When he says he's going to take 5-hours to inspect your home, he is going to use up that entire 5-hours (and maybe more). He is experienced and has extensive knowledge in pool equipment, plumbing, electricity, and list goes on. Once he is done with inspection, he will go over the major items with you, and sends you a detailed report the following day with pictures. Our seller agent was surprised how thorough the report was, and this gave us leverage to negotiate on key items that needed to be fixed. Mr Eric is absolute pleasure to work with and I HIGHLY recommend him. FYI, I have used another inspector company (5 stars on Yelp) and they were good, but their report was not as thorough as Mr Hill. For example, Mr Hill's inspection includes roof inspection so whatever he can see from his ladder, he will report. He will NOT walk on the roof as that is not part of his job. Nevertheless, he will report anything he can see, which includes tiles that slid, broken tiles, etc.

The bones of the house looked solid but there were cosmetic things we know needed to be addressed. To find out more during escrow, we hired Diamond Property Inspections after talking to a few home inspectors and getting quotes. Their initial response was professional and knowledgeable. They were not the cheapest but their initial contact was the best and they met my schedule. He worked for 3.5 hours as he painstakingly took the time to assess the homes conditions. I was there and walked around the house separately. He caught the things I saw and a bunch of stuff I didn't. Late that evening he emailed his final report. His report was thorough and illustrated there were other stuff that we had to be concerned about including an aged HVAC. We submitted a request for repair credit which the seller tried to negotiate down but we did not accept it and walked away from the home. An offer was placed on a different home that looks more solid and I will definitely utilize Diamond to take a look at that home before we complete transaction. Highly recommended!
