During this time, we later discovered two significant compliance issues that had not been communicated to the Board: 1) The Association had been placed in FTB Suspended status with the State of California 2) Our tax-exempt status had not been filed or maintained for approximately five years These matters were not identified or brought to the Board's attention while Diversified was responsible for our financial management. We became aware of them only after the fact, at which point the Association faced significant legal and operational risk and required outside legal assistance to address. In addition, communication and follow-through were ongoing challenges. There were instances where scheduled meetings were missed without any notice, and action items discussed with the Board were not completed or required repeated follow-up. While our contract scope was limited to financial services, tax filings, corporate standing, and timely communication are fundamental to an HOA's financial health and governance. The lack of visibility over multiple years represents a serious breakdown in oversight and responsiveness. I strongly recommend that any association working with Diversified independently verify tax filings and corporate status regularly, clearly document expectations, closely monitor follow-through on commitments, and consider alternative management options if those expectations are not clearly defined and consistently met.

    we just bought a property in Woodbury and found out that Keystone Pacific is the property manager…read more Before we closed escrow on the place, we identified two issues in the inspection report which needed to be addressed but were otherwise under the purview of the HOA. In other words, the seller was unable to address these two issues so we ended up closing on the place with the assumption that the HOA and the property manager would properly address these issues in a timely manner. We closed on February 23, 2026 with a 21 day escrow. That means that the HOA was informed about these issues at the beginning of February. It is now March 12 and the issues are still outstanding with very poor communication by both Sarah and Miles from the property management company. I was just told by Miles earlier today that the roofer doesn't even have time to call me back until next week because he's so busy with work. Basically, piss off until next week. Also, I was told that the company handling the weatherstripping repair on our garage door just informed them that even though they received approval on the proposal on February 26, they are just now getting around to telling us that they don't have any weatherstripping and it might take a week for it to come in. Seriously, WTH is this? I'm hoping that I'm going to update this review in the future with a better score but as of now, they're lucky it's not one star. In between the lack of response, the unanswered voicemails, and the inconsistent explanations given by the two of them which conflicted with each other, this is an utter disappointment. Unfortunately I don't have much say in picking who this property management company is but I'm not impressed.

This system rewards loud, unfounded accusations over truth and fairness. For context, my family and I are the kind of neighbors who give freely of our time--helping others move, giving rides, and responding in emergencies. We strive to be respectful, friendly, and conscientious in every interaction. We love this community--well, we used to. Recently, the HOA has treated us not as valued members of the community, but as offenders. Costly, punitive action was taken against us based on an embellished complaint, and our attempts to share our side have been dismissed. The "neighbors" behind the complaint never reached out to address the adults in our home, but they did harass my teenage daughter. And, rather than facilitating a collaborative solution, the HOA has targeted us and stonewalled our effort to communicate. Homeowners pay dues expecting consistency, respect, and excellent service. Instead, we have experienced the opposite: a community where members are valued inconsistently and fairness is optional.

I had my FSS case transferred out here from LA County. HACLA sent my FSS case over. It was confirmed. And yet these people had the audacity to lie to my face and claim my case wasn't even in their system. That is not incompetence, that is a choice. There are virtually no resources made available to people coming from LA County. No guidance, no referrals, no real support just the runaround. Every step of trying to receive the help I am legally entitled to has been a fight. A constant, exhausting, demoralizing fight. I have watched how differently things operate for others. If you are white or of Asian descent, you will be directed to the right channels, connected to resources, and treated like your case matters. Being Black in Irvine, being Black in Orange County, isa different experience entirely. The disparity is not subtle. It is glaring, and it is real, and it is racism. To the staff who have deliberately stalled, lied, and looked the other way: I see you. I have documentation. And I will keep fighting regardless. May your pillow never be cold at night.

Their response times to maintenance requests and overall customer service have always been excellent. After several stable years, we recently experienced a number of condo issues following the rainy season. Every issue was handled compassionately and as promptly as possible. After submitting multiple maintenance requests (right before the end of business hours), we were contacted the same day and again the following day to schedule repairs. Since then, they've arranged for construction workers to repair a leak in the staircase ceiling, ant control services, a termite inspection for worn wood in our garage, and are currently scheduling the replacement of an outdated dishwasher with a brand-new one. Not only that, but every contractor they've sent for repairs in our condo have been very considerate and professional. When working on our roof, the crew explained the whole process beforehand, sealed off our entire staircase, and answered questions even on their breaks (not to mention they were understanding and warm towards my very confused ESA dog). The ant/pest control worker shared he's personally sprayed the landlord's home in the past, which gave me great peace of mind knowing that AllView only hires people they trust to work on the properties they themselves habituate. The termite inspection was quick and efficient. I appreciated the worker's professionalism as I noticed he immediately covered his shoes with plastic before entering to avoid tracking in mud or chemicals, which was thorough and kind of him. The two property managers who have stood out most during my time here, Andy and Mark, have always maintained clear and consistent communication regarding concerns, scheduling, and next steps, especially now as we move forward with termite treatment in the garage and the dishwasher replacement. I'd also like to add for any prospective renters: although our unit is under rent control, the landlords have always chosen minimal increases rather than the maximum allowed at lease renewal. In other words, these are genuinely good people. If you respect and take care of their property, they will absolutely take care of you.

NOT SAFE, NOT PROFESSIONAL, AND NOT WORTH THE RISK I truly tried everything to resolve the issues I experienced with this property, but the management company refused to take responsibility for extremely serious safety problems. From the first day, my apartment had plumbing issues and a strong odor. I emailed repeatedly, but no one ever came to inspect. eventually contacted the gas company, and they found an active gas leak coming from the stove--a stove owned and maintained by the complex. I had been unknowingly exposed for weeks. The storage area directly beneath my anartmant apartment was packed floor-to-ceiling with hazardous chemicals, paint buckets, clutter, and materials, which only worsened the smell. Even with photos and written complaints, management did nothing. (Attached pictures) Despite the uninhabitable conditions and their negligence, they kept my deposit and even sent me to collections. I filed a BBB complaint and attempted to work out a solution multiple times, but they refused to act responsibly. I'm now considering small claims court for personal injury related to the prolonged gas exposure. I also want the property owners, Linda and James Reitch, to know how poorly their management company is representing and maintaining their property. I will be forwarding all documentation to their Trustee through proper channels. To make matters worse, the application process was extremely intrusive. I have a high credit score and a stable job, yet they demanded a very high deposit AND required third-party access to my bank account. With such strict requirements before move-in, l expected much better safety, maintenance, and professionalism afterward. Based on my experience, I cannot recommend living in any property managed by this company" Daniel, I am responding with documented facts and dates. I moved in the first week of August. From the start, the bathtub had issues that worsened quickly and became unusable. I submitted a formal work order on August 30, only weeks after moving in. On September 13, I emailed and submitted a work order reporting persistent fumes/odors in the unit. No one was sent to inspect. After continued inaction, I contacted SoCalGas myself on September 25 because the odor persisted. They confirmed and repaired an active gas leak from the stove, which is owned and maintained by the property. While it was fixed the same day once SoCalGas was involved, this occurred only because I escalated it after management failed to respond. Had I not done so, I would have continued to be exposed. I was also charged for a bathroom screen that was missing at move-in. I have the original email and ticket number requesting installation. The ticket was closed without the screen ever being installed, yet your BBB response incorrectly states I owed for it. I raised safety concerns about the garage beneath my unit being used for non-residential purposes. After reporting this, tenants were informed of my complaint, which led to hostility and caused me to feel unsafe. I did not leave "simply to break a lease." I vacated due to unresolved habitability and safety issues after repeated attempts to resolve them in good faith. All of this is documented through emails, work orders, third-party findings, and video evidence. I stand by my review.

    I've experienced very bad service with The Management Trust property manager for my HOA. We've…read morehad issues with parking enforcement, and switched Parking Enforcement Companies. The issues of people still violating our Parking Rules were sent to TMT property Manager, with pictures of the vehicles, Aerial Googlemap pic of specific location, and CC'd the new Parking Enforcement Company. It's been six months with the new Parking Enforcement Company, and my repeated emails with pictures of the repeat offenders were answered by Linda Norton of TMT as "being handled". Yet the same vehicles were not being cited or towed, as our approved Parking Rules Specified. Most recently, one repeat offender had her car parked in our Guest Parking for over 5 days straight. Linda Norton told me that the owner could be moving the vehicle into the parking space after 6:00 a.m. I chalked the tire, sent pics to Linda and our Parking Enforcement, of the 5+ Days of illegally parking, the vehicle only received 2 violations. I asked Linda Norton if there had been any Exceptions to our Associations Parking Rules (A Yes or No Question) her answer was "any action the Association Board takes is confidential". This response, in addition to what other neighbors have told me of other residents repeatedly park overnight, not utilizing their 2-car garages in other areas of the community without being cited, led me to believe that either: A. There were Parking Exceptions being made B. Our Parking Enforcement Company was not performing their duties Yesterday, I received a Violation Letter stating that I was harassing community residents, referencing the chalking of the tires. The chalking of the tires was done because Linda Morton mentioned the vehicles could be moved into spaces after 6:00 a.m. Instead of being proactive and ensuring that our Parking Enforcement Company was providing the service we pay for, it appears that I'm being made into the violator for pointing out the non-enforcement of our Parking Rules. Parking Exceptions are mostly illegal in an HOA, and are perfect examples of Rules not being fairly and consistently enforced. Certain exceptions that deal with Handicapped (FHA rules) are an exception. The Handicapped issue wouldn't be applicable to this situation, as each unit has their own double-garage, which would already be the closes parking option for the resident. Instead of ensuring that our HOA is getting the Parking Enforcement we were promised & paying for, they instead chose to write me a Violation Letter for proving we were wasting money and Parking Rules were not being followed, and violators not consistently Cited/Towed. And before I get a canned response from Business Owner, I also mailed a Snail Mail Letter to TMT Regional Manager, Paula Arciga, so instead of directing me to send another email to a Customer Service email account, please check with the Regional Manager - Paula Arciga, or Property Manager for Sherwood Village Anaheim - Linda Norton. I am asking for my violation letter be rescinded, and also ensure that there really are NO PARKING EXCEPTIONS, as responses from Linda Norton were not very transparent.

My tenant received less than 12 hours' notice, delivered as nothing more than a handwritten note left the night before -- no official communication, no timeline, and no clarification about whether anyone intended to enter her unit. As a landlord, I am legally required to provide proper written notice before anyone enters or disrupts a tenant's home. Instead of acknowledging this basic legal reality, the HOA responded to my request for clarification with a passive-aggressive message implying that I should be "more compliant" and "grateful." To be clear: I did not object to the maintenance. I objected to the complete lack of proper notice. I objected to being expected to guess whether interior access was required. I objected to being lectured for asking for the information I am legally obligated to provide. A competent management company should understand notice requirements, communicate clearly, and provide accurate information so owners can comply with the law. Instead, this company chose to deflect responsibility and blame the homeowner for their own failure to follow basic procedure. If you expect professionalism, transparency, or even the bare minimum of organized communication, this is not the management company you want overseeing your community. I have had nothing but problems with this group since they signed on. I just got done fighting late charges because their accounting system couldn't seem to process my payment on time and now I have unprofessional maintenance emails being sent to me. Avoid.
