Blue Key Property Management

Don't be discouraged from the reviews below…read more Blue Key has been extremely helpful throughout my time as a tenant with them. They are as punctual as it gets when it comes to responding to meet your needs, and helping with maintenance request. Lori & Chris are both tremendously patient and helpful. Aside from the large deposit. I was provided with a beautiful home in a central location in Portland! They have great properties and great service. I haven't received my deposit back, considering I haven't moved out. But I'm confident they will send me my deposit. It's just all a matter of treating your house with respect. Protecting the investment!

TL;DR: BK gaslighted me and is not a balanced advocate for a property owner…read more I used BlueKey to manage my rental home for four years. As a new landlord, I was generally satisfied with the onboarding process (albeit with a bit of "mansplaining" which I chalked it up to me being a newbie). I also found the office and maintenance staff helpful throughout my time with the company. However, once I decided to sell the property, my experience deteriorated quickly. My interactions with one of the owners, Torstan, were consistently negative. I felt that he took a strongly tenant-focused position and regularly pushed back on issues that I believed were clearly the tenant's responsibility. During move-out, there were broken windows and other damages. Instead of helping resolve these matters, I had to argue for nearly every item. The process became exhausting, and I often felt that responsibility was being shifted back onto me despite clear evidence of tenant-caused damage. It took A LOT of follow up on my part to get communication on status of work, financials and timing. I was frustrated with every interaction in the end as BK made the final move out a negotiation instead of a business interaction. In conclusion, BK is NOT an advocate for the owner (not even close to a balance btw owner and tenant) and I would not use them again for the lack of support and for the constant gaslighting I experienced.

They stand out among our over 500 members for their exceptional professionalism as demonstrated by their being selected to develop and conduct a comprehensive training program for our other members. Their high level of commitment to their clients has singled them out among management firms as evidenced by the consistently positive feedback I have received from their clients. They are known for not only excellent management of the physical property, but also for their ability to deal effectively with resident concerns. Their mastery of all state and federal regulations is an added bonus to any property owner. If you are searching for the Gold Standard, look no further. .

"Sterling Properties Real Estate Services LLC assumed management of Lone Oak Trailer Court, Oak…read moreGrove, OR on June 1, 2026. Their introduction letter named the company but no individual property manager contact -- a potential violation of ORS 90.305. Multiple residents called Sterling repeatedly for weeks with no callbacks and no responses. When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified." For context: our previous management company, Pure Property Management & owner property management people, were responsive, professional, and respectful ~ unlike Sterling.

Ross Pacific Management

Ross Pacific Management

I rented from Ross Pacific and was so happy to have them out of my life, or so I thought. Just…read morebought a home that was previously rented through them and they are still just as bad, if not worse. They will treat you as any other property management company would until 1) a homeowner brings something up 2) you decide to move (which you inevitably will) 3) you call them out for not following through with something on their end. On multiple occasions while renting we found them sitting in their cars outside of our house checking on the property (no notice given whatsoever, even though 24 hour notice is legally required), they failed to give the renters of the house we were purchasing proper notice regarding moving out, pushing back our closing date 3 weeks (even though the homeowners had notified them and the renters far in advance), they never followed through on their end regarding lawn care, but then harassed us and refused to re-rent the property we were in because we didn't realize that 'basic' lawn care included precisely edging the lawn, removing our vegetables from the garden weeks before we had planned on moving, removing grass that had grown between paving stones, and cleaning all surfaces of moss (we mowed our lawn on a regular basis). They will always side with the homeowner, blaming and harassing you for things without waiting to hear your side whatsoever. No matter how perfect a property is, run as fast as you can, do not rent from Ross Pacific, I guarantee you it will not be worth it!

Though we haven't had a ton of interaction with Bridgette at this point, we're happy with what we HAVE experienced. For Example: Throughout our myriad moves (thank you, construction industry!), I've learned my lesson well. Upon entering into a new rental agreement... ALWAYS TAKE PICTURES!! However, I was pleasantly surprised at our initial walk-through here in Vancouver, that Bridgette was the one pointing out specific items and then documenting them with her own camera. Yup. SHE was the one taking pictures. What property manager does that? Uh... this one. Yay for her! (And yay for us!!)
