I am quite pleased with the apartment complex. The design maximizes the shade in summertime, and the overhead fans help with the temperatures. I have not had to request maintenance services often, but they have always been quick and professional. If you want to live somewhere where you are treated like a number and not an actual person this is the place for you. They will steal the last penny off your body if you were laying in a street somewhere and not even blink twice. I just recently moved out of this complex and during the move out they tried to charge me for damaged flooring that had to be replaced which was actually in someone else's unit. After going back and forth with them for two weeks I ended up consulting with a lawyer and provided them with evidence so they finally dropped the charges for the flooring replacement. But still charged me $124 for cleaning the carpet in a 12'x12' room after general wear and tear. They said it was because of "beyond normal wear and tear" which was a result from carpet stains that were there previously caused before I moved in. They said the charges were accurate even though I told them multiple times when I moved in I found splatter marks all over the bedroom walls and a weird stain on the floor which I ended up having to throughly clean myself. I will provide photos of the dirty walls/carpet that I found at the time of moving in for you guys. I also took an entire day to throughly deep clean the unit at the time of move out and I was still charged $200 for a cleaning fee in a 400 sq ft apartment because it wasn't perfect. I had ended up packing my vacuum the night before and only had a couple things to do the following day during move out. So the apartment was thoroughly cleaned and pretty much empty except for a blowup mattress at this point and my dog's bed which left behind some dog hair that I could not visibly see at the time. If I noticed it I would have wiped it up immediately. They ended up providing me with super up close photos of dog hair on the floor and told me it would need special cleaning... I understand a cleaning fee would be required and I accepted that but they refused to break down what the cleaning fee was actually going towards. They just said "cleaning and dog hair." My best friend is a property manager and she said that cost was VERY high to clean a unit that small and for an apartment that I also had previously cleaned. They are keeping my $250 deposit and charging me $200 for cleaning and $124 for carpet cleaning... if you move here don't even bother cleaning and taking care of the unit at the end. They are going to charge you no matter what and try to tact on extra fees. Please see attached photos of how I left the unit as well as photos of all of the weird marks on the walls/staining on the carpet that I found at move-in. It looked like someone just threw a bunch of food into the corner of the bedroom. The splatter marks started at the bottom of the floor and almost reached to the ceiling. I also want to add that they also use a lot of scare tactics here. They threaten you with evictions and pre-collection notices the second they get a chance. They really don't like to take the time to nicely communicate or treat you like a person. They just scare you into submission. One time I was asking the manager on advice on if I should transfer into a bigger unit or renew my current lease. Instead of responding like a human, he just said he's going to evict me if I don't pay for my apartment. I had a week before any kind of payment was due. Also, during all the back-and-forth with me disputing all of their fees at the time of move out they sent me a pre-collections notice even though my payments that I am disputing aren't due for another 15 days. Like I said they love to use scare tactics and not treat you like a person. If you know someone I can report them to please let me know! Whatever you do do not move here! It's really unfortunate because it's such a beautiful complex and all of the tenants are so sweet! But the management really really really sucks. You deserve better! read more

Do not rent here if you value your health, privacy, and safety. While touching up peeling paint before moving out, I found that one of the walls was actually two thin pieces of paperboard taped together, covered in visible black mold. I was repeatedly sick during my lease with symptoms consistent with mold exposure. Make of that what you will. The bathtub and tiles were painted over with non-waterproof paint, which obviously peeled with normal use. They told me it would be taken out of my deposit, so I had to repair it myself. They exceeded the 30-day deadline to return my deposit and only sent it after multiple follow-ups. They deducted around $200 for "pet smell", even though the place reeked when I moved in. Their website advertised a gated community to provide a "secure environment for all residents." They removed that language from the website after I threw out the term "false advertising." The gate was broken for multiple extended periods of time (sometimes for 6+ weeks). They blamed it on "parts availability", but I checked online and with several local vendors about the exact motor model, and it was readily available everywhere I looked. I once had a stranger camp out on my doormat for like 6-8 hours who was obviously incredibly intoxicated. I told the property manager, and repairs were still delayed. The pedestrian gates were often unlocked too. Even when the gate was working, it didn't reliably close at night. It was always kept open during business hours to ensure that potential tenants could get in without a code for tours - it's quite telling that they focus their energy on getting new tenants rather than retaining them. We had discussed a renovated second-floor unit, but they changed it to an unrenovated first-floor unit at the last minute. My balcony was directly adjacent to the parking lot, around 4 feet from the nearest cars. The balcony had glass sliding doors with a clear view into my bedroom. I put up a trellis-style privacy screen, and the property manager made me take it down, claiming it disrupted the "aesthetic uniformity" of the complex. He specified that this was because it wasn't retractable, and that it could only be replaced with curtains that could be opened. This meant that any passerby could move aside my curtains from the outside. Having the washer and dryer in a closet on the balcony made it basically impossible to get anything clean. I ended up using a laundromat. My boyfriend had two cars, and they refused to allow him to pay extra for an additional parking space. The valet trash service was very inconsistent, but it was mandatory to pay for it. The complex has google fiber, but speed tests suggested that the "1 GB" was split between tenants. The little dog park at the front was commonly used as a shortcut for tenants entering the complex, making it insecure for off-leash dogs. My dog got hit by a car after running out through an open gate. The vinyl on the floors wasn't securely attached and bubbled up all over the apartment. The Nest thermostat couldn't actually be learned into the app because it was already linked to a prior account. Maintenance used band-aid solutions for things that were constantly falling apart, so even though they were fairly responsive, we were stuck calling them all the time. I strongly recommend living elsewhere. read more

Summit at Hyde Park advertises as a luxury apartment, but the buildings are old and not well-kept. When I moved in, the apartment clearly had not been cleaned, caked in dirt on the baseboards, I vacuumed up lots of hair, and dirt/debris just painted over in the bathroom and kitchen(despite a cleaning fee being charged at move out). During my year lease pieces of the ceiling literally broke and fell into my apartment. Maintenance quickly came to fix it, but then the problem would reoccur within days, so I just gave up and lived with it. The washer/dryer is outside on the balcony (also was caked in layers of dirt and grime when I moved in). Good luck trying to keep it (and your laundry) clean. If you're not on the top floor, you can hear literally every. single. step your upstairs neighbor takes. I know that's part of apartment living, but I was able to move just five minutes down the street to an actual luxury apartment building for only $60 more per month (and more amenities) for the same size apartment, and I haven't had any of these problems. Positives- the maintenance staff are EXCELLENT. Always quick to respond to problems. I typically worked from home and they were always so polite and friendly and chatty (when I was up for it) when they came in. Just all around fantastic guys that actually made maintenance visits fun. The front office staff are also friendly, but seemed understaffed, in that response times could be slow or many times the office would be closed during advertised business hours, so picking up packages could be a hassle. Overall, this is not the "luxury" apartment it claims to be for me it was worth the slightly more rent to have a clean, quiet apartment, literally just blocks away. read more

don't move here, save yourself the trouble. I would give 0 stars if it were possible. Summit knows how to sell their property/units, but DO NOT BE FOOLED. Here's my experience: I was a resident here for two years. I was quiet, lived here with my cat and worked at home. I never paid rent late, and I always respected the staff when they asked us to move our vehicles, pay using a check, etc... And in return: 1. I somehow owe them thousands in damages. It makes no sense, as the only issue with the unit was regular wear and tear, and a small damaged piece of carpet. They were unresponsive when I tried reaching out multiple times, and they charged me for things they had previously told me I wouldn't be charged for as I was not at fault. 2. NO CAMERAS OR SECURITY AT ALL. My Jeep was broken into, windows destroyed, and they had absolutely NOTHING to contribute to help. Things get stolen here constantly, and cars get broken into. There is only one security code for the gate and it's never changed. Not secure at all. 3. FEES. Get ready to be charged with a bunch of shit u don't want! We paid $65 for their required wifi service - and it didn't even work well enough for me to use for work. They charged us for "valet trash," but the company never picked the trash up from our doors, and the bins are just across the lot anyways. If you ask to remove the charges, because you don't use them, they ignore you. 4. BUGS. There are roaches, EVERYWHERE (in and outside). Gnats as well. We pay for pest control.. however pests are everywhere. 5. Laundry - The unit I was in did not have its own machines - totally fine, however when you use the public one prepare for people to take your laundry out of the wash/driers and throw it on the floor/counter if you leave it in there over an hour. 6. Management changes - This happened 3 or 4 times during my two year stay. One of them almost evicted me because I "didn't pay rent," but I HAD paid rent online and she had shut the old management site down. The management changing constantly was a huge issue. 7. They constantly had something being "fixed," but the issues weren't resolved. The entire time I lived here, my shower ran continuously. I called on maintenance 4 times and they didn't fix it. They "fixed" the parking lot (forcing us to run out of parking), just for the lot to look worse after. The guys blowing dust didn't blow it out of the lot, and instead it got in/on my vehicle constantly. 8. They're not responsive, and when they are, they don't answer questions directly or give any answers in writing as they don't want to be held liable. . Just save yourself the money, the stress, and the disaster of living here. If I could take them to court I would. If you do move here, stand your ground on everything because they'll walk all over you if you're a kind person. :) read more

TERRIBLE!! The apartment complex has gone through some changes for the better over the last year, with new staff at the leasing office who are genuinely courteous and take the time to resolve issues well even in the middle of the night! Maintenance staff is fairly prompt and very friendly. Now to the negative points - the apartments are old and you never know what issue will crop up next. Like I mentioned before, issues may literally crop up in the middle of the night. We have had issues crop up with the heating system during freezing winter nights, smoke alarms that wouldn't turn off, lack of electricity for almost a whole day due to issues with the buildings wiring system, pests , etc! They forced us to use mireo as the internet service provider when we extended our lease and realized the internet was 10 times slower and almost twice the price of spectrum! Again, the management does nothing about this when you complain but forces you to dole out more cash to continue with substandard internet service. Very unhelpful! Upon moving out of the place, they charged us for renters insurance even though we already had one! The new management is apparently trying to undo a lot of the muck-ups of the previous management and the current/past tenants end up paying the brunt for it in a very literal sense! Signed the lease as COVID-19 was first taking off so the tour of the apartment was virtual--this is where I thought they had sold me. The model room was supposed to be a replica of what our signed room looked like. A backlit mirror in the restroom with Bluetooth-adaptable speakers and a very spacious bathroom for each occupant. Nope. The restrooms were very outdated. We were not supposed to have carpeted floors, but every room aside from the restrooms were carpeted. On the day of our move-in, the a/c unit was broken and we were without it for about 3 days. I don't blame this on maintenance as they were probably the only good thing to come out of this place. They were efficient with their timing and nice men. As far as the community directors that went through this place over a year, two of them were terribly fake in persona. They attempt to sound friendly in nature but it just comes off as passive. Towards the end of our lease, they charged us for damage that was already done prior to our move-in date. (Water damage from the ceilings, painting overlaps, and paint chips that we did not make ourselves--we wrote that note down prior to move-in!) They sent pictures to show what else they charged us for and a picture of a twist tie on the floor was one of them. $200+ plus our security deposits for these issues that were made on their end and for a minor overlooked piece of trash found on the carpet. All I can say is this place is really not worth the price you pay. Sure, it may be a nice area to live around but it is not worth getting over-charged for. Will never be recommending this place to anyone I care about. read more

If I could give zero stars, I would. This has by far been my worst apartment living experience. Let me break it down. 1. Upon move in, we initially were supposed to have the 505sq ft unit and it was not ready despite us getting the keys. Microwave door was cracked, paint peeling and on the ground. Dirt on the ground, not cleaned. Appliances were not what we were shown or promised, bathroom closet shelf was not assembled and was in shambles on the ground. Door had a ton of dents in it and overall we did not feel safe. We ended up staying there for one week while we waited for our current apartment which we had to negotiate rent on because it had gone up since we had signed for the other apartment. 2. Double cashing my check. There was a period of time when we'd get notices that there was a new system but then we couldn't register and nobody had our info so we didn't get emailed, and then we had to pay our utilities via check at the office frankly last minute and the office double cashed my check on Christmas Eve overdrawing my account and we're not helpful in rectifying the situation saying "oh must have been cashed here and California" and I had to deal with it with my bank. 3. The next month there was a new system we once again didn't get emails and they couldn't really help us with anything in the office. We went an entire month without any news of how to pay our utilities despite us contacting them to find out. We were subsequently double charged utilities the following month with no warning. 4. My husband's bike was stolen from a bike rack near our unit when it was locked up completely. And because the exit gate nearest our apartment was broken for months we suspect someone just came in cut the wires (which wouldn't be easy) and took it without anyone noticing. We have since discovered that other residents have also had their bikes stolen. There was no security or anything to be done about it. 5. Not being able to contact the office. There was a period of multiple months where the office number kept changing and nobody communicated that. The office hours kept changing with no communication. Email addresses kept changing with no communication. Anytime I needed to speak with someone I was met disconnected numbers, full voicemails and bounce backs. I would visit the office during normal hours to find it closed. At one point I told the staff member in the office via email that I could not reach them by the phone number they provided and was told their boss made a typo in the number. When I asked if an email could be sent out with the corrected number the office member said I'll have to check and no email was ever given. 6. Email list- there have been countless conversations with the office where they (staff) don't know who the residents of our apartment are, and say they are adding my husband to the email list only to not add him and somehow in the system list him as a guarantor and not a resident (despite that role being my mother) even on the renewal letter, he was not included via email. 7. The rental renewal not only increases our rent but also increased our pet rent and includes charges for services that we did not have a choice to opt out of (valet trash and "fiber internet"). Valet trash never came to our apt and even when we set it out on time. Then we received a mass email that if trash is outside you would be charged a lease violation - but they didn't pick it up! So we were going to have to pay an additional $25 a month for a service that doesn't work. The internet they offer is slower than spectrum and twice the cost. Scam. 8. I still have trouble contacting anyone in the office and now that it's closed have spent numerous hours between calling and emailing to get simple questions answered and to pick up a package which i also never received an email about. 9. We also were told repeatedly that were asking too early about renewing and that the process to switch to another unit was basically impossible and would require us to break our current lease, pay an extra month of rent just to move to a bigger unit. We also viewed said unit and it was in complete disarray. Cabinets and backsplash were crooked, mirrors were scratched painted sloppily and overall just not proven to be worth the additional cost. 10. Finally the current management did nothing to take ownership of the things we experienced and simply said "too bad it wasn't us". That doesn't sit right with us. You would think you would try to remedy wrongdoing rather than punish a resident because they had a bad experience. In short- find someplace else. You'll be better off for it. read more

Continuing the previous complaints of shady business practices after move out. We paid rent on time, had no issues or complaints, and left a glowing review on Google after 2 great years. We then received $400 in charges after move out (in addition to them keeping our entire $250 security deposit) of issues we brought up to the original leasing company, but because management changed hands three or so times, that complaint was nowhere to be found. We were charged for repainting fees (after their move out instructions clearly told us not to repaint) and for tub and tile replacement, when the tub was not surfaced when we moved in and damage is to be expected. They also sent us 71 "issues" they found, including a leaf on the ground that was not there when we moved out. When we tried to dispute the charges, Daniel in the leasing office was incredibly rude and unprofessional and told us that even though they told us not to paint, we are still responsible for the painting fees in a unit they completely remodeled anyway. The day to day of living here was fine, not bad but not amazing, but I would absolutely not recommend living here unless you want to be nickel and dimed after you move out. That has completely ruined the living experience we had here, and shows that Skyline is another predatory leasing company who is more worried about making money than ensuring resident satisfaction. read more

This a fantastic community! The central location is perfect for navigating Austin. The apartments are renovated and clean and the price is unbeatable for the location. The staff here are kind and seem to really care about the residents, always finding ways to be accommodating. They are constantly improving the complex and maintaining the grounds, and make an effort to be engaged by hosting events. The maintenance staff are very prompt and efficient. Having lived here for almost two years, I'd say I'd give my two cents about this place. Note, Avesta Lamar Station used to be called Pecan Grove apartments when I began living here and Avesta purchased the complex in 2016. I can't speak for everyone, but I can only tell my own experience. Good things: 1) Reasonably located near everything you'd need, there's even a bus shuttle nearby for the UT campus which helped me a lot when going to school. 2) Water cost is nearly nothing a month because the entire complex splits the bill evenly among their residents. 3) They've been doing some nice renovations recently, the just finished updating the pool with new tiles. Looks very nice. 4) Extremely quiet, even if you live on the first floor. I lived on the second floor, and always had someone below and above me and never ever had a problem with noise. 5) Maintenance is top-notch and quick to respond. They were awesome when my sink basically exploded and was shooting water everywhere. They were here within the hour on a Saturday, with industrialized fans to dry everything, and towels to clean up the kitchen. A+ 6) Cynthia in the office has work here consistently since I began living here, and she has always been completely helpful and incredibly professional. She truly cares about her residents and it shows in her day to day communication with the people who live here. I worried that when Avesta took over that she would be replaced, but luckily that didn't happen. 7) The community has a gate, so after dark, you need a code to get in here. I've always found that to be very reassuring. 8) The complex looks really nice and naturey. Its basically cleaned every day and I've never seen it dirty, even after the Halloween flood back in 2015, they cleaned everything up by the next day. Bad things: 1) For me, at least, I didn't like the fact that the entire units are carpeted (except the bathroom and kitchen), so that was something I thought I'd mention. 2) No real amenities to speak of. They have a laundry mat on site, and I believe that they are currently trying to put washer and dryer units in each apartment homes within this year, but in terms of other stuff: No gym or clubhouse. 3) Price. Its Austin, so be ready to pay an arm and a leg just for 500 square feet. Damn Californians running up the rent.... But in terms of other places, its comparable though. 4) Old, this place was built in the 80s, so don't expect luxury, as this place is far from it. Floors squeak, dusty AC units, etc.... I noticed that many other people complained about the toilets, and I think they were just being silly. I was home when they put my new toilet in and they were in and out in less than 15 minutes, so ya'll need to f'ing chill out. Also, complaining about insects is stupid because this is Texas. We are a swamp. We will have bugs and things crawling around at night. That is how it works down here. Been in Houston my entire life and then in Austin for four years. It's ALWAYS been that way :) All in all I'd give this place 4.25 stars. It's got it flaws, but the people who work here really make it an enjoyable experience for what it is worth. read more

The reason for this review is not because of the management at the leasing office. It's in regards to the amount of issues myself and my boyfriend have had since the day we moved in.(The maintenance staff have fixed and addressed everything in a timely manner.) Cynthia, and Joe are great at what they do. It's not really their fault. This is an older property, things break over time. However when we moved in the first thing that happened was the refrigerator was at a rather high cool setting. So I lowered it. The next day after moving in, I come to my kitchen and there is a large pool of water taking over the whole kitchen. They fix it, cool. No big deal but kinda inconvenient when you first move in and you still have boxes on the ground. Myself and my boyfriend went to work. After hanging a healthy amount of clothes in the closet on the provided shelf. Nothing too heavy. The whole shelf collapsed. Maintenance was called to come fix. Within a day they came to fix it. Cool these things happen. 2 days after moving in, at this point I'm unpacking the bathroom stuff. I noticed a pool of water under the bathroom sink. Then I noticed it probably had been sitting there for a while. I noticed mold building up. The left side of the cabinet ( made of some kind of wood) swelled up within the swelling there was black and white spores of mold within the crack. They "fixed it by using bleach" and paint." Days later after the paint dried I noticed the mold that was hidden by the paint had came back. Not as bad. However I'd prefer not to deal with mold at all. Then 2 months into the lease, the bathtub started to peel.(instead of replacing the tub, they "resurface it". AKA basically paint.) I notified maintenance, about 2 weeks later the third party came to resurface it again. (It took 2 weeks because the have to schedule it, not their fault.) Also a similar issue happened with the sink. They replaced the sink. At this point I'm getting annoyed by all the continued issues. Not to mention when they resurface the tub, you can't shower or take a bath for 36 hours. Being in a one bedroom one bath apartment without that is very inconvenient. Now about a month later I get a call when I'm at work, " do you have water leaks anywhere in your apartment?". I didn't know if there was because I was at work. So I leave work early. I get home and well...... my whole apartment is in a pool of water about 3 inches deep. The waterline that goes to the ice maker had burst. My shoes, and my surge protectors on the ground were ruined, luckily none of my Electronics we're broken. Just the power cords and the chargers. Which are not cheap. Was put in a hotel for 2 days. At this point myself and my boyfriend are kinda over the whole situation, and are wanting out of the lease. It's so inconvenient to be living out of a suite case, and not knowing when our apartment is going to be ready to move back into. Like I said Cynthia and Joe did everything in their power to help us. However the "newly renovated apartment, and gourmet kitchen, and Live Life Abundantly , and Love Living Here, and Unparallel Living" statements aren't very accurate. I reach out to corporate to get in contact with me about breaking the lease. Days go by with no response. On the better business bureau website, they are rated an F. So shouldn't be shocked. You could find a much better apartment near by for a little more and probably not deal with all this. Don't let the looks of the interior of the apartment suck you in like it did to myself and my boyfriend. They are older apartments with quick fixes put on them. The granite countertops with the original cabinets from 1980's, and original windows that are single pane. Hope this helps whoever is looking for a new place to live, really look at the apartments before signing a lease. Look at the layers of paint. Look how old they are. read more

Living at Pecan Grove was pretty awesome. Living at this new "Avesta" is absolutely horrible. They are rude, overbearing, highly inappropriate, unprofessional, and uppity. They've come in to bring in new toilets- they were messy and I felt snooped through my things. There's damage to the bathroom from their new upgrade which several residents have noted and I'm sure we will all be held financially accountable for. They aren't in the office when they say they will be. Forget calling the office, it's a job just to catch them at the right time. Totally unreliable. They don't care about the residents. They're a prime example of how Austin and it's businesses have lost its soul. Being good and kind to people and caring about community used to be the Austin way, those days are long gone. Living somewhere should be a happy experience but it's sad when you dread coming home every day wondering what note will be on your door harassing you for something else, what new upgrade they have going on that doesn't even make sense, if construction stuff will be everywhere, if the recycling bins will be taken again, if the gates working, and so on. This leads me to a big issue....RATS. Don't worry no rats were disposed of because calling the office is impossible! They want their money and that's it. Forget actually being attentive and showing up for the community we have here. Staff have overstepped their place in the few times we have communicated saying wildly inappropriate things that were highly unprofessional. Did Donald Trumps company buy Pecan Grove and turn it into Avesta? The least he could have done was choose a less horrible name. That might sound completely immature but that just how shitty these apartments have made me feel, to be really honest I'm so glad to be leaving here. Don't rent here, it's awful and you'll regret it. I've lived in a few apartments in Austin over the years and this one bar none sucks. read more

So, I'm updating my review...With the transition to new ownership, there were bumps along the way. To be fair - some of these were due to lack of oversight on contractors. The contractors came into the units to make replacements on the toilets, and the contractors damaged the bath, left a mess, and used all of my toilet paper! This wasn't a one-off experience either, several residents complained to the property manager that there personal property was used ie STOLEN by the contractors. this is unacceptable. It took a few weeks, and some persistence on my part, but management was then REALLY apologetic - and got the repairs taken care of and it was done quickly once scheduled. BUT, shouldn't have happened in the first place. Felt totally violated knowing that people who work for Avesta were going through my personal belongings and using my property while I was at work. Location is excellent, have great neighbors, and maybe the new property company will keep making improvements to the physical buildings and service to the community? read more

I moved out in 2018 and recently I needed a rental verification from the property manager Cynthia. As usual, she was very nice and efficient, promptly providing the document. Even though I don't live there anymore, she continues to treat me as nicely as she did when I lived there. I wish all apartment complexes were managed like this. During the year where I lived at Avesta Lamar Station aka Summit Hyde Park, it went through three management/ownership changes. I felt that everything was constantly disorganized, poorly communicated, and barely maintained. The apartments themselves are small and terribly laid out and maintenance disintegrated into completely non existent by the time I moved out. There is hardly any insulation and you can hear the residents above, below, and next door to you. It's basically like living at a Motel 6. I had a terrible roach infestation the last two months I lived there and this was due to no pest control throughout the duration of my lease. And upon move out, I was charged an exorbitant amount to replace two singular vertical blind slats and for mold in the bathtub that appeared when their resealing of the bathtub (which they would have to replace regardless) began to peel. I would highly suggest avoiding this "community" and spending a little more money to live somewhere better. read more
