I understand that South Bethany beach is awesome because I've been renting houses here for years…read more The problem is the companies who manage the rental properties. They would make you think that the home owners of the properties they manage are terrible people that have no interest in maintaining their own homes. In just over two weeks of staying in the same house this summer they didn't repair a broken toilet, bring the appropriate light bulbs for the bathroom, offer any compensation for a bedroom that flooded twice during our trip rendering it unusable for days, replace an empty gas tank for the grill, or repair dangerous bunk beds in the unusable swamp room. There maintenance staff is a full blown clown show that doesn't have an effectively communicating manager. How do I know this? I know this because every time some comes to the house they don't know why they have been dispatched to the house. The bottom line is try and find a house rented by the owner directly so if you have a problem you can contact someone who cares, not resort quest who has a ton of properties and don't care if you ever rent from them again.

Booked this resort May and wanted to cancel because of Covid shelter in place…read more No changes were made to their cancellation policy. It stays the same. If you move your reservation to a later date- high season- you have to pay the rates instead of them just working with you. Many times in the case of a declaration of emergencies, rentals will move you to a later date without charging you extra. This organisation only cares about the bottom dollar.

We have been coming to Sea Colony for over 30 years and have been renting our current unit, Harbor…read moreHouse 904, for 10 years. In the past, we have had occasions where the unit was dirty but this year, it was beyond dirty, it was gross. We were scheduled to be at Sea Colony from Saturday, July 14 through July 21. Sea Colony is a great family friendly vacation resort, with activities for all ages and easy access to the ocean and pools. Check in time for the unit is 3 PM. When we opened the door to enter, we noticed used food on the counters, towels and bedding all over the floors, dog hair everywhere, unflushed toilets, soiled bedding, sand, handcuffs and food under the cushions; the unit was gross. I called Resort Quest, the property managers, to report the unit was dirty. I was told they would send a cleaning crew. I called again at 3:15 and again at 3:55, when they put in an expedite request. In the meantime we were waiting in the hallway with our food and all out vacation "stuff". Fortunately, other family was here so we were able to put our frozen food in their freezers. At 4:25 one cleaning crew member showed up. At 4:45 another person came. The bedding came at about 5:30. We were still waiting in the hall. My wife was getting worried because the other food in our carts was starting to sweat and we were scheduled to host dinner. We made arrangements for another family to host dinner that night. We were finally able to get into the unit at about 7 PM, after waiting 4 hours in the hallway, and had to do more cleaning, especially the dog hair, which was still everywhere. The cleaning crew had to take some of the bedding and have it cleaned before we could use it and after the crew left we washed most of the floor mats and mopped the floor. The cleaning crew that was here was not equipped to handle the extent of the cleaning that was necessary to clean this unit. On Sunday, July 15, I filed a complain with Resort Quest. Their only response was "Oh wow" and "Do you want us to send another cleaning crew". I found this response to be totally useless and left frustrated, feeling I wasted my time complaining. I wish this was a isolated case. Looking at other reviews by other Sea Colony guests, unit cleanliness has become a significant issue over the last few years. Of the 4 units our family rented this year, 3 (including ours) had minor to major issues. The quality of the units is definitely not consistent with the quality of the resort. At this point we are not sure if we want to come back next year. It's a shame, such a beautiful family friendly vacation spot, spoiled because you are afraid to sleep and eat in the unit you are renting and spending A LOT of money for.

I bought a condo four years ago in an association that managed by these people. From the beginning…read morethey were absolutely horrible, poor communication with residents and very rude and extremely unorganized. I recently went to sell my condo and I asked for resale docs I was given two different prices. I also have not paid my condo dues in six months and was planning on paying everything at closing, which is three weeks from now but they threaten to put a lien on my condo and wouldn't accept to get paid at closing. The lien would have been filed Aug.1st and closing is Sept.13th. These people are really unreasonable and I would steer clear of using them to manage you home let alone your dog house. Also look at the reviews posted. One is by the owner which you can figure out which one is him and a couple of people they know including a window contractor that probably isn't licensed like the guy they had sent to look at my floors 3 years ago. Steer clear!!! Rude and unreasonable especially with everyone dealing with a pandemic, but when their family member died they needed time to cope and put condo owners on the back burner. What a joke! In my opinion I would never have them manage my trash can in front of my building. My 3 year old would do a better job. See pics attached.

I was very hesitant to trust Mike Cullen with almost anything. After some issues arose in which I was helpless to handle from a distance, Mike went above and beyond to handle them, while making sure to look out for my best interests in the process. He and Lisa have shown that it doesn't require a huge company to handle things. What it requires is an honest team that cares about their clients. I would highly recommend them to anyone looking to have their property managed on the Eastern Shore. There fees are way more reasonable then other property managers and their polices and procedures are much better. I plan to utilize them as long as I still own my rental.
