She said the deposit would only be the same as the rent unless we had bad credit. Considering we had credit scores on 757 and 683, we assumed this would not apply to us. WRONG, Chrissy decided to raise the deposit $600 after we signed the paper and paying her the $300 holding fee. The day we were supposed to sign the lease she calls and says she needs even more despots because she did not hear back from one of our previous landlords--which we obviously can't control, they could be on vacation or even dead. She did hear back from our current property management. She is just looking for any reason to raise the deposit. We decided to run the loss of losing $300 versus renting from this scam lady. Do not sign ANY HOLDING DEPOSIT FORM from this lady, she will tell you one price over the phone, have you sign the holding deposit without the deposits written down and then make arbitrary increases after you already forked over the holding deposit --I know now that even if you like a place, do not sign anything like this; I'm telling you all. so you do not make the same mistake I did have a lawyer look over the form she had us signs and they said that it is very predatory: the holding deposit is only refundable if the landlord (Chrissy) decides not to rent to us. It does say that she has the ability to raise the deposit if she deems it worthy, not a typical form. Considering she allowed 4 students living in the 2 bedroom apartment (only zoned for 3), she clearly only rents to students so she can make excuses to raise their deposit sky high. She is probably living off these deposits while she is otherwise detained.

Then if I'm offered the lease and don't accept, they keep the money. Absolutely absurd to expect people to commit to a home without being allowed to tour the property first. I don't care how in demand the property is, this is deeply disrespectful and takes advantage of the desperation folks are experiencing in Boulder's crowded housing market. I can't really say enough positive things about Christine Barton, Kristin, and everyone at Park…read moreRealty. I've been renting for a while now...over 5 years. While it is true I have seen a rent increase, and fees associated with that increase (not thrilled about the $10 credit card fee that I am charged for paying rent, ouch!) - I still want to point out that Park Realty & Property Management is top-notch. I'll give you an example. About two years ago, I came home after a stay away to find that the air conditioning mechanic had incorrectly hooked up a hose and that my bedroom was flooded. Christine immediately dropped everything and got to work on the problem. While I had to go to work no less. It took a while to get everything back to normal. She had to contact and work with the owner of the unit. She also had to contact the air conditioning company whose representative had incorrectly hooked up the air conditioning line but. I wasn't charged a dime for any of the carpet pull-up, the drying of the bedroom (big old fan for days) and the paint job, new carpet and repair of the air conditioning unit. Like I said it took a while for everything to get resolved but in the end Ms. Barton really pulled through. Park Realty and Property management is no nonsense. And quality, promptness, follow through, and professionalism are qualities worth paying for. Though I still wouldn't mind seeing that credit card fee reduced...outside of that a 5 star happy camper here! Oh and one more thing...if you ever really want to know about a company just listen to their employees. And Christine Barton's employees say things like "she goes out of her way to make sure my coffee is perfect and works so hard she often works at her expense." A boss delivering coffee? I'll take it!! Andrew and Kristin have had only the kindest, most respectful comments of their boss and employer. That's a rare thing in a company...thank you Christine...wherever you are, solving whatever problems are presenting themselves. Thank you, thank you. celia b in Cherry Creek Tower

Absolute scam If I could give zero stars, I would…read more My experience with Smart City Locators was extremely disappointing and ultimately a complete waste of time. I initially reached out expecting professional guidance from someone with in-depth knowledge of the local rental market, apartment communities, pricing, amenities, and leasing considerations. Unfortunately, that was not what I received. Throughout the process, it became clear that the agent I worked with had very limited knowledge of the properties being recommended. Basic questions regarding building features, management quality, neighborhood differences, lease terms, and unit availability often went unanswered or were met with vague responses. Rather than acting as a knowledgeable advisor, the experience felt more like a sales transaction focused on getting me to sign a lease as quickly as possible. What concerned me most was the apparent lack of interest in understanding my actual needs and priorities. Instead of providing thoughtful recommendations based on my criteria, I felt repeatedly pushed toward specific units without any meaningful explanation as to why they were a good fit. The entire process gave the impression that the primary objective was securing a commission rather than helping a client make an informed housing decision. As a result, I ended up conducting most of my own research, contacting properties directly, verifying information independently, and learning far more on my own than through the service I was supposedly receiving. This completely defeated the purpose of working with an apartment locator in the first place. A service like this should provide expertise, local market knowledge, transparency, and value. In my experience, Smart City Locators failed to deliver on all of those expectations. Rather than simplifying my apartment search, they added frustration, confusion, and unnecessary delays. I rarely leave negative reviews, but prospective renters deserve an honest account of my experience. Based on the service I received, I would not recommend Smart City Locators and would encourage renters to do their own research before relying on this company for guidance.

Unfortunately, my boyfriend and I had a less than positive experience with this company,…read morespecifically Laura. We had contacted her about viewing a rental property that she was the broker for over a weekend. We were told to meet on a specific day but then when we arrived, she wasn't there and didn't answer our phone calls. 30 min later she called and said she had given us the wrong day and had meant the next day. This was very inconvenient for us as we had some time sensitive decisions to make, however made it work to meet her the next day as we were interested in the property. Then the following day 20 min prior to our appointment time Laura messaged my boyfriend to tell him she had "computer work to do" and that her assistant would meet us. Her assistant arrived on time but did not know very much about the building. He didn't even know where the unit was on the floor and could not answer any of the questions that we had about the unit at all. We even opened a boiler room door as he thought it was the access point to the rooftop deck that didn't exist. Following this I left Laura a frustrated voicemail indicating I felt it wasn't very professional of her to waste our time and that it felt as though she didn't value us as potential tenants for her client. I did state that I planned on writing a review reflecting our experience with her. Laura did follow up after our tour to apologize and state how busy she was. The fact that she was busy is not the issue, it's the fact that she led us to believe that we were going to have a complete and thorough tour of this property for rent - and we were let down twice. Both times we left with zero new information about the unit. If you're too busy to show a property, just be honest about it and tell us your too busy and don't waste our time - that was the issue for us. But we did get a chance to ask her some follow-up questions and she stated she would get back to us the next day with answers. Laura then followed up the next day, and was very pleasant on the phone, again apologizing for the mix-up and not respecting our time. But then, she stated that she did tell the owner about the voicemail that I left, including the "threats" I made and that the owner was worried that I might be "too difficult of a tenant" and would need reassurance that I wouldn't be. This was pretty wild to hear over the phone - not only did she fail to perform the job that she was hired to do by the owner of the unit, but then she proceeded to imply to the owner that this was not an issue of poor customer service on her part but rather my "difficult" demeanor. My handling of this was not in any way an indication of our ability to be good tenants (we both have spotless records and great references). Then to insinuate to the owner of the unit that there was a threat made is not only a complete lie, but it's an irresponsible use of the term (she's referring to when I informed her that I would be leaving a yelp review detailing our experience - which is not even remotely close to a threat). She clearly felt guilty for her poor performance, and wanted to cover herself in front of her client so that she didn't look bad. The place was beautiful and I believe if we were treated with more respect we might have considered living there. I do admit that I was short with Laura on my voicemail but did genuinely feel as though we were disrespected and treated as if our time was not nearly as important as hers. Hopefully this was an isolated experience for Laura. After looking for apartments for several weeks and dealing with many great professionals, this was quite the standout performance and I feel as though this is important information to share.
