WOW! Jessica was great. She came over and immediately jumped right into our inspection. She was extremely knowledgable and exceeded our expectations for this inspection. We had our condo inspected and she still inspected the outdoors even though the condo association will be responsible for this. She explained that outdoor damage could raise our COA fees. I appreciated this. She also showed me around the furnace room and I now know more about what's in that room than ever before. Lon's Price $520 Home Advisor $322-376 Angie List $315 Thumbtack $250-320 I didn't have the same experience that Adam S writes about Lon below with boasting, interrogating, self promotion, tardiness or charging me an extra $75 dollars for gas money. It seems Adam felt utter disdain for Lon and his overall attitude. Lon didn't act this way with me , although I respect Adam or anyone else who writes a review detailing their experience. My review was only on the professional side and not personal. Lon has done a few inspections for me over the years and I'm still waiting for the builder to review his report on my current house. Lon seems to be a very competent home inspector. He has years of experience and has a solid reputation. I did refer a friend to Lon. He reports Lon's price was almost double of what he was quoted from the person that he eventually used for his inspection. I understand in many professions that a premium may he paid for experience or knowledge. I am not sure if paying substantially more for an inspection is one of these professions. My friend had no problem with the inspection and the report that was prepared for his inspection at a much lower cost. It was my job to do my due diligence in researching an inspector. I went with a retired home inspector's recommendation to use Lon and I wish I would have been more diligent in shopping price before just paying a much higher fee. It doesn't appear that there was much difference in my results and my friend who paid a much lower fee for an inspection. I would recommend interviewing more than one person before making this decision. I probably will not use Lon in the future based on my recent research and input from others who priced out other inspectors. This isn't a critique of Lon's ability, it is just wanting to pay a price for a service that seems more reasonable. As a consumer when you pay for a service or product it stands to reason that you want to get what you bargained for at a reasonable price and after gathering more information from other consumers of this type or service, this may not be the case. I had Lon inspect a home I'm purchasing this morning. He was recommended highly by my attorney, who said that "He's the only person I'd ever want to work with. If I was buying a house, he's who I'd have inspect mine." Lon explained in great detail things that a first time homebuyer should know. He meticulously poked and prodded everything in the house, and gave explanations and advice (along with a rough idea of estimated costs, recommended timelines, and repercussions if I didn't) for fixing things. He asked many times if I had any questions about anything or if I needed more explanation. I learned a ton about furnaces, attics, and plumbing! Will Lon nit-pick? Sure. However, he told me when things were important or when they were just nit-picking. He offered expert, objective advice -- the kind of advice you get from 35 years in the business. He also safety tagged all the equipment in the basement (what things should be shut off in an emergency, what to do if the hot water heater leaks, etc.). Lon is extremely good at what he does. I have to laugh at Karen's review -- "Lon is very good at breaking deals." I told Lon this, who said "I don't break deals... houses break deals." To continue with Karen's review, "If you are a first time buyer, or insecure about buying real estate"... and this is where I'll diverge from her opinion...you couldn't have a better professional in your corner. My seller's realtor once called Lon "the deal breaker". Your home is probably the most expensive long term investment you will ever make (besides children), and he's worth it. Lon has inspected three houses for me- the first one I didn't purchase, not because Lon said it was a bad house, but because he was honest about its condition and the amount of money to bring it back to life. Lead paint, asbestos, knob and tube wiring, and a dangerous fireplace were among the issues. He told me I'd spend at least $100K to renovate it properly and I wasn't ready to make that kind of investment. The next house I ended up purchasing, and Lon helped me make an informed decision. We actually hired a licensed builder with 30+ years experience who came out and refuted the vast majority of her claims. I couldn't have asked for a better home inspector than Jess. I put in an offer on a small home that I absolutely adored. The home was built in 1926 so I knew I needed a quality inspection before deciding to close on the home. I did my research and found Technihouse Inspections. Dee was super nice on the phone and was able to get me on the books for an inspection the next morning. Jess arrived to the house even before I or my real estate agent did. She spent around 4 hours inspecting an 800 square foot home and I am convinced that she did not miss even the slightest detail. Thorough does not even begin to cover her inspection style. I am a solo female in her 20s and a first time home buyer who knows next to nothing about home issues and Jess explained everything to me in a way that allowed me to understood the issues at hand. Jess is one of the most intelligent and eloquent people I have ever met and I had the utmost trust in her inspection. Jess found crawl space issues including dodgy repairs, loose duct work, unsecured electrical wires, evidence of standing water, leaks, outdated galvanized plumbing, and a large crack in the foundation. She found lots of other minor to moderate issues with the home which I was willing to overlook. However I was not willing to accept such significant crawl space issues that pose a threat to my safety and thanks to Jess was able to make an informed and confident decision to require that these issues be fixed by the seller prior to me moving forward with the home purchase. The seller did not agree to make the repairs and that house is back on the market today. I hope that the next potential buyer has an inspector as competent as Jess. I'm sad to have had to walk away from what I thought was a great home with my untrained eye but I am confident that Jess saved me THOUSANDS of dollars and lots of regret and heartache down the line. The inspector arrived 30 minutes late in his enormous Hummer and starting grilling my wife on all the items of the house prior to the inspection. That's his job to discover and not interrogate the homeowner. I heard him tell the client that he charged an extra $75 travel fee to come to Waterford from Bloomfield hills, I guess the gas mileage is poor. He proceeded to leave his stickers and tags with his info in 11 different spots as a free ad. He was more concerned about showing all the articles he wrote and boasting about himself than the house he inspected. He's old and grumpy and should probably go to Florida and retire and make his wife miserable. read more

Lon was recommended to my husband by someone and after we spoke with Lon on the phone, we decided to use him. As a potential home buyer, you want to feel like someone has your best interest in mind and right away Lon makes you feel at ease. He's thorough, talks you through everything (good and bad) on a house and when you get to the equipment section of a basement, he labels EVERYTHING so you know what's the hot water shut off vs. the humidifier shut off. He'll even tell you whether a cost estimate you received is WAY off base or appropriately priced. Lon himself is premium priced and he will tell you up front that he is not the cheapest guy in town - but you get what you pay for in this case. Once we got to the end of our 3.5 hour inspection my husband and I felt he was worth *every* penny.
