plush. We were explicit that we didn't want carpet that leaves footprints. He installed a Berber / plush combination carpet that leaves prints just like full plush. He has since refused to engage in a discussion for a resolution. When we had the carpet he installed replaced with Berber, we found that he worked with measurements that were about 1/3 more than actual square yards for the space. So in the end we were over charged, got the wrong carpet, and have been unable to discuss a solution. I've provided a picture of the carpet they installed - showing footprints, and a picture of the Berber we replaced it with. We worked with White Oak Flooring and Design to get the carpet we wanted.

    Saul and his team replaced ALL of the flooring in our home with LVP. About a year after…read moreinstallation we noticed parts of the floor started cracking and breaking. When we contacted Saul, he told us this was a manufacturer problem and he only offered a one year warranty on his install. We had the manufacturer send a third party person to look at the flooring as well as two other flooring installers and were told by all three that the issue was how the floors were installed. We live on a slab and Saul did not make sure the floors were even before laying the LVP which has resulted in the floor not laying nicely and even cracking and breaking in areas. Apart from that, he also did our stairs and installed the wrong kind of stair noses. We are so disappointed that we used Innovative Flooring Solution for this huge project and are now having to pay again to get it fixed.

In my third year I am having to move, because of the continue increase of rent with each lease expiring. I was qualified on a fixed income and do not understand how they expect those on fixed incomes to continue to endure the rate hikes, as fixed income folks, which there are many, do not get raises, like one does when they have a job, working full time. The reasons given each time is, to get rid of those that create issues, yet they are still around. There are problems regarding maintenance not being handled in a timely fashion, There is never any communication from management, regarding happenings within. There has always been a problem with people that do not live here, using the pool, especially after hours, people are allowed to bring their dogs into the pool area, as well as, glass items. Yes the rules are posted, but never enforced. The pool was not maintained during the winter months and last year it was green and looked horrible, not a very good impression to someone that would be cruising the property for possible residence. So far this winter, it is being maintained. Trash in the natural areas is a continued problem, and never cleaned up by management, but by residents. Security lights are not installed at the dumpsters, and those are being used by non residents, along with furniture being dropped off and left out for weeks, sometimes months. All that has been mentioned are fixable, if there is a strong involved management team. I also think that the Maintenance Supervisor should be the one to get work orders and act accordingly, instead of having to be directed by management. We do have a strong maintenance supervisor, however he is not allowed to do his job, as he is trained and qualified for. There is a management change now, and I hope that it will be a positive one, so that Vista Ridge and it's Residents will be the best it can be. The property and views are awesome, it should be respected and valued for this asset. Majority of the residents are friendly and neighborly. Sadly the conversations are always about complaining. There is also a desire for resident activities, to which has never occurred, regardless of those that have stepped up and willing to create. The pool areas have a wonderful grill set up, that would be great to hold gatherings for those that reside here, getting to know your neighbors, etc. An active community contributes to the vitality and safety, an asset that is not utilized for whatever reason. I will miss living here, as I had thought it to be my forever home, but do to the increase of the rent, it is not possible. Such a shame. Thank you for your time, CB

    Don't live here if you care for your family and yourself. They don't have set prices so one person…read moremay pay $700 for 2 bedroom up to $2000 just cause they feel like it. They don't care about upkeep and we have multiple code violations. We moved in at April and they had a failed inspection fire extinguisher in our apartment until we looked at it one day a week ago. They don't care for safety hazards at all. They lie to you in your contract saying your paying for pest control each month but won't send in out each month unless message them every month even though paying for it. And the pest control they send out is a guy who doesn't know what is doing and just sprayed water. Summary: don't live here.

    We were very unhappy with the work Razor Sharp Landscaping did for us. We hired them to grade,…read moredump, smooth out topsoil, and roll seeded straw with netting in our back yard. Our lot did not get completely graded and smoothed. This left a lot of weeds, and the ground is rutty and choppy. There was miscommunication between the worker and owner. We were transplanting 4 small fruit trees and 2 small bushes. The worker dug up and threw away the fruit trees. He did transplant the bushes but did not use good soil or fertilizer (he just dug a hole and put them in there), plus they are crooked. Needless to say, one of the bushes died. We were to get 6 loads of topsoil, but only got 2. They were to dump it on a tarp, but instead dumped it on a nice grassy area, which is now clumpy and a big mess. In addition to this, the owner backed his truck with trail onto our nice front lawn and left 10-12 feet tire ruts. The owner did come back out and made sure that the rolled straw with seed was completely covering the lawn. Because the straw was freshly put down, you could not see the poor grading and smoothing job the worker did, so it was too late to do anything about. He also came back and put dirt, seed, and straw in the front lawn where he backed up his truck. The worker also left our driveway a big muddy mess. We asked they come back and power wash it, which they did. The owner did reimburse us for the fruit trees, and he took off one of the loads of dirt. But our yard is still a mess! I feel like I need to hire another company to do a better job. This company does not know how to professionally do landscaping. I have since been told that you want to transplant trees in the Winter (they should have known that). They should have also known to used good soil and fertilizer to transplant bushes. Lastly, landscapers should know to never drive over a customer's nice front lawn.
