Choosing Rachael to sell our home for us is one of the best decisions we have made. She has the…read moreperfect balance of friendliness, professionalism and diligence and we are confident we would not have had such a smooth and successful sale without her expert guidance (and this is even during Covid). We chose to work with Rachael as we had originally bought our property from her, so had already experienced her professionalism from a buyers perspective. We knew she was the perfect person to sell this home again - she knows Pacific Beach, Birdrock and La Jolla better than anyone (in fact she lives herself just a few blocks from the house we sold!). Now having experienced Rachael as a buyer, and as a seller, there is no-one we would recommend more highly. Our selling journey began with Rachael valuing our home, providing a full directory of similar past and present listings for us to understand our home value, and then working out what steps we needed to take to fully maximize our home's selling price. This is where Rachael came into her own - she organized EVERYTHING. For example, we decided to repaint the interior of the house. Rachael organized 3 independent quotes for the work, hired the one we selected, arranged everything to do with the work...we didn't do a thing. (We actually separately got a quote ourselves just to double check and it came in at 25% above the price Rachael got for us... she has great contacts!). Same story for handyman, cleaning, window cleaning.... We had issues with our staging - our original staging company didn't do as high quality a job as we wanted. Rachael not only found and organized a new staging company, but paid for the second stager our of her own commission as the original company had been one of her recommendations. If you come across an issue she will for above and beyond to fix it for you. If we ever move back to San Diego, Rachael will be our first call. Thankyou Rachael!!

Our dealings with Rachael Kaiser taught us a harsh lesson: never trust a "professional"…read morerecommendation without heavy skepticism and digging into past customers' experiences, especially after we relied on her sister's construction company for our home renovation. We met Rachael while she was handling a listing for a neighboring property, where she eagerly pitched her sister as an "outstanding" general contractor. Although we were not yet formal clients of Rachael, she knew we intended to list our 2,900sf home with her once the renovation was complete. Based on her glowing endorsement and that understanding, we hired her sister's construction company--only to feel misled from the start. The renovation quickly spiraled into a disaster, with the paint job exposing the company's deceit from the outset. Rachael's sister personally assured us they'd use premium, high-quality paints, proudly presenting several small cans of top-tier paint and meticulously applying color samples to our walls, saying, "This is the paint we'll use." Early on, everything looked and seemed great--we had no clue, initially, of the trouble brewing beneath the surface. Wisely, we kept those cans, a decision that paid off when we later used their printed store labels to pull purchase records tied to our home's address and project name from the store where the cans were purchased. Those records revealed a damning truth the company tried to bury: they omitted them entirely from their CSLB arbitration submissions, likely because they shredded their flimsy defense. Their defense was that they never specified what type of paint would be used--shameful. They also claimed to have applied 115 gallons of low-quality exterior paint, an absurd amount that could coat two homes our size, yet our 2,900sf home ended up with just a single pitiful, thin layer that started peeling and fading within months. The receipts told the real story: of that supposed 115 gallons, 40 gallons were untinted base paint, which any contractor knows is returnable for a full refund, unlike custom-tinted paint. Even worse, their first paint purchase didn't happen until seven days after they began painting our house--a glaring red flag proving they started the job with a stockpile of cheap, low-grade paint they already had on hand, costing a fraction of premium paint. This was a clear move to pad their profits at our expense. It's no stretch to imagine those untinted gallons were cashed in or stashed for their next ploy. Meanwhile, the construction company charged us a jaw-dropping $36K for this painting work, every cent squandered since the entire job had to be completely redone. This wasn't just incompetence; it was, in our opinion, a masterfully orchestrated dodge of quality, crafted with precision from day one. Rachael Kaiser, who hyped her sister like a used car salesman trying to offload a lemon, pulled a vanishing act when the job went south, and we severed ties with the company. Despite knowing our clear plan to list our home with her post-renovation, she offered no support--not a call, not a text, not even a whisper to mediate or hear our side. We were forced to pursue state arbitration through the CSLB, a grueling process we chose over a lawsuit that would have taken years and cost tens of thousands more. We won, bolstered by receipts the company had conveniently omitted, which exposed their misleading practices. A construction consultant also inspected the company's work, delivering a damning report: "The company failed to meet an acceptable quality of workmanship" and "failed to obtain a permit before commencing work," confirming the poor, shoddy, performance we observed firsthand. Her role in this debacle is undeniable. Rachael Kaiser's highly enthusiastic endorsement, paired with her awareness of our intent to list with her, directly led us into this costly mess. Yet, when the project unraveled, she disappeared, seemingly untroubled by the financial and emotional toll we endured. Our budget was significant, reflecting our commitment to quality, and our timeline was flexible--there was no rush or pressure to complete the work hastily. She still flippantly promotes the company despite this. Disclosure: This experience concluded 18 months ago, but the damage and emotional toll remain with us to this day. This review is not about vindictiveness; it's about sharing our story to prevent others from facing the same outcome. We placed our trust in the reputation of the real estate company Rachael represented, assuming an agent from such a well-known firm wouldn't steer us toward a contractor capable of delivering shady, substandard work. That trust was misplaced--and expensive. We fell for a dazzling pitch and got burned--don't let a polished nameplate blind you to the truth. Check every contractor yourself, or you'll pay dearly for someone else's empty promises.

I lived in this apt owned by Richard Westfall for FIVE years and let NUMEROUS things go under radar so don't do that yall! When they want to throw you under the bus they will. I suffered roaches, fleas, mold, no work order receipts ever and barely had anyone come out when I requested a service. These people are thugs and will stop at nothing to get your money. You have a winery, multiple HUDs and a rental property company to manage them, a trust -- I don't know any people who need money that have trusts, and loyal dogs to do your dirty work. Stephanie was the biggest WITCH to me and for reasons unknown lol I was literally so nice and respectful to her every encounter and she was always ALWAYS rude. Are used to pay my rent early, not bother them about anything, ask for them to do stuff and when they wouldn't I wouldn't make a stink about it when I should have. It's disgusting the things that are permitted against renters and in the court of LAW. If I could give them negative infinite stars I would and I would've sued long before they tried to get me. It's a ploy to stay rich, get/force money from the poor black folk you rent to. I never even had a credit check they just took my money and let me move in. Please take a moment to view the 2 week process it took to remodel a single bathroom that still contained mold and toilet water carpets because they weren't replaced unlike my neighbors but that was only because they moved out and they were able to raise the rent. But they had just raised mine and in California you can't raise rent twice a year and they didn't want to wait so what's the easiest way? To tell me they're not accepting money from me anymore but let me sit in the house for two months without an eviction notice or allowing me to pay them. Like huh?? These are pathetic people. They had my ex-boyfriend's little brother pursuing my case at the law firm they hired, The neighbor and their employee (Stephanie) sniffing around my apartment to see what I was doing. It just got really weird was unprofessional from the start and I hope this business goes in the ground because they don't deserve to serve this community because they're doing the complete opposite anyways. This story could honestly go on forever but just know, not to waste your time renting under their umbrella.

My experience with Southwest Equity Partners was disappointing, not because problems occurred, but…read morebecause of how they were handled. During my residency I experienced multiple issues, including move-in lockouts, months of elevator noise, a freezer/ice maker that never functioned properly, billing errors that were initially denied and later corrected, and communication that often focused on closing work orders rather than confirming the resident's experience had actually been resolved. I repeatedly escalated concerns and was often told issues had already been addressed, even when they had not. In one case I was told my utility billing was correct, only to later receive a credit after another review. My freezer was also described as repaired months before it actually worked. The property itself is beautiful, and many of the onsite staff and residents were kind. My concern is with the management culture. There seemed to be a greater emphasis on administrative completion than on making sure residents genuinely felt heard or cared for. If you're considering living at one of their communities, ask detailed questions about how maintenance issues are verified, how utility charges are calculated, and how resident concerns are escalated. A luxury property should provide a luxury experience--not just luxury finishes.
