Not good.. : ( My Prayers have been answered, as we were going moving, we couldn't take that Manager anymore, talking about her being so extremely awful, never nice unless she just happens to be in the best of moods, or if it was all about her, she got attention, peopke didn't feel comfortable with her, not just us! She was the worse of what I've seen in my entire 61 years. So Incredibly Harsh, Rude, Nasty, so i and so dang Negative Thank you, The Executive Management Office or whomever hired Marilyn & GIVE THAT PERSON A BIG FAT raise$$ Now, I'm telling everyone that you all know the difference between DAY & NIGHT, well I'm telling everyone if you, Marilyn this excellently Mgr. here by weds to STAY She leaves, we leave right along with her!! The sales people like Sabrina thinks it's OK to take pictures of minors in bathing suits from her personal camera and print them and hang them in public walkways for all to see!!! Residential walkways are being barricaded in so homeowners cannot use them walkways as intended, unfortunately, an elderly woman was hit by a car and died earlier last year, while trying to take a walk. I believe if our walkways would have been open for her to use, her death would have been prevented. Our walkways were the only safe space for us residence to use the pool, clubhouse, dog park and gave us access to our amenities in the club house. The lack of care this management team has for the community is a disgrace! Also- " Huntington Beach By The sea " has hired a tow company " D.T.S. Towing " to tow away any car On Our Street as all of our streets are considered fire lanes " both sides . we as homeowners are not allowed to park in front of our houses for any good reason, not to unload groceries or if we have a handicap plaque sign in your car, not if your car is running it can be towed. UPS can be towed, Amazon can be towed, Uber eats can be towed, the park is hired this company to tow every car on all streets, when talking with. D.T.S. Towing they said they were hired by Huntington Beach By The sea management. I understand inflation and we have to pay more every year to live here but, I believe we pay more and more and we're getting less and less as far as professionalism and leadership from your employees ..." DO BETTER HOMETOWN AMERICA " your employees are an absolute embarrassment. We as residential homeowners expect better because we had it before this management crew.! I live at ponderosa and have lived there for 11 years in the mobile home section up front. During that time I have heard the concerns of other residents there complaining about the unfair raises in space rent while the quality of the park has declined. There are tons of homes that are for sale as it is just not affordable to basically pay a mortgage as well as a ridiculous amount for space rent. The grounds are unclean, there is no pet enforcement and there is animal scat all over the place. During the summer when its hot Management will close the pool for 2 weeks at a time and the recreation room with pool tables and ping pong is hardly ever open due to "vandalism". Here's a piece of advice Ponderosa management, update your security system and maybe this will help. Where is the money for the ridiculous space rent going to? There is never a manager in the office up front, or a direct line to reach management. Everything has to be done for an answering service and good luck getting a call back. Not gonna happen in a timely manner or at all. The park has security patrol but is very rarely seen, the graffiti and vandalism has risen in recent years so it seems that security is only there for parking enforcement. Shame on you Ponderosa for treating your permanent tennants unfairly and not focusing on who pays the bread and butter for your mediocre park. Sal

There is a cat infestation, and the so called "manager" tells every inhabitent of this park the same answer that it is "our responsibility to deal with the cats', when it is HER RESPONSIBILITY to FIX THE ISSUE, the local animal control dep. also wants the residents to fix the issue, they told us, and I quote. "we cannot do anything, if you're able to trap them we can come and pick them up for you". Furthermore, the park's residents feel they own the street and at any time of the day they put out traffic cones to supposedly "protect" their kids when THEY are supposed to protect them, and be aware of what their kids do for example not respect the people's properties and damage said property. For us the damage has been our flowers, our plants, our garden decorations, Christmas decorations, to add to injury they leave litter outside our home and other people's houses and leave their skateboards and scooters where they please. Another issue we have is that there is no sense of security and have been robbed on 3 seperate occasions. The "manager" is aware of every single one of these issues, and have had no response to our complaints. I know it is illogical that WE are the ones responsible for cleaning our neighbor's trash and WE are the ones that clean up the mess left behind by cats and dogs when THERE IS PARK MAINTENANCE present who supposedly roam and patrol the streets to clean up trash. The "management" demands that we have our space clean but, very few people listen to her, and the people of maintenance only worries about having the park entrance clean.

Hadn't sold anything in this park in many years, and was pleasantly surprised to find it in much better condition than the last time. Park management was very easy to deal with. Very on top of things. Space rent is reasonable for Orange County, and the park is very well maintained. There are only 6-7 vacant spaces available for new homes, and all of the existing ones are very well maintained. I look forward to more deals here.

Has coin laundry facilities, has shower facilities. It seems like all the lots have a little nice patch of grass. I would imagine maybe would sprinklers because the grass looks so good. It is a 55 and older, which makes it pretty quiet during the day. I can't wait to move in and meet everybody it's in a nice part of old town Tustin. There's lots of trees. The cool thing is you can stay here forever if you like it month-to-month pretty much move out when you want. Space rent., does not include electricity or cable, but does include water, trash, sewer, you are in the heart of Orange County. You're not at the beach, but you're close. You're kind of centrally located around the 55 freeway, the 5 and the 405 is really close. The 22 is relatively close too and the 91. Can't wait to move in. I'm looking forward to it.
