Absolute worst rental agency. Very slow to respond to any service you may need for your rental. Very very poor communication from their office lady Patricia who was never trained on how to write emails and notices at a professional level. We had our apartment professionally cleaned, it looked amazing. When we moved out they still took 70% of our security deposit, citing false statements about the condition of the unit. These people will nickel and dime you for everything. Do yourself a favor and use an agency who actually care about their tenants and conduct themselves in a professional manner. RAM is TERRIBLE!!!!! No. Don't even think about it. If you rent, you will NEVER get your deposit back. If you are a woman, even the women in the offices hate you and will make your life miserable. If you are buyer, that's the worst. We rented from Legacy last year. We are fastidious cleaners and the place was spotless, better than when we moved in. We kept track of prior work problems so we didn't get charged for them. The first week we moved in, there were two things that needed attention right away. One was the sliding door to our balcony. We reminded the manager of this about every other week. Guess what? After 11 months, it was still broken. The other repair never got taken care of. And you guessed it--we got charged for both problems with our complete deposit withheld. I suspect the company knows that people are too lazy to take them to small claims court. Therefore, they'll just keep doing this to clients, making a good profit off of them with Demo damage deposits not returned. About discrimination against women: whenever my wife would go in to ask for something, the woman who is managing would shine her on. She had some general reason for not doing something, usually along the lines of she had to talk to the management company. And.....she never did. The manager treated men, including me, better. That was both in terms of her friendliness and what she would do. This review is not just about legacy though. The management company must know how poorly things are being run at Legacy. If the manager is truly getting back to the management company, then who is dropping the ball? Someone is. Management company will never send a survey, asking for a review. I would definitely avoid renting from here if possible. Our first big issue is we were not notified we were part of an HOA. Once notified by receiving a WARNING of not following guidelines, I asked for a copy of the HOA policies to which they could not provide me. Then our dishwasher broke. This is a 2020 build and it took them over two months to fix. When I contacted the office that was making the repairs, they stated they have not received the okay from our property management and they have to wait for that. Paying $2300 monthly and having a broken dishwasher is not okay and no compensation either. They charge the most ridiculous things upon move out. They withheld funds for batteries and light bulbs (neither of which needed to be replaced since nothing was out). Charged a $75 rekey fee when you are charged $75 upon move in as well. Also, don't even follow their "contract". We paid $1000 additional for a "pet fee" upon move in. Yes, this fee is non refundable, however, in their contract that they love to refer to, it's states this fee can be applied towards late fees, damages, unpaid rent, etc.. yet they decided to say that cannot be used towards any of our move out cost and withheld funds from our refundable deposit instead. Mind you, it took almost 60 days to receive even though in their contract it says will be received within 30 days of vacating. But that's okay, cuz they said so. They like to follow their contract and refer you to it instead of answering your question regularly but when you refer them to the same said contract, rules don't apply. read more

I cannot express the incredible dissatisfaction with this company and the owners. Recently my husband and I thought it would be a good time to sell our investment property in Nampa, Idaho. We simply wanted to put the money into our primary residence. We called to ask the the company managing our house, to please let the realtor in the home. Which would require the property managers to give the tenants notice. Meanwhile, I left the name of our realtor and gave her permission to enter and followed up with an email. Several hours later my realtor called to direct me to a cancellation of our agreement from Reality Asset Management. What???? Of course I asked why and they said, "they don't work with listed properties"! 1.) They didn't pick up the phone and dumped us immediately. 2.) Therefore also leaving our tenants in a state of panic. 3.) They just signed a year lease with the tenants without running it by us. 4.) All correspondence was completely rude and uncalled for. The interaction and false accusations of yelling from the owner Trisha were shocking. They are a terrible, unethical and completely unprofessional operation. There actions are causing us 15k to 20k because we're now selling a house with tenants. Tenants that have auto-immune issues and are afraid to have people in their home. I wish I could give them a Zero, but this form doesn't let you go that low. 1. They have never answered the phone a single time or returned calls when their answering machine isn't full, which is rare. 2. They have never answered a single email 3. The apartment wasn't cleaned prior to our moving in. 3b. They told us the apartment had been cleaned and vacuumed, and when we moved in there were literal dirt footprints in the carpet 4. The leasing agents forgot which apartments were already rented out and let people in our home to view the apartment after the lease was already signed, then left the door unlocked and ajar with a key in the lock when they realized their mistake. They didn't even bother to TELL us this, we had to call and then visit the office to get an answer about what had happened. 5. There was mold in the sink, dishwasher, and washing machine upon moving in. 6. There is only a single dumpster for ALL FOUR buildings, and it's constantly overflowing and smells 7. They do not respond to complaints about neighbors screaming and pounding on walls at all hours of the night and morning 8. They nickel and dime you for every single thing they can 9. They changed the cost of rent by more than $100 in the middle of our application process, claiming that the market changed overnight 10. There are zero community amenities for the complex despite charging premium prices. In our time here the only employee that's remotely helpful is the poor woman that runs the phones/office on the weekend; I can't remember her name, but she's fantastic and should take over the office as a whole. read more

This can lead to a situation where the management company prioritizes the interests of the cleaning business over the interests of the property owners. This is probably why I consistently hear complaints about filthy apartments and the landscaping/management work is so shoddy. This is why the Legacy complex is so bad. They don't clean the dog poop or maintain the grounds because they pocket the money. totally shocked to see a bevy of bad reviews for RAM here on Yelp; maybe it's a product of people typically only creating accounts and reviewing when something goes wrong, but personally our experience couldn't be more different from what I've read here. in my mind, the optimal landlord-tenant relationship should be low friction and generally low volume unless something goes awry. in other words, working with property management people who are a little more hands off on the regular day to day but super "on it" when something is needed = perfect in my books... that's exactly what we've experienced with RAM. specifically - Rebecca D. was and continues to be a fantastic point of contact... from our initial contact, through the application and approval process, and into our renting experience (several months in, now). it really stood out to me how courteous, responsive, and professional Rebecca was from the get-go... the fact that she and the RAM team have only become *more* pleasant to work with in the time since signing makes me feel like they actually care about their tenants - not something I've always experienced in the past, in other environments. Danielle T. has been lightning quick with our maintenance requests and has only sent particularly professional vendors to the house when something has been needed. She sets expectations very well and clearly when it comes to repairs and maintenance, and seems to be extremely "on the ball" whenever we have needed something. The tenant portal is streamlined and easy - much more flexible and user friendly than other rental management software we've had to use at previous properties. I guess your mileage may vary but our experience has been truly 5 stars through and through; I am very pleased that I didn't let other low ratings dissuade me because we'd have missed out on a rock solid landlord-tenant relationship if I had. When we went to visit the house, the lawn and plants were completely overgrown, trash in front yard, at least 200 hangers left in the house, razor left in shower, broken screen door, junk pile in back yard, broken garage track. The lady who let us in was completely rude. Did not introduce herself, sat on her phone, and could not tell us the square footage of the house. Just said "I dont Know". Did not reassure us that this house would be cleaned up, so we just left. Don't waste your time and money with this company. We were still told no due to "errors on the application" even though the "errors" didn't matter prior to them knowing about my ESA. There were no issues with the application until they found out I had an ESA and then suddenly there were "errors" on the application after it already being approved and taking our deposit. BEWARE, I would not rent from these people! This property management company is absolutely terrible. My son and his wife lived in the apartments they manage for almost exactly five years, Legacy at 50th Street Apartments. It was just the two of them, no pets and no children. They took fantastic care of their place, removed their shoes upon entering, hung nothing on the walls except a few small photos in the living room using command strips and paid their rent on time for five years. We helped move them out in mid April. They cleaned up as they packed for several weeks before the actual move out date. We worked hard cleaning everything the day we moved everything out. I myself spent numerous hours cleaning everything from toilets, sinks, shower, bathtub, cabinets, drawers, refrigerator, microwave, baseboards and much more. We even went and purchased new light bulbs since one in each bathroom had burned out. We took video footage along with numerous photographs of the immaculate condition we left it in, we literally vacuumed our way out the door. We dropped the house and mail keys off along with their new address in the drop slot at their State street office. Five weeks had gone by and they still had not heard a word from them regarding their $600 deposit. After several phone calls by my son, they finally replied with an itemized bill. Charging for things like batteries for smoke detectors (which my son replaced before they moved out) a new furnace filter (which had recently been changed by them) and many other items. See photos attached of their charges and also look at the photos of how nice the place looked the day we moved them out. Idaho state law states that they cannot charge for regular wear and tear. My son has asked for photos of any additional damage that was beyond regular wear and tear but there are none. I would understand keeping a few hundred dollars for a cleaning fee but the exorbitant fees for everything just so happens to eat up their entire deposit and they have the nerve to add on additional frivolous charges. We're hoping to make people aware of what they are doing so this doesn't happen to you too. Look at their ratings, they're awful. We also plan on filing a complaint with the Better Business Bureau and doing reviews on every apartment rental website and other online sites. read more

First off, I rent an apartment at Legacy at 50th St. RUN do not walk away from this place. There are PLENTY of other places in Boise and Garden City to lease from that are cheaper and have much nicer amenities. Now that you have been warned, here is why. I have been here nearly two years. Since that time, the weather stripping on my front door has been broken. it has been reported multiple times, and still no one cares to fix it. The freezer had an issue, which took over a year to get properly resolved. Multiple times by multiple people submitting maintenance requests, and it still took over a year to get Realty Asset Management to fix. I have also had problems with the washing machine. Then there was the issue with the electrical in my garage. I sent the maintenance request online and two weeks later, had not heard. I went by the office where the individual there rudely said "we're on it!" Clearly not. I went and dug out my voltmeter, unscrewed the faceplate and tested the outlet to see if I could figure out the problem. Good news, not the plug, since it was a GFCI plug, I though I might replace it myself if it was. Turns out, it was the circuit breaker had tripped in the circuit breaker box on the end of the garage building. They said the maintenance crew could not figure out how to get the box open to fix it. I fixed it myself in less than two minutes. That is the type of maintenance you will get here. Then there are the grounds. DOG CRAP EVERYWHERE! EVERYWHERE. I own a dog, and I clean up after it every time. He is a furry dog who sheds. A lot. He likes to lay out on the balcony, and when he sheds, I get a "Lease violation" notice because of his fur blowing off the balcony. But what about the dog crap all over this complex? Everyone gets the nastygram for that at Christmas, but nothing is done. And let's be clear; part of the reason for the dog crap everywhere is because the maintenance crew will not empty the dog poop bins or stock them with bags. Then there is the dead trees, dead shrubs, and over watered mosquito breeding grounds called lawns in the summer they don't maintain properly. Then the leasing staff. Absolutely no moral high ground here whatsoever! In the middle of the pandemic, when many people hd been laid off, they wanted to raise my rent a whopping 10%! When I asked about that they simply said it was what the market would bare. So, $1200 for a one bedroom apartment, in Boise? With no pool, no hot tub, crappy landscaping, and the only amenity to speak of is the greenbelt? GTFO! Then there was the issue of me being out of town. I pay my rent every month on the 25th for the following month because that is when I get paid. I somehow miscalculated (or they didn't do their books right, not the first time that has happened either) and was short $1. ONE DOLLAR. On the 6th, I got an email. I was out of state dealing with my mothers estate and was told if the rent was not paid in full via a check or money order, by the end of the business day I would be assessed a $25 late fee. I emailed back and explained my situation and asked if they could wait till I was back in town a few days later. They said it was my responsibility to make sure my rent was paid in full on time, each month. Now, had I been notified, say, on the first of the month, that they received payment, but it was short $1, I could have sent the payment. They did inform me that I could pay online and be assessed a $5 payment charge. They are completely unwilling to work with you in these situations. I cannot reiterate enough how corrupt RAM is! They care only about money. They do not care about maintaining their property, their tenants, or their clients. Stay away! read more

This property management company handles our HOA, but we have not been impressed with the job they do. We have found them to be disorganized, unresponsive, and extremely rude. They are difficult to reach and do not return phone calls. They frequently "drop the ball," like failing to notify homeowners of the annual garage sale they are supposed to coordinate until 3 days before. They also charge our HOA for late fees on bills that they themselves are responsible to pay! If you can't get the monthly check to the landscapers on time (and there was plenty of money in the account to cover the bill), then THEY should pay the late fee! It's their job to handle those things! Our HOA is still under contract with them, but we hope to terminate the relationship the first day we have the option to do so. I cannot recommend this business and advise potential customers to be very cautious before engaging their services. read more

They were more than willing to work around the fact that we have two large dogs, one of which is a handicap pit bull, and not currently having a job in the area yet. I don't know what they are like as land lords as we ended up with a house not from them due to move in dates. They didn't clean my apartment before I moved in so I did and then they got crappy with me about it and then told me at the end of my lease with them the place had better be clean or I would lose my deposit. OH MY GOODNESS! So here's what happened... I logged in to my portal and I was under charged for my first month. I needed another deposit for my pet. I don't feel right not paying what I owe, and knowing that I move in tomorrow, I wanted to call right away. Also, someone else's lease was attached to my portal. I checked to make sure there wasn't any personal information, because if the same had happened to me and my social was on it, I'd want to know. Luckily, there wasn't. Just her address and phone number. But I thought, I better call and leave a message. I call the number listed on the website, which is not listed with any hours or the cute little disclaimer that says "UNLESS NEEDED FOR EMERGENCIES." And the person answers "Hello?" I say, "Is this Realty Asset Management." She says, "Yea, is this an emergency?" and I say, "No, but" "Well then can't I just give you my email and you can email me?" I said, "Who am I speaking to." (I hate to be interrupted). She yells, "Is this an emergency?" I say "Who am I speaking to?" She says, "I'm THE OWNER of the company." I said, "If you don't want people calling I suggest you put your hours on the website." To which she scoffs, "Its 8 o'clock on a Friday. Most people would assume not to call." (As a working professional, that's offensive.If you own a company, run it.) I said, "You have attached the wrong lease to my portal." She then says, "It must be a technical error. Where do you live?" I give her my current address because I feel weird giving my information to this already pissed off individual. She says, "We don't service that property." To which I reply, "You're right, because I haven't even moved in yet." She then says, "I don't care where you're living now, where are you moving in to." (Who says that?) I reply, "Heron Village." She asks my name and I ask hers. And she asks my phone number to which she interrupts me once again to say, "Nevermind, I have it right here." (On her caller ID.) I then say "I'm calling also to let you know that you have undercharged me." She responds, "It must be a technical error, have you ever heard of one of those?" (Again, WHAT?!) I replied, "You have had a string of errors! This isn't the first error you've made." She said, "I'll have someone call you tomorrow." I hung up. Their Website States: "Our tenants feel comfortable knowing that 24 hours a day, 7 days a week they will be able to reach a qualified employee who will promptly address any maintenance issue as it relates to their safety or the integrity of your property." NOPE "Our business is to provide our clients with management solutions that help their properties operate smoothly, increase in desirability and enhance investment value. That's why property owners throughout the area depend on us to help achieve their goals of property performance and profitability. This property management company is HORRIBLE to work with. I was a 3 year resident of one of their properties and a VERY good renter nearly the entire time. Not only did I do most of my own repairs because the company "lost" my repair requests, or claimed to have never gotten them, but I had to on a few occasions help my neighbors get in to their homes when they were locked out because the owner, Trish, refused to come help them. My financial situation declined over the past 6 months and I fell past due several times. I ALWAYS paid in full each month that I was past due. This after renting and never being late for 2.5 years. I was treated INCREDIBLY inappropriately, and then after being lectured by an employee who is now no longer with the company, told I should just move. So I did. In an effort to keep the lines of communication open while moving and sharing my plans to square up the money I owed, I was not given the opportunity to communicate, and was hung up on BY THE OWNER, THREE separate times. I never once raised my voice, and she yelled over the phone each time in an extremely inappropriate tone. NEVER EVER EVER EVER would I recommend this company. The owner is RUDE, unprofessional and clearly has only been in business as long as she has by the churn and burn method of property management. Absolutely NOT for good business practice. We received the apartment in a filthy condition that they claimed was professionally cleaned. We cleaned and detailed the apartment before we could even move in. Some animal used it as a bathroom, there was water damage to the bathroom, black mold, cabinets tops caked in old grease, kitty litter and other debris under washer and dryer, lint trap full, bug infestation...and the list goes on. We contacted the company about the condition and were told to send pictures of the conditions so they could get a refund from their cleaning company. We sent a link to 40 photos posted on the cloud so they could easily access them and a detailed walk thru list. We were told we would not be charged any cleaning fees upon moving out. The repairs we noted were never fixed nor were the bugs eliminated or rules enforced while we had the apt. The past repairs on the bathroom leaking and front entry lineoluem looks like an amateur did it. We found another apartment after our lease was up and gave notice. We had to take the other apt. before our 30 day notice was up or lose it. So we paid for the month and offered to work with them to get someone in but they refused to advertise or show the apartment. After we left the apartment spotless and surrendered the keys more than 2 weeks early of the monthly rent ending, it sat empty for over a month and half before they finally advertised it. It rented in two days. We rec. a bill for cleaning from Complete Property Management, which we found is her company also. It had bogus charges, which they discounted on their bill to us from RAM, her other company to make it look like we got a deal. That inspection was dated a month after we surrendered the apt. Upon researching we found she owned both companies. She told the court her own employee was the tenant before us. She claimed he was one of her best employees and he left that apartment spotless and did not own any pets (apartment is pet free). Besides the feces and urine in the carpet, the corners of the carpet by doors was chewed and shredded from what I think was from a cat. We found cat food dumped in a cabinet. The light switch was chewed up in the bathroom, screen door clawed and we found old cat litter under the washer and dryer with shredded foam besides dirt and other disgusting debris. They refused to respond to us about our deposit so we ended up in small claims and won. Bottom line, save yourself nightmares. Look for a professional company to rent from or manage your property because this is not one. read more

I rented through Complete Property Management for a year and will never use them again. From the beginning, they were unprofessional, rude, and difficult to work with. When I moved into my apartment, it was horribly dirty, and there were several broken fixtures that we had to wait weeks for them to arrange to have fixed, even though they had promised to have the apartment cleaned and maintained before the move-in date. When I moved out, I realized about a week later that I had left an item behind and called immediately to let them know and make arrangements to pick it up. The person that I spoke with, Trish, was condescending and rude, immediately assumed that I had been evicted, and shouted our entire conversation loud enough, I am sure, for all of the people in the office to hear. She treated me like I was an idiot instead of a person who made an honest mistake. Throughout the year that I rented through this company, the employees displayed horrible unprofessionalism and lack of care in nearly all of our interactions. I would not recommend them to anyone looking to rent property or use a management company to care for property that you own. read more
