Rob Kallick was recommended to me by friends who had been a client of Rob's but ended up deciding not to buy. They had loved him and the fact that Rob did not pressure them into buying after they had to back out of escrow on something seemed to bode well since we were looking for someone who wouldn't try to "sell us" on something we weren't sure about. We had been planning to start looking to buy in February of this year (2012) and to take our time but when we found out I was pregnant in 2011, we realized we'd have a much shorter time to look. We had three months to get something into escrow. It only took one meeting and looking at one house for Rob to get what we were looking for. We knew Rob "from the internet" a bit before we started showing up at this open houses. It also didn't hurt he was already a friend of friends, so we felt comfortable with him from the beginning. As first time home-buyers, we ramped up our search over the period of several years, and we started getting more serious and having him show up at the houses we were most interested in. This was during the Highland Park area boom, when we were competing against 30 other offers, houses going for $100k+ over asking, and with no appraisal contingencies. Rob was great about understanding our style and what we were looking for. He helped us zero in on the mid-century style houses we were after. When we were serious about a fixer-upper, he helped us really think through what it would mean for us. He had us consider houses we normally wouldn't to help broaden our search. I first heard about Rob and Take Sunset from a close friend. Rob listed my buddy's house at a price he would have happily accepted, but Take Sunset's marketing generated so much interest in the property, that a bidding war ensued and the closing price was 30% over ask. A couple of years later, Rob did the exact same thing for another friend. So, when it was time for me to sell my bungalow in Silverlake, I knew I was going to ask Rob to be my agent, and I am so glad I did. The thing that I found most striking about working with Rob is what a good person he is. There's a sort of myth that Rob destroys. The myth goes: in order to be good at selling things you have to be ego-centric, you have to come from a dog-eat-dog frame of mind. It turns out, that's BS. Rob is a killer when it comes to selling houses in Los Angeles, but he is also a trustworthy, sincere, patient, optimistic and generous man. He's the kind of person anyone would be lucky to call a friend. We first listed my house in the winter and received a lot of offers, many of them substantially over ask. Rob and his team helped me navigate the process as potential buyers tried to outbid each other. We evaluated the offers and we decided to go with an offer that was 25% over ask, with solid financials. BUT, as we entered escrow, I developed a severe health problem that required emergency surgery. And, at the same time, Covid-19 landed in LA. The sale fell apart, because my health prevented the buyers from doing inspections, but Rob never showed anything but compassion and concern for my situation. He reassured me that we would sell my house again when the time was right and encouraged me to take care of myself. My health, he rightly asserted was the most important thing. Once I was on the mend, Rob called and asked me to describe my ideal terms, and in a few days he had found my ideal buyer. We then sold the house AGAIN, to a cash buyer, and Rob only had to show the house once, a miracle. Rob is a miracle worker. When Covid-19 complicated elements of our escrow on the second sale, Rob was there to straighten it out. Every step of the way, he was available, answering questions and making sure things went according to plan. And he went above and beyond any normal expectations I might have for an agent.
