***DISCLAIMER: If the management company replies to my comment and claims it was resolved by their team, know that it has not been!!! The truth is that nearing my move-out date, I wrote a detailed account of the experiences I discuss below, and sent it to the Briscoe management (along with names, dates, and pictures), giving them the opportunity to make things right. Never once during the hellish plumbing situation I dealt with in my time here was anyone at the Briscoe apologetic or made an effort to make things right. Instead, management attempted to pressure me to sign a Non-Disclosure Agreement (NDA) to keep me quiet about my experiences here, and offered me $500 of hush-money. I did not take this money as I believe everyone should be warned about the business practices at this apartment complex*** My experience at the Briscoe was beyond abysmal, and I am thrilled to be out of such a mismanaged, dishonest, and unsafe place to live (someone was stabbed to death right next door, look it up if you don't believe me). Bright-eyed and naive, I moved into the Briscoe in May of 2018. My time there began with an ant infestation that took weeks to fully resolve due to the maintenance team. By the end of the first month, I began to have plumbing issues that would plague me during my entire time at the Briscoe. My toilet began to clog with no warning and become unusable for a few days each month. I didn't want to have to create a maintenance ticket for them to fix it, as I knew response would not be the fastest anyway, so I would wait for the issue to go away on its own. Eventually this issue escalated and my toilet was clogged more of the time than it was functional. Multiple times, I filed tickets and maintenance would close them, claiming the issue was "fixed." Usually within 24-48 hours my toilet would be unusable again. This resulted in many days of waking up at the crack of dawn to use the bathroom at Starbucks and chick fil-a, since I did not have access to a working toilet. My issue escalated again, and I found myself literally wading through sewage on a daily basis. Almost every day, I would be woken up in the middle of the night to a gurgling sound and to find my bathroom flooded with sewage water and chunks of human feces. (See attached). Caught in and endless cycle of overflowing sewage, I was desperate. I made many calls to the front office and to maintenance, and was told over and over again that I must have been causing my own issues by using "unflushable wipes" (despite the fact that a plumber literally snaked a camera into my plumbing and found no such "unflushable wipes"...btw, I don't even use makeup removing wipes...) I communicated to the Briscoe office and maintenance teams that my issues had not been resolved, and that this environment was not safe for me to live in, but they did not take my issues seriously. This caused me to live with non-working plumbing from May 2018 - March 2019. Almost a year. Imagine living in a $2100 a month apartment and not even having working plumbing for a year. Well, welcome to living at the Briscoe! In addition to my plumbing issues, The Briscoe has shown utter disrespect for people with disabilities and has neglected to comply with laws and the Americans with Disabilities act. They do not enforce towing in handicap spaces, and even allow maintenance to park their golf cart in handicap spaces whenever they feel like it. When I've called the office to report that residents were illegally parking in the handicap space, I was told this "wasn't a big deal" by one leasing associate. Tell that to someone in a wheelchair who is unable to access their own home if the handicap spot is taken! Also, don't bother doing a walk-through when you move out. Even if you get a clean check-out like I did, the Briscoe can still charge you whatever they want in the end. Cheers to tenant rights! After living here for 6 months, I was asked to verify my service animal because of staff negligence with a very invasive dr. note that asks what disability you have. My husbands vehicle was also towed from our car port because the parking pass "was not" on my windshield even though my car is registered with office. The staff/ management was very unhelpful & unpleasant about the both situations. Guest parking is also horrible, any friend I have over has to uber here because of the lack of spaces & possible towing. Theres only a few reserved guest space that are the very far back of the complex so if you you live anywhere near the front like us it's completely useless. Also, the pet yard/ patio landscaping is awful. Our patio has never been maintained by the complex & with so much rain it just becomes a muddy mess when it rains is not suitable for pets. read more

As an apartment locator myself, I would never recommend this property to a client, friend or enemy. Stephanie De La Cruz is quite literally the worst manager I have ever come in contact with and as a locator and someone who has lived in apartments before, I have spoken with many. She will not listen to your side of any situation and will even go as far as to avoid you all together to not have to deal with it. She even put in an double sided mirror in her office so she can see everyone who comes in and decide if she is going to help or not. This property has gone down hill so quickly after Madera took ownership and it is all the managements fault. I have never been treated so poorly. Pros: - My lease FINALLY came to an end. -Tiffany will actually try to take calls and is pleasant to talk to. Cons: - The parking situation in terrible and the only way to get a spot even near your building is to pay these people more money. But don't worry, Stephanie has a parking garage that she parks in every day when she comes to work, free of charge. - They will charge the wrong amount per month and then charge you double the next month when they realize they made a mistake because they are not on top of their books at all. - They will make you believe there are elevators in each building when you tour and there are not making moving day miserable. - I have personally walked into the leasing office several times while the leasing agents sat there talking to one another while the phone rang off the hook. - There was no way to get in contact with the curtesy officer after hours unless you had called and gotten his personal number from the leasing staff at an earlier date. And considering the amount of times I felt like I needed to call the curtesy officer, you would think they would have him reachable. - The manager is also the regional manager so if you ever have any issues, it is whatever Stephanie wants to do and there is no one else you can talk to to get a second opinion. - This management company specializes in section 8 housing and it shows. - I had mold around my air vent and once maintenance finally made it to my place, they asked me if I had any bleach that they could use to clean it. - Homeless people figure out a way into the property and sleep in the stair wells. There is a huge homeless population around the complex. - The gates don't ever function properly. - As if there isn't enough parking already, they look away parking stickers so now it is hard to spot when guests are parking within the complex and there are only a few guests spots in the back. Your only other option is to park your car by Benihana and get it broken into. - Please do not lease any crumbs in your microwave when you move out because apparently that is not apart of the standard cleaning procedure and you will be charged extra. - I left my apartment in pristine condition and they still found a way to charge me extra. Not to mention, the apartment was slapped together and given a bad cleaning job when I first got it but apparently they can do no wrong. If you have made it this far, thank you. Not very happy customer, My car was towed out of my parking spot that I pay $60.00 a month just purchased car for work, I see all around apartments people get orange warnings notes on their cars from courtesy officer that is not supposed to be in our complex still car is there for days. I never received an orange warning sign courtesy had my car towed which cost me $242.00 not happy, that courtesy officer was not fair and how would he feel if his car was towed out of his parking spot, it's been bad enough that you can't even park on the street because the apartment next to us own those parking spots. UPDATE: (12/30/19) My car was broken into last night for the 2nd time within the past 3 months. Nothing was visible and my car was parked literally right by my bedroom window. Being that many people had their windows burst not long ago, we make sure never to leave anything visible. However, in this circumstance they broke into the car and popped the trunk and took every single Christmas gift we had. They also took a work badge and passport out of the glovebox. What is it going to take to deter robbers inside of this property? There's a ton of lights where my car is parked but zero cameras. We work way too hard to keep having to pay insurance deductibles every time someone breaks into our car where we call home. This is an ongoing issue that seriously needs to be addressed. This complex is very expensive and my insurance deductibles are expensive as well. Something has to give! Original review: I moved to The Briscoe about 5 months ago from a high rise. We selected this property after a long search with our apartment locator (Chelsea). Why this property over the other newly built communities in the area? The layout of these apartments are super open. If you have a dog they have REAL extended patios. Like actual backyards to let your furbabies run around. That's if you're on the first floor. There's also a dog wash station that's not enclosed (really wish it was air controlled) and it's inside of the mini dog park at the back of the complex. There's not much inside walking space due to a concrete jungle, but everyone normally walks their pups along the outer perimeter. If you haven't guessed already, I'm a dog parent. One of the main reasons we moved here were the accommodations for our pups. But as far as friendliness of the neighbors, everyone normally keeps to themselves. It's very New York City-ish. But then again, you're right in the middle of the city. This community is very new so it's very clean and open. The front staff are pretty amazing as well. There's plenty of amenities but not overwhelming. Twice a week there's free yoga classes by a certified yoga instructor. Monthly resident events (I wish they would let my wife and I amp up the monthly resident events to spice it up a bit). There's a beautiful resident lounge that has a full kitchen, beautifully decorated decor with fast WiFi, and also another lounge at the front with a PC and iMac. Plenty of TV's around the complex if you feel like getting out of your apartment for a while. There's also grills around the complex both charcoal and gas. And lastly there's a fire pit at the front with couches that provide a comfy vibe right in the heart of the city. The only issue we've had are car break-ins. But it wasn't just our property. It was every complex off Coit not long ago. We feel safe although we're on the Main Street with a ton of traffic and bus waiting stations on each side of the complex. We love it here. They were very responsive and always helpful. Once new management came this place has became a disaster. Management NEVER answers the phone or never in the office. They will tow your car knowing parking is HORRIBLE in this complex. I have never had my car towed as many times as I have moving here. Parking is a nightmare. They need to do a better job with ensuring people get their packages! I have had many packages to come that never made it to me!!! I recently discovered The Briscoe. What a beautiful well maintained property. Beyond that what really kept me interested was meeting Veronica. The property has just changed to a new management company and she has only been there a week. You would not know this from meeting her. She answered all my questions and even provided information that I didn't think to ask. She was very accessible by phone an email throughout the process. You really need to check out this property because I feel its a hidden gem. The floorplans are fantastic and you get so much more square footage for your money. i can only imagine what Veronica will be like in a month because she sure is coming out the gate strong. read more

O stars. The Briscoe is very much open, I think they changed it to closed so prospective renters cannot see the bad reviews. My advice is don't rent here. The parking is horrendous. The parking policy is ridiculous, if you change your tag there is absolutely nowhere to change it on the parking website, so they can tow your car without any notice even after you have lived here three years. Work orders take at least a week. The security gates are often left open, leaving all the buildings vulnerable to anyone. The residents like to put their trash out at anytime, any day, and let it sit in the hallways of the non air conditioned space. Serious health and safety issue. No emergency number to call after hours, leave a message at the front desk? They don't return calls. The previous management company was incredible. Look elsewhere. read more

We've lived here a short time but so far everything has been great. We came from a neighboring community where they almost made you feel guilty for using the amenities you pay for. Whereas here, they were accommodating before we even signed the lease. Florida was very up front and patient with us from the start. He was knowledgeable and funny which means you don't feel pressured like you do with pushy salesmen and he always greets us with a smile. He even helped us design our new apartment because we loved what he did in the show model. They have a nice platform that allows you to post messages within the community, see if you have packages for pickup, and even apply for guest parking passes. Coming from New York City, this has been the perfect transition for us because it has a city feel but also massive oversized apartments built with premium materials. And check out this pool please! Gorgeous apartments with great customer service from office staff. I moved into the Briscoe Apartments this last weekend and the process couldn't have been any easier. Two of my friends originally signed a lease for a two-bedroom apartment here, and very last minute we worked out the details for me to join them. On Wednesday of that week, we started working with Katie Rose in the leasing office to include me and lease a three-bedroom. By Friday I was living in my new apartment (incredible by the way)! Moving is never an easy process, so you could imagine what moving in 48 hours would be like. I'm certain this move would not have been able to happen without the help from Katie. So I've lived here for a few months and I can honestly say I really like it here. Yes, guest parking is limited but that's not something they can change. The people here are all so friendly and welcoming. The pool is always clean, the neighbors are polite. I will also say the office staff is very professional and super helpful. Let me first start out by addressing the guest parking issue, I get it, it can be an inconvenience for sure sometimes but I understand it's not something that was intentional, the circumstances couldn't be avoided. So my solution to this is not to blame the people working in the community or give a bad review because this wasn't their fault but lets (residents) work the corporate pipeline to "push" them to come up with some creative solutions to make guest parking more available. Now, I do want to say that if I went off the reviews alone, I wouldn't have even considered this place but from the moment I walked in and the office staff I met that day, came out with the biggest and most genuine smiles I've seen, I was hooked. I have lived in alot of different places, alot, and I have to say they are one of the nicest and friendliest groups I have had the pleasure to lease from. They made it fun to tour and be in the office and genuinely enjoyed what they do. Florida has been on point from day one and he was the main reason I leased here, the apartments are beautiful and well built and they can speak for themselves but Florida is a great asset for your office and your company. He has always been himself and you can tell he's just a genuine person, knowledgeable and professional but funny at the same time. He explained the process as to why there were fewer guest spots than before and didn't try to dismiss it or spin it with some fake story and I appreciate that. And when he wasn't available or off, Tiffany always stepped up and has always been awesome as well, cheers to y'all, great customer service goes a long way and you do it right. I am truly sorry for the folks that have had bad experiences but so far its been everything I expected and I have enjoyed living here, the people are friendly, quiet and respectful and the maintenance staff is the same as the office staff, just all around good people, responsive and professional. This is an absolutely TERRIBLE apartment complex. Whatever you do do NOT live here. I have never met a more rude or disingenuous office staff. They have slowly turned this place into a GHETTO! It is an absolutely trashy place with slum office staff. We stayed here for 1.5 years. We could not leave sooner due to our house being built. We would've left way before this had we had a place to go. We only moved in there because there was a different management company which was so much better. After the different management company took over, it became an absolute HELL! 1) They were completely rude throughout the time we lived there. 2)Living here is like living in hell! The walls are thin and you can hear everything the people are saying and doing (if you catch my drift) next door. Not to mention the loud music that goes on until 2 AM! 3) Maintenance orders would never be fixed and somehow I would get an email saying that it's been "fixed" without anybody ever showing up. Even after a problem it was "fixed", it would immediately break again after they leave. 4) They have absolutely no consideration for their tenants and only care about one thing: money. 5) The parking is absolutely TERRIBLE. Forget ever having any guests. You won't even find a place for your own car. Be prepared to drive around for 1 to 2 hours to find one parking spot and it'll be several buildings away or you'll have to park across the street 6) The office staff generally, (and specifically the one named FLORIDA) berate tenants and sends out derogatory mass emails as if they're talking to Misbehaving little children instead of paying customers. 7) The pool is always disgusting and never cleaned 8) If you want to be completely miserable and abosultely HATE where you live, deal with miscommunication, and live in a GHETTO, this is the place for you 9) I paid The rent on time every single month, no exceptions. Yet they would not give me the courtesy of reminding me to give the 60 day notice. 10) cheap quality equipment. 11) They will overcharge you when you vacate the apartment 12) do you want to reach corporate to complain? FORGET IT! They will not answer. I have tried sending emails, called multiple times over several months, and absolutely nobody has bothered to call me back or reply. 13) Pest infestation's are so common. I decided to make this review after I completed the entire move in process! I've lived here about a week now and everything from the beginning when I viewed this property until my move was outstanding. I worked with Daymion Stewart through the entire process. He was attentive, positive, patient, and just incredibly knowledgeable of the property and the process. Overall he was amazing to work with. Every question and concern I had, Daymion acknowledged and answered every one of them promptly and efficiently. The property itself is great. There is a young city like crowd of people living here that I've seen since I've been here so the atmosphere has a more urban downtown kind of feel which I really like! Its tucked away so although it's in a busy area it's quite a quiet complex. Only con so far to being here is the parking! Unless you pay for covered parking or a garage it can be pretty difficult to find parking near your building but if you don't mind walking than it's no big deal. read more

This past weekend I i was in town frantically searching for an apartment. I stopped by the Brisco as a walk-in and had the most pleasant visit of my entire weekend. The property is well maintained, the units are spacious, and the rooms can comfortably fit king sized beds. If you are considering leasing here ask for Daymion in the leasing office, he was absolutely amazing and is one of the reasons I feel so confident in leasing here. 10/10 recommend read more

The worst! Management is really poor, security is a joke with people getting stabbed to death at the surrounding (very close) apartment complexes, gates are open most of the time for anyone to enter despite reporting it to management week after week, trash of neighbors are out every day 24/7, I hear my neighbors fight and hit each other, apt appliances are so cheap that my washer shakes like there's no tomorrow with a very small load and as their maintenance said "that's totally normal", my heater is not working properly most of the times and for about a month I didn't have electricity at my unit and had to escalate to the Dallas City for the management to take me seriously because they wouldn't believe that my lights turned on and off by themselves every 5 seconds despite showing them videos. Half of basic and old looking gym machines are not working most of the time, the pool has this shade that makes tanning impossible during hot summer days with people bringing their dogs in the pool! Every day I have to worry about reporting something to management for the 5000th time for them to finally fix it until the problems come back again and there goes the cycle. If you want to spend every second of your life worrying and reporting things to the rude management staff then this is the place! This place is a waste of money at best! read more

I toured this apartment complex with my fiancé as he was looking for a new apartment. As soon as we walked in we were greeted by Lori and she was amazing! She was full of spunk and you can tell it was obvious she was passionate about the complex! Everyone there was beyond helpful and really kind, not a single frown or sign of contempt in that place, but rather everyone was joyful and content! Katie was also really helpful and we just enjoyed the staff there. After touring many places, it was evident that this place was home for him, and once we get married I can see myself living there too a year from now! All in all: the people are great! I've lived in these apartments for two full term leases now, the staff is helpful and the community is kept up as far as cleanliness goes. This is a non smoking community which is pretty cool. This area has a bad crime rate, but the officers in the complex are very present and tentative. read more

Fantastic place to live. The management staff is very helpful and friendly. The units are beautiful and very up to date. There is a decent sized gym with new workout equipment. I live in building 2 and have never had any issues with noise or smoke. There is a convenient parcel locker system for packages. The only con that I have found is when you have guests over the parking is limited but it is Dallas so there is not a way around that. Maintenance staff is prompt to get things fixed but the buildings are new so very few maintenance issues. Location is convenient with pretty much anything you could need within a few miles. read more

I recently relocated out of state and researched quite a bit of apartments making The Briscoe last on my list. On a rainy day, finally made my way to the leasing office. I've been emailing Leasing Consultant Katie Rose before my move. Hands down she is the most down to earth leasing consultant/agent ever. She's genuine and upfront --not pushy. She gave me a tour and showed 3 layouts. I left for lunch and came back, requested she show me another layout less square footage. Need I remind you it was a rainy day, she didn't hesitate at all. Her team Lori and Carly were super helpful and attentive as well. Anyhow, the last unit I saw --I made my decision to lease. It is a courtyard style complex. There are no elevators and surface parking. Covered parking, storage and garages are available but it will cost you. No guest parking, guests will have to park along the street surrounding the apartments. The complex next over parks along The Briscoe complex. There is a small conference room and computer/print room. The "clubhouse", fitness center and pools are still in construction. The complex is across the street from Costco and surrounded by businesses, 75 freeway. A little bit worried about parking once the complex is in it's full capacity and when it's fully built who the property management will be. read more

I moved in to the Brisco about 2 months ago and I absolutely love it! I love how everything is close by within less than 5 mi drive: the park, hospital, gas station, Costco, Chipotle, Highway 75 and 635 and much more, very convenient!!! Thanks to Lori that she made my process very easy now I'm enjoying this gorgeous and very homey apartment. Every time me and my daughter come by the office lori, gabby and the others are always very nice and friendly. However, I was very pleased when I came in. Everything is beyond beautiful so brand new. Glad I took that bold step even without checking the place first. The staff (I mean everyone) is so nice and friendly. Katie Rose was very sweet and she helped me during my leasing process. She was there to answer all my phone calls and questions. But when I was moving in, Lori took the time to help me and explain everything. She even helped me with my heavy suitcases in 4 inch heels. Mind you, there were no elevators but she was extremely helpful and friendly to me and my mom. You can tell she did it out of love. Guys, don't hesitate to move in here. You will not regret it!!! The Briscoe is the best apartment complex in Dallas. I moved from Los Angeles and did my research before coming. LMC knows how to build a quality building and apartment, they have several buildings throughout America to prove. This building is nice because it's only 3 stories, very quiet and home feeling but with updated modern design. The washer dryer fridge is by the best quality I've ever had in an apartment and I've lived in swanky LA places before. The building is worth the price, it's secure and gorgeous! You don't even have to decorate because the fixtures are art themselves! The A6 build is to die for, with tons of windows and light I feel like I'm in a loft! Natalie the assistant manager helped us lease the place and she was superb, honest reliable and a great attitude! Katie is another leasing agent who makes me feel welcome every time I see her! I've lived in a lot of complex's with bad employees but this management company knows what they are doing. read more
