And while a small amount I find it insulting that they expect the tenant to pay a monthly service fees for the privilege if using their web based system to pay the rent. The new owners of our home were not aware of some deficiencies when we first moved in, having not lived in the home yet themselves, however Windermere stepped right up with our issues immediately with the owners, and got everything taken care of as quickly as possible, advocating for our needs with the owners as well as making the repairs to benefit both the owners and us as tenants. Their service people and construction workers are all top notch and were very polite and accommodating, making lasting repairs while respecting our work schedules and need for privacy. Honestly, we cannot say enough about their attentiveness and caring, even when disturbed after hours and on holidays--they have fixed every problem as soon as possible, and to our satisfaction. We are very appreciative of their services and their sincere desire to make both tenants and owners satisfied with the rental experience.     When we first moved here we tried a two other Property Management places first. They were the…read morebigger names around town. The first place it seemed like the owner was the only person working for the company, including doing any and all handyman/repair work. The second place was much different and we thought we liked them a lot. Turns out we didn't, but that's a whole other review. Our experience with this office was quick, efficient and very relieving. My husband called up after looking at a couple of listings he was interested in, spoke with Theresa and told her what we were looking for, and she also offered up a few things we passed over. We're really happy she did, because we are now in a town home that has everything we needed and wanted at a very affordable rate. We initially wanted a single family home, because we really wanted a garage, and she encouraged us to look anyways. SFH were more expensive with less room inside and no neighbors with connecting walls. She understood our needs and found us a town home that had a garage and was at the end of the building, so we only have one neighbor with connecting walls. The neighbor is just one guy, who is almost never home and when he is is super quiet. We've met him a few times in the less than a month that we've been here. He's also really nice. I know you can't always pick your neighbors, but Theresa really understood that we are a quiet couple who like our home to be equally as quite, jets excluded, and said she knew this would be a good fit because we match very well with the neighbors. It means a lot that she would look out more for us and our wants and needs that she did her bottom line. The tenants who stayed here before us kind of messed up the place, and she did an amazing job making sure everything was in clean and working order. Noticing the repair and work orders needed to get this place back in good condition, I know that the cost was just over what she actually made from renting to the young couple over the 6 month lease, but as a responsible property manager she did what she had to do. I can respect that completely. My husband and I are planning to buy a house by the end of our lease, and in the event that we have to move, we have already decided that she is going to be the property manager if we decide to rent versus selling.

    I thought working with a property management company would be the right way to go to avoid creepy…read morelandlords as a young female. Boy was I wrong. The staff at Windermere were dishonest to me and my roommate about the state of the home we were to move into. There was mold building up in the laundry room and the wall was falling apart due to a water leak. Issues that WE discovered ourselves. The leak was clearly visible to the human eye; my roommate took photos as soon as she saw the leak and we let Windermere know of the issue. Of course, this was after we had already paid $4,400.00 and signed our lease. These issues were completely ignored by all who did an "inspection" of the place. The mold is a huge concern of ours, as it should be. I had requested a professional mold test on December 17th but that request was never acknowledged and there was no follow-through. The people at Windermere made it seem like the mold was "no big deal". One of their staff members tried to tell us it was "lint stuck to the wall." That was very insulting because all photos show it is, in fact, mold. She also kept defensively talking over us, like our concerns were not valid and she had to "defend, defend, defend". She said something along the lines of, "when we complete our inspections we don't break open walls to look at their pipes.!" as an excuse. Well guess what, I didn't break down any walls either and I saw the water leak OUTSIDE of the walls. My roommate and I were not and have not, been living in the home due to the hazardous conditions. This company was not honest and scammed us out of money along with the landlord they represent. Had we known about these issues prior, we would never had signed the lease or given any money until the issues were addressed. It completely baffles me how all of these issues came about once the landlord and Windermere had our money and a signed lease. We were hopeful when we spoke with Paula at Windermere who said she would advise the landlord to forgive our January rent due to the living conditions. The landlord said "no" and that the conditions were "livable". And that was that. It's shocking because I keep thinking "Doesn't he want a good relationship with his tenants?". However, the landlord had to "drive 1,000 miles and take time off of work" due to him wanting to complete the repairs himself. That information was used by the landlord and Windermere as a tactic for us having to pay rent for a hazardous home. It was his choice to do the repairs when there were plenty of capable contractors right here in the community who would have completed the job within the week. It took a month for this guy to fix issues he ignored for a long time. This has been a terrible experience for me and I have 0 respect for Windermere Property Management and the landlords they represent and choose to defend. Now, if you can excuse me as I write a check for $2,200 for a house where I have not lived in over the past two months. This is due to Windermere's lack of anything regarding the mold test and the lack of urgency regarding the mushy wall in the laundry room. It's truly just the principle of the situation and I feel frustrated, and I am lacking hope for my living circumstances. 2025 is rough and I believe we all need to help each other out, not take advantage. And that is what Windermere did and does. All - Use caution and complete your own inspection before signing a lease agreement or giving any money. This company will lie to you and scam you and think nothing of it.

    This is for the renter's side of their business…read more They charge tons of fees - $50 per person for the application, $20-25 for each pet, and when the first application came back with no results on the credit score they asked us to submit a new application, with new fees. They promised to refund the first application fees via email, and did not. All in all just applying cost us (two people + pets) about $300. Windermere did not even want to manage the property I was applying to and dropped the owner of the house as a client AFTER I paid all the fees - I was in touch with the owner and she was bewildered - it sounded like they have never wanted to take the property over and are so unscrupulous that they operated like they would just to get the application in. Read the other reviews. At best they are expensive, at worst they are fraudulent. It's so hard to avoid them because housing is tight here, but you will surely pay more in the end if you choose them out of desperation. They rely on you not going to small claims court or hiring legal to keep being scummy.

I'd choose Rob and team again in a heartbeat. In January, Rob put together a timeline for renovations and targeted listing for early spring. I had my doubts on whether we could hit such an aggressive timeline, but Rob delivered with authority. There was no way we could have gotten on the market in this timeframe without the extensive network Rob built over the past 25 years, the boundless energy he put into driving the project, and his charisma with the HOA and buyers' agents. Prior to the sale, the condo had been rented for a decade, and it was managed by Rob and team for the first 9 of those years. Rob was consistently on top of things - whenever issues arose, he had solutions ready immediately. I only truly appreciated how easy and smooth Rob made my role when WPM suddenly replaced my property's manager, and the problems started. I won't be making that mistake again - when I have real estate needs, I'll be calling RGRG!

We were told we wouldn't get charged for the month of November considering we got her moved out in October. We cleaned the place as best we could knowing the carpets would need to be replaced among other things. Well, we got charged for the month of November then they decided to over charge for simple things that would have needed to be replaced regardless. Not to mention a person had passed away with water running in the unit next to her and caused water damage to her lower restroom which the previous owning group did not bother to replace when asked so we got charged $800 for that as well. Don't rent with this company.

He made sure all our questions were answered and offered us more information. There was a small kink in the closing (NOT his fault) and he just calmly stood in front of us on our behalf and ironed out everything for us. It took a few different e-mails over a few days to finally hear back. The agent we were trying to get in contact with, and who finally did get in contact with us was Jason Joiner. Dealing with this company and dealing with the company that we finally rented through was a night and day difference. When we were finally contacted by Jason it was not very personable and he made it clear it was more of and inconvenience for him to help us than anything. After our initial phone call with him it was hard to get back in touch with him. When we tried to call him about meeting at a house we were scheduled to meet at the call went back to his office and not to him; which of course went to voice mail and not to an actual person. I guess he doesn't have a cell phone? I wish I could convey just how helpful, friendly and communicative the other company we used was, and just how opposite Windermere was. If you see a property you like on their web site my recommendation would be to see if another website/company also has that listing and go through them. Happy house hunting!!
