Valet trash service comes 30% percent of the time otherwise you can expect your trash to be left out all night and get charged $30 every month for fun.

The walls are a little thin but not a big deal. You can really tell the management takes pride in the appearance of the community since landscaping is always great. They power wash the hallways every few months to keep things clean and valet trash is always on time. There is trash sometimes on the ground but I think that's more the residents. There are a couple late nighters and kids going to school via the bus stop by the gate so keep that in mind. Maintenance is always completed promptly and is easy to request. They recently changed the guy who is in charge of this and he's not quite as fast but still good! I would definitely recommend living here.

I arrived around4:30 pm on move in day due to Georgia traffic (check in time was 3:30), but didn't receive my keys until 6:30. During the walk through, I felt rushed, cause the leasing agent seemed anxious to leave. And one of the maintenance workers even asked if she was supposed to be leaving at 6:30 And she replies to him "yep supposed to be off now!" That made the whole process feel rushed and unprofessional, and I wasn't given a chance to thoroughly inspect my apartment. Unfortunately, the issues continued. The unit was not truly move in ready. We experienced plumbing problems such as clogged drains and sink issues. And there were ongoing pest concerns. To be clear, I understand bugs can be more common in Georgia, but repeatedly finding earwigs, especially in my daughter's bedroom, has made me constantly anxious and uncomfortable in my own home Or at least what we should be calling home. Communication has also been a major frustration. I've sent emails about these issues, and many have gone unanswered. And even when a request can't be accommodated, a simple acknowledgement would go a long way. Instead, being was I-I received a text complaining about boxes outside my door while I was literally mid move. It felt unreasonable to receive a complaint before being given a reasonable opportunity to finish unpacking and disposing of everything. A new move is supposed to be a fresh start instead, my experience has been stress, maintenance issues, pest concerns, and poor communication. I honestly can't recommend this property based on my experience.

Parking - parking is generally not an issue but if you park between the building and the massive construction your car will be covered with soot every day. Parking lots were repainted last year and is billed monthly (see fees). Walking - this was one of the main selling points for me. The circular track that surrounded the green space has been destroyed so that an eye center can be built. Now the sidewalk ends in front of our property and creates issues with no sidewalk. Value - just like many places, the rent here is close to $1800 for a small 650 sq ft apartment. My rent was $500 less when I moved in and was raised every renewal. Fees - do not rent here without obtaining a fee sheet. You pay a monthly fee to park, to access amenities, for common area upkeep and common area utilities and also for trash pickup. These fees are mandatory and in addition to rent. Privacy - the layout provides a sense of privacy if you have the right u it on the right floor. Entry level (first floor) is best b/c you're on a slab, no stairs and your deck is raised. Find a unit with a 1 as the 2nd number. Safety - I felt safe living at Windsor Sugarloaf. The people are friendly and many have dogs. I never had a bad interaction with anyone in over 2 years. I had several packages disappear but believe that was likely a wrong address issue. Common areas - these are mostly underutilized from what I saw. The pool and gym are immaculate and maintained. The pet area had a complete makeover and is great for socializing dogs. Not so great - Be prepared for all manner of inspections. I had no idea there would be so many people coming into my apartment on a consistent basis. 3 fire inspections in less than a year, air filter change, light bulb changes, fridge filter change, smoke alarm inspections, dryer inspections etc.... I had people come into my apartment whether I was home or not at least every other month. This may be a concern for people living alone, with pets or if you're used to privacy. I recommend Windsor Sugarloaf as a family friendly rental option. The construction is an eyesore and the loss of the beautiful green space between the complex and the street is unfortunate and may be a factor for some people. There is an abandoned (yes, abandoned) building next door that used to house seniors with memory issues. No idea what will happen there but pay attention because that building connects to the complex via the back gate and walkway.

It sounds kind of shady!! I asked what was furnished, she said no towels or tissue paper for bathroom, room cleaned once a week.
