Our condo building has switched from a previous condo manager to Sun Property last year, and service by Jack Lieber (SPG) has been great. I'm a long term tenant in this building, and I just switched units to one managed by your company. I signed my lease on December 1st, but it didn't get countered signed back until December 3rd. I packed on December 8/9 and moved in on the 10th. When I moved into the unit there a number of issues, as you can see, there was a moldy smell in the dishwasher and active BLACK mold in the washer, holes in the walls, a number of items left behind by the previous tenants, when I took my first shower I was standing in 2 inches of dirty water, etc. When I picked up the keys Henry Corroon handed my keys that were not a full set, the mailbox key was missing, and also handed me the apartment condition statement to sign. He made it seem like it was a condition of pick in up the keys. The unit had been left open, even though I had a lease in place starting on the 3rd, I was able to move in without the keys which I didnt pick up until the 10th. I've dealt with Henry, Sam, and today Jack. Jack actually hung up on me today, and he wouldn't tell me who is manager is, he said "why do you need to know that?" The solution that was offered was $100 off of a lease of $2350 for the month of February and March. I wasn't able to use the washer because of mold until the 2/24/25, almost two weeks after I moved into the unit. Sam admitted to me that the person what was supposed to check the property, didn't relay any message about it the condition and was no longer with the company. So essentially, no one checked this unit before I moved into. Is this how Sun Property Group hands new tenants their new home? I work in real estate and I would never hand over a property in this condition. I was then gas lit that per the lease SPG has the right to fix things after move in, but per the lease it says last of month move out/first of month move in. This was not the case, as no one had been living in the unit for a number of weeks before I signed my lease. I don't trust that their isn't mold in the filter in the HVAC, and Jack has said that the earliest someone could come out would be February 6th. I am not turning on the heat until someone changes the filter because no one can tell me when it was last changed, and it seems your company is ok allowing someone to move in to a property with active MOLD. I just returned home at 2AM this morning, and I don't feel safe staying here. I can't trust anything anyone says at your company, and now your staff is hanging up on tenants. $200 off thousands in rent in not an adequate solution. Why was the unit delivered like this in the first place. I was told that the light fixture was working and that things were in working order but as you can see it's still not working. Shavar Babb is horrible. He once managed my condo while I was away for a year, but during the time my tenants moved out, he didn't handle the key turnover at all and disappeared from email communications despite my advanced attempts to contact him, weeks in advance and many times. He just disappeared and shrugged off all his responsibilities, resulting in that I had to have a friend of mine to replace him and do the apartment turnover to the next tenants. However, he kept charging the maintenance fee cuz the tenants' rent was set to pay SPG (Shavar) directly and he holds the amount and only sent the rest to me. I helped a family move here from South America with young children. Sun property are the worst I have ever experienced fixing anything was a nightmare, even getting proper keys to get in to the apt was a nightmare. A young woman who lived below them did not like the sound of their young children walking and running in there own apartment, she constantly complained to Sun property, they took it upon themselves to tell the family to leave after 6 months even when the lease was for a year. Meanwhile the couple above the family were yelling and making far more noise. This was used as a way of getting the family out, so they could increase the rent when covid was weaning a bit.. Sun property made this family's life a horrible experience, the children were so afraid to talk,run in there own home, no investigation just believe the complainer. read more

Horrible to deal with. Shavar and his manager threated with fines based on complaints, without verifying any of them. Even when a complaint is based on something that is not possible. Each time they reached out informing me of a complaint, I had to spend money to check to see if there really was an issue - each time the professional said "not possible." The company stopped bothering me after I provided the receipts proving that the complaints are not possible, and yet I never received an apology or an explanation of the path that they were going to take to address whoever the false complainer was. SPG needs to do better. Stop taking everything as gospel and do some research and seriously, learn to be better at customer service, that's the basics of management. read more

I would not use Sun Property to manage any apartment. I currently live in an apartment that they manage and it has been the worst experience. They have walked into my home unannounced two times, once when I was naked, breaking our lease twice. As a young 24 year old girl, it is hard to feel safe when strange men can enter your apartment. Adam and Shavar are both completely useless and have zero customer service skills. When I have an issue, like our stove was broken, they told me I was just not turning the stove on correctly and that I need to keep the gas running for a while until it ignites. Encouraging me to huff gas was not the outcome I was looking for when trying to cook. We have luckily spoken to our landlord and will hopefully not be working with them ever again, once her contract has expired. If you are using them as a management company, I would look elsewhere as your money is going to waste with their unprofessional tendencies. read more

I will never work with these guys again. They are the WORST. My roommate and I have had a serious mouse problem. When I first reached out to solve the issue, I didn't hear back for days. When I did hear back finally, they said they'd stop in the next day to set up traps and do a sweep of our place for mice. That didn't happen, so I reached out again three days later. They FINALLY came (they forgot to come the first time) after I had to remind them. We are still having multiple mice issues, finding droppings all over our apartment, and I reached out again asking for help. They directed me to an automated system that I now have to wait for them to fulfill my service request. These people are literally the worst. We've had other issues with our place along the way, and they either never respond or tell us there is nothing they can do. NEVER WORK WITH THEM EVER. read more

1 start is truly generous - if you're debating renting an apartment managed by Sun Property Group but wanted to read reviews to see if it's worth it, please TRUST the reviews when they say it's bad. Because it's HORRIBLE. If you put in requests to have something fixed in your apartment, you'll wait over a month just to have the item(s) fixed. When they do fix something it's at bare minimum, and it will most likely break again. They won't answer the phone or emails, no matter how many times you call or email. They also won't call you back. If they owe you money, you'll have to threaten them with a lawsuit just to wait a few more weeks to get your money from them. If your apartment ever gets mice, it's your fault because you're dirty, no matter how clean you and the apartment might be. They also will "fix" the issue by putting out traps. They'll never empty said traps, or plug any holes where the mice might be getting in. I can keep going on and on. But in all seriousness, please go rent with any other landlord/management company besides them. You do not deserve to be stuck in a contract, living in unlivable conditions, or paying a company that could careless about their tenants. read more

To any prospective tenants of SPG - STEER CLEAR of any property this company is associated with. I lived in an apartment managed by SPG over the course of a year during COVID. I should've realized from day one when the apartment was filthy upon move in that we were in for it. When you try to speak to someone about an issue or repair, it is next to impossible to get anyone on the phone. Email is even more of a crapshoot. After they tried to significantly raise our rent we decided we were out. Then COVID happened and while we were assured repeatedly that people touring the unit would wear masks they did not (I have my nest camera footage to prove it). Also, I lost count of the number of times we were emailed with less than a day's notice of a showing. I could go on and on about how terrible this management company is for tenants and property owners, but I am just happy that I no longer have to deal with them. read more

We were charged an absurd amount of money for things that weren't our problem and when we want to discuss the issues no one will get on the phone with us to discuss them. Woof. Oh it was so bad. Overpriced, uncommunicative, inconsiderate, dangerous, illegal. Had a winter with no heat; we should have sued. Major rent hike despite offering nothing new of value. We did our own repairs because getting in contact with SPG was impossible. Contractors were in the building during lockdown (before the vaccine) not masking, and despite complaining multiple times the contractors never fully complied. Then there's the little things like the shoddy paint jobs and unkempt lobby/stairwell. SPG lacks respect for its tenants and its properties; money is the only motivator (even more so than with a regular landlord). Watch out for yourself. On the upside: they truly do not care. You could probably do whatever you wanted, and as long as you sweep up when you move out you won't have any problems, and you'll get your security deposit back. read more

This is by far the worst apartment management I have had to deal with in over 10 years. I would not live in these apartments again and I would not recommend. The laundry never works, management never gets back to you, elevator was out of date/dangerous/got stuck actually in once, and management is quite rude. This is a poor rating of Sun Property Group and I wasn't even a customer, merely as an everyday citizen on the street. I rented an apt in the same building that Sun Property is located back in April of 2014. I found the apt through the current tenant who was breaking his lease and looking for a sublettor. After seeing the apt and deciding instantly that I wanted it, the current tenant put me in touch with the landlord directly where I negotiated a new lease and gave 2 months' rent as a deposit. Sun Property then began emailing me (had my info from the current tenant) asking me to come in and fill out an application through them and demanded a full realtor fee or they would have to begin showing the unit. I told them go ahead and that I had already made an agreement with the landlord and if he wanted me to go through them that I would wait to hear from him directly. After a few more idle threats they finally gave up on trying to steal money from me. Ryan Hunt (who I believe is the owner) was the one trying to extort the money (by threatening to block my lease). In the end I was able to keep the apt, but I have never heard of a business trying to collect money when no service was rendered or a good was sold. In this case they did not post the ad I responded to, nor did the show me the apt, put me in touch with the landlord or help me negotiate. I am happy to say that my landlord is a great guy and I also have heard nothing, but nasty comments from the tenants about these guys. I am a current tenant of Sun Property Group, and so far they have been nothing but satisfying. My roommates and I live in a house that was handed to use with quite a few discovered issues. There were holes in the ceiling, loose steps, plumbing problems, evidence of some mold, damaged kitchen cabinets and drawers, and a slew of other things that needed immediate attention. We contacted Sun Property soon after our move in for some help, and they addressed ALL of our maintenance concerns promptly, and at no extra charge. Mind you, we are just about to finish our first full month of tenancy in our house. We have all been very impressed with the property management company, and hopefully this stays true for the entire length of our lease. I plan on updating my review in a year if problems arise. read more

I currently use Sun Property to manage an apartment for me in South Boston, and I can't possibly imagine ever using another company. These guys are fantastic, and the number one way I know this is that they seem to keep my tenant happy! They're about as responsive as it gets without having an onsite manager, always taking care of my tenant's requests within 24 hours (usually less). Their fee is extremely reasonable (personally, I couldn't find a management company charging the same amount in Boston, let alone less) and it includes everything. Showing the property, setting up the paperwork, collecting rent, etc.. EVERYTHING. They give you an option of using your own preferred vendors (I think) but honestly, the guys I was using when I lived in the apartment weren't as good as whoever Sun is using (maybe in house staff for most stuff - I don't know). I hope they're this good to my tenant, and judging from a couple reviews here, they probably are. Also, when I first moved into my condo a few years ago, I had them do some work on my kitchen. I'll admit I wasn't terribly impressed with the speed, but, to be fair, they encountered some pretty weird stuff that, looking back after a couple years of ownership, I can understand as abnormal. For example, random steel frames around a closet door I'm trying to expand. Quality of work was top notch though - when I moved out, everything they did was still as solid as the day they put it in. So to summarize - if you're trying to rent out your place but don't actually want to deal with the business side of being a landlord, call these guys first. If you're getting renovations done, at least call for a quote. Wish I could give a recommendation on the renter side too, but I haven't used them for that. read more

Their response was they can only get people there when they are available. No emergency services. They overcharge for delivery of mail (by forwarding junk mail and mail addressed to the wrong people) and racks up charges every chance they get. Do yourself a favor, find another firm. read more

Ryan Hunt and his general-contracting team at Sun really are the best there is. Over the last three years, I have hired Sun at least four times, for everything from a $100 repair of a front-door-intercom system to a $20,000 renovation on a 100-year-old condo. I have not once been disappointed. I have practiced construction law for over a decade and know far better than most how many clowns are floating around out there with a hammer and/or paintbrush and how much of a nightmare dealing with contractors can be. Quality of Work: Outstanding. Sun employs some carpenters who are true artists. On the very rare occasion when a subcontractor missteps, Ryan berates the sub, physically assaults the sub, and then immediately corrects the problem. Cost: Each time I have hired Sun, total invoices have come in at or below budget. That is almost unheard of. I trust Ryan inherently, and you will not be taken to the cleaners. Design: Not sure what you want or need? Don't worry about it. Sun can offer you a wide array of options that will fit within your budget. Responsiveness: If Ryan assures you that the work will be done by X date, the work will be done by X date. On the rare occasion when a subcontractor threatens to cause delay, Sun jumps in with its own workers or a replacement sub. Communication: Ryan responds to most phone calls and e-mails within 24 hours, and I cannot recall a single instance where I didn't hear back from him in more than 48 hours, including on weekends. read more

Unfortunately this company has left me no choice but to publicly rate and review them online. I am a local real estate professional and renter in Boston for nearly a decade now. I've had the displeasure of conducting business with Sun Property Group AND being a tenant in one of their managed properties which has been atrocious since the day we moved in. But this review originates from a particular event which happened on Labor day weekend. On the morning of August 30th at 11am myself and roommate proceed to do our final walk-through and cleaning of our apartment, an apartment which we legally had occupancy until midnight august 31st 2014. Only to arrive and find that all of our belongings had been removed from the house and thrown in a massive pile on the back porch. Expensive clothing, furniture, electronics, food from both the fridge/freezer, dry goods, tax documents, checking account records with checks, tools and even items belonging to the owner of the actual unit were thrown out. Furthermore this giant pile of goods attracted looters as well which resulted in a stolen bicycle. Several phone calls and emails were put out to multiple people within the company of which none were returned. A police report was filed, and photos were taken to provide proof of what had happened. It was confirmed that Sun Property Group was responsible for the removal of all our belongings as the new tenant described how they prepaid for 3 days of rent to move in early. Sun Property Group organized the early move in without EVER reaching out to myself or my roommate. They charged us a full last months rent THEN charged the new tenants an additional $250 to move in 3 days early. Sun Property Group broke our tenant rights, housing contract and provided keys to a property which was occupied. Instead of owning up to this "mistake" as they put it, they began to tell us all of the food which was thrown out was already spoiled and old! A similar response to when our HVAC vents were completely rusted and displaced throughout our entire house causing our utility bills to be astronomical, Sun Property Group said that "we must have tampered with these vents"?!? and furthermore they said nothing was noted on the apartment condition statement that the vents were broken and disconnected. They said it was our fault for not going into the basement, an unfinished common area to make note of what errors existed. We are the ones paying the utility bills and they think we tampered with our own ventilation ducts....at this point I couldn't believe the stuff these people were saying. Unfortunately I wish I had gone into the basement to inspect because once the winter months came and the house was freezing even though the heat was running we came to find the problems were much bigger than we had expected. Interior/Exterior walls and floors did not have a single stitch of insulation. every door and window had gaps which let the outside air flow freely. This was the case both inside the unit and in the basement which was worse. Massive holes on the basement door which led to the outside were left unfixed for the entire winter season. Finally we had no choice but to notify the housing board and city to have a building inspector come and inspect the property. A punch list of items came back as non code compliant and Sun Property did not lift a finger to tend to any of this. Utility bills piled up over the course of the winter months. As a real estate professional I always inquire about the heating system and average utility bills on a unit especially with New England winters. Sun Property Group said average bills run $150-200/month...how about $350-$400/ month. And lastly after this entire year of total BS and dealing with all of our stuff being thrown out into a pile we were able to speak with the owner who promised he would return the entire security deposit and pay an additional $500 for the damages caused by his poor management skills. Only to just open up the envelope he sent regarding the security deposit: $359.82 of deductions including $134 to replace batteries in a smoke detector...Am I painting enough of a picture for you? As an avid renter in Boston and a respected real estate salesman and business owner I advise everyone...STAY.AWAY.FROM.THIS.COMPANY. And lastly I will offer my services for FREE to anyone who does not go through this awful company, and if you DO have to use this company, make sure your attorney is on speed dial. read more

I don't understand if I am possibly talking about a different Sun Property Group, but my experience with them has been horrendous. Contacted a Realtor there for an apt the first day it was listed. Made an appointment for the following afternoon, only to receive a phone call a half hour before to cancel. A week later, and still have yet to receive a date to view it. Have gotten several run around answers from different staff members, and have made several phone calls and emails that have simply gone ignored. I'm very unhappy with Sun Property, I live in Cambridge 10 Essex St Apartments. Sun manages the building. They never answer my email service requests. The property manager Michael is very rude to tenants, I will not deal with him again. I had a leak in my bathroom I emailed and called starting on thursday and he didnt get a responce from him until Tuesday. I have met the owners they are very helpful and the women in the lobby is very sweet. Unfortunately I will not renew my lease as long as they manage the building. read more

I was extremely unhappy with this realtor. Pros: The staff always respond to emails. They [as the management of the property] were flexible with repairs [as in, we could fix them ourselves and submit receipts, rather than wait weeks or months for big repairs to get done by them]. Cons: There were many things they could not fix. The entire house [our apartment, the yard, the front entry way for the other units] was unclean and dirty when we first arrived. And, most seriously, the management did NOT respect our privacy or wishes. A maintenance worker needed to get into my apartment to fix something [for the building] with very little notice [maybe 12 hours notice]. Since we have a dog who does not respond well to strangers when I'm not home, I told them it wouldn't be possible at the time they wanted as I couldn't stay home for this visit. Instead of respecting my wishes, I opened my front door to the realtor accompanying the maintenance worker, letting himself into my apartment with an office key during the time I had told him I wouldn't be home [I was running late and happened to still be there]. He was apologetic, as he was caught in the act of essentially breaking in, but I was incensed that he presumably was instructed to not only break in and disrespect my wishes, but put my dog into a sense of anxiety and potentially putting himself and the worker at risk. Respect and professionalism are completely lacking, and I'm afraid I no longer trust the company who would instruct a staff member to do something as sneaky as that. read more

Sun Property Group is as good as it gets. When Shawn came to renovate my kitchen he was professional, courteous, and organized. He showed up when promised, cleaned up after himself, and the outcome was a beautiful kitchen. He was meticulous to a degree, concerned about a couple of tiny spots of glue that weren't even noticeable to me. My kitchen is AMAZING. It went from a dark dungeon to a gorgeous bright, sunny room. As a first time home owner I was VERY nervous about the whole process. Shawn was knowledgeable and very helpful. He walked me through the process step by step and never made me feel stupid. If there was something he couldn't do himself, he knew who could, and they treated me with the same care. I highly recommend Sun Property Group for all aspects of property management- big or small. read more

If I could give negative stars I would. This company is extremely unprofessional. When going to view the apartment I was met with a very nice maintenance man. No one from the actual leasing company showed up, not a broker or realtor. The maintenance man did not have keys himself and it took over 20 mins for him to locate the keys from the broker who had forgotten to send him in the information and was extremely hard to reach. After signing the lease and sending in the full deposit, upwards of 10,000$, the company then sent an email saying that we had not been approved, even though the application had already been approved and the lease was sent. The leasing office was extremely non-responsive taking multiple days and emails to even respond. I still have not received my money back and they wasted 2 weeks of my time looking for a place to live and now have less than a month to find somewhere. read more

Ryan -- your responses make this situation even more troubling as you seem to have a hand in the renting process but then you walk away and state you have nothing to do with the property. This is the worst property management group I have ever dealt with in my life. My broker wasn't easy to get a hold of from day one, he would only return calls via Email, sometimes not at all. Having lived in New York and LA, I understand things taking time, but not only was my service horrendous but my apartment wasn't completely finished by the time I moved in. The building was a mess, the shower head was missing, the refrigerator was left unplugged, not to mention I didn't get the actual set of keys (to the apartment) until Tuesday of the following week...My broker had also told me there would be a renovated bathroom...they replaced a mirror and a medicine cabinet with trash from Home Depot and told me there was "no such thing as a remodeled bathroom" in the lease...There was no introduction, no letter to tell you where to put your boxes, recycling, trash...nothing. I've lived in this apartment for almost a month now, and it's still not in the original condition I was promised...If you're thinking about moving to Southie, and you see a listing from this particular management company, take some free advice...DON'T DO IT! read more
