The maintenances guy Tyler is absolutely amazing really cares about the tenants here, after 6 months of trying to get my access to my back patio the first time he showed up it, he fixed it, and was also well mannered. Unfortunately thats the best I can say about this place, so beware, Ive never seen a Property management try so hard to evict so many people i see Uhaul's here on the daily i see them throwing peoples property in the garbage. Its sad really. Not to mention the massive rodent problem next to the trash. you'd think the money they making off the mandatory "Trash Valet" that is a mandatory Additional charge on your rent whether they take your trash or not. (although the pick up gotten better in the last month) that they would hire an exterminator. And Dont forget about the FEE'S......fee's for everything there is a $5dollar billing fee thats right folks they bill you for billing you plus more! I highly suggest you keep lookin this place is a nightmare! read more

Not only do they overcharge and have no problem kicking people out on the streets. They also told us black mold is common and no big deal. Sent someone to wipe it off and that's it. I lived there when it was morning run and the management changed. Management is awful, rude and they don't care about you as a person. My roommate quit paying rent and I stayed and paid my part. I took my roommate to court and was still the one being treated poorly. When I tried to resolve it, Wenci, the current manager, acted like a bratty 15 year old teenager stomping her feet. Do not rent here whatever you do. It's not worth the hassle and not worth the monthly rent. Rent for a two bedroom was almost 2,000. KEEP DOCUMENTATION OF EVERYTHING. My husband and I moved to the apartments in Nov 2014 for the easy access to all of monroe and the open availability of the units. Everything was decent until 2 months in to our year long lease when there was a mass break in to multiple cars around our complex. We were a little worried before we moved in about theft in the complex due to its location, but when we asked the management we were assured that there had not been any break ins or thefts in many years. Not only did they look us in the eye and lie, they also never completed repairs that we had asked multiple times to be fixed. Along with being very rude and uncooperative with us very often. We have 2 well behaved dogs, so of coarse we paid a dog deposit for any issues that could have come up. We are level headed people and never expected to get it back on our move out. Not only did we not get ANY of our other $800 deposits back when we moved out, they are now trying to come after us for even more money. We are not the only ones that this has happened to as well. From speaking with multiple neighbours and former residents this is a common occurrence. I do NOT suggest this complex to anyone who is looking for an apartment in monroe area. There are other very nice and co-operative apartments in monroe. Do NOT waste your time or money with these people. You will regret it. read more

Great management, quiet neighbors. Maintenance was prompt. Beautiful, clean apartments in good repair. BIG dog friendly. I actually quit my lease 8 months early (that's right, 8 months). Had a sudden, unexpected change in employment which required relocation. They helped me find a replacement, refunded my rent and utilities once the new tenant moved in, no extra charges/fees after move out. Close to schools and food. Really great experience. The one thing is the train. Runs right by all hours of the night. The managers were 100% up front about this before I even moved in. read more

This are the worst apartments to live in. DO NOT MOVE IN. WORST MANAGEMENT EVER. The office lady's don't know how to treat people. I understand if someone is pass due on a water bill to do a courtesy call but they just keep calling and calling being rude to you. It has happened to multiple residents. This apartments have a BLACK MOLD issue. Which they don't want to address or help with it. They say it's the residents issue to fix it. The last time I lived in an apartment was 1989. I was relocating from out of the state with my child and found the office staff to be a life saver. They not only helped me to find the local school but advised me on parks, shopping, daycare and a world of other things. Needless to say they went above and beyond what I expected. The grounds are kept up well and the few issues I have had were taken care of quickly and the first time. There are always (weather permitting) kids out and about playing giving it a safe and "community" feeling. As for the apartment, it is spacious and in great condition. I had heard horror stories of apartment carpets and found them to be in great shape. Even when I knocked something against the wall and marked it up they sent out the maintenance people to do a quick patch and repaint for me. All in all I am really happy hear. As for the complaints i have seen about the rents, I did a lot of looking around first and while I found a few that were cheaper, they are not a place to have a kid. read more

We loved the location of Morning Run and we loved the on-site property managers, Joyce and Staci. Both of those ladies work SO HARD for their tenants, but their hands are often times tied by their parent company which is really too bad. The maintence guys were both nice and obviously overworked too - for a location as large as Morning Run is, it was shocking to see that there is only 4 employees there (2 in office, 2 maintenance), but they really did give it their all and for that, our review has little to do with the on site staff, but rather their parent company, Coast Property Management. We lived there during the exterior renovations and had nothing but issues with that - we had our unit entered several times under a "blanket notice" (which is illegal in Washington State) as well as had our door installed incorrectly, and our daughters crib filled with nails when they changed the exterior power meters. Our unit was the only unit that had repeated power failures in our building after the updates to the power boxes, which resulted in loss on our end and again more flexibility... I had people come into my apartment multiple times unannounced after having our daughter, one of those times I had no idea men were in my home and came out of my bedroom in just a bra. The multiple, unannounced entrances was awkward, frustrating, rude, and excessive. The "blanket notice" was from October 2018 to January 2019, but they were entering unannounced all the way into April. Our apartment was left unsecure more than once, be it with windows or doors left unlocked, and at one point our back door was only held in with a couple nails - we do not know how long it was like that because they did it during the week I was in the hospital having our daughter in the end of January. We also during this time could not use our deck storage because the construction company was using it (on our dime) or our back patio, so all our storage was in the spare room, making that room unusable from October until June when we finally were given the new keys to the storage unit (8 months of the 12 month lease). Once the exterior renovations ended, the management company bumped our rent up 8.5% with only 10 days to respond, despite us not having full use of our rented space for 8 months and being super flexible with their renovations. When I inquired to the upper management I was basically told Seattle is increasing in rent therefore they must compete, in Monroe. I asked for a credit for our time, space, privacy, and money lost due to their renovations and the management company blatantly ignored my request and proceeded in upping our rent. We had no choice but to sign, we couldnt afford to move and we couldnt afford the month to month rent. It's bad business to ignore the customers who pay their bills in full, on time, every single month. The apartments aren't worth the $1,820/month the company wants. It's still the same interior as was installed in 1980, the interiors have damages from the 30+ years of wear and tear caused by all the families who cycle through, and yet you're expecting top dollar from the tenants who supported you through the exterior renovations, who paid full rent for loss of rented space, who put up with illegal entries into the unit and dealt with countless issues surrounding the construction, such as coming home to my babies crib full of nails and screws? Wow, that really blew me away. Monroe is where I grew up, I expected the small town atmosphere and friendly treatment. Joyce and Staci have that feel to them, but like I said their hands are tied and it's sad that their parent company puts a shadow of darkness over the complex. It's obvious the parent company is only interested in money, no matter how much it effects the community they are in. And that's really too bad and sad to see. Thank you to Joyce, Staci, and the maintence crew for always advocating the best you can for your tenants, for your honestly and for being real and relatable, if it had been just you guys I know we would have stayed a lot longer; we love how you run Morning Run when it doesnt involve the parent company, and we wish all the best to you Joyce and Staci. Coast, start treating your tenants better so you don't have such a high turn over rate. Charging a little less to keep good families would benefit you so much more than charging top dollar for sub-par units and pushing good families out. read more

My fiancee and I moved into Morning Run last fall because our lease was up in our rental house (we had another roommate) and our baby was due in late October - so our goal was to get settled quickly and didn't worry about finding the "perfect" home. We should have worried about that. Morning Run is a dump. The appliances (dishwasher, oven, fridge, washer/dryer) are ancient and cause our power bill to be outrageous -- we pay more to live in a tiny 2 bed 1 bath apt then we ever paid in utilities to live in a 3 bed 2 bath house with double the square footage. The doors and windows are drafty so this also contributes to the high heating costs during the winter months. The apt is infested with bugs. When we first moved in, we immediately noticed fleas for the first month or so that we lived there. We have no pets so we knew it was not from us. We also had a huge problem with finding bugs (beetles, spiders, ants) in the living room, bedrooms and kitchen. We went out to Lowe's and purchased our own insect killer and sprayed around the entire outside perimeter of the apartment hoping that would help. It didn't. I really hit the fan about 2 months into our lease when I went into my 1 month old daughter's room to change her clothes and there was an earwig on her freshly folded laundry. I made a complaint to management and they said that they would send out an exterminator to do a spray around the apartment and let us know if the problem resolved. This was around mid-December or so. It seemed to help for about a month or so (but I honestly think that it was more due to the season/cold weather and most bugs die off around this time). As soon as warmer weather hit, infestation immediately occured. Ants, centipedes, beetles, earwigs, and spiders all flooded into the bedrooms. I was furious and contacted the management staff AGAIN. We called on a Sunday morning around 10am to report the problem and had to leave a message on the machine. When we still hadn't heard back from anyone by 4:00 that afternoon, I called again. This time, I was able to speak with someone who told me that "I was on their list" of things they would be getting to on Monday. It was so unprofessional of them to not even give me a courtesy call and let me know that they recieved my call and would be addressing our concerns. When I recieved the call from the staff the next day they informed me that because they had a "standing" appointment with their exterminator for the following week, they wouldn't be able to get someone out any sooner without there being a charge (that I would have to pay). I told them absolutely not, I would not pay for that and that this has been an on-going problem since we had moved in. They were able to "get approval" from management to get an earlier appointment and their exterminator came out and inspected. When he arrived, he sprayed my daughters room (the room which was the main problem) and said to wait 10-14 days to see improvement. Almost immediately after he left, we noticed dozens of ants in the bathroom -- where we previously had never seen them. I emailed the apt staff to let them know that I was assuming it was because of the spray in the bedroom and was willing to wait it out a few days and see if it resolved. All they could manage to email me back was 'thanks for letting us know'. No apologies, nothing. They couldn't even manage to type out my name which made me feel like I was just one big hassle to them. So today (5 days post-exterminator) we are now finding ants EVERYWHERE. I'm fed up, I hate this apartment complex, it is a complete dump and I wish I had never moved in here. Do yourself a favor and if you are considering moving in - DON"T. It's way overpriced for what you get - and the headaches you have to deal with when you do move in aren't worth it. read more

I have lived in this apartment for over a year and it has been a battle for the last 9 months to pay my rent. Let me explain, single mom with money issues, so I got a little behind. I went in an continued to pay until I thought I was caught up. Not!! Instead of my payments going towards the rent they added it to my water bill! Really.. so I received an eviction notice for $200, not past due rent but $200 in fees. I had paid almost $1500 in one month and was being evicted. Obviously they changed there mind but after 9 calls over the last 2 weeks I have yet to get a call back to make sure my debt is cleared up and no "new" charges have showed up. This is by far the nicest apartment complex in Monroe. Sure it is not perfect and management has changed for the better. The grounds are well maintained, the office staff does a great job balancing between doing what it takes to keep the place nice and trying to please tenants. Run the other way. Management company is new and dishonest. Had apartment inspected at move out. No wetness, no smells, no staining of carpet. After we left they suddenly decide the carpet has been soiled by my dog. Have lived here 5 times, the last three with this same dog. Not an old dog, a well trained small dog that is puppy pad trained or outside. I do contract work and always live in rentals. Never has my dog had problems with accidents on the carpet. They claim moisture in pad and staining of floor. In WA state in the summer, with no air conditioning and high humidity if the pad was wet when we moved in, probably was still wet three months later. They did not prove that the carpet was cleaned or checked for moisture before we moved in. The dog is seldom alone as my husband is retired. After writing them my concerns they didn't even respond. Maintanence person told my husband they were due to remodel this unit and I think they just found a way to have me contribute over $1000 to their fund. Never in 13 years of temporary rentals all over US have I been accused, charged, or treated this way. I always take very good care of the rentals and have always received any refundable dog deposits. I own a home on the East coast and figure they knew I couldn't fight with them upon leaving. I will never rent from this management company again and urge others to beware. read more
