REALTORS and HOMEOWNERS BEWARE!! We were overcharged ($1,300) by Swift Stucco Inspections for a complete EIFS inspection report (and we were required to pay the full amount before the inspection was conducted). Contrary to what Swift posts on their website for a comprehensive inspection report and also confirmed that we would be receiving, their "Inspection" consisted of a 'basic' visual check and piercing of the EIFS in various spots with an awl to see if the substrate was solid or rotten. There was no testing on the second story at all. The inspector (also the owner, Edward Scott Pancost) failed to fill ALL of the holes he made in the exterior wall allowing more moisture into the structure. The Swift Inspection report failed to provide any numeric data on moisture (I paid extra for the moisture inspection) in the various areas of the structure, and no deflection measurement data on the firmness and structural integrity of the exterior walls--we asked three times for the data that their website says they gather during their inspection, and because they were paid in advance, we've not had a response. The inspector/owner recommended we consider using Metro Reconstruction Services for stucco repair, which is a sister company also owned by Edward Scott Pancost. Metro Reconstruction Services tried to sell us a "special" deal to strip the EIFS from the entire house and replace it with "hard coat" stucco. Two independent stucco restoration contractors refused our request for an estimate of their recommended repair work citing that the Swift report 'said nothing.' Other contractors have looked at the house and have told us that 1) our EIFS system is in good shape overall with several areas that need to be repaired, 2) Full stucco replacement is UNnecessary, and 3) Common ownership of inspection and repair companies is unethical. DO YOURSELF A FAVOR AND DO NOT DO BUSINESS WITH THIS COMPANY. There are many competent, ethical, and qualified EIFS inspectors and contractors in Metro Denver, and the three with whom we spoke all confirmed that a stucco inspection should include numeric data and cost $500-650, and that full payment should be collected after the inspection is conducted. read more
