His report certified the walls, gate, and structure were in generally acceptable condition with no safety concerns; when, in fact the structure was dangerously damaged and caused a physical injury to my hand. His own photograph in the same report shows the structural damage he failed to flag -- an internal contradiction within his own document. He also failed to disclose a damaged non-functional garage door. He was personally recommended in writing by our real estate agent Sam Azar as his "number one inspector". Through false reports and misrepresentations, the condition of a property sold to us for more than half a million dollars was concealed, causing us significant financial losses including inability to rent the property and a heavy mortgage burden on a home we cannot safely sell or rent. When escalated to Sam Azar's brokerage company, they failed to resolve the matter despite written promises to do so. Do not trust this inspector and his referring agents Sam Azar and his team when making any significant property purchase.

He provided us with a quick rundown with what he observed and then followed up with providing us with a binder documenting everything! There were several cracked tiles on the roof that needed replacing. The home owner's realtor had arranged for a roofing company to come fix the broken tiles. The work on the roof was done so quickly that the home owner had doubts that it was done correctly. So, I contacted Victor and asked if he would be able to come by and determine if the tiles had, in fact, been replaced. He showed up within an hour of me calling and was able to determine that the tiles he noted as needing replacement had been taken care of. And, he did not charge me! Hannah, the receptionist, was also efficient and very courteous. They re-plumbed everything for the washing machine, and also took care of a problem with the shower and two hoses at the water heater. Much has been said about the high prices of Area Plumbing. For the type of work that was done, the amount of time it took, and the materials, I did not regard the price as too high. However, they looked at some other plumbing in my home, told me the price to make repairs, and it seemed high. The other work is not urgent, and I will do some price comparisons before making a decision. They charge a $98.00 evaluation fee, which is non-refundable and which will not be included into your total amount. This is a separate charge. Area Plumbing gained my trust, and so I lean toward using them again.
