If you are ever in Kanab, a stay at the Inn is a must. Kathy's attention to her guests enhances the pleasure of staying at the inn. Her attention to detail is boundless. The coziness of the bed and bedding, along with her thoughtful care of her guests, does not go unnoticed. And, of course, one cannot compliment her breakfasts enough. Delicious fruit, beautifully displayed, fresh juice of your choice, and mouthwatering entrées are all part of the experience. If you don't already have plans, Kathy will help you with her ideas, resourcefulness, maps, and brochures. Her husband, Tory, available when he can be, is also a gracious host and tends the bountiful garden that supplies much of Kathy's cooking. The two are so much fun to get to know and share conversations with, and it's clear that they are just as delighted by their guests, whether they've come from across the globe or just a state away. The reservations were so simple plus, picking up the key to our room was even easier than ever checking into a hotel. The rooms were super clean, we stayed in the newer part of the establishment, which is the barn. My sister-in-law and sister gave me a hard time because they thought the barn meant something different. To their surprise, they love the place!! I had such high hopes for this b and b after reading the reviews and seeing photos online, but…read moreunfortunately it was a disappointment. It was not made clear during the reservation process that Room 3 does not have a standard shower. Instead, it has a claw-foot tub with a handheld shower head that must be held while showering, or the tub can be used for bathing. I believe this should be clearly disclosed so guests can make an informed decision before booking. The description of "European style shower" does not make it clear that you cannot take an actual shower in the room. We actually wound up getting passes for the Zion canyon hot springs just so we could shower during our stay. I understand this is a historic inn, but that does not eliminate the expectation of basic accommodations, such as a functioning toilet seat and an adequate supply of toilet paper. When we checked in, the toilet seat was cracked, and there was only a half roll of toilet paper provided. I messaged to ask where I could find more, and I was told someone would bring it that evening. By 9:00 p.m., nothing had arrived, so I followed up and asked whether I should go to a nearby store to purchase toilet paper and a replacement toilet seat, since the one in our room was broken. The owner/manager called me and said, "I didn't realize this was such a crisis for you." I found that response unnecessarily dismissive, rude, and unprofessional. He also told me the toilet seat would not be repaired during our stay, but then explained where I could find additional toilet paper myself. I was disappointed that this information was not provided when I first asked several hours earlier. The following day, the toilet seat was replaced. I guess although he didn't think it was a "crisis", he did realize having a functioning toilet seat was important. The inn has historic charm, but the property appears run down and in need of better maintenance. It is possible to preserve the character of a historic building while still keeping the infrastructure and basic amenities up to standard. This place has a great deal of potential, but in its current condition and with the current level of management, it does not meet the expectations of a 3-, 4-, or 5-star stay. The highlight of our visit was leaving the inn to eat breakfast at Oscar's. The food was delicious and this was the best part of our stay. There is no one consistently on site to assist with issues that arise during a stay, no traditional check-in or check-out process, and no one actively monitoring the property. Unfortunately, the combination of poor communication, dismissive management, and the lack of basic amenities resulted in a disappointing experience. I would not recommend staying here.

Our room was spacious, clean, and well-equipped: nice ensuite bathroom, king bed, 2 fans, 2 nightstands, table and chairs, closet, mini-fridge. The location is superb, with mountain views, nearby eateries, and just a short walk to the Springdale shuttle, which can take you to Zion NP or elsewhere in the area. The backyard gardens were beautiful, and there were hummingbirds in continuous motion when we visited in September. And let's not forget the second B: the breakfasts were healthy, tasty, and beautiful to behold. Paradise indeed! We will be back!
