This was important to establish the value of the home in the case my father decided to sell his home as he now had a better baseline to reduce any capital gains tax. I had to request it a couple of times and finally received it over 3-weeks later. The bad: His appraisal came in really low. The house is in great shape, remodeled and received two comps from two separate Realtors that were shocked by his proposal. He was way off and I'd be a fool if I used his numbers. The house could have been cleaner at the time; but we were in the middle of packing. Still a trained eye should be able to overlook it; especially when he is supposed to look at sq footage, upgrades, the area and comparable sales. It felt like a stab in the dark with his number. I made the request that he re-evaluate and consider raising his appraisal to at least the mid-upper range from the eight market comparisons provided within the 3/4-mile radius. On two separate occasions he said he just got back in and would get back to me. He never did and I finally gave up on this guy. This appraisal was a waste of time and money and would go elsewhere for your appraisal needs.
