I loved the old time cabin. The walls were covered in beautiful wood. The setting was pretty and we had everything we needed. The owners/mgmt was very helpful and quickly responded when I had a concern. The pool and hot tub looked inviting. The only downside was the proximity to the roads. It was very busy and very noisy. Weirs Beach and the boardwalk was charming. if you don't like LOUD motorcycles, do stay away from the area. It will be the 100th anniversary of "Bike Week" and is expected to be very crowded. read more

My boyfriend and I stayed in one of the cottages for 3 days in August for a little mid-week mini vacation, and we loved it! Pool was huge & well-kept (as was the hot tub, which my boyfriend LOVED), staff was super friendly, and the cottage was so clean when we arrived. We were a bit weary when we first arrived because we saw it was right off a main road, but you can't even tell! It's like camping in the middle of the woods. The fire place was great at night too! The cottage was just the perfect size for a couple. Only complaint is we ended up with a lot of little ants in our cottage, but we expected as much being in NH woods during the summer! The staff immediately took care of it. :) still gets a 5 star rating in my book! read more

I can't imagine what kind of horrible places people are staying in that they would give this place a 4 star review (not just here, but on other travel sites). I've never posted a lodging review in my life, but I just had to make an exception for this place. I was in cabin #1, for 3 nights. First of all, it was not clean - there were used coffee grounds in the coffee maker, and long dark hairs that most assuredly were not mine on the shower stall wall. Made me wonder what else hadn't been cleaned before I was given the cabin. The electric outlet in the bathroom was partially out of the wall, I was afraid to touch it, much less use it. The cabin wasn't "cozy", it was SMALL. I have a bathroom in my house that I am pretty sure is bigger than this cabin. There was no place for my suitcase - it stayed on the bed with me, on one side of the bed, and I slept on the other (good thing there was no other person with me). I had to access the suitcase from my side of the bed, because my two small dog beds were in the narrow space between the bed and the wall. The only other horizontal area for placing things in the room was 1 1/2 tv trays (one of them was 1/2 taken up with a toaster and a coffee maker), and two narrow wall shelves near the bed (too narrow even for my purse). The microwave had no space on top because the approx. 15 inch tv was on it. There were two burners and a sink. with no counter space. When I made a cup of tea, I had to place the cup in the sink when I wasn't holding it. When I ate in my room, I had to place my dish on the bed, and sit on the bed (there was no chair in the room, either, and certainly no couch). Obviously, the larger cabins would solve the size problems, but I was paying (with pet fees) almost $200/night for this shoebox. It wasn't pet-friendly, it was pet-tolerant. According to their rules, they charge you a large fee if they find pet hair on the bed. For what I was paying in pet fees for those three nights, they could have bought a couple of new bedspreads. No one emptied the trash pail each day, which would have been fine (I've stayed in cabins before), I would have done it myself but they didn't leave any liners to put in if I emptied it. And yeah, it was "conveniently" located on the main road. Translation - it was noisy. Rt. 3 is a very busy road, with lots of traffic on it, including loud motorcycles, and even louder trucks with those outrageously loud mufflers (It didn't help that I was in the cabin closest to the road). There was no central heating in the cabin, only a couple of space heaters. I had to leave the bathroom door open and roll one of the heaters as close as I could to the door, otherwise the bathroom felt like a refrigerator in the morning. (I already mentioned there was no way I was using that bathroom outlet). One more thing - the wi-fi was unreliable. it would be on for 5 minutes, then it would drop my connection. There were other, smaller, issues, but I think you get the idea. I'd sleep in my car before staying there again. read more

First of all, I didn't like the cabin right on the main road. The wifi reception was horrible, so there was no TV or internet, when bad weather. No where inside to sit comfortably. I have sciatica and sitting on a bed is not helping matters.p,us there were no instructions for the TV. The cabin was so small and cramped. I would never return to this place. We cut our trip short because we couldn't take it anymore.plus the fact they said no pets on the bed and no smoking. I found a burn spot on the comforter, and pictures with dogs sleeping on the beds. He came out screaming at 9:01 on Friday night yelling get in your cabins it's quiet time and got in our face as well as other cabin members! He was def not in his right mind! The blinds are filthy and bring your own sheets a d pillows! Main road with a ton of heavy vehicles and motorcycles all night long' promised a fireplace didn't get one for $150 a night id def recommend passing on this place!!! read more

Ok so we booked this cottage #4 - last minute which we never do and what a mistake. The site said the cottage had a couch which it does, but barely fits 2 people and it is CHILD sized. You are sitting literally a couple inches off the floor it is so low. Now let's talk about how the cabin is advertised as a winterized cabin but it is not. The floor is so cold that our dog will not even sleep on the floor. Finally - we will move to the animal that is under the cabin - scratching to get in or out - not sure which. It actually began scratching behind the fiberglass shower stall - not overly confident of it staying out and us staying in. Wanted to really like it but unfortunately the ridiculous couch offered as seating (seriously it's a joke) and the animal (whatever it is) trying to get in gets this place a 1 star. Stairs were covered in ice and snow making it dangerous to get in. Water faucet leaked constantly. Oh and an update on the additional resident - the animal living there. It has access to underneath the cottage, can access behind the shower stall and full access to the ceiling area. Take a look at the ridiculous piece of furniture they called a couch. Look at the height of the end table or even the wooden TV tray table in comparison to the height of the couch. Really? read more

Sun Valley Cottages is a haven away from the beaten path. We did a winter escape here. The cottage we stayed in had a queen bed, a kitchenette, roomy bathroom and a huge fireplace and all the wood you'd want to burn. I did not use the fireplace because we had a lot of stuff with us and two dogs. I err'd on the side of caution with building a fire. Let's get to the Pros: We walked into a cozy cabin with a fully roof-covered porch with chairs and a picnic table out front of the porch. Inside there were two wall heaters, two additional heaters on wheels. Two apt refrigerators which were CLEAN. The sink and kitchenette accoutrements CLEAN. The microwave is CLEAN. Shower and bathroom fixtures CLEAN. The hot tub - Cedar.. Real CEDAR HOT TUB stoked by a real wood fire... amazing in the winter. It was 25 degrees one night and the hot tub was so awesome. The bed was medium FIRM and AWESOME. Sheets crispy white clean! In the summer, it's going to be amazing... grapevines and a wooden fence surround the tub. So dreamy. Each Cabin has it's own parking spot(s). The owners provides buckets of crunchy sand/salt mixture for each cabin. There is a swap out of towels everyday. The owners are above and beyond sweet. The only con that I feel is that there isn't alot of property to play on in the snow, you have to leave the property to find a place to walk your dogs and/or play outside with your kids, if you have them. There is the FunSpot in walking distance, largest arcade I've ever seen. There are many, many walking paths. If you are a hiker, bring your snow cleats in winter. Lots of snow and ice, even during unseasonable warming. So so many hiking trails! If you like being in a rustic cottage with amenities of wifi and cable t.v., and nearby lots of places to go right outside your door, then this is the place for you. You won't suffer for bad weather. The wifi never went out when it rained for a whole day or was super 35mph wind busteries on a 25 degree day! The cottages are rated two star and I'd keep that rating even tho the owners are working very hard to keep the place up. The cabin needs a deep clean, there was black soot in places you wouldn't expect. We left after 3 nights because of the smoke seeping into our cabin from the fireplaces that were stoked around us. We couldn't breathe. By the time I found another place nearby after 3 nights, our throats were rough, red, and swollen. But if you have no aversion to smokiness, then nothing is going to impact you! read more

My family and I stayed here last week for a couple nights. Unbelievably great experience! We were all very happy with our clean well decorated cottages. Very home like stay. Can't wait to come back. They have a huge pool and two hot tubs both very clean! The owners a very nice and welcoming as well! Hot tub is open year round so we will be back come ski season! It was the best of weeks, it was the worst of weeks, and the best part was being at Sun Valley cottages. I'm from the mountains of Maine and for me, the typical hotel 'resort' scene isn't relaxing. I'm kind of a mess. I have pets that are like my children. Rustic is a kind word for my aesthetic. When I found out Willie Nelson was coming to New Hampshire this summer I thought, hrm, where could I possibly crash for a night or two that I wouldn't hate too much? I've never been to Laconia. Research. More research... And then I found Sun Valley. Modest website, no biggie, modest pricing, getting warmer, and They Allow Doggies!!! And yes I could bring both doggies! DING we have a winnah! I was all in!!! When I called to lock down reservation and rates, I was extended a week stay rate without even asking that wasn't much more than my original plan of 2-3 nights. Now to the worst of times: halfway through our vacation one of my doggies, (15 years old with a heart condition) passed away. I know his last moments were so happy, sitting on the porch, watching a pair of bald eagles circle over the tops of pine trees. We didn't mind the view of the wood pile or the roar of the motorcycles on rt 3. And when he passed, after 9pm on a Saturday, an excellent vet less than 5 miles away took great care of us Immediately (that's a separate review). I can't imagine a place more accepting and comfortable, able to be perfect whether just enjoying silence, or scenarios like my friends that came for the concert and made a bit of a ruckus... at Sun Valley it was all good. As the daily laundry pickup was so patient with my disorganized self... As I found enough plates and utensils and pans to feed an army when necessary, appliances in excellent condition, a real working fireplace AND big efficient air conditioner AND additional heat at the touch of a thermostat. AND I was never out of hot water. It was rainy more than it was sunny, but we were ready for anything at Sun Valley: that inground heated hot tub is to die for! Beautiful pool. Lovely fireplace in the living room. Well worn paperbacks were a pleasant nostalgic surprise. The staff are lovely hardworking locals, so respectful of privacy, eager to help or even just chitchat. As you can see, I loved my stay. Don't expect perfection. All the doors stick at the bottom. The floors dip mysteriously in places. The bathroom had no outlet. The burners didn't quite fit correctly on the stove. None of this really mattered to me, it was nice not to walk on eggshells and just chillax. read more

Two people could not walk in this cabin at the same time because there is little floor space. When you walked the whole cottage shook, I am only 135 lbs. It sounded like we were staying near a dog kennel, so many dogs barking. Lots of road noise and motorcycles. Loud music playing. A ll outlets only two prongs, so bring an adapter. Our view was a huge pile of firewood. Pool and spa locked.Bring your own pillows because these were flat as pancakes. They did leave some coffee in the cabin, and it was terrific. I am switching brands. There was also a saloon across the street with decent music. read more

CONS: The place needs some help. Great little cottages but they have to maintain them and UPGRADE the appliances. It is great that they are trying to keep them as rustic and throw-back as possible but appliances have an operational life-span. 20 year old fridge, 30+ year old stove, etc. The structure can be kept as retro as you like but they really cheap out on the upkeep. Bathroom sink wont shut off, spiderwebs (with owner) inside all of the lampshades, small ant problem in the kitchen. It is the woods so bugs are to be expected but to be controlled. Seems to be a lot of redneck people staying here. NASCAR lovers, no shirts, smoking at the pool and in the hot tub while the kids swim through the smoke ( yes...really.) PROS: Rustic knotty-pine floor to ceiling cottages. Cool little built-ins, A/C, Wi-fi (when it works), pool and hot tub(s). Porch with chairs, picnic table with small charcoal grill. The staff is about as nice as can be. Close to everything. Laundy service for linens is a nice little service. You get what you pay for is what it basically comes down to. $800 for a week. It is a retro-type of vacationing that is fun to do. Get away from the hotels, HOMEAWAY, or Air B&B for a chance. Cottages can be a lot of fun. read more

What a great find! My mom, my sister and I stayed in Cabin 7 on our annual Girls' Night and we were not disappointed. The cabin was cozy, immaculate, and had everything we needed. The bed and futon are wicked comfortable! The grounds and gardens are nicely tended, and it was surprisingly quiet given how close it is to all of the Weirs Beach attractions. Cabins were very well kept, adorable and well priced. Fireplace and wood, A/C, picnic tables and comfy little porch. The pool and hot tub were immaculate and nicely landscaped. Close to everything and comfortable, but feels like camping in the woods. Highly recommend staying and listening to the peepers. We'll stay here when in the Lakes Region! read more

Ok, where do I start. The most awful place we have ever stayed. Right off a highway to Weirs Beach. Extremely loud with Motorcycles screaming non stop. Cottages have absolutely NO ROOM to store anything other than an overnight bag. No closets, shelving, bureau, broken window blinds, dust and cob webs everywhere, bed lines are shabby like they came from a dumpster, etc. From doors do not lock, screen doors all broken and do not shut. A/C on full blast and a sound machine with music and still no relief from the noise. I would not recommend this to my worst enemy. So much more I could say. Came to go to the NASCAR Race and we are actually leaving 2 days early and heading home. Both our neighboring cottage folks are super disgusted as well. Botton Line: Never, Ever, Ever stay here. Only nice thing about this dump, is the Hot Tub and Pool area. read more

Cute, cozy, reasonably priced cottages. Owners and staff are very welcoming and friendly. This was our second time staying here. First time was in 2016. We are very happy with everything about our cottage both times. The staff is very friendly and super accommodating, if you ever have an issue with anything, just ask and they will be more than happy to help. These cottages are rustic looking inside and out,which is part of the charm. Both times that we stayed(2016 and 2018) the cottages were very clean. If rustic looking is something you cannot deal with then this is not the place you would like to stay. With that being said, everyone at Sun Valley Cottages takes pride in the overall appearance and upkeep of all of the grounds and buildings. To have a place where you only need to bring clothes, toiletries and food because almost everything is provided to enjoy home cooked meals and hot showers, instead of a stuffy hotel room where you cannot get cross breezes and have to go out to eat for every meal for the same price is in my eyes a big win. This is as close to RV style camping as it gets without paying for the RV,fuel,insurance,upkeep and campsite. The pool,Jacuzzi and wood fired hot tub are crystal clear and very inviting. A slight drawback is that it is close to the road and daytime traffic(ha traffic, it's New Hampshire there is no traffic) or normal road use can be heard throughout the day, from about 8 am to about 7-8 pm. This can easily be ignored. Most of our daytime hours were spent going to nearby attractions, of which there are many. In the heart of the Lakes Region of New Hampshire most are just a short drive away. Would definitely recommend to friends and family. read more

Cute, comfy, and affordable cottages minutes away from the beach. The cottage was clean, well stocked, and nestled in a wooded site. Although just off the main road, it felt like we were in the woods. The hot tub was fantastic, the fireplace was great to take the late night chill off, and the little porch was a great place to drink our morning coffee. There was a *little* bit of noise from the street in the morning but absolutely not a deal breaker for us and we're late sleepers. We'll definitely be going back. read more

We signed up for a place at Sun Valley Cottages, but because their website is misleading/unclear/intentionally obfuscating and does not actually include a single obvious photo of their accommodations at "Cedar Lodge", we were surprised to see a hotel that doesn't look like it's been redecorated since the early 90s. The site has a ton of photos of their nice properties' exteriors, but nothing of this one - just the pool. There's a reason they're hiding this one. When we went to pick up our keys (at Sun Valley Cottages), the guy at the counter just handed them to us and expected us to know what the heck was going on. We had to ask where we were actually staying or how to get there, because he didn't seem ready to volunteer the information. All we had was a number. Turns out we were staying a mile down the road, but we never would have known. Anyone we'd spoken to was equally unhelpful. Smoking and non-smoking rooms are just kind of piled on top of one another, with no regard for why anyone would actually want a non-smoking room, so we smelled smoke all night. They also don't tell you that if you book a "half suite," you're basically sharing a room with strangers. You and whoever-the-heck are only divided by a thin door that's an inch off of the ground, so there's absolutely no hope of any sense of privacy or peace. We had to spend our whole vacation whispering, and with the TV volume barely audible, which really, really sucks. On the other hand, we woke up to our suitemates having a super cool conversation about their warts and German doctors, so at least we didn't have to buy breakfast after that. This is after we woke up to someone playing with velcro at 5AM. I really have no idea how they can charge money for this. There are times when we couldn't even hear our TV, and the neighbors weren't even speaking loudly. Would have been nice to be able to sleep in on vacation, though. The room has two light switches that simply don't work. Maybe they're not attached to anything, or maybe the bulbs blew out and no one tried to fix them. We can't tell. We can also hear a bathroom fan, but I guess someone tiled over it, because there's no fan in the bathroom. There's also a third light switch that apparently controls the electricity in some other room, because it didn't do anything in ours. We didn't pay over $100 a night to share this space with strangers. Don't waste your money unless you're really sure that you'll be comfortable rooming with whoever they decide to cram into these spaces, and want to hear every word your neighbors are saying, at all hours. Cedar Lodge, and by extension Sun Valley Cottages, did not even meet a minimal expectation for privacy, which is why an identical review is posted to both. In short: goddamned ridiculous. read more

We stayed here as a family a few years back and had a great stay and recommended it to others. Came up this past weekend to celebrate our 26th anniversary and unfortunately feel it was a lot of money wasted. From the dirty coffee grinds in coffee maker from god knows when, dust n cobwebs everywhere to foreign objects and filth under bed as well as dirty jacuzzi with broken cement/tiles around it and so on. But worst is first morning there I fell on porch steps (some kind of slimy build up took my feet right out from under me) no one in or around office to speak to or get an ice pack from etc. Called and got no answer so left message about incident while at cvs getting ice packs/bacitracin etc. (clearly now not able to spend our only full day together doing what we had planned due to the pain) . At over $400 a night I'd expect the property to be cared for and due to it not being taken care of I fell and forget about any offer of good business offering to comp even small portion of stay they didn't even offer to reimburse medical supplies but worst of all not even a phone call back to check in or ask if I was ok to show some kind of human decency. My keepsakes are several large bruises, welts and a lot of physical pain as well as time and money wasted. Very disappointing, costly and painful stay! T read more

Wonderful place for a quiet stay! The owners were very friendly, the room/cottage was VERY clean, comfortable, and homely. We will be staying here again. We stayed here this year because we wanted to spend an evening at Weirs Beach. The cottages are close enough to the beach that you can quickly drive there, but too far and hilly to walk in our opinion. The pool and sauna and hot tub were very clean in appearance, however the sauna was only luke warm and the pool was very very cold. We enjoyed the cedar hot tub, which is basically a giant wood barrel with a submersible wood burning stove in it. When we first got in the cedar hot tub it was only about 80f on the thermometer (which i think was broken), however, after learning how the wood burning stove worked, I got it up to about 90f in about an hour. Before leaving to dinner i loaded up the stove again and when we returned, the temp was recorded over 100f, plenty hot to relax and a reasonable temp for a hot tub. The room had a beautiful fireplace that was very well protected from embers getting out and catching the cabin on fire. It had been cold at nights so the fire was the perfect addition to our evening and very romantic if i say so myself. We were surprised to see that the owners provided plenty of fire wood for the cottage as well so we didn't have to purchase any. Also surprising in the room was the decently stocked kitchenette and the large refrigerator. I used some glass ware and it was sparkling clean. The property was well maintained, quiet, private, and peaceful. With better planning, we would have stayed longer, however we will be back next summer so stay again! My only complaint is that they should have had a warmer sauna temperature, as well as someone who worked there maintaing the cedar hot tub stove. I use a wood-burning stove at home so i understand the concept and efficiency of a stove, however, everyone else using the tub did not seem to have a clue that you even had to add wood to the stove to keep the tub warm. read more

My husband and I have been coming to these relaxing and cozy cottages for over 15 years. The cottages are always clean and comfortable. Our favorite cottage (#5) has a fireplace; wood is always supplied for a roaring fire. This is our favorite place stay around the lake. read more

We rented two cottages, one for our teenaged daughter and her friend and one for us (my husband and I) and our little 7-pound chihuahua. When we checked in, I tucked my chi under my arm and headed into the office to hear about the place. The owner basically barked at me and chased me out the door "NO DOGS IN THE OFFICE!!!" I quickly and politely obliged, and before I knew it, he thrust a list of PET REGULATIONS into my husband's hand. Needless to say, the list was written in a punitive tone that made me wonder why they even accept pets in the first place. The owner was basically creepy, and we saw him acting strangely (giddy and kind of leering) with his hired help (two beautiful young girls/women who were cleaning the pool in their bathing suits). Yuck. He was so off-putting and unwelcoming that I have to admit I allowed my chi to sleep on the couch, which was AGAINST REGULATIONS. Big whoop. I always pick up after my pet, I do not leave my pet alone to bark and disturb other patrons, and if you allow pets, I believe it behooves you to be civil about it. The cottages were pretty charming, warped floors and all, and the bed was pretty comfortable. It was a true rustic cottage--not like a modern structure made to look like a rustic cottage. Aside from the owner, another large downside is that the property is right next to a busy road with cars and trucks traveling at high speed. Across the way, though, if you are willing to risk your life to cross the street, is a lobster shack that serves lobster rolls and milkshakes and such. I ordered a tossed salad with lobster and got a humongous serving of lobster--it was a very good value, and it hit the spot. We scurried over there for multiple meals, as it turned out. I wouldn't book again--the owner's behavior obviously got to me--but I can see that, for some, this might be a decent getaway spot. read more
