Welcome to your annual Texas ice storm! Though not nearly as bad as in year's past, I have been without power and heat for 14 hours. Initially I attributed this to the city's power grid failing, but all power/WiFi/heat is working in the building facilities. So if you were living in say, the gym, this would be fine. I, unfortunately live in a $3000/month one bedroom and am now booking a hotel down the street so I have reliable wifi for work tomorrow and heat overnight. Management has been responsive, but left with little explanation aside from saying that this is the city's problem. In my 11 months here this building experiences, on average, one outage per month so I'm not confident in the response and I believe this is attributed to poor electrical equipment/planning on the part of the builder. In conclusion, what's say we add a rent credit for my hotel room? First photo is my ambient candle light in the 55° (and dropping) living room, second photo is the well lit hallway with heat. After my health declined for 4 months since I moved in I ended up going to the ear, nose & throat doctor, I couldn't breathe, I had severe pain in my ears, and this issue became worse every time I was in my master bedroom, master bathroom specifically- felt as though I could not breathe, I had to buy a ventilator,trouble sleeping, getting ready, I could no longer function. My doctor asked if I was around mold or standing water or moisture, I didn't know if anything until I looked around after coming home from the doctor and feeling awful again in the master bedroom, I moved my dressers and other larger drawers to find about an entire wall of mold, wood trim, in carpeting . I called the manager and they had to remove the wall, remove everything, bring a fan in, even though they asked if they could just put primer over the molded water staines and keep the molded rug there- no amount of cleaning gets mold out so that was a no and a no by my doctor . Once I got all removed, I had a month til all was fixed, I could not sleep in my bed, shower in my shower, had my living room a mess, men in and out disrupting schedules as no one showed up when scheduled while I had to deal with getting my health back, finish medication as I had a sever ear infection from a severe sinus infection from a massive allergy to mold which was not taken seriously. I've now waited over a month to be credited properly for this issue, I was credited 3 months but not the full 4, the 4th month set me to a doctors,medication and was unlivable if it went on any longer I could be hospitalized or dead.The health, safety, habitat laws, health inspections are not taken seriously at this building under the management of Ermin, I will not have my health , living and financials compromised due to someone who does not care if residence get ill from mold. Lastly I should not have to clean, clean, clean, messes from construction- they claimed they would clean there was only one day they did some vacuuming after getting the new carpet dirty, I had to lay down my own plastic for construction workers. I appreciate the help I received moving my things as I would need help ! For electric car owners - I was told bids were taking long but that was all b.s as we all are aware you get an electrician which they have on staff to come and put in a 240 watt plug in and go! After I had to fight that battle with Ermin I finally got a plug in and electrical parking yet no other electrical is working and only one other electrical car parking spot- this has created a mess and me sharing my spot I had to fight for with everyone else in the building who needs a charge. Humane behavior is not priority on this property, I'm shocked there's no electric accommodation mandated by the city at this point ! The contractor and warranty corrected the shower structural issue that made me deathly sick yet the manager thinks I'll sign a document that says I'll pay for my health declining because they now fixed the shower and wall- this has wasted 4 months of my life I'm disgusted I even have to waste more time writing a review but I wouldn't want anyone else to die or have severe health issues due to the health inspection before move in not checking for mold, and being financially abused, bullied and mistreated to pay for the clean up, not being able to sleep in their bed, not able to use their shower, having to stay in hotels, this is wrong and illegal on many levels. Warning if you work from home, be prepared to experience monthly power outages if you choose a middle floor unit (5-10). I spoke with a few residents on higher floors who have never experienced an outage with the latest being the ice storm causing us to lose power for 3 days, but this has been going on well before the ice storm. Since I have moved in I have experienced MONTHLY outages and management blames the city and each time this area has an outage only 1 of 3 transformers in this building are impacted. For as much as we pay for these units it is unacceptable considering the lobbies, amenity areas, and higher floors are always fine. Seems to be a deeper issue with the building. Management has been responsive which is the only reason I'm not downgrading more, but Avenir needs to do better plain and simple. read more

Im just tired of living here at this point. Paying near 3000$ a month- this has got to be the worst place to spend your money. Please please look elsewhere if you want because this is definitely not what you want to be paying and living for a luxury experience. Its been an extremely rocky road living here - from the start with management as well as everything wrong with the building. There are frequent elevator outages which leaves residents waiting long times for the elevator to work again. This week - they were doing fire alarm tests all week which they were announcing early morning. They did notify the residents and even though it was a nightmare with them announcing through loud speakers to wake us up- i understood it was a fire drill and was ok with it. this morning however, they announced through the loud speakers that there will be an ELEVATOR test. At 8am in the morning. Are you kidding me?? Some people work late night shifts and study late and for WHATEVER reason paying this much a month the last thing i expect from them is to get constantly disturbed in my sleep. I seriously don't understand why they couldn't have sent out an email about the elevators instead of disturbing everyone at 8am- i thought there was an actual fire or something waking up startled. Not only this- they have air ventilation issues that keeps making banging noises throughout the night which we thought was our neighbors but turns out AGAIN. It is avenir and issues with their building. The banging noises gets worse when there are heavy winds and we are just sleep deprived at this point. Mind you these are only a few issues- there are electric chargers that never work and they trick residents into thinking there were ev charging in the beginning. They lose your packages here- literally getting an email my package has been delivered through their system and when you ask for it they said it never came. Not only this ive even encountered racism at the gym here getting yelled at because i was speaking in korean over the phone to my mom (i wasn't even talking very loud and... its a gym- i didn't know we had to stay quiet inside the gym) I cant even keep writing because there are so many problems with this place. Either way- TAKE YOUR MONEY ELSEWHERE. This is NOT a luxury experience living at all. Its been absolutely emotionally draining and traumatizing living here so far. read more

Anytime the wind is over 7 mph our vents flap up and down and we will typically hear a high-pitched + thumping noise. It can easily go on for hours if not all day. We have talked to our neighbors and can confirm that they are experiencing similar noises from their vent too. The vent issue doesn't affect all of the units at Avenir (probably 30% if I had to guess) but if you move and get an apartment with this issue I can guarantee you will be absolutely miserable living here. I wouldn't recommend signing a lease here if you spend any time at home or enjoy uninterrupted sleep. read more

I love this property! It has the best finishes especially if you live in the upgraded units. David tourer me and had me sold from The moment I walked I'm in the property! Walking distance to the UT games, two pools with a roof top one with a Jumbotron. Two fitness centers as well! Great property, greats agents and great location ! No complaints at all! read more

I lived here for 15 months and I have nothing but great things to say abt this building! I haven't had ANY issues, not w management, not w neighbors, not w the apartment itself. It's honestly amazing, the amenities are unmatched and all the finishes in the apartments are gorgeous! Really good crowd in the building too. I know it's pricey but there's a good reason for it. I've had many issues since moving in. The apartment that I moved into was incomplete upon me moving in and I'm rarely home to deal with these issues. When contacting the management I do not get responses quickly. Sometimes 2-3 days later. Scheduling maintenance issues constantly. For which I cannot be home for. The only day I am home (because I have a business that I work on 8am-8:30pm everyday) is Sunday and now I spend part of that only day off working on figuring out what's wrong and how to fix the place I live. They offered me $400 off rent. But at this point this place is NOT move-in ready and completely misrepresented. I'm living in a construction zone, I don't care about there being construction outside my unit, but there is a ton inside. I want a bigger remedy than $400 at this point. I want to have a finished home where I can relax. I would like for SOMEONE FROM MANAGEMENT to reach out to me - because again, I am not ever home when they are there so I'm stuck messaging someone who is not responsive enough for me and constantly misses my messages. I've asked several maintenance people to give me a managers number because those are the only people that contact me and they - obviously not part of Avenir staff either don't know or just tell me they are handling things. I understand there are a lot of messages. But there are also a lot of problems. I decided to just make an entire list here of everything wrong - which every day I find more. Part of my expertise is in real estate which I have been in since 18, I know how these new buildings that are incomplete get financing and I understand the rush of getting people in. While the people are nice here. This is by no means luxury. It's a waste of my very little time. I have a B5 unit. 2 bed 2 baths. The first issue is my move-in date was pushed back, from the 21st to 24th. I've now been here three weeks and I'm living in an incomplete apartment still. Kitchen - incomplete, the ceiling had to be painted, they came in and put a tarp over everything and fixed it. A drawer was not properly installed. Fridge, broken, keeps shutting off. I'm not sure if this is an issue caused by the system which the breaker is on or the fridge itself. Seeing as we reset it to get the fridge work again, them replacing my fridge might not even be helpful. The replacement is happening this week. I can't even be there to remove items from my fridge. I was also told this was a known problem PRIOR to me moving in. Why they didn't replace it then idk. Carpet - Carpet is not installed correctly, I had to AFTER MOVING IN remove everything in my room to sleep in my kitchen/living area which I am STILL in because after scheduling the replacement on a Monday because my leasing agent did not reply to my scheduling at all until I had to email him a second time on the day it was suppose to get done to which he still didn't respond and had maintenance call me. Walls - Lots of marks on the walls and the floorboards, obviously I've documented everything in a google drive prior to move in. I've attached photos, because these are not normal gashes.. Bathroom door - The second bathroom door lock is jammed. Bathroom tile - Was INCOMPLETE. Like no caulking on parts of the shower. Debris was all everywhere in the drains and tiling and installation liquids were splattered in the bathrooms. Bathtub - both had issues holding water, the water heater in these units is either 1) Way too small. 2) is a water heater that takes from another location where it's already heated and that piece might be broken. I CANNOT FILL UP MY BATH MORE THAN HALF and the water is cold. So the bathtubs here are essentially unusable! One of the specific reasons why I chose this unit. BTW I AM NOT HERE, so the water isn't used at all - and still cold after filling a bath up less than halfway when I get home. Garage - They gave me a garage key that didn't work on my first day, then KNOWING it was an issue for me. Did not fix the issue and ignored and even laughed about the issue asking me if I did something wrong? Or if I already put it on my car? Yes? What else would a do with a sticker you handed to me to put on my car window. locking my car out the first night which I did not feel safe doing for towing reasons. The next day the issue was fixed very quickly and they said they have issues with the machine that inputs information on these stickers. WHY DIDN'T YOU JUST TELL ME THAT Keys - They just didn't give me my mailbox key upon moving in. Just a stupid thing. And I can't get it because again, not here, and they couldn't just put it in my mailbox for me to get after hours. Washer leaking - The washer leaks on the floor below the washer. Security - Doors have pin pads and locks, but many are not active in the garage area. I hope this is also fixed eventually. Pros: Beautiful, the community areas are nice, I hope they stay that way as more people move in. Nice Staff, although there's some lack of communication read more

Ben is the best! He has helped me so many times in fixing things in my apartment from a stuck drawer to turning on the heat. He even unclogged my drain on Thanksgiving which meant to so much to be because I was hosting! I always enjoy seeing Ben and adore his good energy! read more

The staff & service crew have have been so nice and professional. My encounters with the office staff including Brady, Erica & Shawn have been pleasant. Brady was my leasing agent, he made me feel welcomed from the start. They have been available and attentive. Erica took initiative by following up and resolving a parking issue I was having. Cathy the concierge is so polite & helpful. Little things like this make a huge difference. I've been impressed with the service crew here. By far the best I've encountered. I've had the chance to meet Steven & Ben and they are both gems. They are very quick to respond to service requests. They're knowledgeable and most important, helpful in making you feel like your at home. With lots of new builds constantly coming up in Austin, it's people like these guys that truly make the difference. read more

As a former property manager & leasing agent I highly recommend you steer clear of renting here. I was one of the first residents to move in & it's been a bumpy road for a high end community. The aggressive towing model will indeed get you or your guests at some point. My friend's handicapped van was towed after taking more than 10 minutes to register. The management team, Erica the AM specifically, are truly unprofessional. It took me 3 days to finally get ahold of this office to have them correct my rent online. Such a beautiful community it's truly a shame to have a B-List management team. Corporate office should absolutely check the pulse of residents at this new build. read more

The management have responded quite positively, a good sign for other renters that will continue to live here. If the can just get the smoking issue and the entry of to many non residence to the facilities under control it could be a really good place to live, as I've stated before the location is excellent and some of the staff here, especially the maintenance and concierge staff are excellent. read more

Moved in last week to Avenir, and it's been smooth sailing since. The service team has been extremely helpful, especially Steven who has helped me a few times now. Every time I've needed some help he's showed up within 30 minutes to get it done. Front desk, Cathy is amazing and the leasing staff - Sean David, Brady, and Erica have been extremely helpful as I've been moving in. Sean was my leasing agent and he is 12/10 with customer service. He helped me bring packages up that were heavy, answer my millions of questions and ALL of the agents are always saying hi to me whenever I walk by. Very professional. This building feels like home already. Couldn't recommend the community enough!! read more

Would not recommend! I have lived here for 13+ months ( they will not let you out of your lease) and issues have gotten worse and worse. This building was not designed to be at its current capacity. Parking is terrible, even street parking is nearly impossible. The elevators at prime times of day take forever. There are bad odors in the hallways regularly and the exterior smells of dog pee daily. Loud highway noise renders , featured patios useless , absolutely not worth the money. read more

DO NOT MOVE HERE -- this was by far by worst experience in a "luxury" apartment. The management team is infuriatingly disappointing and made my experience living there a pain -- Mainly Erica. If you live on any floors without amenities, expect power outages at least 2x a month. This was a constant issue and it only became less frequent toward the end of my lease. Prior to this was happening almost weekly. After moving out they have refused to return packages that were mistakenly mailed there and are trying to charge fees that are completely baseless. They've refused to send proof of the damages that they claim (while I have time stamped proof of the conditions of the apartment from move in and move out) and have been totally non responsive to all of my requests, all the while sending a debt collector to collect payment on something I have no further information on! They absolved the funds I had remaining on my account and are still trying to charge more when there were no damages nor have they communicated to send me the proof. Save yourself the year long headache and avoid this place. Don't be swindled by the nice pools because they will be murky and disgusting to get in halfway through the summer. read more

Do NOT move here. Unsafe. My car was once moved by a tow truck, then left with all my tires flat. The tow truck company did not take responsibility. Management was completely unprofessional in dealing with the issue. The parking garage is unsecured. They'll state it is monitored by cameras, but conveniently with any issues, you're in a blind spot of the cameras. Packages go missing. Mold in units, leading to illness. It takes office days to get back to you on urgent issues. The leasing office is completely unprofessional in general. I felt so unsafe in this building I broke my lease. It is outrageously expensive. For the price, you'd think you'd get a luxury experience, not dog feces in the halls and beer cans scattered everywhere out front like a frat house. read more
