We've rented from Sandcastle for many years, always taking pride in leaving every home spotless and following every checkout instruction. Yet in recent years, we've faced repeated problems getting our security deposits back -- endless delays, vague accusations, and outright lies about the condition of the properties. This past summer was the final straw. After a storm from Hurricane Erin, we reached out several times to have the pool cleaned. We were ignored for most of the week, leaving the pool filthy and unusable for our kids. Still, we cleaned the house thoroughly before leaving -- wiped surfaces, swept floors, scrubbed bathrooms, and made sure everything was in better shape than when we arrived. We even took photos and video as proof. Months later, we were told we wouldn't be getting our security deposit back because the house was supposedly left a "mess." That claim is completely false -- and honestly insulting. Our family includes members with health conditions that made us extra careful about cleanliness. The whole experience has felt dishonest and exploitative. After decades of happy memories in Bethany Beach, it's heartbreaking that Sandcastle Realty has made it stressful to come here. Based on how they've handled our last few rentals, it feels like the owner, Doug, is running a scam -- taking people's deposits under false pretenses and violating Delaware law. To anyone thinking of renting from this company: beware. The home might look lovely online, but the peace of mind and trust that make a vacation special are long gone. The security deposit you pay is most likely to become a donation to Doug unless you want to retain an attorney and file suit to get it back.

The initial impression I gleaned from her constant references to the Lord and for me to have a "Blessed day", has been grossly diminished by her behavior. Without wasting time telling the whole story, I want to just let you know what is transpiring now. My husband was given some old mail that was sitting in a basement of a building that he was renting. Lighthouse Realty was given the new mailing address, as well as email addresses and phone numbers (for texting). The mail sat for 2 years before the landlord discovered that it had been moved to the basement. The landlord discovered the old mail, and called my husband to retrieve it. When my husband opened the mail, he found a check from Lighthouse Realty Group for rent that was collected for our beach house rental, and like every previous check for 2 seasons, it was paid net of commission. When my husband called Susan, referenced the check that he had in his hand and asked to have the check re-issued, she went off, and told him that he wasn't owed any money, and she refused to replace the check. He went to her office and again inquired as to whether or not she was in and was told she was not in. He returned the next day, again inquiring as to if Susan was in, and was told by her desk person "to f--- off!!" and to get out. We spoke with her attorney and now she is trying to claim, that this one check, the only one for 2 years worth of rent payments, was a gross check, and that we owed her commissions out of it. We are reporting her and her behavior to the Real Estate Commission as well as the Delaware State Division of Professional Regulation, where they take the mishandling of client funds, very seriously.

This is a phrase or a sentence that I never could imagine typing...or even thinking, much less feeling. But since moving into the Savannah's Landing community in Ocean View I have encountered such an amazing HOA experience like none ever....in any of the several communities I've lived in before... at twice the price! Our neighborhood is carefully groomed, enjoys pristine open space areas, generously and frequently mulched, enjoys lush plantings, white picket fences (which are being replaced this year), sparkly community pool, refreshed tennis and pickleball courts, and they even arrange to have our delightfully nostalgic antique streetlamps hand cleaned! So, I am guessing it's a fine partnership with amazing HOA leadership team combined with the diligence and professionalism of Wilgus...but truly, truly, admire and appreciate how they have created a delightful community like no other....and kept HOA fees reasonable, too! Without warning, they sent a contractor to the property to begin major construction--in the area where our infant children were sleeping. We received no advance notice and were expected to accommodate loud, disruptive work during what was supposed to be a peaceful family vacation. When we rightfully refused to allow invasive construction during our stay--especially around our babies--we were met with an appalling response: the brokerage told us the homeowner wanted us out of the house immediately. Their communication was last-minute and chaotic, their management of the situation was unprofessional, and their complete disregard for our family's safety and basic decency was stunning. This company clearly prioritizes the homeowner and their own convenience over guest wellbeing. I would strongly advise anyone considering booking through them to look elsewhere--unless you're comfortable being blindsided, disrespected, and kicked out mid-stay for protecting your children.
