I found Padre Janitorial Service through their positive reviews on Yelp and contacted them to quote a "rush" floor job in a salon The floors were in terrible condition with thick coats of an inferior product that required extensive stripping and waxing. After receiving a more than fair price quote from the owner, Brad (on a Sunday, even!), I scheduled the work for the following day. His team showed up on time and did a great job. At one point they stripped a whole section of the floor on their hands and knees just to be sure that the area was properly prepped for the new wax applications. I couldn't believe the results. I could have used the "before" and "after" pictures in a TV infomercial. I can see why previous Yelpers have rated Brad and his team at Padre Janitorial so highly. Used this company to wax our newly installed VCT. Within 2 days, the floor showed signs of dirt and stains that could not be removed. Also paid additional money for moving around furniture and found that they left refrigerator outside of the building in the morning. Will definitely not use them again. read more

Padre Janitorial Service cleaned and waxed the VCT tile in my home last week. We had it installed in our home last December and had it waxed before moving in, however it was never very shiny and needed to be re-waxed really badly. We went with Padre Janitorial Service because of the response time, helpfulness and the fact that they had experience with VCT in a home setting (as opposed to commercial). The price was excellent and the work was performed exactly as described. The floors are super shiny and look like they will hold up much better to our wear and tear. I really liked that Brad was honest in his recommendations, he did not try to sell us more than we needed. We just used Padre Janitorial to strip and wax our floors in our showroom at a small business in El Cajon. Their performance and price far exceeded my expectations. These floors were in horrible shape. I was considering doing new tile they were so old and dingy. By the time they finished I couldn't believe how good they looked. Brad and his crew were excellent at communicating what was going to be done as we had to be closed during this process since it was in our showroom. YES! YES! YES! If you're browsing these reviews as i was, wondering if you should consider Padre Janitorial Service - I wholeheartedly recommend them. They spent the last two days "detailing" my newly leased industrial space, which was extremely grimy ( I leased it in "as is" condition, thinking I would do the work myself and save a few bucks). I am so thoroughly impressed with the entire process that I am writing this at 1 am despite being dead tired - to ensure Brad and his crew get their due props equally as prompt as I got their service. The previous long term tenant had beat up the white VCT tile flooring to the point that I got a quote from a concrete grinding/finishing contractor to have it all ripped out and having the concrete polished ( 5.00 per square ft. minimum = $20,000.00!!! yikes) Next step was calling a "well known" national janitorial company to get a quote on stripping, cleaning and waxing the floors. Their quote was nearly $10,000.00 - just to strip the VCT, and apply 4 coats of wax, as well as wet wash the concrete half of the building. the VCT portion was 3.50 per square foot. THIS WAS JUST FOR THE FLOORING ONLY. I was referred to Brad by a friend in the commercial design/construction industry. I am so grateful i called. Brad answered the phone (rare these days), gave me a ballpark quote that was 1/10th - literally- the cost of the "national" janitorial co. quote above. He was available to meet the next day, arrived on time, focused on the business at hand, gave me a quote on the spot without a big sales pitch or surprise add-on fees etc. He said he could start the next day and arrived with his crew, (yes- he actually works with his crew-he's not some salesman who's already on to the next sales pitch while his crew does the hard work). They literally Detailed my entire building- from floors to walls to bathrooms - even the drop ceiling panels, including the fluorescent light diffusers ( 45 of them) and air duct registers. Front to back, top to bottom, they worked two full days and got it done better than I could ever have imagined. I wish I could post some of the before, during and after pictures here. The fact that I was taking pictures of janitorial staff as they were half way done with the floors speaks to how effective and successful their efforts were. Bottom line: I received far superior service, from Brad, the owner of Padre, who actually did the work along side his crew, for 10% of what i was quoted by the "national" cleaning service's salesman. I used Padre before I moved into my condo. Overall, I was pleased with their service. However, there were a couple items that we had discussed that they would do and they didn't. For example, the fridge and freezer were not cleaned as we had agreed. Also, the bathrooms could have been done better as well. Nice people and good service, but I'm unlikely to use again. I should have at least been offered a second chance to come back and clean my fridge when I told them that they hasn't done it, or a discount on the price. They charged me full price and didn't do the whole job. read more

We contracted with Padre Janitorial to professionally clean and seal the tile and grout in our kitchen, laundry and patio. This had not been done in the 20 years since it had been installed, so you can imagine what it looked like. Their quote was more than fair. They arrived on time. Were courteous, explained exactly what could and would be done and went to work. It turned out to be a huge job; the floors, particularly the grout; were even dirtier than thought. Buckets and buckets of black water were carried out, the tile buffed, the grout scrubbed and cleaned and all sealed - looking nearly new. Our veterinary hospital floors have seen better days. We have used Padre Janitorial for many years and are always so amazed by how great the place looks after their hard work. The whole hospital just feels so much cleaner and brighter! This year we had we had Wilfredo and James come in on a Sunday, when we were closed for business.
