It's not the individual service and responsiveness that it started working directly with Heather. I'm sure she's too busy but her staff isn't filling the shoes. Serious Issue - On 7/14/2026 I discovered that a lease was set to expire on 7/31/26 and no contact had been made with me or the tenant. First this shouldn't happen and second I shouldn't discover it. Since then it's continued to be poor communication and me pushing. Not what I want from my property management company. Oh and they do the Residential Benefits Package which lines their pockets and effectively jacks up the rent without a true benefit to the owner in my opinion. This alone wouldn't be the issue but the above and the communication style since is not working. No phone call, no assurances, no proactively keeping me posted on progress after I brought the issue to their attention. I had to give direction and ping for follow-up. That's their job, not mine. Turn it around group!

    While the company itself wasn't the worst ever, the apartment was not great. I would not recommend…read morethe apartment we lived in to anyone. It was very old and somewhat updated, however the air conditioning system was terribly old and did not properly cool our small apartment down at all. They told us to get blackout curtains to help. We were living in 85 degree temperatures all summer. we had a cockroach issue and had to have maintenance come out several times for random things that should have been taken care of before we even moved in. For example, the hot and cold water in one bathroom was switched, the sliding screen door was never on its hinges, our bathroom fan never worked, and the dishwasher was falling out of the counter. Not to mention our disposal not working, drywall dust everywhere upon move in, and them taking 2 plus weeks to fix our washing machine. They were going to increase our rent by over 200 dollars so we were thankful we already made the decision to move to a different place that is way better for the same price. We were charged a flat rate of almost 300 dollars for cleaning afterwards which negated all the time we took to deep clean the unit. maintenance was fairly responsive and the property manager was usually available to talk to Which is why I say it wasn't a terrible experience with them. but the property was terrible and therefore I would not recommend them at all.

    This has been by far the worst experience I have had with property management…read more My central A/C stopped working in JUNE, right as the hottest part of the Idaho summer was beginning. What should have been a straightforward maintenance issue turned into a problem that dragged on for WEEKS through June and July and continued into August. I was left without properly functioning central A/C during some of the hottest weeks of the entire year. Management eventually provided a portable A/C unit, but a temporary unit does not replace functioning central air throughout an apartment, especially during the middle of summer. Even more frustrating, management now claims that my HVAC system was "fully operational" on August 3. That was not my experience. I continued having problems after August 3 and ultimately had to contact the HVAC repair company directly myself to get my unit properly fixed. As a tenant, I should never have had to take it upon myself to coordinate directly with a repair company just to get a major maintenance issue resolved. After dealing with this for a significant portion of the summer, I requested a rent credit or some form of accommodation. Management denied the request, citing the lease and claiming the repair was handled with appropriate diligence. I find that incredibly disappointing considering the amount of time I spent without reliable central A/C during the hottest part of the year. I have also been a responsible tenant who has never missed a rent payment. I have consistently upheld my responsibilities under the lease, yet when I experienced a major issue with my apartment that lasted for weeks, I do not feel management showed me that same level of responsibility or consideration. Communication throughout the process was also incredibly frustrating. I have never been given direct contact with the higher management making these decisions. Everything has had to go through one employee acting as a middleman, including management's decision to deny my request. The people actually making these decisions have never communicated with me directly. Maintenance problems happen. An A/C unit breaking is not, by itself, why I am leaving this review. It is the fact that I spent WEEKS during the middle of an Idaho summer without reliable central A/C, had to contact the HVAC company myself after management considered the issue resolved, had no direct communication with the management making decisions about my situation, and then received no accommodation whatsoever after the fact. This entire experience has completely changed my opinion of this property. I will not be renewing my lease. Based on how this situation was handled, I cannot recommend this property or its management to anyone considering living here.

    totally shocked to see a bevy of bad reviews for RAM here on Yelp; maybe it's a product of people…read moretypically only creating accounts and reviewing when something goes wrong, but personally our experience couldn't be more different from what I've read here. in my mind, the optimal landlord-tenant relationship should be low friction and generally low volume unless something goes awry. in other words, working with property management people who are a little more hands off on the regular day to day but super "on it" when something is needed = perfect in my books... that's exactly what we've experienced with RAM. specifically - Rebecca D. was and continues to be a fantastic point of contact... from our initial contact, through the application and approval process, and into our renting experience (several months in, now). it really stood out to me how courteous, responsive, and professional Rebecca was from the get-go... the fact that she and the RAM team have only become *more* pleasant to work with in the time since signing makes me feel like they actually care about their tenants - not something I've always experienced in the past, in other environments. Danielle T. has been lightning quick with our maintenance requests and has only sent particularly professional vendors to the house when something has been needed. She sets expectations very well and clearly when it comes to repairs and maintenance, and seems to be extremely "on the ball" whenever we have needed something. The tenant portal is streamlined and easy - much more flexible and user friendly than other rental management software we've had to use at previous properties. I guess your mileage may vary but our experience has been truly 5 stars through and through; I am very pleased that I didn't let other low ratings dissuade me because we'd have missed out on a rock solid landlord-tenant relationship if I had. I'm not saying that anyone on here is outright *lying*, but when we've experienced nothing besides an accommodating, personable, and courteous team of professionals during our time with RAM so far, I'd be remiss not to speak up and if not correct the record, at least highlight what it's been like for us, firsthand.

    Terrible company!! I wish I could give zero stars. This business is full of a bunch of greedy liars…read moreand crooks. My son and his girlfriend; and my other son; moved into a townhouse, excited to be responsible adults and live on their own. All they did was work. No friends over. No parties. No kids destroying the place. They moved into the dirty townhouse, carpet was disgusting, and even old food still in the kitchen sink drain. They moved out of the place much cleaner and nicer than when they moved in. Never hung a thing on the wall or made any dents or holes. They have gotten $94 of their deposit back, claiming the company paid $1400 for cleaning, carpet cleaning, paint/patch, new locks, and inspection. That is insane and I'm sure they didn't even do those things. They even charged them for a month of rent that they had already paid ahead of time. 3 young responsible, excited, hardworking adults doing the best they can, taking care of their townhouse, dealing with stresses of a new baby coming who has a disability, and this is what happens to them by some awful people taking advantage of good people. Stay away from them. I don't know how they can live being the kind of people they are. I hope karma comes back around.

    First off they're so very "up to date" and "transparent" but then their website recommends sending…read moreVERY SENSITIVE PERSONAL INFO VIA UNSECURE EMAIL THAT IT IS WELL-DOCUMENTED THAT ALMOST ALL "FREE" EMAIL LIKE GOOGLE ETC. (WHICH MOST PEOPLE HAVE) SCAN FOR INFO THEY CAN SELL TO ADVERTISERS. I could never recommend them just for this one policy/ recommendation/ requirement. People have managed to accurately verify others' identities and histories without predatory and risky personal info practices for DECADES, and still can if they actually care about their neighbors and not just themselves and the owners. And are background checks done on owners? They can have violent histories as well, even if they have money or property, and be a security risk to their clients, and they have access to their HOMES AND BEDROOMS. And just because you CAN raise the rent hundreds of dollars upon lease renewal on a long-time years long tenant (that long because they pay on time and are good tenants) and up to the "market rate," and just because it is good for the owners' pockets and yours, doesn't mean its best for OUR COMMUNITY/ COMMUNITIES. You'd know if you spoke to even a couple of the single people, single parent families, other families, and elders, who I personally know, let alone the stories I just hear about over the last 5-8 years, who have been made homeless for months or even a few days or weeks because there's no concern for raising the rent in more reasonable increments that people might possibly be able to absorb over time... and keep being good and happy tenants! And boasting about 50,000 per year increase for landlords who don't actually care about their neighbors as themselves isn't a good look, especially when rents have TRIPLED in some cases in just 5 years... before that they were pretty stable/ rose maybe 5% a year on average for many years prior to that. But then at least you seem to actually repair things that aren't legally mandated, like the A/C when it goes out in mid-summer, unlike other common property owners I know of, so I gave another star. It's disheartening and downright infuriating to see so many people have moved here in droves from elsewhere, CLAIMING to embrace "conservative" values and then go on to clearly be ecstatic to just "get theirs" like almost every other "liberal" ever (I put both in quotes because apparently neither means anything such as truly caring what our Creator wants or what our fellow humans need and what benefits us ALL to build one another UP and to bear with ONE ANOTHER'S burdens so we're all stronger and more capable and resilient). I've been in multiple positions so I recognize comeuppance, the eagerness to gentrify and "make better" while actually pillaging (hello Garden City and Eagle and Kuna most recently) what used to be a state and communities that were a TINY bit affordable, especially for single moms and elders In particular. Regular people (also made in God's image though!) Could be your aunt or cousin, if not your child or parent. or do you think you and yours will never experience health or government problems or that your savings will never be drained or stolen by a desperate health challenge or divorce or abandonment or death or other person or a desperate government that's run up trillions in debt for us all while claiming they're needed and even doing God's will?

I am a out of state owner and the communication is always very quick and responsive. They actually take care of the property as if they were the owners of the property.
