I just recently moved out of this complex and during the move out they tried to charge me for damaged flooring that had to be replaced which was actually in someone else's unit. After going back and forth with them for two weeks I ended up consulting with a lawyer and provided them with evidence so they finally dropped the charges for the flooring replacement. But still charged me $124 for cleaning the carpet in a 12'x12' room after general wear and tear. They said it was because of "beyond normal wear and tear" which was a result from carpet stains that were there previously caused before I moved in. They said the charges were accurate even though I told them multiple times when I moved in I found splatter marks all over the bedroom walls and a weird stain on the floor which I ended up having to throughly clean myself. I will provide photos of the dirty walls/carpet that I found at the time of moving in for you guys. I also took an entire day to throughly deep clean the unit at the time of move out and I was still charged $200 for a cleaning fee in a 400 sq ft apartment because it wasn't perfect. I had ended up packing my vacuum the night before and only had a couple things to do the following day during move out. So the apartment was thoroughly cleaned and pretty much empty except for a blowup mattress at this point and my dog's bed which left behind some dog hair that I could not visibly see at the time. If I noticed it I would have wiped it up immediately. They ended up providing me with super up close photos of dog hair on the floor and told me it would need special cleaning... I understand a cleaning fee would be required and I accepted that but they refused to break down what the cleaning fee was actually going towards. They just said "cleaning and dog hair." My best friend is a property manager and she said that cost was VERY high to clean a unit that small and for an apartment that I also had previously cleaned. They are keeping my $250 deposit and charging me $200 for cleaning and $124 for carpet cleaning... if you move here don't even bother cleaning and taking care of the unit at the end. They are going to charge you no matter what and try to tact on extra fees. Please see attached photos of how I left the unit as well as photos of all of the weird marks on the walls/staining on the carpet that I found at move-in. It looked like someone just threw a bunch of food into the corner of the bedroom. The splatter marks started at the bottom of the floor and almost reached to the ceiling. I also want to add that they also use a lot of scare tactics here. They threaten you with evictions and pre-collection notices the second they get a chance. They really don't like to take the time to nicely communicate or treat you like a person. They just scare you into submission. One time I was asking the manager on advice on if I should transfer into a bigger unit or renew my current lease. Instead of responding like a human, he just said he's going to evict me if I don't pay for my apartment. I had a week before any kind of payment was due. Also, during all the back-and-forth with me disputing all of their fees at the time of move out they sent me a pre-collections notice even though my payments that I am disputing aren't due for another 15 days. Like I said they love to use scare tactics and not treat you like a person. If you know someone I can report them to please let me know! Whatever you do do not move here! It's really unfortunate because it's such a beautiful complex and all of the tenants are so sweet! But the management really really really sucks. You deserve better!

From day one, my "new" apartment reeked of stale cigarette smoke. It wasn't just a faint smell; it was practically soaked into the walls. I even suggested painting the walls and a foundational cleaning, and offered to buy my own odor absorbers to help. Their brilliant solution instead? An HVAC blow-out. It did absolutely nothing. I tried everything - air fresheners, burning incense - anything to escape that disgusting smell that clung to everything. It didn't just linger; it ruined my nice couch and mattress, leaving them permanently tainted. Adding to the misery, I also had to contend with a mass bug infestation. I made them aware of the problem, and they said they would fix it, but guess what? They never did. I was left to take matters into my own hands, constantly buying and setting out my own bug traps just to keep the creepy crawlies somewhat at bay. Then came the parade of incompetence with maintenance. My AC broke down not once, not twice, but repeatedly, leading to a massive leak. Every time I reached out, I was met with such condescending emails or voicemails - like I was inconveniencing them by having a broken AC. the AC was the real torment. When it gave out for the third time, while I was gone for an extended period, they claimed it was "fixed." I returned to a sweltering apartment where the thermostat insisted it was 75 degrees, but the actual indoor temperature was a suffocating 94 degrees - a heat that's simply impossible even with the AC off. And then I saw it: the bathroom ceiling was literally collapsing, dripping and crumbling. This confirmed my worst fears - mold was everywhere, visibly growing on the ceilings and under the sinks. They patched the ceiling, but the AC still barely worked, lasting maybe three days before blasting 94-degree heat again, all while I was being charged insane amounts of money on my energy bill. The place wasn't just uncomfortable; it was a health hazard, completely unlivable. But what truly made this place intolerable, what pushed me over the edge, was their outrageous disregard for my privacy and safety. They entered my apartment without my consent. This wasn't some honest mistake; it was a shocking invasion which they even admitted to doing..... And it's not just me - I met another resident whose power was actually shut off by the manager because he didn't immediately respond to a noise complaint he got on a Saturday afternoon! Feeling utterly unsafe and exposed, I told them, "Please do not enter unless there's a life-threatening emergency." That simple, reasonable statement? They twisted it into their leverage. They refused to let me out of that hellhole lease without a hefty fine, which I had no choice but to pay. I wasn't risking mold poisoning or continued invasions of my privacy. I even had to get an attorney involved, but even that couldn't fully protect me from their manipulative tactics. I'm sharing this because no one should ever have to go through what I did. This was an extremely quiet, safe and peaceful place to live. Every time I spent more than two seconds in the parking lot, I ended up meeting another one of my neighbors and having a wonderfully positive interaction! The management, especially Marlowe, are amazing. Everyone is extremely caring and empathetic. This is their community too and we could tell they cared deeply about our experience living there. We lived in a 1-bedroom plus office, which we needed since we work from home. This was a great place to work from home because we could leave our apartment and take the trail right behind building 6 down to the creek if we wanted a break in nature. In terms of repairs, every time we needed something fixed it was addressed immediately. Fortunately, everything worked well during our time there, but when we were having trouble with our washing machine, they gave us a replacement immediately! We moved out to live in a single-family house with a big back yard but if I were to move back into an apartment, I would go back to Barton Hills Apartments.

Just do it. I know people complained about management (specifically John) but he no longer works here! haven't dealt with the new manager but I have high hopes. saw some complaints about noise and I will say i can hear what goes on in the hallway but not the other units so that's good. The shell and Walgreens nearby do have lots of homelessness but they usually don't bother you and anywhere you go downtown (or nearby) will have this issue. Almost anywhere in Austin tbh. also the repair team is AMAZING they almost always get things done same day and actually fix it. All in all I'd recommend Alexan Riverside to anybody who asked :)

Welcome to your annual Texas ice storm! Though not nearly as bad as in year's past, I have been…read morewithout power and heat for 14 hours. Initially I attributed this to the city's power grid failing, but all power/WiFi/heat is working in the building facilities. So if you were living in say, the gym, this would be fine. I, unfortunately live in a $3000/month one bedroom and am now booking a hotel down the street so I have reliable wifi for work tomorrow and heat overnight. Management has been responsive, but left with little explanation aside from saying that this is the city's problem. In my 11 months here this building experiences, on average, one outage per month so I'm not confident in the response and I believe this is attributed to poor electrical equipment/planning on the part of the builder. In conclusion, what's say we add a rent credit for my hotel room? First photo is my ambient candle light in the 55° (and dropping) living room, second photo is the well lit hallway with heat. And yes, I have considered just keeping the front door open to warm up. #luxuryliving

All the grass is dead. The stairways are inaccessible. And the elevator was out for over 1 month. This place would be a 4 or 5 out of 5 for the cheap price, great area, and attentive staff but I had to move out because of 6 months of genuinely hearing yelling, all day long, right outside my door. Also, the laundry system is a pain in the ass. Cash may only be used to recharge a charge card in the leasing office. The office is open during regular business hours, so 5-days in office means you'll rarely get the opportunity to refill your charge card, making doing laundry for someone who works 9-5 m-f difficult without planning a visit home during the workday to recharge your card.

Since I was moving to Texas, my roommate went on apartment tours since she was already living here. When she was given the apartment tour, the place looked decent. However, you never get the apartment you tour. Our move in date was July 9th and I was excited to finally unpack and call this apartment home. When I got there, it didn't seem like the apartment was ready for us. There was a hole in one of the bedroom closets. The cabinets were not painted -- maintenance came in and had me remove all my stuff from the drawers and cabinets so they could paint it. The sink was backed up. So many more. Fast forward a few days, maintenance comes into our apartment to replace the bedroom closet door. I wasn't home that day so I wasn't aware that they were coming. I come back to see red sauce/stain on my white bed sheets. I never eat in my bed and it wasn't the time of month stain. I was so upset -- I went to the leasing office and they told me that maintenance didn't do such a thing as make my bed sheets dirty. So how did that happen? I am grateful they gave me $10 laundry card so I can clean the sheets. Another issue about this apartment -- it was infested with roaches. Every morning, I would kill at least 3 roaches. Around dinner time, a few more appear. My roommate and I are clean and we clean up after ourselves. However, there just seemed to be so many roaches EVERYWHERE. We've gotten pest control to come and spray down the apartment, but it didn't help. When we come home from work, there weren't any roaches. However dinner time approaches and they're back. It was horrifying. These roaches were in the bedrooms, kitchen, and living room. Sometimes I would find a roach crawling on my bed. It was a nightmare living with them. In my personal bathroom, the toilet smelled horrendous. It smelled like stale pee. I had to buy so many cleaning products to clean my bathroom and leave in the toilet to help with the smell. When I informed the leasing office, they told me that maintenance would come and check it out. They said it didn't smell like anything, but in order to solve it, they got a cleaning crew to clean my bathroom. Funny thing is, I've had multiple people tell me how terrible the toilet smells. When showering, there is a whiff of more stale pee. That's when I realized it could be the pipes that are corroded causing the smell. It was awful. I hated being in my room cause the smell of stale pee was always lingering. When I emailed the leasing office about the smell of the bathroom, I also added that my sink was a bit backed up from the last tenant. Instead of handling it, I had to purchase tools to unclog the drain. This was when the landlord decided he wanted to speak to us. When my roommate and I put in requests about the apartment and informing them about all the issues that we had at the apartment, the landlord/property manager said he would rather pay for us to leave the apartment complex than to pay for anymore issues with the apartment. He told us that he would prefer that we never rent an apartment again from any Tramor property. My roommate and I spent months looking at apartments and spent so much money and time moving in. Even if my landlord would've paid for movers and given us all our money back, we would have to find an apartment to sign in less than a month. This is not how you manage property. Since then, we were always too afraid to put in any maintenance requests. He told us if we wanted to live there, he implied that we will not bother the leasing office with maintenance requests for 2 months. In his terms, he is giving us a 2 month trial on living there and then decide again with what he wants to do about our lease. We lived our lives with a roach infestation issue and just kept our mouths shut. That was the worse 11 months of my life. The moment I signed a new lease, I moved out 2 weeks early cause I did not want to be there any longer. I know we can't pick our neighbors, but our downstairs neighbor would hit their ceiling. We lived on the 2nd floor and the floors would creak. Every 2 steps the floor would creak and we felt so scared that our downstairs neighbor would bang their ceiling to tell us to be quiet. There were days when my roommate and I would walk around our apartment at 11PM and just chit chat and we would hear banging. We were scared to walk around freely because of them.

The biggest issue- Breaks ins and unsecured grounds (in an area where there are SO many sketchy people walking around at every hour). There is a secured parking garage and gate codes at each access but this does nothing for security. The garage gates have been broken for over a month and management has not seemed to care about a timely fix. It's annoying enough having to use one entrance and exit, but they keep the one gate open all day, so anyone off the streets can come and go (and steal). There are two gate codes for all residents and these 2 codes are given to any delivery person. They've talked about having security cameras installed ever since I moved in 9 months ago- still hasn't happened. In addition to cars getting broken into, so many packages go stolen and management does nothing to help residents in this situation. Oh and with the office closed during COVID usps will not deliver to doors, so if your package can't fit in the small mailbox downstairs then it'll go back to sender or the usps distribution center (which isn't close to dt at all). The grounds and amenities- when I first moved in the outside common areas were atrocious. Now they have updated it with some rocks and plants and have cracked down on residents allowing pets to relive themselves inside the complex. Outside the complex is another story though- along 5th street is still so gross. Most people do not pick up after their pets here, so if your apt faces 5th street you will smell it. The pool and gym are just sad. Hallways are usually trashy. Your rent will definitely be raised after your first term. It's a joke what they're charging for rent. Take your money elsewhere. Plenty of better complexes in the area.
