Pat Bottary Real Estate brokered the rental agreement and drew up the lease for me to sign. The staff were pushy, unhelpful and blatantly rude when asked for clarification about lease terms. After pointing out a major discrepancy on the lease, one of the senior employees told me she didn't care whether I signed and had drawn up the lease as a favor. This is the only real estate group I have dealt with where drawing up a lease is considered a favor. If you don't have to deal with this business, don't. They'll do their best to pull the wool over your eyes and, if you call them out on it, they'll give you grief.

Management is excellent at facilitating communication and responding to any issues that may arise, plus they are always friendly and extremely professional. Not only is the location excellent, and the building well maintained (and newly renovated!), but the neighbors are all very friendly and it's an excellent family friendly place to live. I've rarely had any issues that maintenance would need to address, but for those that have come up, they were resolved promptly and professionally with no hassle to me whatsoever. Overall, I would say this is one of the best values in the area in terms of the reasonable rent and the excellent management and maintenance. I would recommend living here to everyone looking for a newly renovated building in an excellent location with superb management - you can't ask for more!

Overall experience was less than mediocre…read more. During our stay under Capasso Realty for 3 years was about the same as any other apartment complex in the surrounding area. All apartment buildings have their ups and downs which is expected but we really found out who Capasso was once we were moving. During our finial three weeks Capasso managed to send people in to snoop inside our apartment I assume to check out if there were any damages or things out of place. I know this as they called us to schedule a viewing with the realtor and potential buyer, but as I sat outside on my phone all i saw was a lady with a notepad stroll into my "home" alone and come back out 15 minuets later. I mean, this may have been the new tenant if they just give out apartment keys to anyone interested in the new space without a realtor present. "Kidding" Also we were only 2 months away from our lease date, i asked if there was a way they would work with us on the breaking fee as its double what most people pay to break a lease. I was giving a no, which is fine. So the cost of breaking the fee was 2 months rent, $2800. That funny cause our rent was only $1325 which is $2650 for two months rent. I didn't know the extra parking spot "$75" which we paid extra for was also included in the breaking fee. So we basically paid for 2 months of parking spot fees after the time that we moved to our new home... Thats a nice little trick you got going on there Capasso. Kudos. Scheduling people to come and look at the apartment while we are moving stuff out that day? Well Played. We knew we would also have to pay to have them repaint the apartment which was fine as the color before was terrible. When i mentioned i saw something on a recent agreement letter for repainting after moving out was $100, I was laughed at over the phone and rudely told I was incorrect. I was told that they hire an outside painting service that comes in and repainting and would be charged for all supplies i was stunned. That would amount to quite a bit of money. We then asked for an itemized invoice so we would see what we where being charged for. The price was only $150, which is more than acceptable. Our "itemized" invoice was not a real invoice "looked liked a 10 year got ahold of an excel file and tried to open it with an outdate windows paint program" and solely has the work Paint and a dollar amount next to it. Guess I wasn't THAT far off from the original $100 mark was I Kim? The best part was whenever they wanted to show the apartment we had to be around to "show" the apartment. The realtor didn't have a key to let anyone in, until the finial last two people that they showed it to. We must have missed the part in our renewal contract where it started that the "Current tenants must play realtor in which case they agree to terminate their lease" #Funtimes2013. Oh I also forgot to mention the time when I was just about to be done with my shower and I heard a knock on the door. 10 seconds later as i was getting out to dry off and toss on my clothes and prepare myself for whoever just unlocked my front door and walked inside. Was I about to be robbed, or worse? I slowly open the door and prepare myself for the next event, Oh wait its a guy with a Capasso t-shirt on.... Hello sir, what are you doing inside my home? I'm here to see how much paint is needed to redo the walls he says.....I should have informed him that some people might take "More drastic" measures in a similar scenario, maybe like calling the cops while in the shower, or using a weapon if scared for their lives? Hey Capasso, it's not the 1600 hundreds. We have something called the telephone or better yet, Email. Use it. Thanks.

We saw the apartment and discussed that we can rent this one. But then we were harassed by S Rose Realty. They sent a lease at 9pm which had two charges that were not discussed before. When our agent pointed them out to S Rose Realty, they said that one of the charges is standard (so we agreed to pay that one), and the other one will be removed (Something regarding property taxes, which should be the owner's responsibility). But after this discussion S Rose Realty told us that we have to drop off the payment check the same night!!!! It was after 9pm. We live over an hour away. It was a Friday and we told them that we can do it on Monday morning. But S Rose Realty lady was rude and said that she will keep the property on line till she gets a payment. Well, we cannot do anything about it so we agreed. Fast forward to next week. Our agent contacted S Rose Reality, that if the apartment is still available then we would like to rent it. Now their demands changed. S Rose Realty said that they want the payment first and then she will send the lease for us to sign. NO-ONE DOES THAT. Our agent objected to it. Then S Rose Realty sent the old lease again, to which our agent pointed out that they have not removed one of the charges as we discussed. And that we were willing to sign the lease the same day and make the payment, but those charges need to be removed. To which S Rose Realty replied "Stop Texting". So we did not get an apartment from them and our agent found another one for us. Our experience was terrible and our agent also said that S Rose Realty was being unreasonable and rude. So my recommendation..... stay away from S Rose Realty.

I appeared at the property for a scheduled move-in orientation at 10:00 AM and was told, only after I arrived, that my application had not been approved and that the orientation had been canceled. No one notified me before the appointment. The issue is not that additional review was required. The issue is that the property allowed me to show up for an orientation that could not take place and failed to communicate that fact in advance. As a professional and business owner, I value clear communication and respect for people's time. Unfortunately, I experienced neither. Based on my experience, prospective residents should make sure they have written confirmation of final approval before rearranging their schedules or making plans based on information provided by the leasing office.

Very frustrating. The inside closets when the closet doors are closed are about 5 to 10 degrees colder than the bedrooms. Ice on the inside of the windows in the winter. Frig and freezer is a side by side unit and this limits the amount of stuff you can store in it. There were numerous occasions when there was no hot chocolate at the dispensing machine in the community room. There is a lack of parking. Several tenants parked in the No Parking - Fire Zone area. One garbage can for the complex in front that fills up and overflows many weekends. Many times the snow removing company will remove snow during the middle of the night and run the plow which beeps very loudly when they put it in reverse, waking everybody up. Lawn mowing was infrequent. Many times the sprinklers would spray the driveways, sidewalks and road versus the grass. The management did not service the fountains at this complex for a long time so the water would just sit there and look rancid. They charge a rekey fee of $75 when moving out. I could understand this charge if they used actual keys but they use fobs and all they have to do is change it on the computer.
