All the grass is dead. The stairways are inaccessible. And the elevator was out for over 1 month. This place would be a 4 or 5 out of 5 for the cheap price, great area, and attentive staff but I had to move out because of 6 months of genuinely hearing yelling, all day long, right outside my door. Also, the laundry system is a pain in the ass. Cash may only be used to recharge a charge card in the leasing office. The office is open during regular business hours, so 5-days in office means you'll rarely get the opportunity to refill your charge card, making doing laundry for someone who works 9-5 m-f difficult without planning a visit home during the workday to recharge your card.

Since I was moving to Texas, my roommate went on apartment tours since she was already living here. When she was given the apartment tour, the place looked decent. However, you never get the apartment you tour. Our move in date was July 9th and I was excited to finally unpack and call this apartment home. When I got there, it didn't seem like the apartment was ready for us. There was a hole in one of the bedroom closets. The cabinets were not painted -- maintenance came in and had me remove all my stuff from the drawers and cabinets so they could paint it. The sink was backed up. So many more. Fast forward a few days, maintenance comes into our apartment to replace the bedroom closet door. I wasn't home that day so I wasn't aware that they were coming. I come back to see red sauce/stain on my white bed sheets. I never eat in my bed and it wasn't the time of month stain. I was so upset -- I went to the leasing office and they told me that maintenance didn't do such a thing as make my bed sheets dirty. So how did that happen? I am grateful they gave me $10 laundry card so I can clean the sheets. Another issue about this apartment -- it was infested with roaches. Every morning, I would kill at least 3 roaches. Around dinner time, a few more appear. My roommate and I are clean and we clean up after ourselves. However, there just seemed to be so many roaches EVERYWHERE. We've gotten pest control to come and spray down the apartment, but it didn't help. When we come home from work, there weren't any roaches. However dinner time approaches and they're back. It was horrifying. These roaches were in the bedrooms, kitchen, and living room. Sometimes I would find a roach crawling on my bed. It was a nightmare living with them. In my personal bathroom, the toilet smelled horrendous. It smelled like stale pee. I had to buy so many cleaning products to clean my bathroom and leave in the toilet to help with the smell. When I informed the leasing office, they told me that maintenance would come and check it out. They said it didn't smell like anything, but in order to solve it, they got a cleaning crew to clean my bathroom. Funny thing is, I've had multiple people tell me how terrible the toilet smells. When showering, there is a whiff of more stale pee. That's when I realized it could be the pipes that are corroded causing the smell. It was awful. I hated being in my room cause the smell of stale pee was always lingering. When I emailed the leasing office about the smell of the bathroom, I also added that my sink was a bit backed up from the last tenant. Instead of handling it, I had to purchase tools to unclog the drain. This was when the landlord decided he wanted to speak to us. When my roommate and I put in requests about the apartment and informing them about all the issues that we had at the apartment, the landlord/property manager said he would rather pay for us to leave the apartment complex than to pay for anymore issues with the apartment. He told us that he would prefer that we never rent an apartment again from any Tramor property. My roommate and I spent months looking at apartments and spent so much money and time moving in. Even if my landlord would've paid for movers and given us all our money back, we would have to find an apartment to sign in less than a month. This is not how you manage property. Since then, we were always too afraid to put in any maintenance requests. He told us if we wanted to live there, he implied that we will not bother the leasing office with maintenance requests for 2 months. In his terms, he is giving us a 2 month trial on living there and then decide again with what he wants to do about our lease. We lived our lives with a roach infestation issue and just kept our mouths shut. That was the worse 11 months of my life. The moment I signed a new lease, I moved out 2 weeks early cause I did not want to be there any longer. I know we can't pick our neighbors, but our downstairs neighbor would hit their ceiling. We lived on the 2nd floor and the floors would creak. Every 2 steps the floor would creak and we felt so scared that our downstairs neighbor would bang their ceiling to tell us to be quiet. There were days when my roommate and I would walk around our apartment at 11PM and just chit chat and we would hear banging. We were scared to walk around freely because of them.

They will to foster a sense of community in the complex. It's not the best neighborhood- there have been some issues with cars being gone through- I've left my doors locked and never had an issue. I just re-signed for a another year- it's been a great place to call home!

Before the management shift, we *loved* living there--but after was infuriating. I can't count the number of times we told teens bumping coke in the parking lot to leave because no apartment security was monitoring the lot and we didn't want police presence to increase, for our sake *and* theirs. A couple of times, we came out to kids having sex in their car right next to ours--and like, I get it, who among us as a teen didn't need a clandestine spot to be horny? Just...not in my apartment parking lot at 8:35am. One of the most annoying things management did was to restrict the number of plants one could have on your apartment patio to *two*! Because a pretty complex is a liability, I guess? Wouldn't want residents to be *too happy!* So much of what made Oak Creek a charming, homey complex was the really beautiful, lush plant collections people maintained on their patio areas--but when this new rule came out, people had *48 hours* to just get rid of what for some residents must've been hundreds of dollars worth of plants and pottery. When we were apartment searching to move out of Oak Creek and told other complexes about this rule, they literally laughed at how ridiculous and counterproductive the restriction was. They were so ridiculous and strict that they took a large pot with soil I was planning to plant succulents in *off my patio* because it didn't have a visible live plant in it. I told them I was glad I didn't have seeds growing, and management said they knew there wasn't a plant in it because there were construction goggles sitting on the dirt in the pot--goggles that *they had left.* The email chain with management about this was *great* because multiple staff were tagged up until I pointed out their idiot decision to steal my stuff because of something *they* did--then one staff person just replied to me saying they'd bring my pot back, which they of course never did. The last straw was when they required residents to only lock bikes on a shitty, rickety bike rack in the unmonitored parking lot. Most residents locked their bikes on secure poles on patios and under stairs within the complex, which was a pretty safe and sheltered place for them to be, and didn't block any apartment walkways. But of course--as anyone with a shred of critical thinking could have predicted--all the bikes got stolen from that rack maybe a couple of months after the requirement was announced, and my not cheap, beautiful, imbued with sentimental value bike was taken. I never saw any apology or corrective steps communicated to residents. There are so many other things to tell here--that they stopped allowing residents to drop off rent at an onsite mail slot, which was likely a burden for older, less mobile residents; that they neglected to clean out dog poop trashcans for weeks despite resident complaints; that they stopped trimming banana trees so they wouldn't rot during cold weather--just take my word for it and stay the hell away. And truly, the heartiest f*ck you to that Oak Creek management staff. I hope they've since been fired for overwhelming incompetence.

I lived in one of the pre-renovation units which is the only reason it's four stars instead of five, but I have seen the newer ones are absolutely gorgeous, and he even still enjoyed my own with the bit of disrepair it's in. My experience with Park at Monterey Oaks has significantly improved over time. During the first…read morehalf of my residence, I did have issues with squirrel break ins and millipede/cockroach infestations, both of which had been remediated with maintenance team placing dryer vent gates to prevent squirrel entry and me routinely spraying Ortho Home Defense Insect Killer on the apt perimeter to repel all bugs. During the second half of my residence, the maintenance team and office staff have went above and beyond to be accommodating to their residents, like helping me connect with someone who accidentally hit my car and left a note (which had been drenched by rain when I found it), being very communicative during the February winter storm, having flexible leasing options which allowed me to prepare moving into a new build home, quickly fixing maintenance issues, and several other examples that left me having an overall positive experience. Regarding the apt complex itself, Park at Monterey Oaks is within minutes of good restaurants, stores, gyms, and entries to two major highways (Mopac and 290) that can get you just about anywhere in Austin. The complex has a nice walking trail, volleyball court, dog parks, shaded swimming pool, mini gym, and an overall well-maintained landscape and walkways. Valet service for both trash and recycling is better than most complexes I've stayed at (allowing pick ups for cardboard boxes as well). I still do not like having cable service incorporated into rent ($75 including internet) with no option to opt out, especially since this era of entertainment has moved into streaming services, but maybe more old fashioned people would still prefer cable. In summary, I would highly recommend staying at Park at Monterey Oaks!

We lived at the Park at Monterey Oaks for nearly two years. First in a unit in building 4 where we…read morehad zero issues and genuinely loved it. Then we paid a lot of money to "upgrade" to a larger unit in building 7, starting January 2026, which turned out to be a complete lemon with multiple problems. From day one in the larger unit, we discovered a severe German cockroach infestation. We asked to move back to our old apartment and were told it had already been re-leased. What followed was months of bi-weekly pest control visits, and disruptions, and while the result was definitely less cockroaches, still, there were cockroaches. We kept all food in airtight containers and cleaned obsessively to keep them at bay, but they we're ultimately impossible to eradicate. We also moved into an apartment with improperly installed carpet in every room, where it was curling up at the corners because they didn't cut it long enough or tack it down. There were holes in the drywall in the kitchen and laundry closet. We were also given a broken refrigerator that took maintenance weeks to replace after multiple attempts to repair. A month or so after moving in, a sprinkler line was accidentally severed by a maintenance worker doing a sprinkler inspection. This flooded our closet, and resulted in us having to have an extremely loud industrial fan and dehumidifier running in our home for several days, preventing us from working, as we both work from home. Later on in the year as it heated up outside we experienced back-to-back AC failures that required a full unit replacement, with welding done inside our home that caused us serious breathing difficulty. The straw that broke the camel's back came in June, when we returned from a trip to find our kitchen flooded, water dripping from the ceiling light fixture, and a powerful mold smell throughout the unit. The leak had apparently been coming from an upstairs neighbor's AC unit undetected for approximately two weeks, despite the property's smart home leak sensors. When a maintenance worker later cut open the wall to dry it out (with another industrial fan and dehumidifier left running for 6 days) I experienced immediate throat tightening and difficulty breathing and had to stay outside on our back patio, even though it was close to 100 degrees. I eventually had to purchase N95 masks and a HEPA filter air purifier, just to breathe inside my own home. We couldn't work, couldn't sleep, couldn't use our kitchen, and our dog with Addison's disease required extra medication from the stress of the constant noise and disruption. We formally requested help many times. To be moved to another unit. To be reimbursed for lodging while repairs were being done. And ultimately, to be released from our lease without penalty given these extraordinary conditions. Management acknowledged the issues but declined help of any kind besides "repairing" their own property. We had no choice but to pay the early termination fee and leave. Throughout all of this, maintenance responded quickly to every request. Carlos and Elmer are great! I want to be fair about that. But the response from Britnee was cold and transactional. She refused to even acknowledge my reports of mold in the unit after repeatedly asking for mold testing. My suspicion on that is that it would have admitted something that would have given us a legal way out of our lease, so she just flat out ignored multiple formal requests for testing. Even Melissa who had previously always been so friendly stopped saying hello when I saw her out while walking my dogs. That part really hurt because I kind of thought we were friends. I realize these ladies work for Northland, a heartless corporation, and are probably stifled by company policies and not allowed to show human compassion when it comes to a situation that might cost the company money instead of make it, but I don't know how they can live with themselves or sleep at night. I used to recommend this community to everyone I knew. I won't be doing that anymore. If you're considering renting at the Park at Monterey Oaks I would strongly encourage you to ask pointed questions about your unit's maintenance history before signing anything.
