His report certified the walls, gate, and structure were in generally acceptable condition with no safety concerns; when, in fact the structure was dangerously damaged and caused a physical injury to my hand. His own photograph in the same report shows the structural damage he failed to flag -- an internal contradiction within his own document. He also failed to disclose a damaged non-functional garage door. He was personally recommended in writing by our real estate agent Sam Azar as his "number one inspector". Through false reports and misrepresentations, the condition of a property sold to us for more than half a million dollars was concealed, causing us significant financial losses including inability to rent the property and a heavy mortgage burden on a home we cannot safely sell or rent. When escalated to Sam Azar's brokerage company, they failed to resolve the matter despite written promises to do so. Do not trust this inspector and his referring agents Sam Azar and his team when making any significant property purchase.

Update 12-22-21: When I completed this review I received an email from Mr. Passino telling me I had better take down these pictures. Just an FYI. I also had to call the Az Dept of Technical Registration to get insurance information. I called them but they would not let me file a claim. They advised Mr. Passino is the only one who could do that. I will not be holding my breath for him to do the right thing and let the insurance investigate. Original review: Do not use them. They were not very professional at the inspection when I had questions. He told me when I had questions to just look at the report. I should have cancelled the inspection right then. That isn't the main issue. The recommended recaulking at the tub where the tub was not caulked and that we caulk some tile near the tub. See below pictures I had a tenant move into the house and took a couple of baths and the entire tub started lifting out of the encasing and the tile buckled. I had a plumber come out and he stated that based upon the inspection photo it is clearly not a grouting issue and that the inspector should have suggested a plumbing inspection. Based upon his inspection it was clear the grout line was redone, in an area and it was thicker and a different color. I called the inspector and he didn't return my call. He referred me to Nick. I wanted to file a claim to see if this would be covered. He said his guys can't see through walls. I said well, they should be trained to see that there may be an issue and recommend a secondary inspection by the proper trade. He told me no. I asked for his insurance company, and he told me no and discontinued the call. Do not trust these folks for an inspection. I am calling the DOI and will push this further.1

The kicker was when I was doing some investigating on why my air conditioning electricity bill was so high I found that one of the air handler returns was open and venting the cooled air into the attic. I also found a vent pipe in the attic missing sections so that it was disconnected in two places. The items he missed have cost us several thousand dollars so far. They came a few days later and scheduled the plumber for extra time because they knew I needed it completed that day if at all possible. I am very grateful for that. The plumber they sent out was Preston. Preston was very professional and respectful. He went through everything and gave me a quote. I was completely shocked. It was about three times the amount I was expecting to pay. I have several rental properties in a nearby state, so I felt like I had a good idea of the cost to expect. I should have known better and called someone else. I didn't and now I'm kicking myself... all I have to say is be very, very careful of who you choose and get more than one quote. My mobile home was in need of roof repairs -- the vents above the kitchen and bathroom, and the…read moreawning flashing over one window (where rainwater pours down the side of the home instead of over the awning and into the gutter). Daniel repaired the vents with a heavy-duty sealant/cement. He thoroughly scraped off the old, flaking sealant. He also installed an L-shaped, roof-to-wall flashing over the existing awning flashing -- the entire length of the home on one side. That eave area is now completely covered and I think it would be impossible for it to leak outside or inside the home -- so long as it stays in place. Daniel installed it with a special flashing tape and then covered it with sealant. Daniel has a strong "work ethic," a rarity nowadays, and I am thankful that he has opened a business in Yuma. He even came by one day, just to check the roof and make sure everything had dried properly. I wish him much success and happiness.
