We spent money on an application ($60/application). The communication with Rebecca is awful. She does not get back in a timely manner. Nor does their application work right. When we went to visit the house, the lawn and plants were completely overgrown, trash in front yard, at least 200 hangers left in the house, razor left in shower, broken screen door, junk pile in back yard, broken garage track. The lady who let us in was completely rude. Did not introduce herself, sat on her phone, and could not tell us the square footage of the house. Just said "I dont Know". Did not reassure us that this house would be cleaned up, so we just left. Don't waste your time and money with this company. Complained to Rebecca about the gal (don't know her name) and this was her response. No apology for the poor experience and defends that the girl told us that the house would be cleaned/fixed when in fact she did not. Practically calling my boyfriend and I liars.

Don't be fooled by the lack of reviews here on Yelp. If you look on Google, Facebook, or speak with…read moreany of their tenants you'll quickly hear just how wonderful Heather and Corby are. They are amazing folks that are truly doing it right. They are so professional and friendly, and when I contacted them about a faulty fridge, they responded in less than twelve hours and said a new fridge was on the way! Talk about amazing service! When I was first in the market to rent, Cohesion had a perfect little property for me. I called about it, but it turns out someone had applied already, and in order for Cohesion to comply with fair housing, that meant I was second in line. I was bummed, but so impressed with that level of professionalism in a small company. They know what they're doing! I also know Heather and crew don't rent out places they wouldn't themselves be happy living in. When Heather told me this when I first looked at the property (back in summer 2017) I was really impressed. In addition, they properly ensure all tenants are fully vetted to take care of the property. What company has those kinds of standards anymore? I typically wouldn't review a management company but Cohesion has been so incredible to work with. I am going to be so sad when I leave Boise to have to rent from someone else. In short, I can't recommend Cohesion enough. They are an honest, amazing company and their dedication and professionalism to their company makes them one-of-a-kind. If you are lucky enough to work with them, rent from them! I seriously cannot speak highly enough of them.

Had I provided this review 3 years ago it would have been different, but as another reviewer stated…read morethis company has changed. It's not the individual service and responsiveness that it started working directly with Heather. I'm sure she's too busy but her staff isn't filling the shoes. Serious Issue - On 7/14/2026 I discovered that a lease was set to expire on 7/31/26 and no contact had been made with me or the tenant. First this shouldn't happen and second I shouldn't discover it. Since then it's continued to be poor communication and me pushing. Not what I want from my property management company. Oh and they do the Residential Benefits Package which lines their pockets and effectively jacks up the rent without a true benefit to the owner in my opinion. This alone wouldn't be the issue but the above and the communication style since is not working. No phone call, no assurances, no proactively keeping me posted on progress after I brought the issue to their attention. I had to give direction and ping for follow-up. That's their job, not mine. Turn it around group!

While the company itself wasn't the worst ever, the apartment was not great. I would not recommend…read morethe apartment we lived in to anyone. It was very old and somewhat updated, however the air conditioning system was terribly old and did not properly cool our small apartment down at all. They told us to get blackout curtains to help. We were living in 85 degree temperatures all summer. we had a cockroach issue and had to have maintenance come out several times for random things that should have been taken care of before we even moved in. For example, the hot and cold water in one bathroom was switched, the sliding screen door was never on its hinges, our bathroom fan never worked, and the dishwasher was falling out of the counter. Not to mention our disposal not working, drywall dust everywhere upon move in, and them taking 2 plus weeks to fix our washing machine. They were going to increase our rent by over 200 dollars so we were thankful we already made the decision to move to a different place that is way better for the same price. We were charged a flat rate of almost 300 dollars for cleaning afterwards which negated all the time we took to deep clean the unit. maintenance was fairly responsive and the property manager was usually available to talk to Which is why I say it wasn't a terrible experience with them. but the property was terrible and therefore I would not recommend them at all.

This has been by far the worst experience I have had with property management…read more My central A/C stopped working in JUNE, right as the hottest part of the Idaho summer was beginning. What should have been a straightforward maintenance issue turned into a problem that dragged on for WEEKS through June and July and continued into August. I was left without properly functioning central A/C during some of the hottest weeks of the entire year. Management eventually provided a portable A/C unit, but a temporary unit does not replace functioning central air throughout an apartment, especially during the middle of summer. Even more frustrating, management now claims that my HVAC system was "fully operational" on August 3. That was not my experience. I continued having problems after August 3 and ultimately had to contact the HVAC repair company directly myself to get my unit properly fixed. As a tenant, I should never have had to take it upon myself to coordinate directly with a repair company just to get a major maintenance issue resolved. After dealing with this for a significant portion of the summer, I requested a rent credit or some form of accommodation. Management denied the request, citing the lease and claiming the repair was handled with appropriate diligence. I find that incredibly disappointing considering the amount of time I spent without reliable central A/C during the hottest part of the year. I have also been a responsible tenant who has never missed a rent payment. I have consistently upheld my responsibilities under the lease, yet when I experienced a major issue with my apartment that lasted for weeks, I do not feel management showed me that same level of responsibility or consideration. Communication throughout the process was also incredibly frustrating. I have never been given direct contact with the higher management making these decisions. Everything has had to go through one employee acting as a middleman, including management's decision to deny my request. The people actually making these decisions have never communicated with me directly. Maintenance problems happen. An A/C unit breaking is not, by itself, why I am leaving this review. It is the fact that I spent WEEKS during the middle of an Idaho summer without reliable central A/C, had to contact the HVAC company myself after management considered the issue resolved, had no direct communication with the management making decisions about my situation, and then received no accommodation whatsoever after the fact. This entire experience has completely changed my opinion of this property. I will not be renewing my lease. Based on how this situation was handled, I cannot recommend this property or its management to anyone considering living here.

(WHICH MOST PEOPLE HAVE) SCAN FOR INFO THEY CAN SELL TO ADVERTISERS. I could never recommend them just for this one policy/ recommendation/ requirement. People have managed to accurately verify others' identities and histories without predatory and risky personal info practices for DECADES, and still can if they actually care about their neighbors and not just themselves and the owners. And are background checks done on owners? They can have violent histories as well, even if they have money or property, and be a security risk to their clients, and they have access to their HOMES AND BEDROOMS. And just because you CAN raise the rent hundreds of dollars upon lease renewal on a long-time years long tenant (that long because they pay on time and are good tenants) and up to the "market rate," and just because it is good for the owners' pockets and yours, doesn't mean its best for OUR COMMUNITY/ COMMUNITIES. You'd know if you spoke to even a couple of the single people, single parent families, other families, and elders, who I personally know, let alone the stories I just hear about over the last 5-8 years, who have been made homeless for months or even a few days or weeks because there's no concern for raising the rent in more reasonable increments that people might possibly be able to absorb over time... and keep being good and happy tenants! And boasting about 50,000 per year increase for landlords who don't actually care about their neighbors as themselves isn't a good look, especially when rents have TRIPLED in some cases in just 5 years... before that they were pretty stable/ rose maybe 5% a year on average for many years prior to that. But then at least you seem to actually repair things that aren't legally mandated, like the A/C when it goes out in mid-summer, unlike other common property owners I know of, so I gave another star. It's disheartening and downright infuriating to see so many people have moved here in droves from elsewhere, CLAIMING to embrace "conservative" values and then go on to clearly be ecstatic to just "get theirs" like almost every other "liberal" ever (I put both in quotes because apparently neither means anything such as truly caring what our Creator wants or what our fellow humans need and what benefits us ALL to build one another UP and to bear with ONE ANOTHER'S burdens so we're all stronger and more capable and resilient). I've been in multiple positions so I recognize comeuppance, the eagerness to gentrify and "make better" while actually pillaging (hello Garden City and Eagle and Kuna most recently) what used to be a state and communities that were a TINY bit affordable, especially for single moms and elders In particular. Regular people (also made in God's image though!) Could be your aunt or cousin, if not your child or parent. or do you think you and yours will never experience health or government problems or that your savings will never be drained or stolen by a desperate health challenge or divorce or abandonment or death or other person or a desperate government that's run up trillions in debt for us all while claiming they're needed and even doing God's will?

They provide absolutely zero oversight of the properties they manage, to the point where it feels like they've washed their hands of all responsibility the moment a lease is signed. Over the past year, one of their managed rentals turned into a nightmare for our entire neighborhood. The tenants terrorized the area--constant disturbances, property damage, police visits, and general chaos. Calls, complaints, and pleas from multiple neighbors fell on deaf ears. H & H did nothing--no intervention, no accountability, no follow-up. Just silence while the community suffered. If you're a homeowner, do not entrust your property to H & H unless you want it destroyed. And if you're a potential tenant, know that any property managed by them comes with baggage. Either way--stay far, far away from this company. Their utter disregard for both the properties they manage and the communities around them is disgraceful.
