These people are evil. They will sue you over the stupidest things. We lived there 3 times. It was on the third time that they decided to get ugly. We complained about wasps getting into our apartment through the chimney. When they saw that we had notified a local TV news reporter to do a story about the issue, they finally sent someone out. But, they sent out a temp worker that sprayed our walls and my service dog with wasp spray. When we complained about it they got ugly. When our lease was up, they no longer would take our rent checks. They told us we had to contact their lawyer. But, he refused to return calls. Then after about 10 days they served us with an eviction notice. I am disabled, but I guess they didn't care. No lawyer wants to go up against them. We had to file bankruptcy to keep them from evicting us. But, then we got kicked out due to poor representation. The woman that inspected our apartment stated that a small chip in the tile in front of the fireplace was due to us. It was there before. You could obviously tell it was old. But they picked everything apart. With Sunshine not taking a deposit, they go nuts with sueing. Plus, they threw in the months we had to live there during Christmas that was cold. We ended up homeless for 2 months as they ruined our reputation with having no reference. The other times we lived there we moved out with no bills or sueing. Lived on a Property since 2015 and only had 1 issue back around 2016. I call and they repair what is needed. I've paid online and it was late once and someone in Corporate explained the process and I haven't been late again. They always ask for ID so I make sure I keep it on me when I go into the office. IT'S A SIGN POSTED THAT READ RECEIPTS CAN ONLY BE GIVEN TO THE PERSON ON LEASE...PLEASE READ YOUR LEASE CONTRACT....... because most of these complaints are because you signed contracts without reading it. They took pictures of my unit when I moved to a bigger unit and was billed only about $50...So please read everything...ALSO IF YOU GET AN APARTMENT FOR SOMEONE ELSE AND THEY NOT ON THE LEASE YOU WILL BE ASKED TO LEAVE. Lived there from Dec 2015 - Jan 2018. The units are dated from original construction. The model units in the main building are nice to show you the layouts without going into a unit prior but it also limits what you see your actual unit. The office ladies I dealt with including the maintenance staff were always nice and pleasant. The on-staff maintenance guys can do some minor repairs but they will call in contractors for everything else. They do replace the appliances in the units when they do break down since most of them were also dated. I had my dishwasher, stove, and microwave replaced while I lived in my unit. I had a 1 bedroom loft apartment. Typically you can get into a unit without a deposit, however, pet deposits are required and as they state in the lease, it does not go toward anything but is for the privilege of them allowing you to have a pet. That being said, I would prepare to pay for total carpet replacement when you leave as they will either say it due to pet urine damage or pet odor that can not be cleaned out of the unit. The condition of the apartment complex seems to be always in the state of disrepair. The streets inside the complex need to be repaved as they are littered with potholes everywhere. Snow and Ice removal on your front steps is on the tenant as they typically do not provide any of those services. Groundskeeping on-site typically leave bags of leaves and pine needles stacked sometimes up to a week in the back of units or in common areas. The amenities are nice when they are working. They have an on-site exercise room filled with old and non-maintained equipment, the indoor pool is nice when the heater is properly working as well as the hot tub. They still have a outdated racquet ball court that I never saw anyone use. If you have a gym membership, keep it because its not worth the hassle. Prior to moving out there was a rash of break-ins (Thanksgiving time), nine on my street alone, they offer a security system but you have to activate it and its just a localized one, not really worth the effort to activate it. Rent payments have to be made at the corporate office on Poplar Ave. only. They have not modernized payment system to offer online payment or maintenance request. You can not drop it off at the clubhouse either. Its like they are still stuck in the 1990's. Some of the pitfalls that I experienced during my move out inspection is that even if you clean the unit they will still mark things as dirty. I was back charged for a door replacement because as they state... Sunshine Corp reserves the right to revisit the unit up to 30 days and re-assess move out damages, this is done without your knowledge. I asked for them to provide proof of the damage and they refused to provide anything to prove that the damages existed. My overall take of Woodchase Apartments is that its a nice apartment complex but has some issues mainly with corporate management and upkeep. It is reasonably priced and in a great location. read more

Stay away from this company! Sunshine Staff is very rude and do not care about the tenant at all. It is 2019 and the only way you can pay your monthly rent is by mail. I have never been late on a bill in my life and because of the mailing in process(old fashion) my rent payment was not received on time and I was charged a late fee of $88 which is very high. When I tried to resolve the issue I was told if I have a problem I should take it up with the post office. They should have a better and more updated way for you to pay and be more considerate of their tenants. read more

Unfortunately they are not a good company to manage apartments and rentals. You can clean the place after you move out but they will charge you regardless for carpet cleaning. I left the place in great condition and barely ever stayed there because I stayed with my girlfriend most of the time. Find someone else to do business with because this corporation is bad. We rented an apartment at Woodchase near Wolfchase to store furniture, paid early every month and actually a little more so we had paid credit. Gave 60 day formal notice and moved out two weeks early in clean condition as we left nothing and had cleaned to be sure. Now we are told we need to replace carpet, clothes dryer and kitchen floor plus dirty bathrooms, really?. $3200! I have done business with many companies in my management position over the years but never been attempted to be scammed like this. I am assume this is happening to many less fortunate people who can't afford a lawyer. Can you say class action lawsuit? Better get squared up quickly! Worse leasing company ever! Don't ever go to any of their apartments. They even got me subpoenaed for an eviction when my dad passed and I was in Florida. I called them and told them what happened and that I have a death certificate but they were very rude and will also hang up on you on the phone. I had 2 burglary experience in my very own place and it was difficult to get them to talk to about the situation and my need for an immediate move, even if I wasn't breaking my lease. I would like to leave a review of Sunshine Corporation during this COVID-19 pandemic. I have a lot of trouble with Sunshine Corp because they do not focus or empathy for the residents and making their day-to-day life a little easier. Having to go to the local office for everything is a hassle, and the main person on the lease has to take care of everything. I work out-of-town, and I have my mother manage my day-to-day business, and she has to call me to have me come to the office when I return to have things done. I wanted to add her to the lease, but that cost $70-80. If she's wanting to pay a bill she's unable to do or they will not speak with her. This is one example of a lack of customer satisfaction that Sunshine has for their residents day to day life. Currently, we're on the COVID-19 social distancing and stay at home order by Mayor Strickland, and I was told I need to come into the office to fill out paperwork to set up online payment. I said it's not good to go into the office, and they said, well, we'll leave the paperwork on the porch and fill it out and send it into Sunshine Corp. I was also told that I would have to have the information notarize, so they can make sure it's me. What kind of online payment needs notarization. They should have a website and a place where we can put our account number in and pay our monthly payment. I also asked if they were going to charge late fees during this pandemic (for other mostly minority and elderly residents during this pandemic), and Lisa w/ the corporate office told me that, Jay Curtis president of Sunshine Corporation said to them that residents are responsible for their payments. Sunshine needs to worry about their company, just like everyone, during this tough time." Like the bank isn't going to give them delay for their payments to the bank. Jay Curtis and the board need to review their process and how their employees treat their residents. They are not providing mostly minorities with easy access to payments or looking to help Americans during this tough time. read more

If I could rate them negative stars I would!! This is the worst company ever!! If your reading this find anywhere else to rent other then sunshine!! They will rob you blind! We rented an apartment from them and was charged for mildewing carpet when they shut the power off to it just after we shampooed the carpet. Then they charged to repaint the walls twice after we washed all the walls thoroughly!! They charged us close to 800 dollars. Had we known how much they were going to charge us for the apartment we would have never rented from them again. However we started renting a townhome through them before they decided to charge us out the wazoo! We moved from the townhome during the summer and we're charged for things that broke during our lease and we're not promptly fixed by management!!! I wrote to dispute the charges and was told they would only credit those charges if we could pay the total balance in two months. They charged us close to 2500.00 dollars. Who has that type of money!! Avoid sunshine at all cost unless you like being robbed and charges for things you shouldn't be!!! RUN THE OPPOSITE DIRECTION!!! read more
