I rarely write reviews, but my experience with SWAT Restoration deserves a clear warning to others. From start to finish, this was one of the most frustrating companies I've ever had to deal with. What began as a straightforward water mitigation job quickly turned into an overpriced, drawn-out process filled with poor communication, questionable decisions, and constant pressure tactics. First, the pricing. We were initially told the job would be around $4,500, yet the final invoice came in at nearly $6,700. When we questioned it, we got a wall of technical jargon (MICA reports, IICRC standards, etc.) instead of clear answers. The reality is simple: the scope didn't justify the cost. The equipment usage felt excessive, and the charges didn't reflect efficient or reasonable work. Second, the execution. Several pieces of equipment either didn't seem to be working properly or were poorly positioned. If the goal is "scientific drying," it's hard to take that seriously when the basics aren't handled correctly. The technicians did not inspire confidence, and it often felt like the job dragged on longer than necessary. Third, the damage. During demolition, our shower glass enclosure was damaged--something we specifically wanted to preserve. That alone speaks volumes about the level of care taken during the project. Finally--and most frustrating--was the management approach. Communication from Phelicia and Rylee felt more like a collection agency than a service provider. The tone shifted quickly to pressure tactics, including "pay today or we send you to collections" messages. That's not how you treat customers, especially when there is a legitimate dispute. The irony is hard to ignore: a company with a cross in its branding presenting itself as values-driven, yet operating in a way that feels anything but patient, fair, or transparent. To be fair, we were eventually able to negotiate the bill down significantly, which only reinforces the concern that the original pricing was inflated. Overall, I would strongly caution anyone considering SWAT Restoration. Ask detailed questions up front, get everything in writing, and be prepared to push back. Hiring SWAT Restoration to work on my home was one of the worst decisions I've ever made as a homeowner. What should have been a straightforward restoration project quickly became a disorganized, frustrating, and damaging experience that dragged on for months. From the very beginning, their team assured me that the tile in my home would be "easy to find" and could be replaced seamlessly. Based on that promise, they tore into the walls and began demolition. Only after the damage was done did they admit they could no longer locate the tile and began the tile-matching process months later--a process that should have happened before the job even started. Throughout the project, the team assigned to my home changed repeatedly--passing from Landry, to Ashley, and now Brandon. With every handoff, communication broke down further, and I found myself constantly having to re-explain issues that should have been properly documented and followed up on internally. The quality of the work performed was consistently substandard: * Walls had to be retextured three separate times due to broken tools and poor workmanship. * Tiling was ripped out and redone three times, using the wrong tile and poor installation techniques. * The shower pan had to be rebuilt three times, again due to unacceptable quality. * A toilet was broken, and the wall behind it was cracked--neither of which was repaired or acknowledged despite multiple notifications. * There were over 10 occasions where crews either didn't show up at all or arrived hours late, with no notice or explanation. * On multiple visits, the team brought incorrect or missing materials, stalling the job completely. After months of delays, excuses, and do-overs, I received a tone-deaf response offering only two options--find my own tile or accept a refund for the tile area--without a single apology or ownership of how poorly the job has been handled. No reference to the damage caused, the wasted time, or the multiple reworks. Just a shrug and a menu of bad choices. SWAT Restoration has shown a complete lack of professionalism, project management, and quality control. Even now, basic issues I raised weeks ago remain unresolved. I've wasted time, money, and energy dealing with what can only be described as a chaotic, careless operation. If you value your home, your time, and your sanity--do not hire this company. read more

Remember that name: SWAT RESTORATION. Why? 3+ Months of restoration hell. Workers were great: professional and competent restoration. But SWAT Restoration management? Incompetent, ineffectual, "Customer Is Always Wrong" mentality. Delay after delay...have to chase them down to find out why, forgotten, no callbacks, and outright lies. 1 month, went to 2 months, then to 3 months. No returned phone calls for days. Promises made but never kept. Weeks became months. Restoration crew did damage to our carpet. Immediately notified them. Sent pictures. Guy comes out: "We'll take care of it after the job is over." Then GHOSTED. Pushed them again and again, they delayed us again and again. Gave us a date for cleaning, new employee shows up and "so what's the damage?" Then after getting what must have been a 5-digit insurance payment for the restoration job, they jerked us around on carpet cleaning. "Maybe we did the damage to the carpet in front of the jobsite, but no way our guys trapsed it up and down your stairs..., etc." I refuse to let them back in the house and will have to do the carpet cleaning myself. ABSOLUTE DISASTER! And I got the photos to prove it. read more

We had a toilet pipe leak in a 20 yr. old home we purchased. They did the abatement quickly although expensive. When it was time to restore it. They never sent a quote once they found out we had other contractors bidding the restoration as well. Seems if they were not working with the insurance they weren't interested in my cash. Disappointing way to do business and added additional time to repairs. I wont be recommending them. read more

Poor quality, never completed job, used four vendors up to this point - still not complete. Took balance of money on second day after signed contract, job still not finished four months later. All things stated on web page such as self-accountability and integrity - not so much. Owner will not answer phone or emails. I have worked with a number of contractors in my life building multiple homes - as well as another restoration in another property in 2023 and have NEVER experienced this lack of service for follow up. I would compliment the folks who answer the phone - I do believe they do their best. read more

Unfortunately, I found black mold in my office. I went on my local city Facebook page and everyone recommended SWAT Reconstruction. I gave them a call, and everyone was really nice. I was able to text photos of the mold and they came out the next day and gave me a quote of $3,000 to treat and remove all moldy areas. They said they would be finished with everything within the week. They removed my entire ceiling. The guys that came out were awful. Once finished removing the ceiling, they came in with the solution to treat the mold. I have animals inside so I asked if it was toxic to them. The guy named "happy" told me he had no idea because he's only been there for a month. He told me to call his boss to ask. They never gave me any instructions for what to expect. I had to be the one to call and ask when things were going to get done. Finally, a guy named Alex called and set up a time to come and measure everything to give me a quote to replace the ceiling. He never showed up. I called the office and spoke to Rylee. She acted like I was wasting her time. Nobody ever knew what was going on or which job they were talking about. Finally, they send me a quote (without coming to measure) and it was pretty high. They sent me the itemized quote which told me their profits on the job which I thought was pretty unprofessional, but I just wanted the job done so I didn't say anything. I called and spoke to them about some of the charges and spoke with Rylee again. I explained to her that they were charging me $252 to remove my ceiling fan and putting it back. I told her that I would just do that because $252 is quite high. I also told her I would provide the plastic to put down because they were going to charge me $52 for that. Just little things to help reduce the bill. This was when Rylee became nasty with me on the phone and threatened to stop working with me. She said this job is too small for them to complete so it had to be a certain amount for a contractor to complete the job. I asked her why she accepted the job with me in the first place if she knew the job was too small. She didn't like that. She questioned everything I asked her and she just became more and more rude. I ended up asking to speak to her boss. I spoke with a man named Reese. Reese let me know that the reason Alex didn't show up to measure is because he's no longer with the company. It would've been nice to know that because I waited for a few days and he never returned my calls. Makes sense now. After negotiating, they finally send me a reasonable quote. They said they still couldn't find a company to do it for the quoted price so they were going to have one of their guys do it. The contract I signed said it would take two days, maybe three and all of the work would be done after 5:45pm. We are now in week three and it's not done. Not only did they send me a reasonable quote, they sent me the link to their internal communication system and I was able to read the notes they left about me and the job. Do not do work with this company. Most of these 5 star comments on here are from the employees at the company giving them great ratings. Rylee is extremely unprofessional. Reese is a joke.
