    I lived at Windsor Sugarloaf for over 2 years and I'm happy to share my experience…read more Staff - the management team (previous and current) are professionals and seem to genuinely care about the residents. Parking - parking is generally not an issue but if you park between the building and the massive construction your car will be covered with soot every day. Parking lots were repainted last year and is billed monthly (see fees). Walking - this was one of the main selling points for me. The circular track that surrounded the green space has been destroyed so that an eye center can be built. Now the sidewalk ends in front of our property and creates issues with no sidewalk. Value - just like many places, the rent here is close to $1800 for a small 650 sq ft apartment. My rent was $500 less when I moved in and was raised every renewal. Fees - do not rent here without obtaining a fee sheet. You pay a monthly fee to park, to access amenities, for common area upkeep and common area utilities and also for trash pickup. These fees are mandatory and in addition to rent. Privacy - the layout provides a sense of privacy if you have the right u it on the right floor. Entry level (first floor) is best b/c you're on a slab, no stairs and your deck is raised. Find a unit with a 1 as the 2nd number. Safety - I felt safe living at Windsor Sugarloaf. The people are friendly and many have dogs. I never had a bad interaction with anyone in over 2 years. I had several packages disappear but believe that was likely a wrong address issue. Common areas - these are mostly underutilized from what I saw. The pool and gym are immaculate and maintained. The pet area had a complete makeover and is great for socializing dogs. Not so great - Be prepared for all manner of inspections. I had no idea there would be so many people coming into my apartment on a consistent basis. 3 fire inspections in less than a year, air filter change, light bulb changes, fridge filter change, smoke alarm inspections, dryer inspections etc.... I had people come into my apartment whether I was home or not at least every other month. This may be a concern for people living alone, with pets or if you're used to privacy. I recommend Windsor Sugarloaf as a family friendly rental option. The construction is an eyesore and the loss of the beautiful green space between the complex and the street is unfortunate and may be a factor for some people. There is an abandoned (yes, abandoned) building next door that used to house seniors with memory issues. No idea what will happen there but pay attention because that building connects to the complex via the back gate and walkway.

    Power Outages WEEKLY in Summer when near capacity. This is clearly not a leasing office issue but a…read moreproperty management issue that RAM partners needs to fix with Georgia Power, the builders, or whomever. I own a house 12 miles from here in Suwanee that rarely if ever goes out of power, less than five times since 2017! This is not an overall power issue, this is an issue here. they recently filled up to nead capacity, since then there have been consistent power outages weekly this summer. It's infuriating to have to consistently either be out of power, cable, and Internet and AC in the summer. A couple months ago half of the entire building didn't work for 4 to 5 days, residence having to run extension cords and borrow from others for the entire week. Unacceptable! Even if it's only out a short amount of time, having to reset all of the clocks, Internet, modems, etc. weekly or multi times a week is infuriating. Today, I just reset my clocks from two days ago, didn't bother because I figured another one was coming and sure enough three hours later power's back out! I'm sure they will blame it on Georgia Power, however, there is definitely a coincidence that it started happening frequently after they hit near capacity.

My apartment had a persistent roach infestation that lasted for months. Despite multiple pest control treatments, the problem never fully resolved. I complied with every request from management, including repeatedly clearing my kitchen and living out of boxes for extended periods, yet the infestation continued to spread throughout the unit. The front office staff was consistently unresponsive, dismissive, and difficult to reach. Emails often went unanswered, service requests were marked complete without work being done, and meaningful updates were rare. I even reached out to Simpson Property group who was also useless in helping solve any issues. After months of inaction, I was forced to seek legal advice and ultimately report the property to Suwanee and Gwinnett County Code Enforcement because management failed to provide a habitable living environment. In addition to the pest issues, I was incorrectly charged for items I did not owe, including renters insurance and rent-related charges. Resolving these errors required repeated follow-ups and escalations, adding unnecessary stress during an already difficult situation. I want to note that I am a real former resident, not someone leaving a review after a tour or for incentives. This review reflects my lived experience over an extended period of time. If you value cleanliness, responsive management, and accurate billing, I would strongly recommend looking elsewhere.

I have been living here for three years and the first year was amazing. The neighbors were great and it seemed like " the" place to rent. However, in the last year it has gotten so incredibly ghetto. You constantly smell weed. You can't take your kids to the pool in the summer bc there are glass bottles and weed smoking at the pool. Cars drive way too fast, and the quality of renters have dwindled. The good ones have moved. For the first time ever in renting I fear for my car, and my apartment to be broken into. The management is very kind and responsive but it just seems like nothing is being done. Oh! And every entrance of every part of this complex is covered in dog poop and in the summer the urine smells so bad in the heat that you can't open your windows. The noise level is ridiculous. Young kids are vandalizing the fitness room.... You can never find parking bc it's not enforced when people have visitors parking the whole weekend in VERY limited parking. They promise to tow but don't. In fact, my elderly neighbor can't park close to the entrance because visitors take up the parking spots so much. The valet trash sometimes gets picked up... and the walls are so thin. You hear your neighbors peeing. Lol The pool closes at 10 pm and believe they party up until 10 pm. DONT lIVE NEAR THE POOL! For the love of god have Suwanee PD there at the pool. It's filled with drugs any given day. loved this place. I really did. It's so trashy.
